Pennymac Loan Services - Website, with ton's of grammatical errors! Wow! And we are supposed to trust this company with our lives. I think not!

She was so personable and took the time to both answer my questions - even those which I didn't know to ask. Her regular follow-up and dedication to her profession led to an amazing home buying experience for me. I recommend anyone that chooses to do business with PennyMac ask to work with Joselyn if you want top-tier service and confidence in buying a home.

We reached out proactively to request a forbearance and split the mortgage payment that was due across the next two months. While they originally seemed happy to oblige the very specific wording they used was that it "does not protect you from credit reporting". That is not the same language as " it is late and will be reported to credit bureaus ". In the consumers mind why would one need protection when the impression is if we make the next payment as required with the additional amount by the due date we would be OK. Instead after I paid the full amount of the next bill due of $3600+ which included $1200+ from half of the previous months bill, within 48 hours they reported a late payment. Perhaps the fact that I paid the bill triggered someone or some system to notify all the credit bureaus of a late payment. The outcome of this is that a very important loan application for a business startup was immediately disqualified because of that credit reporting. My wife attempted to speak to someone in escalations and was met with hostility and incredibly rude behavior from someone in the escalation department who insisted that there was no one higher than them that we would be able to speak to. Our attempts to discuss the matter with a more senior leader, ended with the company hanging up on my wife insisting that they were the final authority on the matter. Frankly, Had they indicated clearly that it would be reported to the credit bureaus when the bill is paid I would have at least been prepared for the outcome. Or I wouldn't have paid the bill that triggered an automatic notification to the credit bureaus until the loan was approved so that it wouldn't have been a year long devastating effect on our credit. We are customers and we are people and we are not just a number.

Early in the process, I was given the clear impression my rate would fall in a certain range. When the actual disclosures arrived near closing, the zero-point rate was substantially higher, nearly a full point above what I'd understood, and the version I received had thousands of dollars in discount points built in that were never discussed with me. When I raised the discrepancy, I was told it was "the market" and given explanations about what online rate averages "really mean." None of that held up when I checked published data myself. To be fair, the file was handled competently and closed on schedule. But I had to push, repeatedly, before I was shown the full range of rate, point, and credit combinations available to me. My advice to anyone shopping here or anywhere: 1. On day one, ask for the full rate sheet in writing: every rate paired with its exact points or lender credit. Not a verbal quote. Email or PDF. 2. Any time someone quotes a rate, ask if it includes points, and how many, and get the answer in writing. 3.Take that written sheet and shop it with at least two other lenders or brokers. If someone won't put pricing on paper, that tells you everything. 4. Never sign a fee disclosure with points you didn't explicitly agree to. You can decline and restructure at the zero-point rate. I did, and it saved me thousands in cash at closing. Good ratings don't mean you can skip the paper trail. Get everything in writing.

It was the first time my family had to sell a house and we live in the Bay Area, California so we needed a trusted realtor who would work well with us remotely. We searched online and even got referrals from friends, but after speaking with multiple agents, we realized that Allison was the person we wanted to work with. We found her on Yelp, read her reviews, did some research, and decided to give her a call. Allison made us feel comfortable from the beginning and guided us well throughout the entire selling process. She has good people skills and is very knowledgeable. When we initially called her, she listened to our family's situation and the challenges we had before she offered her services and explained how she could help. When we met in person, she educated us on the local housing market and provided strategies on how we could sell the house. She told us all the things that needed to be done to get the house market-ready. During the negotiation phase with buyers, she educated us more and helped us make smart counter offers. We felt really at-ease and confident the entire time we worked with her, and at the end we were able to sell my aunt's house quickly and at the price we wanted. Working with Allison remotely was great. We flew to Las Vegas only once to meet her and the rest of our communication were through phone calls, texts, and emails. Allison was able to oversee the house and handled most of the things that needed to be done like getting the vendors over to do certain renovations and making sure their quality of work was good. This helped us a lot because we didn't need to travel back and forth to Las Vegas to do these things. In addition, she was accommodating to our busy schedule and was responsive, which was important to us. She was quick to get back to us whenever we needed to get a hold of her and she updated us frequently. One particular thing we really liked about Allison is that she's very resourceful. She had trusted vendors for all the things we needed to do for the house to get it market-ready. She had contacts for painters, cleaners, handymen, roofers, photographers, and so forth. Already grieving and feeling stressed from my aunt's passing and having to arrange her funeral, we were glad that we didn't have to research much to find these vendors because she already knew people that we could call. Ultimately, we were happy with all the services we received from Allison and we would work with her again if the opportunity arises.

We are remote landlords, and this was our second time working with Allison to sell a rental property in Las Vegas. The first sale took place in spring 2022 when the housing market was very strong. However, when we decided to sell our last rental condo in early October 2025, the timing was much more challenging. We had to list during the holiday season in a much weaker market, and the condo was bit older. Despite these challenges, Allison guided us through every step of the process with professionalism, exceptional market knowledge, extensive experience, tireless dedication, and great care. From the very beginning in early October, Allison visited our condo to have a thorough initial inspection. She provided excellent advice and practical suggestions for repairs and remodeling before listing. After the kitchen remodel and other updates, the condo looked more modern and attractive. Allison and Erin also did a beautiful staging and arranged high-quality professional photography and a 3D tour, ensuring the property was presented at its best. With detailed market research and a smart marketing strategy, Allison helped generate multiple offers within just days of listing, effectively creating a seller's market for our condo even in a difficult market. After the buyer's inspection, Allison continued to support us by referring reliable, honest contractors who completed repairs at very reasonable prices, making the process much less stressful for us as out-of-town owners. We also experienced a longer escrow period due to reason beyond our control. Throughout this time, Allison advised us to remain patient, kept us well informed, and confidently guided us through the process. Since we were not local, Allison went above and beyond, handling many additional tasks on our behalf to ensure everything stayed on track. Despite the tough market conditions, we successfully sold our condo at a price we were very happy with. We truly couldn't have asked for a better experience or more outstanding service from Allison and Erin. Allison has exceptional knowledge, skills, and experience, and most importantly, she genuinely cares about her clients. We highly recommend Allison to anyone looking to buy or sell a home in Las Vegas. You will be very happy to have Allison as your agent!
