PLEASE READ IF CONSIDERING LESTANCIA. im a little late writing this but i have to testify. i used to live at lestancia for a good while but moved out in the last few years. gotta be a little vague bc these guys talk s*** & arent nice at all. but i still keep in touch with a lot of friends i made there who are still in residence. when i lived there they had the best manager antonio but he left at the end of 2023 early '24. it went downhill from there. i got the scoop on the 'legal' scams they run on the residents now like forcing them to take house internet that isn't very good i hear. and you still have to pay even if you dont want it. can you say monopoly conjob? also the utilities are bad & there are always leaks & problems. water is a major issue and the security situation is a joke. over the years so many people have been assaulted, stolen from & cars broken into. transients walk through the halls & steal deliveries all the time. mngmt doesnt care one bit. guards were sometimes high or harassed people. i was also told that there are three class action lawsuits hitting the current management & owners. i think claudia is still there as asst mngr. she's not bad. but everyone says the new guy comes off as hella shady & not nice at all. nobody likes him! plus theyre so disorganized and do NOT care about residents. they discourage residents from interacting probably because theyre afraid of more class action suit or calling mngmt on their bs. so sad, i know. the bldg looks pretty from the street but there are so many issues for the ridiculous rent they want. antonios crew used to throw bbqs & holiday parties. i hear they arent even doing that this year. plus that hood is so dangerous! the 711 next door is a hood magnet and a lot of crazy druggies & scary homeless walk all around that block. seriously, its not safe. used to be better but not now. i went to visit my friend there not long ago & i couldnt wait to get the hell out of that hood! sorry to be so neg but you should know. SO MANY other better places out there. maybe after lawsuits get settled theyll get it together or bring in a new head manager to get it back to where it used to be. i would love to give it a glowing review but id rather be honest. i hear a lot of the good residents are getting ready to leave & a lot of new crazy shady types have been moving in. there used to be a resident walking around like a zombie and banging on walls & going up to random people. another one kept lighting fires. people there now say its worse! anyways i hope this helps. save yourself the trouble & park your peace of mind elsewhere, k? read more

Read this before you go there to take a tour. They do not tell you this ahead of time. that's my day was wasted. When you get there, they make you do their own digital I.d. authentication on your phone from an email or text they send to you while you are in their office with the tour guide. Is this a secure site? I have no idea. The authentication takes a picture of the front and back of your drivers license or your passport and then also you have to put your face up to your phone and it takes pictures of your face. Unfortunately it kept rejecting me and she said she could not take me on a tour. Everything was laid out there in front of her. I even had a cable bill to my present address with me. Meanwhile there were many food delivery people coming in and out of the door and Amazon and FedEx and no one had to certify with her. So now they have a picture of my drivers license front and back, my passport, and about eight pictures of my face. Le estancia -this makes me very very uncomfortable. The girl working said there was no supervisor or manager for her to call or anyway to find out why their certification program was rejecting me. She also told me multiple times that her computer is slow and not working well. Anyway, I wasted about 2 1/2 hours of my Saturday driving there and trying to get certified and no tour of anything. There is no back up in case this fails. I guess she is unable to confirm your identity by looking at your physical ID and looking at your face. I do that all the time At work. And she has no one to call to help her out when her system fails. So I guess no Le Estancia for me, Unless they figure out their system. Oh and to top it all off, before I even had my tour they sent me an email to apply for a specific apartment . Weird. I'm wondering if I applied maybe then they would've given me a tour??? read more

