Absolutely the worst place I have ever lived and here are the reason. 1. The property NEVER clean up the ice and snow. I slid on ice on the sidewalk and broke my pelvis in three places. When I came back from the hospital, I was crudely refused to get help getting back to my apartment because of liability issues. 2. One day the shower ceiling blew through, all the water from upstairs flooded the entire apartment. The property used big blowers to dry out the place for days and I was the one that takes the bill. Thankfully I was not right underneath the ceiling in the shower to get killed! 3. The property refused to take the energy bill AFTER my last day at the apartment. They argue that I didn't change my name out therefore I had to pay for it - bluntly robberies! So for your physical and mental health, please AVOID this place. Or you will end up like how I was, spent hours on the phone arguing with them about who is paying their bills and worse off, broken hips that will haunt me for life time! read more

I lived here of a year and half and while it started out fine, there were some things at the end that made me not like Horizons, and thusly move out. I rented my apartment sight unseen, they do have a fantastic website, and was not disappointed. In fact, I was very happy with my location. I was literally ten feet from the entrance to one of the pools. This was great during the summer months when the pool IS open (May to September?). I could go get whatever I needed, or even make snacks to bring out to groups. The maintenance staff was highly-responsive for the two problems I did have. And in a situation where they couldn't fix it immediately, they offered to pay for a hotel room for me. The only caveat emptor I have is the rental price. As I moved from the Bay Area, the rent seemed (and was) very inexpensive, especially for what I got. The problem was, as my leases expired (I signed three) they rents went up exorbitantly. What started as an $895 a month rent ballooned up to $1400 a month. Their explanation "That's what the market is." Well, I wasn't in to that market, and the extra $500 wasn't worth it. So I moved half a mile away to a place for $650. It might be good with roommates, or college students staying a year. A friend of mine rented the 3-BR unit, and they were only paying $1800 a month. Sometimes you have to resign yourself to the fact that you get what you pay for. But then the Horizons adds on so many fees that you realize you should have picked somewhere else. I was double charged for the first months utilities, as if XCEL and their utility service don't talk to each other. When you first move in, take any proof of the new utility bill to the maintenance office ASAP. Also, while you are there, remind them of the two-three maintenance issues that you will probably have when you move in. I am currently averaging 5 weeks on each maintenance request. However, this last time they replaced the broken appliance with. . . a broken appliance. Also, during the installation the dragged it down the hallway. I'm a landlord in another state and can't believe how slow the response of the maintenance team is. I would fire my property manager if they took this long. While I was dealing with the SNAFU of broken appliances I was told I still needed to pay the utilities in full (still being double billed) because I was still using them, even though they were already a month behind on maintenance requests that were causing the utilities to go up. And yes, they are 2/2 on not doing the repair right the first time. read more

We lived at Horizons for nearly 4 years. When we moved in, the monthly rent was the going rate for the apartment size and amenities. Each year, the rent would go up substantially and in some cases a 20% increase over the previous year. This increase only applied to existing renters. If we had been new renters or if we moved out of our unit and then moved back in to the same unit a week later, our rent would be 20% less. There seemed to be a penalty for staying there. It was frustrating because the management would not acknowledge this even though the rent displayed for our unit was posted on the world wide web, but the amount tlisted in our lease renewal was 20% more per month. They would not negotiate either. Needless to say, the inequity was frustrating and diminished our level of trust with the Horizons' management. All that said, the amenities were great, The apartments have nice floor plans and the grounds are well maintained with plenty of walking trails. The pool/hot tub and work out facilities were our favorite amenities and we used them often. The people that work there are friendly and we were always well treated by them. My sense is that the management company is not well run and doesn't TRAIN their employees well. Even though everyone was always very nice and accommodating, sometimes people didn't know what was going on, who to contact for what or know how to work/fix things. The instances where we did deal with an individual that worked directly for the management company, they were disingenuous and had a "screw you" attitude. This may be where many of the problems come from: poor management. I have read that many people didn't receive their deposits back. That was not the case with us. We received our full deposit back within 4 days of moving. We left the apartment clean and filled all of the nail holes in the walls so re-painting would be easy. All in all, if we had to do it again, we'd stay a year...maybe two...but four was too long. read more

