They have no idea who is living in any of their apartments, multiple unauthorised tenants in just our complex alone. A third party vendor of theirs provided me with these photos they took after I asked what was causing the smell in my unit (we share walls) management has done NOTHING to remedy the smell in my unit. The unit where this was happening remains unsealed 2 weeks 6 days later. I have requested a bio hazard remediation team and have requested my air quality be checked as I am now on medication and an inhaler due to having trouble breathing because of the smell coming through the walls. Complained to management about the smell and dog waste back in November and nothing was done until the "tenants" abandoned the property 2 weeks 6 days ago. No one responds to calls or texts but they will send you a cease and desist letter and threaten to evict you if you make complaints. Additionally we are being charged $300 a month for trash water and sewer with trash taking up over $200 of that. A different manger has expressed how expensive that is and said they're working on fixing it but it's been 4 months of these high bills now and do you think they've done any thing about it? - No. This is the WORST property management company I've come across. Don't rent with them and don't leave them to "care" for your property unless you want it looking like this.

I had to constantly tell them they had to raise the rent. In 2025, They were $400 under market value and said they did not want to raise the rent because it was a soft rental market. Maybe at cost, not $400 under. Place was left a mess and they said everything was wear and tear and returned no deposit for the type of cleaning that was required. Washer dryer area was a disaster and fire hazard. Also wood railings were damaged with multiple deep scratches. Gate opener was not returned and they said that's wear and tear because they allegedly turned one in and it was broken so Pasas Properties threw it away. No information on how it was damaged. This turned into an argument with a company, which struggled to inventory keys and openers. Pasas properties said carpets were done. I worked on them for 20 hours (see photos). Do those look done to you? How are you a property manager and do not know what you are looking at? New flooring would have cost $7-8,000 on top of $12,000 to repair, replace, upgrade everything. No knowledge of today's costs. The property management had no interest in taking money for damaged railings, missing openers, and think this property was clean ready to rent again! Finally, did not keep up with rent increases during the biggest rental inflation period in San Diego history. Below average company. Linda will reply with soft excuses. The absolute best part is improved interaction and better communication on a Yelp review than 12 years as a client!

    We were not able to get into your unit every single day of our trip without 50+ attempts to unlock…read morethe door. The door is broken. The code does not work 99% of the time. I called them to tell you about this issue and you said you'd send someone over to fix it and then call me back with the results. This never happened. This was unacceptable frankly. This issue messed with our plans and experience every day. On new years day we had to go back at around 10pm to prepare for our early morning flight, but we could not get in. I tried calling you and Airbnb, but I didn't hear back from you and Airbnb didn't reach back out until 6am. While we were drenched in the rain, my girlfriend and I continued dozens of attempts to unlock the door. It took almost an hour. We finally got in by some random miracle. I'm requesting money because not being able to enter a unit is a critical issue that ruined my entire trip.

Several several emails to Mission Sands with not 1 response. We have now put in a complaint with Airbnb since the condition of this house was completely unacceptable. Be aware of renting "The Big House" in Mission Beach. Great location, but that is about all that was good about it. I have pictures and emails to prove our claims. The sad thing is this company, that has sooo many good reviews failed us without even an acknowledgement of our complaints.

I moved in mid 2016 to the Mendocino property . 2 bedroom 1 bathroom for 1495 per month. 15 minute walk to the beach and very quiet neighborhood next to a few restaurants and bars. They have an online portal where you can pay your rent and submit any maintenance issues. They were very attentive and most issues were fixed the next day. This property has parking and a washer and dryer in the unit ! What more could you ask for. Liz and Lynn were amazing! Honestly I was in some rough situations with a crazy roomate and they understood and made it as easy as possible. The office is literally in Ocean beach so it is so easy just to walk in , pay your rent in cash or sign documents. The most important part is that they mind their own business. If you don't bother the property management and respect the property, they will not bother you. Peace and quiet and lots of privacy. I ended up moving to Orange County for work and I wept ! I was devastated to leave this place. OB I'll be back! And I'll definitely hit up Sunset pacific when i get there

And the fact that it was reasonably priced. They have also done a lot of upgrades to the place, like adding a conferance/meeting/party room that you can use during the hours that the leasing office is open. We where actually hoping one of the rooms would have been like a Mini Theater room or a recreational area ping pong table or pool table or even like some excersise equipment. Cause it seems like that was mentioned as being in the plan back when we where looking for place to rent. But they did a great job with the floors in the hallways, and the place is fairly quiet. We have decent neighbors and the new staff seam to be really personable. The maintanance guys are great and get things taken care of when you put in the order. Which any maintance calls can be done from your computer. Convenience to stores is great, there is pretty much every store that you could need within walking distance. One other thing is that we signed a six month lease shortly after they installed the washer and dryer and my rent went up at that time $100. but I was fine with that cause I spent that much having to go to the laundry mat. Now my rent looks like it is going up again which is a bummer cause our unit has not been renovated, and we are just scraping by as it is. But if your looking for a place to live I have seen the inside of some of the renovated units and if your luck enough to get an apartment in the 3 story building facing south in the west wing you get a nice view of the San Diego skyline.

Have a lot of homeless walking inside the condo during the night, I know about neighbors that had your cars demaged, stolen inside the parking lot and the leasing office didn't make something to solve the problem. Breanna and Maggie are the managers and solve absolutely nothing.