Update after the owners/managers response: Apparently, the LADWP that they talked to vs the ones we talked to were 2 different companies. The apartment is solely placing the blame on LADWP but gee I wonder how did the residents of Arch Dr got the tree cut down BEFORE LADWP "approved" the removal of the tree per the managers/owners response? Gee I wonder how the residents got the tree removed without approval from LADWP since we were told that LADWP couldn't do anything with the power line since the tree was in the way and especially since the tree was on private property. I have to wonder who is lying? Could it be the over 700 residents of Arch Dr or the owners of the apartments trying to cover their butt? You be the judge. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ So let me start with by clarifying this. I never lived there but I do live down the street from them. This review is in regards to the management/owners of this apartment building that decided that saving a few dollars was worth keeping 700+ people without electricity for 3 days in the middle of one of the worst stretches of rainy winter weather that Los Angeles has seen in almost 30 years. Currently it's 2.27.23 and the highs are in the low 50's to the upper 40's and you can imagine how cold it can get at night without any electricity or gas. I only found out the entire story today which has frustrated me beyond belief! Just because their apartment has had electricity this entire time, they didn't see an urgency to getting this tree cut down and cleared. While the poor people that lived down the street from them had to live 3 days without electricity. So the managers/owners of this apartment complex decided that it was ok to quibble over a few dollars in savings to get the tree removed. They didn't approve the tree getting removed because they were waiting on quotes to get the tree cut down. In the meanwhile, 700+ people and pets... My husband and I being counted in that 700+ were without power and heat for THREE DAYS. I call this complete BS and shows what kind of people the managers/owners are. I would never live in this apartment complex and willingly give my hard earned money to people that treat other people like crap. read more

I've been a tenant here for over three years. I lived in Hollywood before that and *wow* what a difference. It feels safe, it's less noisy, and there's much less traffic getting to other areas. There's parking. It's so nice going home and seeing the beautiful Hollywood Hills in the distance. It's also quite walkable: Ralphs is right across the street, What A Peach (best smoothies and avo toasts) is on the other side on Arch Dr as well as your neighborly 7-Eleven, and the iconic Ventura Blvd is literally right at your doorstep. I never expected such a professional staff at L'Estancia. I've rented for many years in LA and I have to give kudos to the management team and maintenance team. They are very communicative via email so I know exactly when my work order is being looked at, or when inspections are happening with advanced notice. Every week I see someone vacuuming the halls and cleaning the elevators. The lobby itself is so serene -- my visitors often compliment how lovely the building is. I adore the driveway and little garden at the building entrance, it makes pickup and drop-off feel like I live a lavish lifestyle. Gosh, you can tell this community takes care of its staff and the property. If you're considering Studio City, you'd have a great time living at L'Estancia. read more