It is more like three and a half. We've lived here going on close to 4 years now and we really do enjoy living here. every Sunday they have a continental breakfast and because they can't seem to maintain staff in the community center there is no consistency they used to provide hot chocolate in a variety of hot teas those are no longer present at the breakfast or any time not to mention the breakfast can be pretty sparse and appears that a teenager has picked out the food - like I said no consistency. I have heard other people complain that their cars were broken into and items stolen while parked in the apt complex and when the main office is called to be notified the response is pretty much, too bad for you. Some compassion to go a long way here. Some people have complained that the garages flood I have not had this problem. Maintenance team is awesome and they've always been able to fix whatever is broken or needs repair very quickly. We're considering looking for a house to rent the spring as what we pay for rent is pretty high we could probably rent a very nice home or purchase one. Overall this is not a bad place to live but it's definitely not meant for a long term living arrangement read more

My wife and I have been in horizons for a year an a half, and like it a lot. Cons: The only serious one for us is, as others have said, parking, especially for guests. That said, our guests have always found a place to park (though we haven't thrown any parties). Rents are higher than some, but I think you get what you pay for: Pros: Much better architecture than other apartment complexes in the area: high ceilings, alcoves, rounded corners, nice layout, full-size washer and dryer, walk-in closets off both bedrooms - little things that add up. Terrifically responsive maintenance people (when was the last time you heard THAT about an apartment management company?!) - friendly, competent, prompt. Free Wednesday night movies (though many I wouldn't have chosen to go see - dumb grade B comedies/family stuff - others have been great (Avatar, Harry Potter, ...) with free popcorn, snacks, etc. Great free health club - exercise machines, racquetball courts, basketball, plus pool and tennis courts. Attached garage - small, but very handy in wet weather (not all apartments have this) And our apartment has terrific views of the mountains (not all do) and a nice deck on which to eat (I think all have that) and enjoy them! So by all means check around, but pay attention to the details. I wouldn't be surprised if you end up here. read more

I am just now getting to write this review because i thought i already had. My husband and I lived there for one whole year in 2013. A friend of ours moved there from Florida and highly recommended this place to us. We fell in love right away and began the process. Quick shout out to Jeremy who took care of us throughout the entire process. The entire staff was sweet and nice. I honestly could not find one negative thing to say about ANY of them. We chose a 1 bedroom loft style. We didn't get to see it beforehand but with the pictures he provided and information we knew thats what would have been the best for us. Price was definitely reasonable. For everything we had only $1400. Thats NOTHING compared to most other places. We moved from there to California, but i'll get back to that later. We were provided with a semi walk in closet, balcony, fireplace which was used QUITE often, attached garage, etc. Also we were allowed both our dogs, not many places do that for cheap. The amenities were fantastic. Always clean, LOTS of options to choose from so there was never a machine being used, and that VIEW, holy cow that view. Breathtaking. Once again the staff was awesome. Anytime i received packages they were kind enough to phone us and let us know or leave us a slip. Never have I ever had an experience with them where they lost or stolen a package, I've lived in several places in different states and its a consistent mess, let me tell you, i'm fighting that issue with our current place in California right now, and they don't even TELL you if you have a package, so yea. Maintenance always arrived with a reasonable time to fix any issues we had, the ONLY time that took them a long time was when our entire neighborhood got slammed with that horrible rain/flood. Everyone was effected, but they at least worked with all of us. Location was perfect. We had the mall LITERALLY right behind us. When i used to work there i'd just walk down and its right there. No need for a car. We had plenty of things around us as well. I understand the parking situation such as limitation to if you have guests, sometimes there is no place for them to park. Honestly, if parking is that such an issue you should take that into consideration at the BEGINNING before you put down for a place to rent. We had the option to choose an attached or non attached garage, parking spot, etc. And if we had guests we just had them park in our driveway. When our neighbors had family over we allowed them to use ours since we never had visitors. The neighborhood was pleasant and quiet. During the winter, the streets were always shoveled before we were even awake. Neighbors were such a pleasure to have around. The guys next to us threw parties every so often but we barely heard them because the structure was built to sound out noise. Plus side we had no neighbors above us or below us, only share walls because the way the buildings were built are perfect. I always felt safe there, security was always driving around, i think the only incident was a bunch of bratty children threw eggs at our car, because kids will be kids. Thats pretty darn good consider we get robbed here, held at gunpoint, mugged, etc, and we live in a VERY "safe" part of Cali. Let me share also the fact when my inlaws came in to visit and got lost one of their awesome maintenance crews asked them our exact apartment # and led them to exactly where we were and made sure all of us were good with everything. You won't find that kindness in most places. Lastly the pricing again. As i stated we payed $1400, for a 1 bedroom loft including price for our 2 little dogs and an attached garage. Here in California we are paying MORE than $3200 for a 2-2 "luxury amenities" with is bs, you get jack squat and the rudest MGMT ever who steals your packages and allows internal theft and nightmares. If you want to pay $1400 here, you are in the scummiest part of the state. Its bad. So i don't understand everyones whining and crying about this place and what they have to pay. Yes, we did not get our security deposit back but that is because we left at a last minute move. So that deposit went to them having to send in a cleaning crew and repaint the walls back to the normal colors. Our security deposit here is a full months rent and they ALREADY told us we can't have it back, just because they feel like it. Honestly i am quite shocked at all the negative reviews by previous yelpers. I would move back in a HEARTBEAT if my husband could get relocated again. I loved this place and all 4 of us were deeply upset when we had to. I would give this place a chance if you could. Most people i'm seeing on here complain about the tiniest thing and make it a huge dramatic issue, such as the parking. HELLO, when they take you around thats a thing you can clearly notice right away. And complaints about pricing... wow, please all move to California or Florida and your complaints would quickly change after that. read more

