The inspectors were great. However I don't appreciate being told I could pay at closing. Then told that only happens if you purchase everything. Then I got charged the credit card fee. Nothing disclosed that that fee was going to be pushed off to me the customer. I honestly am about to go back to writing checks. I could have taken my business anywhere and am very unhappy. Will not do business in the future with companies who push off these fees to the consumer. read more

WARNING:CONSUMER BEWARE if you use this company make sure to do your homework first. They advertise to check plumbing,plumbing lines etc and they do not... I have been in my new home 5 months and have over $4000 in damage caused by plumbing issues... all new pipes but not done by a licensed plumber, I've now been told by two licensed plumbers that inspection stickers or plumbers info stickers should be on pipes when work is done... and our home inspection should have caught this and guess what... they didn't! Not to mention when I spoke to a manager named Max, he was terribly rude, super defensive, and refused to take any ownership. So shop around, make sure the company you hire does what you are paying them for AND what they advertise for. The only reason they got one star is because you have to give one to do a review. UPDATE: as you can see by the companies response they continue to refuse to take ownership of there failure to provide services so as a home buyer I could be pro act in my purchase but have now given more info in there response below about the pipes/plumbing and how a licensed Plummer should have ... blah blah blah ..WHY DIDN'T you say this on your inspection report BEFORE I purchased my home that has now costed me over $4000 in damage, repairs etc... way to be REACTIVE. UPDATE: I had a major ceiling leak, after filing an insurance claim my Adjustor came out and went on the roof, my entire roof needs replaced! I just had a home inspection 7 months ago and they noted on my inspection report NOTHING about any roof issues... I am so pissed at this company, if they had done there job I could have negotiated this into my offer but I trusted-them and they failed me! DO NOT USE THIS COMPANY! I am now in almost $10,000.00 in repairs on a house I bought 7 months ago! I also filed a claim against them with the BBB and they refused to respond... STAY AWAY FROM THIS COMPANY! read more

