Be careful about their 30-day policy. Their staff told me they have a 30-day guarantee, i.e., they will waive one month of management fees if they can't find tenants within 30 days. I decided to work with them because of this, and they also mentioned it on their website. However, when they sent me a very long management agreement to sign, they quietly left the item out of the contract. I didn't review the terms very carefully because I assumed they would include everything they had said orally. Later, when they failed to find tenants within 30 days, they claimed I hadn't opted in to the policy. read more

Penny Realty Vacation Rentals Department delivered a great product with excellent customer service by Regina. We stayed at Mariner's Cove #1 in Mission Beach which featured plenty of room for a family of five spaced out on three floors with 3 bedrooms and a bathroom for each. The value for this amount of space in Mission Beach was too good to pass up. This was a fantastic house for our Christmas holiday week-long stay. Penny Realty represented the house accurately in the listing, and it was prepped and cleaned for our arrival. We had previously rented from Penny Realty, so we booked this stay a year in advance with great anticipation for a good experience. It proved better than anticipated because the experience of working with Regina was so good regarding pre-arrival information and responsiveness to our questions and requests for assistance. Regina was very prompt in replying, sometimes within a few minutes, and even on Christmas day! She helped with problem-solving, suggestions for workarounds, and guidance on best methods for administrative tasks. Regina's communication was always professional, friendly, and personable. She genuinely cared about our family experience, which is not always the outcome when a property management company handles the guests and not the homeowner. Regina took excellent care of us, like we were guests in her home! I highly recommend using Penny Realty if you have property to rent. I was tasked with finding renters for a vacant family home and was overwhelmed with the process. I did some research and not only does Penny Realty have a lower commission fee than other agencies they have a long history in San Diego. I worked with Mona and Carson who basically stepped in and took over. Which is what I wanted and needed! Both Mona and Carson are easy to communicate with, they were patient with me in explaining the process (I have never rented out a house before), and most importantly they understood this was a home that had been in my family for years and had some quirks and sentimental value -- even though it was becoming a rental. Mona found us amazing renters and like magic - the rent was deposited into my account every month. I am never bothered with issues, repairs, etc. because Penny Realty takes care of that. I also feel my family's property is legally more protected under the guidance of Penny Realty. It has been a great process and has removed a lot of stress for me. read more

My husband and I recently relocated to San Diego from the south on last minute military orders. Securing a new spot on such short notice was difficult but thankfully we worked with Carson who was excellent and made the process super smooth for us. Unfortunately, our experience with other staff at this property management company has not been as great. Since moving in 4 weeks ago, we have had a nonfunctioning dryer. Upon move in, it was screeching with use, smelling like smoke, and taking an average of 3 cycles to dry clothes. The noise issue was effectively repaired, however we were told there was a ventilation problem and we needed someone else to come out. The following week another vendor, who was physically unable to fit behind the dryer or perform any physical labor was sent out. My husband had to do all of the work for him while he sat indian style on our floor for several hours. After slapping some tape on the dryer duct, using a high powered blower inside my living room and effectively covering our home in filth and dust, he informed us that the stackable was a fire risk and needed to be replaced and instructed us to spray it down with water before each use. When he left, my husband and I noticed the duct was completely broken proximally to the "repaired part" rendering our dryer still unuseable. After relaying this information to Mona at penny realty, I was told she would send out a third vendor for the same dryer. My concern about the fire risk was completely disregarded. She responded essentially by telling me the man who claimed there was a fire risk was "unreliable given I had just complained about his repair job." Her communication over text was highly unprofessional and derogatory. We are highly disappointed with this company and this complex, which we specifically chose over other options for the in-unit washer and dryer. We find the filthy, hazardous condition of this place at move in completely unacceptable (see attached photos). It has been a rough first month to say the least, as we are still coughing and sneezing lint despite thorough cleaning every day, still being inconvenienced with maintenance visits during our work hours, and still paying full rent despite having to use laundromats for the entire month. read more

This is my response to Shayne Flaherty from Penny Realty. First, we rented from Penny Realty, not another rental company. That's your associates first lie. So the mess of losing our first rental falls completely on you. We never begged her, we told her that you screwed up, you make it right. We NEVER said we would take anything. We NEVER said we were going to have to sleep on the ground. Such hyperbole!!! We were told by your associate that the owner of the house decided to stay that week and that the house was all of a sudden unavailable. Yes, we didn't want to cancel our trip but we never said we would have to stay in a tent, we would never even consider that and that would never be an option, that's the second lie. Your associate NEVER told us the house was under construction or was not supposed to be rented so we headed out on our trip. In fact, she didn't tell us any of those details until after we got home. That's the third lie. After we arrived and saw what a dump it was we contacted your associate and told her the kitchen was flooded and when she arrived to mop up all of the water, we asked her about the condition of the house and she flippantly said, "that's why we call it a beach shack." Your associate told you we "all of a sudden needed two bedrooms" because our daughter was coming to stay with us. That's the fourth lie. Our daughter was ALWAYS planning on joining us, hence, the reason our original rental was a two bedroom. And, yes, you gave us a second unit for free that was equally crap but it was upstairs, not next door. You need to know your inventory and get your story straight instead of believing everything your "associate" tells you to cover her butt. I honestly think you're making this up as you go along. And, in your answer to my review, you keep stating that "we were warned" that this property was substandard and was not to be rented. That. Never. Happened. That's the fifth lie. Your associate has a serious integrity issue. You make it sound like we were going to be homeless living on the streets of Mission Beach if we didn't rent this piece of crap house from you. Unbelievable. You obviously don't know me. You can eat off of my bathroom floors. That being said, why on earth would I line up to rent a piece of crap, dilapidated, disgusting pigsty of a beach house with a flooded kitchen, no blinds so no privacy, a bottom kitchen cupboard with no "floor" and rotted out, carpet in the bedroom that was so filthy it was black, a rusted refrigerator held together with duct tape, a broken table and umbrella on the patio and on and on? Why would I do that??? And here's the sixth lie...my husband called Penny Realty multiple times for two weeks after we returned home. You. Never. Initiated. A. Call. You only called us after we called your office repeatedly. We were told you were having your teeth pulled, you were busy, or were having a hangnail removed, or weren't in that day or were going to call us back the following day or, some other BS story...you fill in the "excuse" blank. Penny Realty screwed up so just own it and stop with the excuses. It's pathetic. This is Shayne's response to me. Hi Sandie, I am sure you are equally as lovely a person as your husband, Lee, who I had the privilege to speak to last week, and I am truly sorry if any of the events that I depicted in my written message are different from what you remember to be the truth.