WORST PLACE I HAVE EVER LIVED! The only "good thing" I can say about this place is the location. The positive things end there. I have yet to talk to someone face-to-face (including people that live there) are happy with the management. To say they screw people over is an understatement. WAY over priced! It took months and months for them to fix things that were simple. They LIED about "rent control" and that our rent would not change. It did. We were told we would hear, and I quote "about one airplane a day"-lets just say it is more about one every 15 minutes. The management...well, I am Shocked they are allowed to still be in businesses. They talked down to us-when I got ROBBED AND had my car broken into while on their property, they said it was "out of their hands". I have never felt so dis-respected that I did from the management. Parking is HORRIBLE! No places to park your car-plan on walking far to get to your apartment. No more needs to be said. We actually started calling the Horizons a "Cesspool" from all of the dog crap that was everywhere. They have dog spots-but very very rarely poop bags. The drainage is AWFUL-so plan on stepping on LOTS of wet dog poop. I would not live in the that place if someone paid me. Live ANYWHERE else! read more

I realize that Horizons at Rock Creek just changed hands and is now under new management. However, when it was Horizons, we lived there for just over a year. I have read some of the complaints about Horizons at Rock Creek, like they 'don't clean up ice and snow.' Horizons made it quite clear in their original lease and paperwork that they clean the streets and sidewalks, but it is up to tenants to clean their own driveways. The maintenance was responsive as maintenance can be. We had some small issues and they were fixed within a few days. By the way, we had to move to other accomodations because of the floods of 2013 affecting areas around where we lived. The Horizons place was reasonably cleaned, painted and prepped when we moved in and everything worked. The largest drawback to the property itself was that some of the foundations of the properties with garages underneath the units had subsided and the garages did not drain the water outward toward the street. So when it snowed, water pooled against the lower-level walls and wet the walls. Management knew about the issues and was in the process of re-building some of the garages to eliminate that problem. But, it was a good thing. The owners were investing in making sure that the properties were liveable and usable. The bad side: They raise the rent 15 to 20% every time you re-sign a lease with them. And, we have allergies in our family and every time someone moved out, they pull out the paint. It reeks of paint about 95% of the time there and caused our allergies to blow up. The good: They will allow you to exit your lease with no penalty if a health condition prevents you from staying in their apartments. We had some drastic health issues arise that caused us to not be able to use stairs and we had doctor's orders to move in to a one-level dwelling with no stairs. The Horizons management (then under Simpson Properties) allowed us out from under the lease requirements. If they were still under Simpson and we needed a place to live, I think that we would go back. Now they are under Bell Partners, who purchased the property in April of 2015. DO NOT LET THE AMENITIES FOOL YOU! I would not live here unless you absolutely have to. I would give them 0 stars if I could. I lived here for 4 years here are the highlights: 1. Bugs. Spiders. Mice. And more Spiders. Even in the second floor apartments 2. Mold behind my daughters toy box when we moved from one apartment to another. 3. Refused to replace my dryer even after they repaired it 7 or 8 times. It runs and runs and runs because the timer is broke until it burns out the coil. They will not address the timer, they just keep replacing the coil. 4. Raise the rent up to 4% annually, almost daring you to leave because they've got another person coming in right behind you. 5. The worst thing about this place is the management. The leasing staff and the group at residential services could care less. They recite the same tired line of "they have to treat everyone the same" anytime you ask them for the slightest bit of help or consideration. They are inflexible, inconsiderate and lack any sort of empathy. The new twist, right as I'm ready to move out, I find out they changed their notice to vacate rules from 30 to 60 days. So now they are charging me for 30 days additional rent at a the month to month rate of $2400! My mortgage payment will be less than that. They are the only game in town so they don't seem to care about making people happy or working with them. When you live here you're a number and sadly, there are enough people behind you where they will charge you as much as they can when you leave and roll the next person in behind you without missing a beat. Seriously though, don't move here unless you have no other choice. Check craigslist, there are occasionally homes for rent in the area, or if you can pull it off, go to the complexes on the other side of Coalton or North of 36. These guys are bad news. read more