They were incredible. Scheduled quickly and easily, prices were fair, they even came back out for a second inspection quickly and we got the same gentleman (We opted for further inspection on something). They have great technology and cameras and the report was in our email THAT NIGHT. It was thorough and had images with everything. We requested they check a few additional things and they did with a smile. They brought their ladder and equipment and were very prepared. this is the worst inspection I have received in home buying. I have included their excuses so that you can see the B.S. they provide. Bottom line is Home inspection should protect the buyer and there was several things that were not found. The gas was cut off by the gas company because they did not identify a gas leak and improper duct work "dryer hose". They claim that they are not looking for things to "code" just "major safety concerns". Everything that was not caught was a Major safety concern. They claim to not be electricians but should have some knowledge of electric basics. There was improper electrical wire that was routed outside in the elements. This company sucks and I'm notifying the better business bureau. This is fraud inspection. Waste of $400 its going to cost me thousands to fix. Dear: Please accept this in response to your recently expressed concerns regarding several items that were not noted within the inspection report. We performed the pre-purchase inspection of your home located at 3415 Fishinger Rd., on Friday, April 5, 2019. This letter is intended to address our liability regarding the above concern. A residential real estate inspection is a snap-shot in time, a limited, non-invasive, visual inspection that is conducted under accepted industry-wide protocols. These protocols are promulgated by the American Society of Home Inspectors ("ASHI"). The industry Standards of Practice ("SOP") may be found at the organization's website, located at www.ashi.org. The inspection agreement pursuant to which the inspection was performed provides that the home inspection will be done in accordance with the above standards. Pursuant to the standards of practice of the ASHI, a home inspector is required to "inspect readily accessible1, visually observable, installed systems and components" and to "provide the client with information about the condition of inspected systems and components at the time of the home inspection." See ASHI SOP § 2.1 and 2.2, ("Purpose and Scope"). The same standards also specifically provide that home inspections are "not technically exhaustive." See ASHI SOP § 13.1, ("General Limitations"). A home inspection is NOT a code compliance inspection "The inspection is NOT required to determine ... compliance of systems and components with past and present requirements and guidelines (codes, regulations, laws, ordinances, specifications, installation and maintenance instructions, use and care guides, etc.)." See ASHI SOP § 13.2 (A)(8), ("General exclusions"). 1 "Readily Accessible Available for visual inspection without requiring moving of personal property, dismantling, destructive measures, or actions that will likely involve risk to persons or property." See ASHI SOP § 14, ("Glossary"). Lindsey Helseth June 14, 2019 Page 2 of 2 Several of the items you showed me upon visiting your property as items were concern were code violations and manufacture installation guideline issues, both excluded from the scope of a home inspection. A home inspection is not a compliance code inspection. Code inspections are performed at the time of construction, usually by city or municipal inspectors. Your home was built in 1955, and it can be safely assumed that most of the building codes from that time are no longer valid. Code violations are not required to be upgraded unless major construction is performed on the home, and compliance with code is up to the contractor performing the remodel/renovation. Manufacture installation guidelines are also excluded. For example, the flexible dryer vent may not be the ideal component but it is not a defect. That is, the dryer vent was not visibly defective at the time of the inspection. Whether it is intended to be used for such a capacity, whether by the current code or the MFG guidelines, is not included within the scope of our inspection. The same is true of the light bulb without a cover. The light was functional and visibly defect free at the time of the inspection. Ideally, the light should also have a cover but that is not a defect. Just because an item is not current with latest code requirements does not make it a code violation. Only a city inspector can make such a determination. Contractors routinely states items are "not to code" in an effort to sell their services. Unless major construction is undertaken, the components of the home are not required to be current with the latest code. As for the gas smell, I can only state that the realtor and the inspector were both present at the time of the inspection and there was no gas smell "at the time." I am extremely sympathetic to your situation and I realize that it is difficult to deal with unexpected repairs soon after purchasing a property. However, the items you are pointing out are not defects as defined by our agreement. I had an inspection by HomeTeam a few months ago and based my purchase of the house very heavily on the report I was given. They pointed out some things I might never have noticed after months of living there, and I was thankful for that. They pointed out little things like chips in countertops or rotted framework on the garage. I was happy to find some interesting pointers from the inspectors, such as ways to improve the lifespan of certain structures. However... after I purchased the house and began to live in it, I very quickly noticed that the inspectors completely missed some very blatant problems with the house. None of the doors in the house closed. This issue is a symptom of the house having shifted and none of the corners on the house are straight. This makes repairing anything a nightmare. And OH did I have a nightmare. In our bathroom, the floors are slanted so much that one side is an entire INCH lower than the other side. To go with this, the toilet was very loose, so much that if you touched it, it wobbled. Now, to go with the wobbling toilet and the slanted floor... There was a very clear and noxious scent emanating from the bathroom. This might be something to do with the inch of black mold that penetrated all the way down to the 2x4s under the laminate flooring. The toilet was missing a wax ring, and therefore was dumping gallons of water into the subflooring for (probably) years. I, of course, contacted HomeTeam about this, and a manager came out to my house to look at the floor. I had been busy at work replacing everything, as I was NOT about to live in a house with that much black mold. He told me something along the lines of "If the floor wasn't soft at the time of inspection there was no way we could have known". I sent him many pictures of the flooring that we took as we ripped it out. He again replied saying they couldn't see if the floor was soft. This shouldn't have boiled down to whether the floor was soft or not. The toilet was so loose that touching it caused it to wobble. I venture a guess that the toilet wasn't even inspected. Where I'm at now, the manager told me he forwarded the situation higher than him (about a month ago) and I haven't heard anything since. I have received nothing in regards to how HomeTeam plans to rectify this very shameful excuse for an inspection, and I very seriously doubt they will contact me again. I have come thousands out-of-pocket to tear out this bathroom and replace it. If you're thinking of using HomeTeam, save yourself the hassle, and go with someone else. read more

Stay away - they will sell your information to third-parties who will harass you after your home purchase. They also do this before you will go through closing, so if something does come up and you are no longer in contract, you will receive phone calls about a property that is not yours. Additionally, while the two gentleman were on site with me, I had to point out problems to them. This included a popcorn-ceiling in the garage, and open/broken vent in the crawl-space leading under the deck (I was the one who had to climb into the crawl space as all they did was shine their flashlights), self-wired lighting, an improperly listed generator hookup, and cracked window sills. Finally, the inspection team was on-site with me for less than an hour. They claimed that the house was in great condition and didn't warrant them to stay longer. The homeowners were also on site at the time of the inspection, and HomeTeam did not ask them to leave. The inspectors also TOLD THE SELLERS that the home was in great condition, ruining any chance I had to get small things fixed prior to the end of the sale. read more

This company did a very nice job with a home inspection we hired them to do. My brother in law is a contractor and certified plumber down in the Florida area and was unable to inspect for us in Ohio. After reading this companies report, he said they did a very detailed report and was impressed with the content. I would certainly recommend this company to anyone purchasing a house! read more

We really liked the "team" approach to the home inspection. We felt confident knowing that each inspector was there for his area of expertise. It was a thorough inspection, and they even told us some additional information that wasn't technically part of the inspection.
