I had an unsatisfactory experience with Tom, I will not be using him again, nor would I recommend him to any friends needing a house inspection. He also informed me of legal action he took on a prior client who wrote a negative review about him, so I am limiting this review to my opinion of Tom. Homespeck inspections is the only way to go if you're in the process of buying a house. Tom Bopp is the sole proprietor of this business, and this guy knows his stuff. He's incredibly efficient, honest, and straight to the point. He truly works to get you the knowledge that you need to have before you buy a home. I have had two houses inspected by him and he prevented me from buying the first one that was falling apart. I couldn't tell and he saved me 10's of thousands, no question. The second house was a new build, and I was debating even getting an inpsection. Again, Tom saved me thousands. He pointed out things that I would have never thought of, like a brand new roof that wasn't installed correctly. I never knew that this could happen, but it does I guess. I've used other inspectors in the past and they don't hold a candle to Tom. The other people I have used have given me weak reports that make it difficult to ask the seller for concessions. With Tom's DVD reports, you can show the seller exactly what is wrong, and let them listen to Tom's affirmative description. I can't recommend this business enough. Ignore and bad comments below, seriously Tom is what every home buyer wants. He saved us from purchasing a home that was not only over priced but needed $12,000 in fixes. We are using him on our next home and hope he catches everything that needs to be fixed so we can plan ahead. He is very straight forward and even gives a DVD recapping the whole inspection. I have had many home inspectors over the years and have even made the mistake of taking the inspector recommended by the agent (conflict of interest). I hired Tom because of the many outstanding reviews and he exceeded my expectations. He clearly was in it to help me make an educated decision on the quality of the house. He was very thorough, took his time to explain things, and focused on any problematic areas. His report was a clear bulleted list of items to accompany a video clearly showing and documenting the issues. This made it very easy to cut through the BS and focus on the major issues. I called Homespeck Inspections to get an estimate for an inspection. I called and was hung up on before I could speak with anyone. No problem it happens. I called back and Tom answered the line "Hello"...a few kids yelling in the background and it sounded like Tom was getting in or out of his car. Not a big issue, I understand small businesses have to wear multiple hats. I would expect that he would answer when he is able to talk and not have so many distractions or difficulty hearing. I asked for an estimate for a home inspection to be done on my house that I am selling (prelisting inspection) and was told he does not do them because the market dictates that it does not need to be done (he said sellers will have 50 offers right away and there is no need for a seller to get an inspection done). He then hung up on me. If Homespeck has a policy of not preforming seller side home inspections they should state that clearly on their website...or not be so rude about it when a customer calls and inquires about it. His reason for not doing them seems a little concerning because sellers (even in this hot market) would still like to know what issues are present in the home they are trying to sell so that the selling process can be easy and quick. Makes me wonder if he chooses not to do seller or prelisting inspections because he knows another inspector will duplicate his work and find things he did not find in his process. I guess I will never know why he really does not do these types of inspections because he hung up on me and I will never call him back. read more

I was looking through my old reviews and see that I have to update this. I purchased another House and used him this time although he still picked up a lot of things and helped out I feel you missed some pretty significant things like our deck that was rotting in spots and has to be completely replaced some issues with the sprinkler but that you cannot deal with because it was outside and the fact that our heating unit was the wrong size and installed improperly. These are some issues that cost a few big bucks and it would've been nice to know upfront. Although I still like him I just figured it would be good for others to know out there that no one is perfect and you really need to make sure you inspect with whoever you choose, ask a lot of questions and make sure they are thorough. read more

I spent quite a bit of time looking for a good home inspector to go look over a house we are trying to buy. I read through countless reviews and what not to try and find one that was not only good, but priced fairly as well. Through my search I found Tom and am glad that I did. Tom is a great guy who has a slightly different approach to home inspections than many other inspectors. He is not here to nickle and dime the seller - meaning hes not going to write down out every little thing like a missing screw into the report and make it sound like the house is going to fall down if it doesnt get fixed. Hes going to point out the big stuff - the things that HAVE TO be changed before you can move in. Things like roof leaks, water leaks, foundation issues...thats the stuff that really matters. And the best part is, Tom has a video camera that he carries with him to document each issue, so that if the seller questions any of the issues you list out, you can show it to them on video! And the inspection report Tom writes up at the end is simple, and to the point. My friend, who is in the process of selling his home, had an inspection done on his place by the potential buyer, and their home inspector sent them an 80 page BOOK - pointing out every single little thing wrong with the home...often times using 1 issue per page. These people try to over compensate the work they do to make you feel like they did a good job. A good inspector doesnt need to do that. We submitted the issues list (which contained about 20 issues, on 1 page) and the sellers response was something along the lines of "nothing on this list seems unreasonable". We are still in the process of working everything out - but im very glad I decided to go with Tom! Highly recommended! read more

Tom is on your side. If you go with the real estate agent's recommended inspector, he will sugar-coat problems in diplomatic language. Not Tom. He is diligent, thorough, and doesn't pull any punches. He has the attention to detail of a Marine, and much experience in the home inspection business. He will take video evidence of everything, note every substantial problem with the house, and tell you what it will take to fix it. It's a seller's market and Tom gave me a helpful summary at the end of the inspection to narrow down what I really need to focus on in the Inspection Objection, after he had already given the full laundry list of issues. I am signing up for Yelp specifically to provide a review about Tom with Homespeck. Tom inspected a home for us over the weekend and we could not have been more impressed. Tom was thorough, honest, and incredibly knowledgable. Throughout the process, communication with Tom was excellent. He was on top of back and forth communication during the scheduling process, was responsive to all of our questions during the inspection, and sent us the inspection report very quickly. The inspection ended at 5 pm, and we had our inspection report by 5 am the next morning! Tom is the real deal and I was happy to hand him a check at the end of the inspection. Tom is incredible! He is exactly what you'd want in an inspector. As good as your builder is, they want to make as much money as they can off the house; your agent no matter how well-intentioned doesn't want the deal to fall through; the person you can trust to protect your interest is your inspector. This is the essence of who Tom is. He's aggressive in looking after you. His goal is to ensure you end up with the safest, most well-built, up-to-code home possible. He is thorough, professional, very competent, and a really fun guy to work with. Communication with Tom was great; he kept us informed and we knew what to expect when we met. He showed up to the inspection on time, video recorded all of his findings and gave us two copies of the disc. He also sent a youtube link of the inspection which made it incredibly easy to send the video to the builder.
