Don't use them. We had them and weren't there for the inspection. They never found any issues yet…read morethe oven couldn't be plugged in the wall because the plug didn't fit the wall socket. Oh yeah, sure they checked it. We would have negotiated the price if we had known the items that SHOULD HAVE failed the inspection.

I purchased a place in OC MD., was recommended to use HomeSeal because they've done 1000's of inspections, and assumed (my mistake) that they were qualified. Net-net, the inspection report suggested minimal damages here and there, but nothing significant. I've subsequently found out a refrigerator doesn't operate. How basic does a home inspection need to be to inform the "client" that a major appliance is broken? Not in the report. Even worse, we have major water damage from poor flashing around multiple doors and windows. If they used an electronic moisture detector like any reputable inspection company, it would have been detected. Not in the report. To the naked eye, you can see discoloration in the carpet, walls, and window frames, along with built up mildew in certain areas. Not in the report. When I asked Lou how he could have possibly missed these glaring issues, he basically said "aw shucks, I'm sorry, I don't know". He offered to pay my 400 bucks back, but that won't help my 15K contractor bill to remedy the damage. WOuld have been nice to have this insight reported in the home inspection process so I could have negotiated before closing. HomeSeal's offer to reimburse the $400.00 comes on the condition of me signing a waiver holding them to no accountability or future relief/lawsuits. This company could care less about your investment, find someone else.
