THIEVES LIVE IN THIS BUILDING! I had an amazing review years ago but since then i have had multiple packages stolen right from the mail room because delivery just leaves the boxes out open and the people in the office never tell them or put up signs to place them in lockers. We lived at IMT 5700 for 4 years and finally moved out. Here's a final review for this place where we called home for the past few years. My review from 2021 still stands true and I wanted to highlight some of the pros/cons: Pros - Willard and Robert, the maintenance team, are incredible. Requests/fixes are often taken care same day or next day. Things rarely broke. - Every year, all the apartments go through fire alarm/smoke detector/air filter checks. I felt really safe. - The computer room and free b/w printer came in clutch so many times. - Gym has all the basics and it was never full (except for lunch time) - Amenities such as the pool are always kept clean and leaf free even in the middle of winter - 405/101 freeways are just a short distance away - Walking distance to Target, FedEx, BevMo, PetCo, some food trucks in the evening. The neighborhood in the back is lovely for taking quiet walks. - 5-10 minute driving distance to 99 Ranch, Costco, Ralph's, downtown Sherman Oaks - Excellent in-unit washer/dryer & strong shower pressure - Insulation was great, we rarely turned on the heater or AC Cons: - Walls are thin, you can hear upstairs neighbors walking, and can hear next door neighbors music and talking. Try to get a unit that has as little neighbors as possible. We ultimately moved because the sounds of the upstairs child running around and the parents constantly fighting and screaming was getting absolutely unbearable. Reporting it to the office just made the parents scream at the kid even harder so I gave up... - Lot of water heater issues I guess? They often shut off the water for hours at a time. - Fire alarms go off at random times, often in the middle of the night. Maybe only one time there something that actually happened. - If you are elevator dependent, one of the 2 elevators is often down. - Lots of random little monthly/water/trash fees that IMT puts on residents making your monthly rent higher than it actually should be. Anyways, overall we enjoyed the time we were here and were pleased by the overall IMT experience but it was time to go. read more

Updated: One of the few real reviews: If I was IMT I would be embarrassed, the quality here is genuinely pathetic. I gave it so much time to improve and shockingly it got worse. Weekly elevator malfunctions is due to low quality parts and the cheapest labor possible. There is no one to blame besides IMT for this. Today was the last straw, coming home to find that the water is shut off for the same reason, cheapest parts and labor possible. Should be illegal for them to call this a luxury building. I moved in 3 months ago and they still haven't replaced my window. If they had ANY quality control AT ALL this window would have been replaced BEFORE I moved in. Which is it IMT, incompetent staff or no quality control? Original review: Waited at least a month to write this, but unfortunately it's necessary. To start, this is not a "luxury apartment complex", not even close. It's a lower to middle level barebones apartment complex in a questionable area. I will list the issues so far and hopefully update when / if things ever get better: NOT SMOKE FREE. The apartment often smells like cigarettes and due to the low quality air system this somehow makes my bathrooms smell like cigarettes. Embarrassing paint work and zero quality control. See photos of the white paint puddles and splatters all over the apartment. Windows are disgusting, covered in dirt and even dust from the fires that happened many months ago. They didn't clean them and are ignoring emails about cleaning them (see photo). Paper thin walls. Surprising how much I can hear my neighbors. Appliances are low quality, the washing machine makes a very loud grinding noise whenever in use and maintenance couldn't fix it. Refrigerator had a crack in the shelf and the seal on the freezer is so weak that occasionally I'll find it slightly ajar while no one has been near it. Air conditioning is very weak, Nest is great but unfortunately their system takes forever to impact temperature in the master bedroom. Inconsistent water heat, some days it takes 5+ minutes to get hot water, other days it'll get how after a couple minutes. Either way in "luxury" buildings I've been in before this is never the case. Tandem parking. Over the past month we've had the fire alarms go off twice in the middle of the night, an entire day without water, elevators break down (weekly), and the garage door (still open) has been open for most of the month. If you care about looks, this has zero decoration, dimly lit white hallways that resemble an old hospital. Hopefully things get better because at the moment this is an overpriced low / middle level apartment complex with very little quality control. Previously gave a star for fast internet and nice leasing staff but after realizing they didn't do their job regarding inspecting the unit it would be inappropriate to compliment. read more