What a beautiful and inspiring place to reside. The peaceful environment along with neighbors who live there are kind and warm hearted. As are Antonio and Denise who manage and oversee the productive positive vibes and flow of the building (aka sanctuary). Has been a great transition place to reside and the amenities are first class. Well kept and great location. Safety is a priority and integrity with communication and understanding each tenant where everyone is cared for. Highly recommend this as a living situation whether short or long term. You won't be disappointed! There's a family feeling and trust vibe that I'm this day in age can be hard to come by. Really just gross from beginning to end. Sketchy looking neighborhood, dingy looking building from the street. The garage spaces are teeny tiny and guaranteed to get your car damaged. Once you get inside, the hallways are dark and narrow. I think it is meant to look cute, but it doesn't. Even the signs like "Smile You Are On Camera" make me feel like I am in a sketchy convenience store instead of a supposedly luxury apartment. The common spaces are worn down and shabby looking. Management is non-existent and there is no security. Someone just let me in, I walked all around for 30+ minutes, and no one ever offered to assist me, even though I had an appointment, or even questioned me as to why I was there. I hung out in the lobby for 25 minutes waiting for someone to greet me, but that would be asking too much. I finally stormed in to the managers office, whose door was shut, and she was about the rudest person I could imagine. To be honest, I cannot understand why anyone would want to rent here ever. We happened to come across these homes, randomly, during our apartment search in 2019. The minute we stepped foot into the building we knew we wanted to call this place home! Denise has been helping us since day one and it's because of her that our experience has been even more enjoyable than we could have imagined. Denise is always there for us and always goes above and beyond to make our living situation the best possible. She always makes us feel like we are at home and that we are valued. I lived here recently and just moved into my first home. These apartments are pricey but nice, staff is always pretty friendly... very very quiet building but i suppose it depends who your neighbors end up being, but every time i walk through the halls i hear nothing but maybe TV lowly from someones apartment. I think they could definately lower the price a little bit, considering the actual apartments are pretty small and not that fancy, but location is nice. The security is pretty good, i actually didnt realize they had changed the keys when i went out of town once, so i tried to get in semi late (around 10pm) when i had gotten back, and the security questioned me and checked my keys and name to make sure i was telling the truth, although it was pretty awkward and at the time i was a little bit annoyed by it thinking it was kind of rude, im glad that he did check because it makes me feel like they actually do keep an eye unlike some apartments with security that just sit around and dont do their job. The manager has always been nice to me, along with the rest of the staff. My only complaint is that they didnt give very good answers when id ask about when maintenance issues would be done, almost monthly theyd be changing something in the building or working on one thing or another, and when id ask for time frames i would always get the "We cant tell you or give you an estimate, sorry" answer. I understand you cant give me an exact answer, but you could give me an estimate im not going to be mad if your estimate is wrong, its just kind of hard to work around their schedule sometimes seeing as though i worked nights and they did projects all day. Me and my boyfriend chose L'Estancia to live at as our very first place to live alone together and we LOVE it!! We fell in love with the fact that the building actually has character and design and doesn't look like every other factory apartment building in LA. It's theme is "Old Spanish hotel" with a modern twist because everything is clean and fresh! The lobby is beautiful, decorated with Spanish paintings and heavy mahogany furniture:) The pool area is small but is lushly landscaped with greenery and veerry peaceful! It feels like you're in the backyard of your own Spanish mansion when you're there! I'm a workout fiend, so having a gym in the complex is a MUST for me!! And the gym here is more than adequate, with treadmills, bikes, elliptical machines, ab chair, benches, weights, medicine balls, and arm/leg machines. Me and the boyfriend love it! Our apartment itself is on the small side but PERFECT for us: one bedroom, a HUGE bathroom, nice lay-out with the bathroom having two doors (one connecting to the living room and one to the bedroom). Full size Washer/Dryer in a separate compartment behind doors in the bathroom. Kitchen has nice black appliances and granite countertops. Nice Fireplaces in every unit. One more thing we love about this building is it is VERY secure! And there is 24-hour security officers there at all times, with the office open in the lobby!! The officers r extremely friendly and professional, makes you feel very safe! We recommend anybody looking for an aptartment in the Studio City/ Valley area to try L'Estancia!! read more

I've lived here for 4 years and love it. Denise at the leasing office is always super responsive, and the maintenence team is fast and thorough. The appliances are brand new, and the construction of the units are top notch (real granite counters). While rents are expensive, there is always re-painting and deep cleans in the hallways and public spaces -- you see where your money goes. The 24 hour security is a necessity in LA: the guards are friendly and keep constant watch of the property. read more

I have no idea where these "reviews" are from. I am a resident and just signed my second year lease. This is an oasis from everything that's going on. I've been extremely happy how they have taken care of us. They are very vigilant about cleaning. And the most important thing for me, is privacy. You actually feel like you are in your own home. I don't have to go out at all because we have trash chutes and elevators and it's easy to to pick up our mail. On another non-COVID-19 related, this is a wonderful place to live. I don't understand people reporting that they can hear other neighbors. I have neighbors on three sides and I never hear them and hopefully they never hear my cats. I would not live anywhere else. I will list both the positive and negatives experiences I have had while living at L'Estancia Apartment Homes. PROS: 1. The building's exterior and the majority of the interior is beautiful! It is always clean, well-maintained, and does not have the odor many apartment buildings do. 2. The management has always been very friendly and patient. 3. If I have a question, concern or a work order, someone is immediately at my disposal. They are easy to reach by phone or by email. 4. I feel safe and comfortable in the building and know that the security is high end. 5. It is a wonderful location with a great deal of restaurants and shops around the area. 6. The amenities are great (gym, 2 jacuzzis, pool) CONS: 1. There are many areas in the building that are very worn and/or filthy. The stairwells have paint peeling off of them and what looks like mold growing. They have been that way for over 6 months now (maybe longer) and it does not seem like that will be changing anytime soon. 2. There are approximately 10 visitor parking spots in the building....THAT'S IT! They are always taken by tenants who do not have enough room in the resident parking lot OR by visitors who tend to park over the lines, which results in not being able to use the spot. 3. The building itself is located near the Firehouse so you consistently hear fire engines driving by at all hours. 4. The tandem parking spots will not park 2 cars. The first spot will fit a "smart car" and the next will fit your regular size car..but barely. 5. The pool and the jacuzzis are small and tend to be dirty. (I do understand that they will be redoing the pool though) 6. If you have a tenant living above you, good luck. It often sounds like the tenant above is jumping up and down, dropping everything and sliding huge furniture back and forth. 7. Not every tenant in the building is very friendly. There is a whole lot of ego in the building and these rude tenants will make it very clear that you are "below" them. 8. You will pay a significant amount of money and most likely not receive what you are expecting. read more

