I'm a Realtor and have had dozens of property inspections over the years. I wanted to use Raz for my personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you. read more

Terrible experience. Despite being one of the most expensive inspection services, the quality was subpar at best. Interacting with them felt like dealing with a used car salesperson--full of overpromises and underdelivery. The inspection lacked depth, and the final report was mediocre and superficial. So I reached out to Raz to inspect my roof. I left him a message, he called me right back. We played phone tag for about 30 minutes but he didn't stop returning my call. When we spoke he let me know he was close and was going to try to squeeze me in that day. He let me know he could make it and he came within 2 hours. When he got to my house he was super personable, talking to us throughout the process and then let us know what he was looking for and what he found. Later that same night we received his report, which reflected exactly what we discussed earlier that day. First time home buyers here. We had an initial home inspection done & after receiving their report, we still had many large questions. Accompanied by his strong Yelp reviews, time on the phone & his sending us a sample report, we elected to go with him. Truly - I wish we used him first. Raz was thorough, communicative & helpful with every question I could think of. He found a great number of things that weren't mentioned in our primary report - including mold, fungus & code violations. Really a great example of why to get second opinions &/or why it's worth spending more money to get real answers. You're spending a ton of money on a home to be secure & safe, so why cut corners or get a deal? One inspector said "happy moving day." Raz said "Don't move in yet. He then made a snarky comment about maybe I shouldn't buy an apartment building if I can't afford their fee. BTW, their fee was the highest quote I received out of 8 quotes. I can't say enough about Raz! All of the reviews posted here are true! Since this was our first time going through this process, Raz was very informative as to how the process works and communicated certain things to expect. From the beginning he suggested that I reach out to a few other inspectors and request an example report to get familiar with the type of information to expect. More importantly comparing other reports allowed me to see the level of detail that Raz and others prepare. Before the inspection he was very professional and seemed extremely knowledgeable. At the inspection he was a man on a mission, checking everything. He showed me many of the problems he found and took the time to clearly explain the code requirements and potential severity of each condition. At the end of the inspection he quickly put together the report and explained all of the high level items. Unfortunately, we had to leave the house quickly and so I didn't have a chance to fully digest each item with him. The next day I did a thorough review of his report and responded with a long list of questions. Within minutes of receiving my email he was working on a response. As soon as he hit send, he called me to go through each item to ensure I fully understood everything. He provided recommendations to contractors so I could prepare an estimate of the potential costs. This is one of those times I really wish I could gave a 4.5 rating. Basically, 5.0 if you are a real estate agent or a potential home buyer. And 4.0 if you are a home owner expecting to find all your house problems in one shot. If you are a real estate agent wanting to find out what's going on with a property or a buyer who wants to do his/her due diligence when buying a property, then its a no brainer, Raz should be on your speed dial. Raz arrived about 10 minutes early, which from talking to him on the phone I suspected he would. I agree Raz explained his findings thoroughly and patiently. I agree it is clear he cares about helping homeowners find value. I agree he has useful tips/advice to recommend. I agree he provided a comprehensive and detailed report. I agree he gave a rough estimate price! Plus, I assume his business connections are good, General Contractor, plumber, electrician, and foundation. As a matter of fact, I had already suspected I need to call a guy to look at the house foundation. I had contractors I was going to call. Raz's "foundation guy" works for one of the three contractors I had already decided to call! OK, so then why not a 5 Star review? The issue I have is, as a homeowner (actually representing my mom) looking to find all of the issues at once, there are a few things I wish would have been on the report. In other words, I was expecting a "technically exhaustive evaluation of every aspect of the Residence". #1. The garage. OK, now I did tell Raz that the garage was unsafe to go on top of. So, I did not expect him to get on top of the garage. But, I did think he would step inside it, snap a picture and tell in the report tell me the garage is trash. But then I want back and read his contract under "Inspection Components" and I see the garage was not covered, so that's probably why not even a mention verbally about the garage. Most people don't read the entire contract. I have been a pro se litigant in federal court, I love reading contracts, affidavits and so forth, but even I sometimes just naturally assume certain things will be done. I think most people would assume the garage is covered, even though it is not listed under "Services Offered" on this yelp page either. Just know the garage is not covered. #2. Not "every little thing" was evaluated. The mysterious bent pipe coming out of the wall in the bedroom with presumed foundation issues, I pointed it out, but, he didn't mentioned it in his report. OK, whatever that pipe is, its been there are nearly 50 years and we don't know what its for, so its probably not a safety issue, but I would have liked to know what it is. But again I went back and read his contract and under "Latent and Future Defects" I see the inspection is not a "technically exhaustive investigation or evaluation of every aspect of the Residence". So that's wiggle room for saying "not every little thing will be evaluated". Also, a place on the porch wear the security bar bolt has separated from the house. Also, a place in front of the house where some of the concrete has started to crumble and some other cracks. But these all fall under the "Latent and Future Defects" if you assume his focus is safety issues, which by reading his report I assume is the case. #3. No recommendation for a handyman or a gutter cleaning service. So the inspection was not quite the meticulous inspection I thought from the point of view of a homeowner who was looking to find "everything in one shot", even "non safety issues". Its likely such an inspection doesn't actually exists so a 4 star rating is probably as close to a 5 as I would ever give any company in this scenario. It would have been great to get a recommended handyman and gutter cleaner service. In other words, if its on the report, there should be a contact to call. I have no issues serious enough where I would not recommend Raz, I just thought I was buying an "technically exhaustive detailed report" and I just have to find people to call that I thought I would be given in the contacts. read more

This is my first review, but is authentic (i.e., real person reviewing out of freewill). I am in the process of closing a new construction home, and was in need of a seasoned home inspector who also specializes in new construction homes. I did not want to go with the other Big LA money-grubbing inspection companies who would do a quick, half ass job for their bottom line. I came across Magum Opus, but only saw 6 reviews, so I called to find out more info. I learned that previously, Raz was a ship inspector in the Navy, and I verified this through my online research, and also had experience in the construction business. He started his company because he got screwed by a shady construction company in the past. For me, this was the main reason why I went with him. Before going with Raz, he sent me a Sample Inspection Report that was like 70 pages long with images, comments, and recommendations, in addition to a summary page that sums everything up to show your seller who probably has a short attention span. My Inspection Report was 80 pages long, and he even circled/took photos of cosmetic issues that I've also missed when I was doing my own visual inspection. I've attached some photos of it so you guys can get an idea of what you will be paying for. My small home inspection was only $500, but I totally got a bang for the buck. This guy is seriously the best Los Angeles Home Inspector, who provides extremely detailed report, and who has a really cool personality. Raz is Armenian, and is hilarious. I would totally go with Magnum Opus if you're in need of a really thorough home inspection, and do not trust big businesses. I prefer boutique firms like Magnum Opus because I know I'll get the personal attention that I won't get from bigger companies. I liked how Raz understands Real Estate Agents when it comes to deadlines. When I first called Raz, he suggested I do this, and sent me his sample report. I liked the level of detail, and especially annotated images Raz uses, to show where the specific problems are. Booked Raz last minute because the new construction townhome we were buying was being shady about helping us schedule. He was very communicative and clear about expectations, estimate and availability. I don't have any other experience with inspectors but after working with Raz, I wish I had hired an inspector for a previous condo that I discovered issues with after I moved in and was such a pain. In hindsight, we should've hire him to inspect once before the walls were closed and again right before closing. After the offer on our house was accepted I reached back out to make an appointment and he came right out. Raz was super thorough and answered any questions I had and gave some tips for maintenance and referrals for contractors he voiced for.
