Our experience with HomeRiver Group has been one of the most frustrating rental experiences we've ever had. The problems started on move-in day when the keys were not even ready for us, which should have been the first red flag. From that point on, the management and communication have been consistently disorganized. Over the past several months we've had to deal with duplicate billing cycles, unexplained charges, and ongoing confusion around utilities, even though our lease clearly states that tenants are responsible for setting up and paying their own utility accounts -- which we did. Despite bringing these issues to their attention, responses have been slow, unclear, or nonexistent. Trying to get someone who actually understands the account history has been nearly impossible. Calls go nowhere, emails take a long time to get responses (if at all), and the billing issues continue to create unnecessary stress. When you're paying thousands of dollars in rent every month, the expectation is basic professionalism, accurate billing, and responsive communication. Unfortunately, our experience with HomeRiver Group has fallen far short of that. If you're considering renting through them, I strongly recommend documenting everything and carefully reviewing every charge. This situation should not have been this difficult to resolve. read more

Wish I could put negative stars.. THIS COMPANY IS SHADY, DISHONEST, CARELESS, MESSED UP PEOPLE. I rented from them. They were our landlords. What was illegal to me is when they falsely advertised and made us live in unlivable conditions. And I'm just going to be honest here to what home river group in Salt Lake City did to me and my family. On the rental application it listed air conditioning, we looked at the unit and it even had an air conditioning/ heat temperature thing to set. We were under the impression it worked. Then summer time came around and the unit got to 80-90 degrees inside. That summer hit more than 100 degrees outside. My 10 month year old baby was overheating every night in her bed. She would be drenched and I actually had health concerns to the environment they put us in. I should have called the health department. It took them MONTHS just to get "evaporative coolers" I contacted them SO MANY times and told them what was happening yet they never cared about us. They brought 2 water coolers acting like that would cool down the unit at all. It didn't. And I told them it didn't but they thought it was legal so they don't care if we are living in unlivable conditions. So I bought my own portable A/C asking to reimbursed so it could be kind of cool in one room and they wouldn't reimburse the $350 I spent on it just to be cooled down. I know they were using us and lying to us. They would hang up the phone on me when I called as I am talking. They wouldn't return my emails. As landlords these guys don't care about your safety. They wouldn't help us at all. Then when we moved out, they still fronted it had A/C and upped the rent 200 more dollars haha. I wanted to take them to small claims court because of the very wrongful and unlivable situation they put us in w no remorse. Yet I don't have enough money to get it all started. So I thought I would at least be honest so people know they are shady landlords and think twice before trusting this SCAM Oh yeah not to mention they also had rats in the balcony storage area... and I also dealt w leaks. And struggled for weeks to get a mail key. Gonna attach some pictures to show facts on how hot my unit was. I definitely feel so hurt by these dishonest people. I am a property owner who hired HomeRiver to manage our property in Salt Lake City, and this was absolutely the WORST experience I have had with a property management company in my 30 years experience. They cost us over $20K in neglected duties to repair and bring our property back to good condition. They didn't take care of the property or the tenants-- AVOID renting from them at all costs. If you are a renter BEWARE!!! Rented a house from them and the property seemed to be slightly the worse for wear, though we knew that going in, but after moving in we realized that most of the kitchen appliances were completely broken. The stove had only 2 burners working and the fridge stopped cooling within the first 3 months. After that, they refused to renew our 6 month lease and wanted to go month to month. Then several weeks after we left we got a notice via email that we had an outstanding balance that was overdue... THEY CHARGED US 6 MONTHS WORTH OF WATER ALL AT ONCE THE DAY BEFORE and then had the gall to email us saying that it was past due. Legitimately the worst and most scummy company imaginable. It seems like their original Google Review page was taken down or removed. Either way, I want people to know that this company is a scam. I was in the middle of an application process for a rental with this company and their customer service was beyond horrific. They insisted that I provide them a five star review (the agent I talked to was Clyne Oman) and when I called back on a separate issue, she questioned my lack of a review. She then said she'd wait for me to submit my review, fully expecting five stars! Their inability to give me consistent information was a huge red flag and their lease agreement totally contradicted what they said on the phone. Each time I asked questions, they spoke in circles and never once gave me a straight answer on what should have been "yes/no" questions. I refuse to let my review go into the dark. I genuinely insist that any hopeful renter reconsider. This company is not looking to your best interest and was nothing but unhelpful, unprofessional, and unresponsive. read more