My 1st year there starting this Saturday. We'll see... So far the amenities are very nice and easy to get too. Very convienant to food and shopping. Easy walking/bike trails. Negatives: Lots of random bugs from the lake that cling all over your windows/screen doors. Cannot open most of the time or your apt becomes a House of Bugs. They charged me freaking $1500 to replace the carpet for a small stain at my bedroom carpet. The reason they gave was "we will have to match the carper color. So, even if we have to change carpet in one room, we will charge you for the entire carpet replacement." I bet they would have changed it only at one room for the new tenant. If you put in a service request, they will show up after a month or so. If you live in a two bedroom apartment, any issues in your bedroom or bathroom is not considered as top priority as you have another bedroom and bathroom to use. I would recommend renting a condo or townhome nearby from a private landlord rather than Horizon or Amli. These places suck big time. You may get a good rent deal occasionally if you search online at their website. DO NOT FALL FOR IT. WARNING THE TICKETS THEY ISSUE FOR CARS IN YOUR DRIVEWAY ARE NOT REAL TICKETS - IT IS A SCAM I Spoke with the Boulder County Sheriff's Office in addition to the Town of Superior, both stated that they are "very aware" of both Verizon's as well as this company's claims to have authority to issue tickets. The County Sheriff's office believes that they may be performing this illegally, The County is investigating their claim to be authorized to write tickets, which only a bonded officer of the County of Boulder can do. This would be the case if this is not allowed by our lease, which is that case. Albeit, If the Lease we signed said that a nuisance vehicle can be "fined" then that is different issue and they may be allowed however your vehicle is not a nuisance. In addition I could only find that the lease states towed not fined, that I can see. This is another point that the Sherriff's office brought up with me. Since this Should/Would allow the residents to present the Community with a lawsuit, there again the County is investigating these actions as a possible illegal act in regards to the boulder housing code of ethics, contracts and laws. The Sherriff's office feels that this company is a scam and that this company is implying that people need to pay the tickets since they are authorized by the County. They have zero authority and as stated they have received "lots" of complaints from both within the community as well as from the County regulatory offices. Please just call a lawyer after reading the lease. IN ADDITION MOST TICKETS ARE ISSUED TO MINORITIES!! MOVE OUT NOW. read more

The Horizons Review: Pros: (1) Nice Central location between Boulder and Denver (2 )Proximity to excellent gym: Lakeshore Athletic Club (3 )Walking distance to awesome mall: Flatiron Crossing (4 )Relatively new nice looking apartments (5) Several nice amenities at community center: basic gym, piano, pool table, business center, and even tanning (if you are into that kind of thing) Cons: (1) Terrible Parking situation. Parking is very limited especially for your guests. Both myself and friends have received $30 (ouch) parking tickets in areas not clearly posted via sign (in the same immediate area). An itty bitty sign at the entrance states 'no curbside parking' is suppose to regulate the entire parking situation at Horizons (probably causing an unsafe situation if you stop your car to read the sign). So, you find a space that looks trouble free, park there, and within minutes (they apparently work closely with the Police department) have a cop writing up the ticket. It has to be a major money making operation. When I went to fight the ticket in court, 6 other people were there the same day to defend against their parking tickets. The courts offered a fine reduction of $10 to plead no contest. Overall, it leaves me unhappy with parking for myself, friends and family (asking friends to park several blocks away on a super cold blizzard like day doesn't win you points). You would think the apartment management could perhaps spray paint 'no parking' on the curbs or do something better than the system in place. I wish they had better planned for guest parking. (2) Garbage Can Fines. The apartment recently moved over to a 'valet' garbage system. Nice in theory, a garbage man will drop by most evenings to pick up trash you leave in a small garbage can left outside, but the apartment management is very adamant about having the small garbage can out during certain times and will threaten you with fines if you don't have the trash can back in your apartment within a certain hour. Yikes, one more thing to worry about. Thankfully, I haven't had to pay into this scheme yet. (3) Won't finish the road to the mall (check out picture). Not sure if this is a city issue or an apartment issue (maybe both), but there is an ever so close road connection to the mall that's been road blocked for as long as I can remember. As a result, you have to take a much longer detour to get to the mall (for those who live in Watter's Edge). Why can't they take a day out and finish the road? It would be so nice during the winter months. (4) The heated pools tend to go down. I've seen this for both the hot tub at the community center and the hot tubs at the outdoor pools (open during the summer time). Not so much a big deal than other issues. (5) As mentioned from other reviews-Pricey. In conclusion, Horizons has a few nice amenities that are heavily outweighed by lack of parking, a Police regime on constant patrol for forced fund raising, trash can fine pressures, a road block to the mall that mocks you, and a price tag that makes you wonder if there is better out there. Horizons At Rock Creek - So Close Yet So Far Away... - Apartments Near Me - Superior, Colorado

