At one, we met Tom. He was super knowledgeable about the house and entire area, but the house wasn't right for us. He recommended other neighborhoods we might be interested in and promised not to hound us if we gave him our info. And he truly didn't, which we really appreciated. We got back in touch with him and told him about some homes we were interested in seeing. He quickly set up appointments at all of them, and spent pretty much the whole day with us on Thanksgiving weekend, though I know he had company visiting. We told him we'd go to one of the houses that afternoon, as they had an open house that day. I thought it was a waste of time when I saw he had us going privately to that house. We saw about half a dozen houses that day, of all types in all sorts of neighborhoods. Tom did a wonderful job ferreting out what was important to us-he's a great listener! At the end of the day, he took us back to that Open House we'd mentioned-it was just ending, and he encouraged us to take another look. Both my husband and I knew definitively during our 2nd look that it was the perfect house for us. It turned out to be absolutely fortuitous that we had seen it earlier. After brief consultation, Tom submitted our offer that day, and helped us negotiate over the next day. We ended up with just what we wanted, and feel his knowledge was key in achieving that. It certainly didn't stop then. Tom spoke to us about different lenders and vendors for certain services. We still shopped around, but always ended up with the companies Tom had recommended and it served us well. He was quite helpful all the way up to and including the closing (offered a few inspection companies and set up the inspection with the one we chose, came to our walk thru and noticed little things for the seller to fix that we would never have seen), and has even followed up with us in the ensuing weeks, ensuring we were satisfied with how everything was going. Here's the summary: Despite having a maintenance agreement with Browning, two regular inspections did not uncover a basic visual condition that would have prevented a significant leak and property damage. And when explained to the owner, he denied responsibility, blamed it on an installer from years earlier, and told me to speak with his lawyer. Here's the details. In October, 2025, I paid for a one-year a/c maintenance agreement from Browning. Browning attests on its website that with its "full-service maintenance plans . . . [w]e'll assess your entire system." The invoice for that agreement lists a variety of tasks they would perform at each visit. Those tasks include "clean drain pan" of the attic air handler. The air handler includes a primary drain pan and a secondary/emergency drain pan for collection of condensate. Browning performed its first maintenance in October, 2025, did the usual checks, and noted that the system worked. Six months later, on April 2, 2026, Browning performed the second scheduled maintenance. The report from that day checks off that the condensate drain pan was cleaned and states that the a/c unit was left in working order. On Saturday, August 8, 2026, I returned from a vacation to find ceiling drywall and insulation on my floor, water damage to walls and flooring, and the air conditioner off. I went to the attic and found water accumulated under the air handler, flooding the ceiling drywall underneath it. I called Browning and reached the technician on duty for weekend emergencies. He arrived the next morning and inspected the unit. The problem: the primary drain plug was absent and the secondary drain plug was not seated well in the pan. These plugs are to prevent water from leaking from the drain pans. These are the technician's quotes from the invoice for that work: "Found that primary drain pan was missing a plug on the backside of the unit, causing the water to flow into the cabinet [] then out into the secondary drain pan. [B]ut secondary drain pan leaked residual water around rubber gasket." The tech "repositioned rubber gasket to prevent future leaks." He also "found [the] drain pan plug and inserted it in place." If plugs were in proper place earlier, a sensor would have tripped and turned off the unit well before any leaking of water in the attic. I then paid for that service and told the tech to inform the owner, Mark Browning, that I would call him Monday morning to discuss this. I also hired ServPro, who came, stabilized the water damage, and placed nine fans/de-humidifiers to dry the walls and ceiling. I called Browning's office Monday. When Mr. Browning returned my call, I explained that I believed the damage was Browning's fault because the maintenance checks include an inspection and cleaning of drain pans. In fact, Browning's website states that "[r]outine preventative maintenance helps technicians identify drainage issues before they lead to water damage." The website also states that inspection is straightforward for a professional: "The condition of the drain pan can be inspected while the unit is off by using a flashlight and about a gallon of water - but inspections are best left to the professionals." On the call, however, Mr. Browning took no responsibility and instead blamed the absence of plugs on the company that installed the unit years earlier. I explained that even if that were the case, I hired and paid Browning for routine maintenance to find and remedy routine issues with the unit. Mr. Browning ended the conversation telling me that I'd have to take this up with his lawyer. Please consider these facts when deciding which a/c service company to hire.