I wish there was a way to do negative stars.. worst rental company I have ever worked with. Avoid them if you can. Always paid our rent early and were great tenants. They are terrible at responding, and broke our lease agreement in many ways. But we couldn't have that same courtesy when we wanted to break our lease by 1 month so we wouldn't have to deal with them anymore. After months of reaching out and not hearing back, they would tell me the person handling our rental quit. Why is that my problem? It shouldn't have been. The worst company I have ever had to work with. They hire the cheapest labor to fix any problem, never respond to calls/emails, and make you pay unnecessary fees. They fired or changed our old property manager (Bryce) without telling us, and did not contact us to inform us. We were trying to renew our lease for two months without any contact from the company. We did not pay rent on the first three days of the month, hoping they would reach out to us, but they just put a notice to vacate sign on our door. When we did get in contact, they charged us all of these made-up fees. I have never seen a more disorganized company. They suck at a lot of things and communication is at the top of the list. read more

They are in the business of stealing from people. I co-signed for a dilapidated old home that was shown in pictures to look nice but had holes in the floor and walls and plumbing issues and security issues with no window locks. They said they were just not finished yet. They never fixed anything and I had a hole invasion. Instead of fixing my window they started eviction proceedings and made up false noise complaints and claimed the damage was mine even though I had been promised over and over. They ended up suing me for $7000 when I was never late, I simply didn't get a contract from them for the promise to fix and noise complaint violations were never in the contract to be charged to a tenant yet they charged $300-$350 fir each one and never had or showed any proof. I had to hire another lawyer to prove all their claims were false yet they have Cullimore law office in their scam with them and threatened to drag this out to coat me tens of thousands so I settled for $3500 admitting no wrong yet why did they settle? I ended up paying my lawyer $3500 also to defend me because of the complicated lease agreement that is set up always in their favor. It was the worst experience of my life. Don't waste your time or money!!!! We are trying to find a property for our boys to rent, and we spoke directly with HomeRiver about a property the boys were interested in. They told us there were no other applications in process, and that they had one other old approved application, but that it looked like it was not going to be signed. These boys gathered the info and money and turned in an application the next day. Within a couple of hours of the boys turning in the application, the property went off the market. We called HomeRiver and they said the property had a signed lease. We asked about a refund of the application fees (close to $200) and they said it would not be returned. Money reserved for background checks / credit checks was not going to be used but instead pocketed by them would not be returned. I have spoken to several other rental management companies and all of them said they would make an exception in a case like this, since the money had not been spent yet. I can understand not refunding application fees if the money had been used to conduct background checks or other 3rd party work, but nothing had been done, and they were just going to keep the money. It might be in the policy that way, but its not ethical. So if you are looking for a company that will make the right decision when its needed, I would look somewhere else. Disappointing. read more

Upon move in, there were multiple unaddressed problems, but after submitting a maintenance request, Marty came by and quickly fixed them and provided helpful maintenance tips. Homeriver is probably the least professional rental group in the salt lake valley. We kindly asked that they showed us the house/let us move in as soon as they could, as we're all from out of state. Of course they reached out on the last possible day. They did not have keys ready for us until about two weeks after we'd all moved in. So what were they doing in all this spare time? Definitely NOT cleaning up the rental unit. The pictures they'd posted online of the unit were very nice, but the condition of the unit when we arrived was disgusting. Dirt COVERING the hardwood floors; front screen door was rusting out. A bunch of boxes, a rug, and garbage in the basement from previous renters. every sink/drain besides two in the entire house were CLOGGED. They also neglected to mention this house had a mouse problem in previous years. I will say the maintenance man was always kind and prompt to fix the drains that never seemed to work properly from the start. Thank god they switched us to another leasing group 3 months into our lease. To my surprise our rent went down and we stopped having to deal with inspections every so often. All in all dealing with this rental company was an absolutely excruciating and disappointing process and I would recommend looking elsewhere if you plan to rent out a unit. Don't waste your money or time with these jokes. read more