He showed us all the amenities and walked us through the building and everything was very clean and up to date! (Same with the apartment itself.) The building is great and new and the maintenance and cleaning staff work really hard to keep it all in tip top shape. During my 3.5 years every appliance was new, always immediately serviced if there was an issue, and the service team is friendly and considerate. It's a dog friendly building, so if that's not your jam, then you might want to rethink them. If you do like dogs, you'll feel right at home. The gym is new and always sparkling clean. The mail lockers are safe. Online payment is easy and efficient. Apartments are always well insulated and quiet. No wall noise from neighbors. Special thanks to Willard, Robert and Brenda who are outstanding reps. If I had one complaint, its just about the traffic snarl near the building. But if you are used to Sherman Oaks / Van Nuys / Burbank Blvd area, this is just typical. Convenient Target location, walking distance as well as FedEx, CVS, Petco, Bevmo. We love everything about IMT 5700. The building is impeccably maintained and has great amenities. You can't beat the views and location. However what really sets IMT 5700 apart is the staff. Mimi first showed us the property and helped submit our application. She was very thorough in explaining the process and making sure everything was in order and got us approved in 24 hours. Mimi is a bundle a sunshine always smiling and upbeat. Mimi was the reason that we ultimately decided to move here. Isabel in the leasing office has been extremely helpful as well being always accessible and responsive. Isabel made sure that our unit was pristine and had a lovely welcome package of treats waiting for us in the apartment. I would say move here but every unit is rented! Weird. My husbands review is gone. We lived at IMT over 4 years ago and at first it was okay. The day they demanded we pick up our key, I was in Oxnard. I had to drop what I was doing and rush down there as they needed to hand over keys apparently asap. I get there, I state who I am and they confirm unit is good. All I needed to do was a walk through, did that. However the previous tenant was left all of their stuff in the apartment and it was filthy. You could imagine my shock but I let it slide. Did not argue. Then a plethora of issues occurred. Including them assigning us the wrong parking spots and giving us and someone else the same spots. That was a fun time. I would not recommend staying here. It's really odd my husband's reviews have vanished. read more

I've lived here for just under two years and the experience has been amazing. Brand new units (mine was never lived-in before!) with up to date kitchen & bathroom, security system in each unit, central air, and in-unit laundry. Keyless entry required for entry, individual units, elevators, and all amenities which makes me feel super safe! Maintenance is amazing & speedy. Mail room includes Amazon Locker-like situation, keeping your mail secure! Building amenities (when they're open -- some are currently closed or limited due to COVID-19) including a very modern gym, pool area, rooftop BBQ decks, business center, and more are incredible and I use them whenever I can. Very secure parking included for each unit. Building management have consistently been super friendly and accommodating, thank you IMT staff!!! read more

This place is ok, location isn't great. It's really fixed between a really really sketchy motel. My advice for anyone considering this apartment is to walk around the neighborhood before making a decision. Also if you own a pet, it's not the best. The area behind the apartment is filthy, dog poop is never picked up from other owners. The garage since we've moved in hasn't been fixed yet, we found a homeless man sleeping in our parking spot. I visited the apartment complex for a showing and Isaias from the leasing office gave me a very comprehensive tour of the premises. He was very patient with my questions and did an excellent job of inquiring about what my priorities were in my apt search. I wanted a lot of sunlight coming in however the apartment that was becoming available was on a lower floor. I left unsure but within 20 mins he gave me a call to let me know that an apartment was becoming available sooner and on a higher floor. That was incredibly great service and thoughtful of him to ensure that my priorities and needs are met. I have signed a lease thanks to Isaias and look forward to living here. read more

Moved in September 21. Let's start with the pros: New building: -all new appliances - Ashely and Hime are nice people - close to target Cons: everything else My brother and I were some of the first people to move in on the 5th floor. - since day one our apartment has smelled like sewage, a "normal" smell since the water appliances weren't being used ect.. almost half a year later my apartment still smells like s**t. The smell comes from the washer, the bedroom closets, the bathrooms, it's very pungent. Typically smells the most after being out all day and coming home. Nothing like coming home after a long day to smell your s****y apartment. Oh and maintenance is gone so they can't verify the smell. We are constantly burning incense + candles, have multiple wall plugins , have to leave the patio door open and run the a/c to dissipate the smell. Maintenance has smelled it before after at least 5 attempts and their solution was to tape a bag over the vent and add some air freshener to the a/c. A ridiculous bandaid to a deeper problem. It's embarrassing to have guests over and try to explain to them why my luxury apartment smells like skid row. I'm pretty sure my clothes are absorbing the smell and I have to wash them twice because my wash machine also smells. The building manager suggested a plug in. Oh geez why didn't I think of that ? Apparently it's only my apartment (lucky us). Maintenance is out of answers and so am I. - slowest elevators in the world, the main elevator goes out a lot. Making the back elevator even slower. - water can take along time to get hot. - garage door was broken for over a month. The gate has to be down to fix it so you either had to leave before 9 am or be trapped inside. Not to mention the security of the building is now compromised with it up 24/7. - people leave their trash in the hall instead of taking it down to the garbage. - not uncommon to see dog shit or piss in or by the elevators. (My brother stepped in it) Summary: if you like slow elevators, cold showers, the smell of sewage, dog crap on your shoes, and the perpetual feeling of being taken advantage every month it can all be yours for $3000 a month. read more