I called in a few contractors who told us the job was too big for them. Some told me to knock down the place ( 6000) square feet. One of my colleagues ( I am a physical therapist) referred me to DNK CUSTOMS. She said they do home modifications for disabled folks ( one of the owners is an Occupational therapist). To make a long story short, I called, they came, and exceeded our expectations. They passed all inspections, cleaned up after themselves, and were very professional. I did not have to deal with drunk laborers coming in late or shoddy work that would not pass an inspection. They are second to none.

We contracted with them in the fall of 2021 and they started work at the end of May 2022. So, here is just a few things that went wrong... 1. They never told us they would be working only one maybe two days per week. They showed up Jun 1, 2022 to demo the kitchen and bath. They never mentioned that when the demo was complete two days later that no one would show up until the following week to continue. They had a schedule but never bothered to let us know what it was. 2. I tried calling the supervisor to ask where the workers were on the third day of construction using the number from his card with his instructions for me to call him anytime I had a question and he never called me back the entire day. I called the main office looking for our sales rep and she never called me back. I received a call from someone else within the company and was basically told that we are lucky to have someone come one day a week as we lived all the way out here in Mcintosh. After a few choice words were spoken the conversation ended. Great customer service..sheesh!! 3. The electrician showed up to rough in the new electric. They wired in a three way switch that did not work. They wired in a light in the shower area and did not wire in an on/off switch and left the light on. They used a circuit breaker in the breaker box that i had disconnected and did not tell me it was active again. They cut the cable that went to the internet outlet. The wired an outlet wrong that went to the microwave and it was not working. 4. They measured three times for the new kitchen cabinets and when the new cabinets were installed they were wrong. There was a 6" gap from the last cabinet to the wall instead of the planned three inch gap. There was a two month delay getting the new cabinet in. Of course they could not install the kickplates or crown molding until the new cabinet came in and once it was in there was a week delay until it could be installed. 5. We had a reverse osmosis system on the kitchen sink. When they went to install this system under the new sink they did not know how to get it working. I had to get it working for them. 6. When they install the new kitchen lighting system one of the lights was going to be right in the middle of the crown molding over the refridgerator. They did not plan out where the lights should be, The electrician just winged it with no regard to where the cabinets and crown molding would be. 7. The cabinet installers could not install the stove cabinets because the stove exhaust vent was installed in the wrong place. No measurements were taken. When they went to install the overhead AC vent in the kitchen, they did not measure the existing vent cover and made the hole the wrong size in the ceiling hole. 8. We had a new shower planned in the master bath that included a handheld as well as the main shower head. When they installed it they did not put in the handheld. The wall had to be cut open to fix this problem. Then after it was done and the wall plastered and painted it had to be opened up again as the diverter valve did not work for the handheld. Our hope was that after opening the wall one again they would test the system to avoid the wall being open yet another time. 9. The guy who measured the shower door for the new shower measured it wrong and when he went to install it, it did not fit. They had to reorder a shower door and that took three weeks to get the new one in. 10. The tile guy for the bathroom installed two chipped tiles. We had three extra boxes of tile and he did not consider using another tile. He went and installed and grouted two obviously chipped tiles. We had them replaced. 11. Our sales rep told us she was going to check in weekly to see the progress, never happened. She showed up maybe twice the whole time of construction. 12.Whenever something went wrong, which was often, there was the usual blame game going on. The contractor blames the sales rep, the sales rep blames the contractor or they blame the sub contractors. My honest impression of these folks was this was actually their first remodel because the mistakes they were making were basic errors that someone in the business for any period of time should not make. Two different people measured the same area for cabinets and yet they were wrong. Plumbing missed that was listed in the contract. Features ordered in the contract that were not supplied. 13. The project was complete on Sep 2, 2022. While the end result of the kichen and bath are acceptable and nice, the hell we went through along the way to completion should not have happened. A lot of errors were made that a company that has been in business as long as they have should not have been made.

Upon selling my house I was surprised when the WDO report came back with bad siding on three sides…read moreof my house, one side having extensive plumbing for outside shower and lines running to a room addition and all my A/C lines from the attic running down the wall which made for more labor intensive job. I received estimates from four different companies and I chose Shannon Vaden. Some of the moisture damage was worse than initially thought. Shannon and his crew repaired all the items on the WDO, in addition, damage done to a load bearing wall from water leaking by a improperly sealed window frame. The repair required work on inner and external sides of the wall. Not only is Shannon very affable but honest with a strong work ethic. Not to mention he was very reasonable in his pricing. I highly recommend him.
