We booked the Beach Club specifically for its oceanfront location and promised beach access, but the reality was alarming. The beach access was completely dilapidated--getting to the sand required trekking through murky, insect-filled puddles and pushing through weeds as high as six feet. It felt unsafe and unsanitary, so we ended up driving to a public access point instead, despite paying for on-site beach access. Inside, the condo's condition was just as troubling. The walls and cabinets were stained, closet doors were broken, and the floor was filthy--there was sand and grit under the living room rug, which caused one of us to slip and fall. We spent our first hours vacuuming, mopping, and sweeping just to make the place livable. For the price and reputation, basic cleanliness and maintenance should be a given. If the on-site beach access is unusable, that should be clearly disclosed ahead of time, and housekeeping/maintenance standards need serious attention. Until the beach access is restored and units are properly cleaned and repaired, we cannot recommend Hodnett Cooper Vacation Rentals on St. Simons Island. read more

While I have submitted several reviews on various businesses I have never left a negative review for any business until now. I feel it is important to pass on the issues we encountered. My family and I have rented dozens of properties on St Simons Island over the years in various price ranges. The property we rented from Hodnett Cooper is without a doubt the most disappointing of all. We walked in the unit to find dog accessories scattered through out the unit. We are dog people, and do not mind pets at all, but dog toys, feed and water bowls, and dog beds were everywhere. One of the bedrooms closets was stacked with well used dog beds to the point the closet could not be used. Another bedroom's closet floor was littered with the owners' items as was the bath closet. None of the closet space was usable space for us because of the owners' personal items. There were five adults in the three-bedroom unit with five bath towels and five wash cloths. The downstairs ceiling fan clanked so loudly when it was on that it was nearly impossible to sleep. All of the mattresses were worn out. The upstairs rooms were so warm that sleeping was difficult as well. After the second day we returned from dinner to find the air conditioning had stopped working. I reported to afterhours maintenance and was assured someone would be out the next day. Near lunch time after a couple calls to the office a technician arrived and told us not only was the unit not working properly downstairs but there was no air flow to the upstairs rooms at all. I realize mechanical issues can occurred at any time, but once we were told by the repairman there was not air flow upstairs, we knew this was not a new issue. I sent photos of the condition of the unit to the office, but it was never acknowledged, and when I ask an agent she told me she had not had an opportunity to look at the photos. After several conversations we did get moved to another unit but it wasted a day of our vacation. The agent just kept saying how nice the unit we were complaining about and they had never have received a complaint. We ask and were given an additional day at the new unit, but when I ask about compensation for less expensive unit I was told it was the same price. I had already checked pricing, and the unit we were moved into was on average over $40.00 per night less. And although it was through no one's specific fault a siding crew worked all through the day repairing siding on the adjacent unit so we got to hear the pounding of hammers and saws all day. The workers then used the deck on the unit we had paid for to store tools, and take their breaks and lunch. We love St Simons Island and will continue to visit several times a year as we have in the past but never will we consider Hodnett Cooper to lease a unit. read more

We rented our vacation condo through Hodnett Coopper and it could not have been easier. Their website is very easy to view. You can call directly, and there is often someone available online to answer questions before you even call. Kim was very friendly and made the process very easy. I was trying to decide between 2 of their locations and she was able to direct us to the property that was more "kid friendly". While we were there, their phone service went out, so they made sure to call us to give us an emergency number. Also, the toilet handle broke while we were there, we called late morning to let them know, and by the time we were back from the beach that afternoon it had been fixed. read more

This is my first review ever for anything... The actual condo was nice I will say that, now that the good is out the way. Customer service at this place is not the best at all or even close. They do business as if they have a monopoly don't get me wrong a lot of people use them. As a GOV employee your on per diem which %100 of the time is higher than what they properties are listed to the public. If you express that you want to pay the regular monthly price which is about $1200-$2000 lower than the per diem you have just committed a crime/sin. They will show you they hate that and they hate you for not giving them a free $1200 bucks for their pocket, because they sure are not giving the owners that extra money. Next my place was on the market to sell when I stayed there, I get it that's business, however they entered my unit w/o my consent with all my personal and work items left out (They did apologize). Next is my invoice which was a bit of a problem getting each month. It was sent to me 3-5 times with incorrect math which doesn't work for a GOV voucher then once again that was blamed on the customer by saying "if you would've gave us the extra $1200 per diem monthly you wouldn't have to go through this". They make it like their doing you a favor by taking the GOV rate it's well more than what the properties are listed for and everybody renting at St. Simons take GOV per diem. Long story short if you use them look online yourself and select the property get that rate and book it at that rate saving the GOV money or just go with other realty companies. We have used this company for our vacation rentals for several years and have always been pleased with their service. This week we had a small issue where the dishwasher wouldn't turn on. In less than half an hour a maintenance guy came and found a breaker was off. Problem solved. On our last night we came home from dinner to find that the central air wasn't working. It was after hours but the answering service picked up. Within minutes we got a call that the maintenance was on the way. He arrived soon after and spent almost an hour fixing the problem. Felt bad having him come out late on a Saturday evening but he was extremely pleasant about it. Hodnett as I've said continues to impress both before and during a rental. read more

We rented 2 houses through Hodnett Cooper for our wedding weekend. While one was great, the other had major plumbing problems. Over the weekend, these plumbers were constantly in and out of the house, disconnecting toilets and forcing some of our guests to move to the other house and sleep on the floor. All of this had to be dealt with while also coordinating everything for our wedding. I understand freak things happen, but all Hodnett Cooper would offer is a 15% discount, despite the fact that the house was almost unusable for more than 50% of our time there. For the money we paid for this rental, we would have definitely expected more. Very disappointing experience. read more

Be aware that there are increasing restrictions by homeowner associations concerning electric golf carts that is not mentioned in the rental agreement contract. Trying to reason with the onsite manager at the Hoddnet Cooper office was frustrating and unsatisfactory. read more