My family and I are moving out after 2 years in the complex. Overall we enjoyed our experience here. We liked the pools, easy convenience to stores, malls and a big beautiful park. The school Horizon's is zoned to is excellent, we love Monarch K-8 and the bus comes right into the complex. The residential service center is so sweet, they always have a treat ready for the kids when they get off the bus! Our apartment/town home is nice, kinda small yet the bedrooms are spacious just the living area we out grew. The trash service is an extra $25.00 a month and a lot of people complain about that, but we really appreciate that service and it's worth it for us. Especially with a baby in diapers, it's very convenient to set out the trash every evening. Our main complaints would be the dog poop is awful! Not necessary the complex's fault more the fault of rude pet owners but maintenance should be helping to clean up this problem. There have been the same dog poop piles around my unit for a while now which shows maintenance is not maintaining the grounds. Maybe the complex should make pet owners sign something when they move in, it's really terrible. Especially when it snows! There is NO parking! We made the mistake of getting a single car garage and I wish we had done a double garage for the extra parking spot! The last complaint would be that the concierge in the community center are very rude, particularly with children. They do not practice good customer service and make you feel very uncomfortable if you do in fact decide to use the community center for what it is used for..meeting with friends in your community. They need to work on their customer service skills and treat residents who pay a lot of money to live her with better respect, even the children. They are here to cater to us, yet they act like we are to cater to them and they have rules for everything! I think they make the rules up as they go along though. It's really uncomfortable to sit in the beautiful community center and meet with other residents because they are constantly on your case about what is and isn't allowed! Ex: One time we sang happy birthday and the concierge came up and said to keep it down and she "couldn't hear herself think!" Another time she confiscated unopened bottles of wine we set down for 2 minutes..we are adults well over the age of 21..another time we could hear the concierge gossip negatively about us because we were doing a contained, well organized craft with our children that we cleaned up our selves and another example would be the concierge refused to help me with the vacuum when I volunteered to clean up after we had gathered..(Which we are not required to do) I was juggling my 1 year old and the vacuum and my baby was falling and the concierge refused to help and actually stood and supervised my vacuuming!! Those are just a few examples, there are many more... we are respectful, responsible adults who are residents paying a lot of money to use that facility and yet they are very rude and need to work on their customer service! We are moving to a house in Superior that is in a family friendly neighborhood, has beautiful views of the mountains, is much bigger and is very nice and well maintained and we will actually be paying less especially than at Horizon's, after factoring in the trash and water which we do not have to pay in our house. Over all this place is fine temporarily, after 2 years I am definitely ready to get out of here though. read more

