I spent an entire week looking at apartments, but none of them measured up to my expectations. I was about to give up and settle for another apartment, when I found a listing online for this complex. I figured it wouldn't hurt to look at one more apartment, so I contacted the complex and immediately heard back from Dave, the manager, who was more than willing to show me the space. I kid you not, as soon as I walked into the apartment, I knew I had made the right decision to hold off on signing a lease on the other apartments. Not only was the apartment spacious and well kept, but it has covered parking, located in a great area with TONS of restaurants nearby, on a side street. There is little street noise, it's located in a very safe area, and the manager, Dave, is always so friendly and goes above and beyond to help if there is ever an issue. For example, after I moved in, I noticed that my kitchen sink was leaking. I texted Dave and he immediately had someone come out and replace it. But not only did they replace it, but they also put my water filter back on the faucet and checked to make sure it worked. Again, I cannot say enough about how amazing it is to live in this apartment complex. The space, the location, the management, the people, everything! If you are thinking of living at The Plaza, read this review. This is a 5 star review, but I'll…read moretell you everything you need to know about The Plaza, good and bad. I lived at The Plaza for 5 years. They were the best 5 years of my life. I literally cried when I moved-out, and the only reason I moved out was because it came the time in my life to buy a house. Living at the Plaza provided me the inspiration and energy I needed to accomplish so many things and move on to the next chapter in my life. I still remember touring The Plaza for the first time and falling in love. It was late summer, and I remember seeing everyone enjoying themselves having a great time at the pool, just happy to be there. Sherry, who is no longer working there, gave us the tour, and I really have to thank her for making our moving experience into The Plaza such a breeze, and frankly, a fun experience. The staff does a really great job maintaining the property. Making-use of the amenities will really make or break your experience. I found most of the residents at The Plaza to be incredibly friendly. There is a healthy mix of people living at The Plaza, from young singles to older folks and families. If you so desire, I feel that it would be really easy to find a community at The Plaza. There are various events put on by the property and it's easy to meet people in the pool area; it's also very easy to avoid everyone like I did if that's what you prefer. The cast of characters at The Plaza has changed over the years, but I have always overall had positive experiences with the staff. Lori was the manager when I moved in, and she was the best property manager anyone could ask for. She addressed every problem that ever came-up, all you had to do is tell her once and at a snap of a finger the problem would be gone. She is now the regional manager of Cirrus and is still around, and the new property manager Valerie is still great - not as effective, efficient, and straight-forward as Lori, but still good. Michael and Victoria, who still work there, are also great. The maintenance staff is also great and has little to no turnover. Any time you submit a maintenance request on the app, it gets taken care of almost immediately. Having 24/7 security is also a big plus. I never once felt unsafe living at The Plaza, except one night a few months before I moved-out, I was working-out at the gym at 2am and a resident (who I presume was high or intoxicated) creepily followed me around the gym, wouldn't stop staring at me, and then tried following me back to my apartment. I took many detours because I didn't want her finding out where I lived or getting into my apartment, and along the way the security guard Prince actually stopped her and told her to stop following me. He then asked me if I was ok and said that he saw on the security cameras that the woman was literally running after me around the apartment, and she left me alone after that. It was one of the nicest things anyone has done for me. She was a pretty small woman so I did not feel physically threatened, but it was one of those moments I realized the concrete benefits of living in a complex with 24/7 security. In the 5 years I lived there, this was the only time something weird like that happened. I would take the 1 star reviews with a grain of salt. Yes the front staff can be a bit irritating at times and they can sometimes stonewall you when you have complaints, but they are also always available and will reasonably address your concerns if you're persistent enough. Yes they sometimes have to shut things down temporarily for maintenance (water, amenities) - but that's just what maintaining a property takes, sometimes there is downtime so they can keep things maintained for the long-run or make things better for everyone. Unfortunately there was a fire in building C several months ago, but that should hopefully not be an issue at this point. The unit and building you live in also makes a big difference. We lucked out because we were on the top floor, in a newly renovated unit, in a quiet area (building D), with a nice view, so we didn't have a lot of issues a lot of other people have. Overall though, I can't imagine living at The Plaza being a bad choice, if you are happy with the unit and what you see on the tour. I feel incredibly lucky that I got to live there and still feel nostalgic every time I pass by. If I ever need to rent an apartment again, The Plaza would be my first choice.