I've been here at IMT 5700 a couple of months now and I love it. It's a great, clean apartment building at a good location. I work from home so I spend a lot of time in the building and the surrounding area. The building is fairly new, about a year old at the time of this review. Very solid build, good quality appliances, good floor plan layout, very nice pool and other amenities, I like the safe, underground garage for assigned parking, however, I do wish there was a few extra spots for guest parking, I know it's L.A. and extra parking is always hard to find. From the beginning the staff have been amazing, Ashley D. made the process of moving in so easy and quick, along with the other staff, including maintenance, everyone's been welcoming and very quick to solve any problem, I can't say that about other communities I've lived at. The location is awesome, I can walk to LA Fitness, Target is across the street, and Costco is a couple blocks away. Downtown Sherman Oaks is super close, there's a lot of chill bars and restaurants in the area. 405 and the 101 are very close. It is an apartment building so you do occasionally hear some noise (neighbors or loud cars passing by) every now and then, but then again I've never been at an apt. where its always quiet, and if you're on one of the top floors i'm sure you won't hear much. There's rooftop entertainment spot with BBQ grills, and beautiful views of the valley. I've had nothing but good vibes from the staff and neighbors. Management and Maintenance are excellent, Amenities are great, Layout and building is great, Location is perfect for my needs. I am very satisfied with this apartment, my roommate and I did a lot of research before moving and I'm really happy we chose this place. Based on my own experience, I highly recommend IMT 5700. read more

I honestly am still getting a adjusted to my new home here at imt5700. It's not exactly what I expected be but, I'm making it work. I have my younger brother living with me so the no fob policy for children under 18 is making my life HELL. Not to mention the constant elevator breakdown but, I honestly don't know what I'd do here without Kevin in the leasing office, wilard and Robert the maintenance staff. They are extremely pleasant, very attentive and friendly. as well as the properties housekeepers whim are also really just so pleasant. whenever I have a problem Kevin gets on it right away and Willard or Robert follow up with correcting it and always make sure I'm satisfied with what's in their control. I'm very big tenant care and I feel very cared for by those particular staff members. so as long as they're here I believe I'll be just fine getting adjusted. read more

The incredible Shadae helped me and my roommates throughout the entire process. From taking our first tour to signing the lease and moving in, she is extremely accommodating and professional. Everyone in the office is super nice and helpful as well, which is why we felt so comfortable from the get-go! Our apartment could not be better. We have a courtyard facing unit so it is quiet throughout all hours of the day. Spacious bedrooms, closets, and bathrooms. The amenities (beautiful pool, fitness center, rec room, mail area) are fantastic too! Maintenance is also super nice and quick to answer any requests! Have I mentioned how NICE everyone is here? The facilities in the apartment are great. We had a problem with one of the pipes leaking a bit and the maintenance team was quick to respond and fix it. Worst apartment ever. They will keep your security deposit. The gate will always be broken. The elevators are slow. They have a vermin problem with silverfish in the apartments. The infrastructure of the apartments are terrible and you will be able to hear any and everything throughout the day and night if possible. The worst complex if you work late or have kids because of the inane quiet hours. Additionally don't expect to get your security deposit back ever on top of that expect to get random additional charges once you move out for no reason. I was someone who moved out once the lease was up due to how horrible the building was and got charged for all types of things that didn't make since like carpet and paint repairs that didn't need repairing. Think again if you want to live here. Last but not least you won't even find a majority of their bad reviews because they pay yelp to delete them so good luck!! Definitely the worst apartment ever and they show NO signs of integrity as a business. read more

Forget using any amenities because they're always broken and don't expect any staff to help you, they are as rude as I've seen. They'll just say "yeah, go tell the office". I recently just moved into IMT 5700 and I could not be more excited and happy. Ashley was the one who helped me at every step of the process. After filling out an interest card, she followed up right away. At the time, I was not ready to tour so I asked if she could circle back, which she did. No doubt that she made the whole ordeal of moving and looking worthwhile. She was professional, extremely helpful, and always followed through. For the million of questions I had, she always had an answer. I have moved a handful of times in the last few years and this was by far the smoothest transition. We just moved out yesterday and we had a great experience in the year we lived here. The maintenance, cleaning and front office staff are some of the nicest people you'll meet. Ashley and Hime were especially great. Maintenance was always able to fix any issue we had same day or next day. Noise can be an issue on rare occasions but nothing major. The location is fantastic with Target across the street and Costco right down the street. There's also a quiet neighborhood behind the complex where we walked our dogs. Security was very good here with cameras nearly everywhere and key fobs needed to access everywhere in the complex. The elevators are a little slow and you need your key fob to access the lower garage, and every floor except the first, which got annoying sometimes. There's also only 2 elevators serving the complex so sometimes taking the stairs is much faster. Also, some people do drive a little crazy in the parking garage. Overall, this was a great place to live and we'll really miss it. read more