We lived here for about a year from late May 2013 through 2014. We moved from out of state and didn't know the area. The reason we moved out was because we purchased a home. The Good: * The location is great. It's close to open space trails, Superior, Louisville, Lafayette and Boulder. Having the mall close by is nice if you're looking for convenience and familiarity, which at the time we moved here we were. If you have kids, the school system is top notch. * The amenities are plentiful including the rec center and the pools. We used the pools a few times and the rec center once or twice; not as often as we would have thought. * The apartment itself was nice. We had a 1 bedroom with loft and an attached garage. The appliances and finishes were all pretty basic but got the job done. There was plenty of storage. * The scenery and the views are great. The Bad: * Maintenance was sometimes slow to fix issues. For example, our washer knob broke a few months in to no fault of ours and it was never repaired by the time we left. We kept hearing that it was a new machine and they were filing a warranty claim. Not really the end of the world but a bit frustrating. In another instance, our dishwasher leaked and they came over to fix it that afternoon (the cynic in my believes it's because the water could potentially damage their property versus the washer knob is just an inconvenience). * Parking. We had a one car garage and then room in the driveway for another car, which worked out for the two of us. However, guest parking was minimal or they'd have to park near the clubhouse. Towards the end of our lease, they began a large renovation project on one of the nearby buildings. A large chunk of parking was used up by dumpsters and building materials and occasionally construction workers would park in the available spots even though they were supposedly forbidden from doing so. Consider this anecdotal evidence but I noticed a lot of people using their garages for storage rather than for parking. * Some of the monthly fees felt like nickle and dime like the fee for valet trash and the fact that you have to use their utility payment system, AUM, which charges a convenience fee to pay for trash and water. To those complaining about the Town of Superior fee, well, that's with the Town of Superior. We looked at houses in Superior and a lot of the Rock Creek area was subject to them via the HOA. Either way, definitely read the fine print of the lease as it's all there so you can get a better picture of what you'll be paying other than just the rent. The Neutral: * I could be part of the problem but my expectations on apartment managers and personnel isn't very high. Typically my encounters with the staff here, such as when retrieving packages and when signing the lease, were pleasant but occasionally they were less than pleasant. I just chalked it up to people have bad days. Anytime I had interaction with maintenance, they were pleasant as well. * Price. You're really paying for the location and the amenities, whether you use them or not. You can find less expensive housing a little further away or if you looked on Craigslist or Rent.com. You could find less expensive housing that doesn't have the pools and rec center and just join a gym if that's your thing rather than paying it as part of your rent. You could probably rent a whole house for what they're charging for some of the larger units. But then again, you miss out on some of the conveniences of an apartment complex. * Rent increases. I get it, it's a business. Seeing as it's run by a large partnership, I'm sure they've run the numbers but it seems like they would be better off trying to keep current tenants but maybe not. We moved because we were buying a house but the rent increase certainly helped with that decision. A few FYIs: * It seems like a lot of residents were put up here in part by their employers. If you're looking to move here, see if they offer a discount based on the company you work for. * The complex is massive. As such, it seems like something was always under renovation for various reasons. Be prepared for some of those inconveniences. It might be worth asking, if they'll tell you, what's being worked on next so you don't have a construction zone next to your bedroom. * We were returned our full deposit but they do take out your last month's utilities. We did a fairly good job of cleaning: vacuumed, swept and mopped the floors, replaced the stove burner grates, cleaned and disinfected the hard surfaces, dusted, swept the garage, etc. We basically cleaned it to the point that we'd want it if we were to move in the next day. Also, the paint on the walls is pretty cheap so it's susceptible to scuffs and chips. Ours were forgiven but watch when you're moving in or out or bringing bulky items in during residency. * Document everything and read the fine print. read more

I all, I will continue to update this review as we go to give the most accurate review of this apartment complex since many are very negative and I want to ensure this place gets a fair review. This review will cover from when I moved in until today. The scenery is amazing. The place is well maintained on the outside. It gets pretty difficult to look at the surroundings and think that they aren't maintaining it all. Amenities: I go to the gym frequently, and I hit to pool once. I didn't like that the deepest part of the pools is 5ft, but for any deeper they would need a lifeguard so it is understandable why they're so shallow. No diving allowed obviously. The gym is awesome. I don't think you'll find an apartment with a better gym. It is giant. They also have personal trainers hanging around so I signed up for Mauy Tai classes with Paul. He is also great. I am thankful that the Horizons are so welcoming of his services there. Apartment: Very nice apartment. Nice bedrooms. Some nicks and dings on the counter-tops but nothing to be very concerned over. So far it is everything we would ask for an apartment. Customer Service: We've been helped by Jeremy, and he has been more than helpful. Super kind gentleman. If you go there, make sure you request his assistance. So why not 5 stars? The complex turned off the hot water without any notification to us so there was no hot water available. There was either maintenance or repair that needed to be done, either way... let us know. I spent 4 years here. 1st year great, now I can't wait to leave. The mgmt. is uncaring. Pond is full of scum and paddleboats are broken, Bathroom is broken for 4 months and they told me to use my other one b/c they don't have enough maintenance people. When you do something wrong they post a flyer on your garage for the whole complex to read. The cupboards have different colors on them which looks very tacky. Cheap countertops. very expensive place for what you get. Windows facing west get charged a premium but the blinds have to be closed b/c it gets so hot and the A/C isn't powerful enough to keep the place cool. Nobody gets their deposit back as far as I've seen b/c they make the cleaning move out so ridiculous (handwashing the blinds in your bathtub etc) that no one can accomplish it. read more

