There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided. The inspector was exceptionally knowledgeable about housing issues, potential solutions, and misc. advice. They provided guidance on a range of issues from structural issues in the basement to roofing to smaller items, such as AC sensor placement. Additionally, they were honest on the limitations of their knowledge and recommended additionally inspections by licensed inspectors where needed. We used the report to identify issues and negotiate a fair price for the property.

    It's hard for me to recommend that you use RM Schmidt for your HVAC needs. It started out…read morereasonably well, but the new install didn't hold the coolant. They came out a couple times, but never successfully found a leak - just dumped in more refrigerant and told me sometimes you need to "top it off." (Subsequent HVAC techs have told me that's a load, so I don't know). Eventually, they admitted they should have replaced the coolant lines between the outside unit and inside. So, they did and on their dime, which I do appreciate. This held up for a while, but then the unit went out again and since it was more than a year out, I had to pay for the labor of the repairs because, supposedly, I hadn't done the right maintenance. Call me crazy, but the company was out something like 4 times checking things out. That should have counted. At this point, they became very difficult to work with and the customer service, which had been pretty good, went completely downhill. I couldn't get a straight story and couldn't get a call back. Ultimately, they installed a new system and I had at least 3 extra fillings of refrigerant (including the line replace and the part repair) and spent $1,000+ of my own money to fix a system that really ought to last a decade and a half. I can only speak to my own experience, but based on it, I wouldn't recommend.

    So, I talked to the guy from Arundel Cooling and Heating about replacing the offending air…read moreconditioner and, according to him, what often happens is that the installer fails to replace the feed lines while switching from the old style to the new style refrigerant. According to him, even if the line is flushed out thoroughly, there is still enough in the system to interact with the new refrigerant, thus producing an acidic product that eats away at the system and eventually causes leaks. So, if this is correct, the leakage problem was thoroughly preventable with the expenditure of a few extra dollars. Rather than that, they managed to extract an extra couple of thousand dollars from me. So, i guess they have no incentive to do things right the first time.
