And also once I told her my house was under a trust, she brought me to her husband who is a lawyer. After we arrived at his office he even read my trust. Immediately told me that I needed to redo my trust because it was too old. No matter how old the trust is, it's valid as long as the owner didn't do any changes. We were also really intrigued by his unconventional process that is extremely involved in the beginning. Coming from out of state we learned so much about the area and what kinds of properties we could expect for our budget in each neighborhood we were interested in. This allowed us to really hone in our search and made the process less stressful because at that point we knew exactly what we wanted and were prepared for the right house to come along. During this time Raziel also guided us through the process of understanding buying a turn-key property vs. something that would need renovations. When we found our ideal property, we were a little anxious because it was an off-market Hillsborough house. But Raziel was quick to move and get us a showing and guide us to make the right offer for the property. It was complicated, as some off-market listings can be, but it was Raziel's strong relationship with the listing agent that helped our offer prevail. We have to say that every time we saw a house and the listing agent heard we were working with Raziel they had a genuinely warm reaction that made it obvious he is well-liked and respected in his field. Also, Raziel knew our plan was to buy in the 1-2 year range and we never felt pressure to move that timeline up. Instead, for every house we considered putting an offer on, Raziel gave us a thorough discussion of all the reasons why someone would not want to buy the house, and that helped us really decide if it was the right property for us. In the Peninsula's competitive market, we couldn't believe it! As first time home buyers, we were looking for someone deeply knowledgeable who could guide us through the entire process: from understanding local neighborhoods and why buyers might choose one over the other, narrowing down our criteria along with what's realistic in our budget, doing diligence when the right house pops up, and navigating the offer process. We didn't know what we didn't know, and we really wanted an expert. Raziel was exactly who we were looking for! He has a very well-structured process that we loved - touring neighborhoods, looking at past sold homes together, and moving quickly when the right house pops up. I really enjoyed learning as much as I could from Raziel, as he has so much local knowledge that I would never have learned otherwise. For the home we ultimately purchased, he suggested bringing an engineer on-site to take a look at the house before we submitted our offer. He also flagged an unusual item in the seller's disclosure packet that he hadn't seen before and recommended reviewing it with a real estate attorney. We followed both suggestions. Everything checked out, and because of that diligence, we felt confident submitting our offer. We would not have taken those extra steps without his guidance. Other than our maintenance problems, my boyfriend and I love being residents at Northpark. Pros- close to the freeway which is nice. Close to Broadway and Burlingame Ave and all the yummy restaurants near by. - Spacious 1 Bedroom apartment. Lovely neighbors & respectful so far. - lovely kitchen with alot of storage - washer & dryer in our unit- so amazing! - the office building employees are welcoming, helpful and responsive. Over the next few months, he worked closely with us to find, tour, and evaluate around 4-5 properties before we made our first offer. In total we submitted offers for 2 properties and won on our second one under Max's guidance. Our entire homebuying journey from meeting Max to closing on a house lasted 6 months. Afterwards, our journey of selling our old property lasted around 4 months (including all fixups, landscaping, staging) and was sold over 1 open house weekend. Our experience working with Max Lo has been phenomenal. His 30+ years of real estate experience really shines through every interaction. Most of his property sales range up to properties in the multi-millions and specializes in the highly competitive Hillsborough area where we ultimately won our bid, so we really cannot understate how important his knowledge and expertise came in handy here. His instincts are spot-on and has saved us so much time shopping in this market. Also we were a pretty picky couple, we had very specific details that we were looking for. Every time Max brought us to a property he did not disappoint, everything we looked at were very strong contenders. His attention to detail is second to none. Another great aspect about working with Max is his vast connection to professionals of all avenues working in and around real estate, including landscaping, staging, painting, insurance, fixing and patching, anything you can think of he has a guy for. These connections all came in handy even way after all business was finished - we connected with a bunch of different professionals that helped us replace our roof, fix our gate, replace our window screens, and handle our insurance all through Max. They all did a great job and did not disappoint. Not only is Max a great buyer's agent he is an expert at selling too. Again, his network is pretty elite. On a random weekend we were browsing an open house out of Max's network, and we sent him one single text to ask him for his opinion. We…read morewere first-time homebuyers in San Mateo, and she was representing a house we were interested in. From the start, she seemed to have a completely unrealistic view of the market. When our buyer's agent tried to submit an offer at the listing price, she told him not to bother, boasting that she had a buyer willing to pay $500k over asking. During the open house, she was dismissive and rude to us, claiming we had no chance of getting the house. Turns out, she was bluffing. The house sat on the market for another six weeks in a rapidly declining market and eventually sold for $50k below the listing price. Her refusal to negotiate with us was a major blunder. We would have gone up another $100k, so by not even entertaining our offer, she cost her client a minimum of $150k and a lot of valuable time. Her failure to read the market and her poor communication skills were a huge disservice to her seller.