Worse management ever....don't even deserve single star....They don't fix the service requests soon and keep on say that no one is available (that kind of says how bad their apts are or how good the management is). I moved in recently and the bathrooms are so bad that they have soap residues all over..also I don't even feel like they painted the apt(part of sanitizing) before leasing to me, I can see push pin holes on all the walls....never ever recommend them to any....very very bad choice. read more

As many of the reviews on yelp and google have stated, the management at Horizons is among the worst I have ever experienced anywhere as far as any business is concerned. I will get into specifics, please read on if you are even potentially considering living here. As far as the actual units and living areas are concerned, the place is mediocre and nothing more. Do not let their website that seems to be advertising for a 5 star resort fool you. Essentially, the phrase lipstick on a pig has never been more accurate. Upon our arrival the dryer was not functional and it took about two weeks of hassling management to fix. If you don't have a car, the parking situation is pretty fantastic. Unfortunately, if you do have a car, don't bank on having anywhere to put it. To Horizon's credit, my unit did provide one covered carport. Typically, my girlfriend and I would play rock, scissor paper to see who got the privilege of squeezing their car into the absurdly small space, while the loser had to walk about a mile and half back to the apartment as there was seemingly no parking available within the same area code. Also, whereas the carport did its job from protecting my car from inclement weather, it seemed that we were intruding on an entire family of pigeons had been taking residence within parking structure. They voiced their dissatisfaction with our intrusion by defecating all over my car. On the upside, I have always lived with 2 or 3 other roomates, so I was pleasantly surprised by the company my girlfriend and I enjoyed upon move in. As it turned out, we were sharing our apartment with what seemed to be an entire colony of spiders, beetles, earwigs and other jovial night crawlers. I know insects are a problem everywhere, but I am not talking about a few spiders crawling around here and there on our bed. Our apartment resembled the insect equivalent of Penn Station. Finally, and most importantly was the way we were treated. From our first visit to the bitter end it was a managerial disaster. In fact, I would never have bothered writing this glowing review if it weren't for the condescending manner in which our situation was handled. Without going into personal detail, for the first time in my renting history, I had to relocate after having moved in just one month prior. I am a man of my word, and I understand the implications of signed documents. However, they were completely rigid, unhelpful and unaccommodating throughout the entire process and seemed only interested that I pay through the nose and that they squeeze every dime possible from us. When I asked if I could speak to management, I was essentially told "no". Instead, I would ask a question and watch the powerless and seemingly disinterested pawn of an employee walk up the stairs mumble something to the "manager" and then return with one bit of bad news after another. Other reviews mention similar experiences. This clearly isn't an isolated incident. I am fine with having things not work out, but I am not fine with a cowardly manager who can't deal with problems personally. I am also not fine with a manager who hides behind the poor people working the front desk while they end up having to take all her trash for her. In the end, I feel like I need to explain why I moved in despite the overwhelmingly negative reviews. It all boiled down to what seemed to be a lower price point than the competition. First of all, I will save you the suspense by letting you know that after all the hidden fees that they charge are applied (read other reviews for a more in-depth explanation) it is actually just as expensive if not more. This has one of the worst people running the place. The place is okay, in terms of living. The location was great, it was next to the mall and work. Problem was, the weight room was always full, weights are everywhere, things don't get cleaned too often, and the treadmills were sweaty to say the least. I can live with all that, I was fine, I worked out there when I couldn't go to 24 hour fitness, I tried the hottub once, and that was okay. The Basketball court was always full, so I couldn't get a chance to play. Walking around the lake, you always of the dodge the geese crap. After all that, I was fine with it, I didn't mind paying extra as this was close to everything. What I did mind, was when I had to cut my lease short because we got a job elsewhere, I understand the two months notice, I understand after that a two month penalty (so we are talking 1250 * 4). That was fine, but what I didn't understand was it took hell and high water to get them to send me the statement. I had to harass them, and I barely got the statement last week. and we moved out in the beginning of Jun. The person helping us didn't respond to emails for days (weeks on some) about moving out (We started this moving out process in April - two months). They treat you pretty nice when they know you are going to pay them money, afterwards, they treat you like crap. Most people leave their garbage in the front of their apartment, so be ready to smell a lot of garbage. Also, you pay for your own recycle bags. Who has ever heard of having to pay for recycling! Also, realized that there are many hidden fees. For some reason, there were extra services attached to the garbage bill, the water bill had a constant charge bill of 20 bucks on it no matter what. Speaking on a non bias term about how they treated me, if I were to live here again, I would not. I would get a much cheaper place elsewhere as they always have construction going on, so you have to take round about ways on getting out of the complex. When I moved in, they said they were going to fix the round about in one week, it lasted 2 months. Trust me, this place lies. One other thing, When I moved, they opened my mail and then sent it to me. It was my last paycheck. I am filing a claim at the moment as this had private information on it. read more