I posted this review on Yelp.com on 5-3-12 at 1:00 a.m. in the morning: I live at L'Estancia Apartments. When I first moved in, I was downstairs and the neighbor above me would run back-and-forth in her small efficiency apartment and roll heavy weights around on the floor every day at all hours. The apartment manager would do nothing about it. In desperation, I told him it must stop or I am moving. He said he had a nice, quiet 1 bedroom apartment on an upper floor. It would cost more but it would be nice and quiet. So, I moved and loved the location. I still do. That was a year-and-a-half ago. Since December, my next door neighbor has allowed her son and his girlfriend to live there. Apparently this was unknown to the apartment manager. That isn't the problem. The problem is that the boy lives in a bedroom right next to my apartment. There is a sliding glass door a mere 6 ft. away from my living room. Since December, he has been slamming the front door and the sliding glass day-and-night. At first, I believed they were moving in. In a few months, I decided the jarring door slamming wasn't going to stop. I approached the apartment manager. He spoke with the woman to no avail. She says she hears no noise. How could that be??? I complained again to him because it grew worse. The apartment manager told me I could move to another apartment or he would let me out of my lease. I asked why, since I am not the problem--the jarring door slamming is the problem. He took the maintenance man to the apartment and checked the sliding glass door. Made a small adjustment and hoped that would help. No such luck. I stated that I liked my apartment, didn't want to move and really couldn't afford another move right now. I just want the noise to stop. He asked me to e-mail him each time the noise startled me or woke me up. I sent him over 13 such e-mails since February of this year until yesterday. Nothing has changed. Last night, the boy arrived around midnight. He slammed the front door so loud that it startled me from my sleep. Then, he proceeded to continuously slam his sliding glass door for one solid hour. He fell asleep at one a.m. I couldn't go back to sleep until well past 3:30 a.m. I wrote the apartment manager and cited my lease and Sec. 13 regarding "nuisance or an unreasonable annoyance." His ongoing response is that he or his staff must hear the noise in person to do anything about it. I replied that nothing in my lease states that he must hear anything and there is also a California Noise Control Act about excessive noise that is detrimental to public health. My stress level is now excessive over this. My reply from the apartment manager was the same. Either he or his staff must hear the noise in person, yet I see no effort on his part to record it or try to observe what is happening to me on an ongoing, daily/nightly basis. It feels as if I am the one who should move and spend needless money, even though I am perfectly happy in my apartment. Newsflash: I am not the problem. Surely he can't believe that if I moved, the next tenant will gladly would tolerate this constant, mind-numbing and totally unnecessary door slamming next door. No, he won't be happy to read this review but seriously, this is the second apartment at the beautiful, lovely L'Estancia Apartments where I experienced the same type of disruptive neighbor noise and received no effective, reasonable, or acceptable response or action from the apartment manager, whom I always liked. This treatment, however, is just plain poor business. Had it been handled and stopped four months ago, I wouldn't be writing this complaint. Alas, it was not to be... I would like to see him utilize some specialized equipment to monitor my noise complaint because it is so aggravating and causes me extreme loss of sleep and enjoyment of my most expensive one-bedroom apartment. Who knows, he might learn a good way to help other tenants here who may also be suffering from the same unrelenting neighbor noise today or in the future... read more