I lived at The Plaza at Sherman Oaks for eight years, so I know this building very well. I do not…read morerecommend living there. Let's start with the positives. The amenities are good, and some of the staff members are friendly. Vicky is great, and the previous manager, Lori, was excellent too. The best part of the building is Prince, the security patrol officer who has been there for many years. Prince is responsible, trustworthy, respectful, and empathetic. Honestly, he would make an excellent manager for the building. Now, let's discuss the negative aspects. First and foremost, this building markets itself as "luxury," but the units are far from luxurious. They are cheaply constructed and outdated. The bathroom fan is extremely noisy, and the walls are paper-thin, meaning you'll hear everything from your neighbors. The ceiling situation is even worse, as you'll be able to hear every step and movement from the people above you. During my last stay in the building, I had a couple of "heavy-walkers" move in upstairs, and they were a nightmare. They dragged furniture around, walked heavily, and made noise all night long. If you happen to have inconsiderate neighbors like that, don't expect management to resolve the issue. I had to move out because the current manager was unable to address the situation. A significant issue in this building is that people smoke marijuana and tobacco throughout the premises, both day and night, and management fails to enforce the rules. The lack of control has worsened over time. Additionally, there is a rule that pets must be leashed, yet many residents ignore this as well. The common outdoor areas often smell unpleasant because dogs urinate everywhere, and some residents do not clean up after their pets. Instances of dogs attacking people have occurred in this building. There have also been fights and arguments between residents due to irresponsible pet ownership. Once again, management does not enforce the rules. After 10 p.m., the common areas are supposed to be closed, but people still stay outside making noise, sometimes until 1 a.m. or later. For example, there was one crazy guy who let his small kid run around barefoot and shout like a wild child late at night. That kid was extremely loud, screaming like a savage at night with no respect for anyone living around them. This is the type of behavior that occurs in the building, and management does not take action to address it. The same individual has also forced open an emergency door to smoke in concealed areas. I provided the manager with several videos documenting these incidents, yet that terrible guy has never been evicted for his actions because the manager has no authority whatsoever. People shout from their balconies, which adds to the noise around the building. Many residents use their balconies and parking spaces for storage, despite it being against the rules. The parking lot is very dirty, and residents often leave furniture in the corridors. Overall, the building feels chaotic, noisy, dirty, and poorly managed. Maintenance is a significant problem here. When you call maintenance, they tend to fix everything in the cheapest way possible. I complained for two years before they finally replaced the bathroom fan--two years. This experience shows how seriously they take residents' complaints. In my opinion, this building lacks class and is no longer a safe or peaceful place to live. A dangerous fire broke out months ago, which adds to my concerns. If you enjoy living in a chaotic environment--where people shout, dogs run around and urinate everywhere, rules are ignored, children scream late at night, residents smoke throughout the building, and management fails to enforce any regulations--then this might be the place for you. If that's not what you're looking for, I recommend seeking a more decent living situation. For the amount of money they charge, The Plaza at Sherman Oaks is absolutely not worth it.

I was disrespected by her on so many levels. I leased an apartment without seeing it and tried to see it that same week, she told me I couldn't because it wasn't ready, so I asked if I could see the community , she was against that as well. She didn't mean any of the timelines that she gave me in regards to my lease agreement and scheduled appointments to see the property - and she failed to communicate the changes, l had to reach out to find out about anything that may have changed. So I asked her if we could have more open communication (in the nicest way possible) -- she got really upset with me for saying that and told me I should "withdraw my application" if I had so many questions and concerns.. she then told me she was going to hang up on me ?! After that I was going to report her to her higher up - but as I said before she has all these great reviews, so I have her the benefit of the doubt and assumed for the sake of good energy going into my lease that maybe she was having a bad day. I then reached out via email to tell her how I felt, she never responded until the next day saying it no longer appeared I qualified... and then she ghosted me - literally after that she ignored me for OVER a week. I called, I emailed, i have 8 unanswered emails. I called from different numbers. She'll use the excuse she was out of office but I gave her well enough time to get in contact with me. She THEN FINALLY wrote me back and told me that I need to give her $3,596 THAT DAY or my lease would be withdrawn! She said it was company policy that a week after an apartment is leased they need all the fees paid! But it had been over a week since she told me it didn't look like I qualified! I asked if I could give her $1200 and I could pay her the rest next week when I get paid and technically since I'm JUST finding out I'm approved and she JUST charged me the holding fee that day. My week had just begun TODAY. and she told me no, if she does that for me she's have to do it for everyone (like my case isn't different?!) I simply withdrew my application, who wants to live under a general manager like that. In all honestly I believe she did this all to me on purpose to try to get me to withdraw my application. She's spiteful and a terrible communicator, I have never been my life been treated that way by management.
