    These guys inspected a home we purchased and MISSED SOOO MUCH!…read more Incoming water pressure - 110 psi so now adding a prv - didnt check it Can't shut off house water wo shutting off irrigation -gotta fix that Didn't catch upside down insulation under the house - vapor barrier on the cold side. Didn't catch many electrical issues which we caught on walkthrough - inappropriate dimmers on 3-way switch etc. Didn't catch that the furnace had NOT been serviced and was full of water and plugged up. Siding needed full replacement - they said monitor for potential repair bc of a few cracks - painter wouldn't even paint it bc it was so bad $13K on that fix. Tub / shower valve leak in main bath Dishwasher hanging from top brackets bc no one adjusted the feet to touch the floor lol. Called out scratches on a window sill tho lol (thats critical/NOT) Now we have to question EVERYTHING - over $20K in repairs so far . . . Im literally scared to go on the roof - Im sure that will need replacing very soon. . . YES i HAVE the right company - I was the BUYER - inspection procured by the SELLER. Clearly all these things were missed and I am a licensed real estate broker. Clearly Idaho has a problem with inspectors like they do with contractors. Cameron Smith and Terri Horton - seems to match up! Furnace was repaired a year ago - a sticker showing someone serviced it doesn't mean it was actually previously serviced and according to temperature pro it has not been serviced in years. Why did I comment now? Just found out the incoming water pressure is off the charts - i went to the report - never checked. You can argue all you like but also have pics of upside down insulation (about 25 percent of it) which was done when the previous owner had a flood issue ... not caught at time of inspection . I flipped an 3-way switch - one worked and one didn't - I suspected wrong dimmer - yep. Not caught Arguing is not a good strategy - do a better job!

Teri: Ill indulge you since this is my only manner to respond to your comment, but nothing about my bad review of your business was nasty, all of it factual but since you weren't there; When I arrived at the house and met your inspector, i made it clear that I planned on reviewing everything I could myself, crawl space, attic space all of it, Cameron's comment to that was "I hope you brought your own ladder, because you cant use mine" the ladder I procured was the property of the sellers, and my agent has written permission from them to use it, don't tell me it has to do with liability because I released your company from any and all liability before the inspection was conducted, as I brought the ladder into the house your inspector yelled as if he was correcting a petulant child and told me "out!" pointing towards the door, is this the integrity you are referring to? I told him I wouldn't be spoken to in such a disrespectful manner and I wont, said "fine then I will leave", your boy threw his tool belt on the ground, put on his jacket and claimed that he had plenty of business and didn't need mine. You should review the definition of hostile, but not accepting being disrespected and spoken down to doesn't qualify. The report hardly detailed all the areas concerned, I personally found a loose tub insert, loose tiles in the master shower, and there was a completely inaccessible area of the attic that wasn't even mentioned by your inspector, hardly a detailed inspection. Seriously though it sounds like your inspector got a chip on his shoulder when he found out someone was going to review his work, and let his ego get in the way of being calm and professional, he could have just asked politely for me to wait until he was working in another area of the house and it wouldn't have been an issue.