High end apartments. Lived here for a year; the location is decent, on Ventura in Studio City off of Vineland. The apartments are pricey, but nice. They also have a penthouse floor, which can only be accessed by a key, or through a callbox in the elevator, which was an added perk for us. The staff is courteous and friendly, and the best part, is there's a doorman/staff person in the lobby 24/7. This means the building will sign for and lock up any packages that come for you when you're not at home. No more heading to the post office or dealing with the delivery slips they leave you. read more

I have lived here almost 3 years and I absolutely love it. The management staff is top of the line, super friendly and always willing to help you with anything you need. The building is extremely well maintained. They are always updating, painting, gardening. Since I have lived here I have received a new microwave and a new washer and dryer not because they are broken but they wanted to upgrade. Everyone I have met as far as neighbors are super sweet and kind. I love the fact that they do not allow dogs which makes this building nice and quiet.. In order to get acquainted with neighbors they throw special gatherings during the holidays and throughout the year. If I had it my way I would live here forever. read more

The reason I rented this place was Denise Tillery who is great; however, I haven't even moved in yet just sent beds and couches and am already going to be forced to legally file a complaint to break my lease due to abusive, ignorant and rude behavior of Antonio which you can read about from other reviews as well. Despite the fact I have paid for both the month of March and April he refuses to release or send the keys to me which is literally the definition of constructive eviction under the California law and completely illegal. And keeps asking me when i will be moving in physically despite the fact I live in Florida. I am filing a complaint with the BBC, cosumer complaints, the attorney general and filing a legal suit in court for refusing to release the keys for a property I have legally rented despite allowing both Wayfair and other companies delivering my bed to it. The place is nice but nothing is worth dealing with this crazy person. He interrupts you talks over you refuses to listen and when you try and explain nicely he gets upset you get frustrated and he likes to hear himself talk. NEVER EVER RENT FROM HERE. I wasn't going to originally because of all the horrible reviews regarding Antonio a guy who basically married the family who owns this and is insecure about not having a real job. I only rented for Denise. I will also be forced to call the police now for now he is committing a crime by not allowing me to move into my own place or send me the keys. The bad news for him is i am an attorney with cashier's checks the have been cashed and prove that i am legally in compliance with my rent and he is actually in violation of his own lease. read more

I have lived here a long time and I like it. It is a bit pricey. I enjoy the built in W/D and fireplaces in the units. They have a workout room, jacuzzi, pool and small business area with computers (no printer - they used to have and I wish they would replace it). It is a quiet building, with security guards and security cameras and doors so that is nice. It is very pretty in and out with no bug issues (I hate bugs! so this is major for me) The complaints about the peeling paint and general dirtiness in the stairwells has been true from time to time, but they eventually do clean and paint. We have had water run off issues in those areas, so it took a while to repair. The general upkeep is good overall. Everyone has always been very nice and friendly to me and all repair/maintenance issues are immediately addressed. You can hear people walking above, but that does not bother me. On the whole, if you don't mind paying a bit more, it is a great place to live. read more

I stayed here in one of their corporate apartments and the building staff is courteous and attentive. It seemed straight-forward to live here although I don't think the building condition justifies what they charge (modern condo prices in 1970s apartment building). There was one major issue for me. If someone lives above you, you will hear their every waking moment of the day. Thanks to the tenants loud footsteps above me, I knew when they woke up, when they went to work, when then got home, and when they went to bed. I had to adjust my home life to theirs if I wanted a good night sleep. Thankfully I was only a short-term resident as I would have been in a breaking lease situation over the noise from the neighbor above. I lived in L'Estancia for two years and I'd highly recommend it to anyone! The building and apartments are beautiful inside, always clean and continually updated. Management, staff & security are all extremely friendly and helpful. The few times I had to put in a maintenance request, the problem was addressed immediately. Overall, if you're looking for a quiet, safe and great located apartment... L'Estancia is the way to go! read more
