We were then homeless due to the sell of our own home and we're given no choice to move in except paying $15,000 in an escrow which we would lose if the closing didn't happen on the exact day. We offered the $15,000 and Joel told them not to take it, leaving us homeless with a handicapped child on a vent and many other medical devices. Joel didn't ask his clients the sellers about things we requested but made decisions for them before consulting with them. This made it super difficult to accomplish anything. He told us as buyers we weren't "appreciative" enough for the sellers although we offered full price on the home. We found working with him very stressful, difficult and I would never recommend using him as a real estate agent.

I told him I needed to know how much the rear of our property would be worth if it was split off into a lot having the ease of access with curb and gutter and utilities already running right next to it. He said for $300 more he would do a deep dive into it to see the value of the potential lot. He spent a total of maybe twenty minutes at our home. A couple of days later I got an email of the appraisal and no printed paperwork. His so called deep dive just included recent sales of subdividable properties that I was already fully aware because they were easily brought up on the internet with just a simple search which told me nothing. He charged me $900 for what I feel he spent probably and hour on the internet and twenty minutes at our home. When I complained about it he told me he would have to spent a lot more time on it to give me what I needed to know. If he wasn't going to do more than just review recent sales that I already knew of that were not at all similar to our property why did he take my extra $300? I also would of had to print this appraisal up myself since it was just sent in an email, which I didn't because it was useless to me. I feel I just looked like an easy mark.

They missed a slew of perfect, up to date comps, to give us non comparables with less sq footage and wrong style resulting in a falsely low appraisal. Because of this botched appraisal and them refusing to redo it or refund it, we now have to have a new one arranged, pay for it, and pay for proper research to supply the new appraiser. They then re-submitted the appraisal a second time still missing several hundred sq ft. The majority of the comparables they used were much smaller and didn't have yards, and ours does. They then notated over 11% in depreciation of home values on homes sold within the last month, when home values are rapidly increasing. Their mistakes cost us thousands of dollars and weeks of delays in closing on our home. Avoid working with Visser at all costs!

This was the most ridiculous appraisal I have ever seen! Disregarding any value that came in on the…read moreappraisal mind you. There were more errors and poor explanations and comps than I have ever seen. The square footage measurements were off by more than 400 sq ft. The floor plan (Diagram) of the home that was put on the appraisal was completely wrong in design and shape. Certain rooms were off by more than 4 feet in listed measurements. Deductions were made for quality of home design which was a model home with almost every possible upgrade, but quality was listed as standard and deductions were made with comps. No benefit was given for 9ft basement ceilings. No benefit was given for lot size despite it being one of the biggest lots in the entire neighborhood. Comps were used that are in a paseo and have no lot, yet no additions were given. Comps were used with 2 bedrooms instead of 3 and no changes were made. Comps were used where a finished basement of the exact same home design had a value of over 100K more on only 2200 sq ft of a basement. A Comp was used that had been listed on the market 3 times over the past year by the builder and did not sell for 10 months as a new construction home in a really hot market. Obviously no measurements were done. Obviously no thought or knowledge was used when I look at this appraisal. I will never use this company again!! Agents and Clients beware!!
