(Zero Stars if Possible) As a Realtor who has worked with many home inspectors over the years, I can confidently say this was one of the most unprofessional and disappointing experiences I have ever encountered. Throughout the inspection, he was arrogant, condescending, and openly chauvinistic. Rather than providing objective, professional observations, he frequently inserted personal opinions and communicated in a manner that was disrespectful and inappropriate. His behavior created an uncomfortable environment for everyone involved and reflected a complete lack of professionalism. A home inspector's role is to provide unbiased information and help clients make informed decisions. Unfortunately, this inspector did the opposite. His conduct was unethical, his communication style was abrasive, and his overall approach undermined the trust and confidence that clients should be able to place in a professional service provider. To make matters worse, his fees are significantly higher than many other inspectors who provide far superior service and professionalism. I would strongly caution anyone considering hiring him. There are many qualified, knowledgeable, and respectful inspectors available. Based on my experience, this is not one I would ever recommend. He claimed the home had foundation issues, but a licensed structural engineer later reviewed the property and completely dismissed his findings. Although he has less than 50 reviews, I was impressed (and had a good laugh) by one of his responses where he received a one star review and I decided to give him a call. He responded to my inquiries quickly and when I told him I would give him my credit card number for payment before the inspection, he asked me "What if I do not arrive?". I thought that was one honest man. He arrived on time and worked with my real estate agent since I wasn't available to be there. He did such a thorough job and identified a few issues that the seller didn't even know. He provided some comments that I myself didn't think of such as not using an electrical plug because it's too close to the stove. We also provided him some areas we wanted him to look at and he did them all of them during the visit. His report was thorough and detail. He even called us to go through the report. It was nice that he went through each areas in detail. Also, he got a parking ticket because he was 6 minutes late helping us inspect the roof and Pasadena street parking maxed out after 2 hours. I would even suggest, a home owner, particularly of older homes, after 10 years of ownership spend the money and get your home inspected every 5 to 10 years. Our condo was inspected by Vic Chemlekian, and was horribly did not even inspect thoroughly or even investigate the flooring of our unit. He noticed that the sliding door of our balcony was not opening and closing properly. He said that it was only the roller of the sliding door and easy to fix. Unfortunately, when we moved into the house, we found out that there was big lump on the floor, under the carpet and possibly structural issue. The reason for not closing my sliding door is because the base of the door was bent due to floor lump. As first time buyer, I have trusted this guy, who was even referred by my agent. I have ended up paying a lot of money to fix the flooring and sliding doors where my seller have relieved with the responsibility of fixing these stuff before we moved in. As I have paid $14K on top of their asking price, yet, I had to pay more. It was a traumatic experience for a 1st time buyer. So be very careful in choosing your home inspector and do not trust easily, especially with these kind of people just want to get paid and not do their job religiously good. read more