We lived here for a year. We selected these apartments for several reasons. Pet friendly, personal garages and 3 BR apartments plus the gym and racquetball courts. Sadly they did not keep the locations for cleaning up after dogs filled with bags or and many people do not clean up leaving dog poo everywhere. We were told that the racquetball courts were going to be "fixed" - they are not great and there is an electrical issue. NEVER repaired, we never saw anyone even work on them. You can be assured your rent WILL go up, if you stay - you are penalized. We had several maintenance issues that needed follow-up... be prepared to fight for repairs and to follow up and keep following up otherwise you won't get them fixed. Our dishwasher went out in November - we were told they didn't have any and it would be ordered, it was NEVER replaced and we moved out in June! The hot water tank was not heating properly - their "fix" was to turn it up full blast, they never did follow up to replace, drain or repair in any way. Unless you can't get in anywhere else and really MUST have a 3 BR and/or attached garage - don't rent here!! read more

We lived there for a year and our biggest complaint was the parking. We were four people and four cars. We had a garage but then had to fight to find parking if we got home late. We would debate if we should go out because of parking. We lived in the Cross Creek section at the very bottom. Just be prepared for no parking if you move there. During move out, I was charged with the $70 for blinds replacements. When i asked the residential services, they were rude and showed me a pic of blinds with a slight twist in one of the pieces. It was horrible that they are charging a full new price for a old blinds with a very minor dent which was on a very rarely used window! They charged me another $65 that my apartment was smelly!! They charged me more for some carpet spots which were preexisting and i had clearly mentioned in my move-in form. When i went to residential services, there was no move-in form in my file. Maintenance and money mostly goes to common areas and things that make a good first impression. After 5 years in residence it has become very frustrating that repairs are done slowly if at all and don't get done or done right on the first call. Water leaks and appliance repairs can take months to get done right. Leaking gutters leave huge ice slicks on steps in the winter. I'm finding a different place when my lease is up. The location of this complex and the layout of the town-home we've lived in for just under a year are awesome! Parking: if you cannot comfortably park all of your vehicles (including those of any guests) in your garage or driveway......... forget about it. Parking's a nightmare! Unit: Layout is great. Appearance is just fine but since we moved in 9 months ago we have had major maintenance issues with almost every fixture in the unit, including: washing machine, microwave, kitchen sink, garbage disposal, shower, water heater, garage door, and fireplace. The complex is not new and we completely understand that maintenance issues occur everywhere, the only difference that most places actually work hard to fix the issues for their tenants. Many of the issues we've had have taken multiple visits from different maintenance workers, weeks to get resolved and countless complaints and phone calls from us. The maintenance team does shoddy work that is usually just a patch to the problem, not a real solution. There have been two instances where an issues was "fixed" only to reoccur less than three months later! To top it off their customer service at this complex has been horrific since day one when we toured the property. Wish we would have listened to our gut when they were rude from the beginning. If you are not ready to preform the necessary upkeep and maintenance required to live in your unit free of charge for the complex I advise you not to consider moving in here. read more

The worst rental experience of my life...filthy unreliable and misrepresented ....they have so many issues its hard to find a place to start...I was moved into a unit that had bedbugs! It took the management weeks to get back to me...they brought in "pest control" who sprayed my bed with chemicals... After weeks more of complaints... They brought in an expert who said the unit was so infested that the bugs had been there for a year prior to my move in.......there are so many more issues that it is not worth risking your personal belongings or your family... First, let me say that I like my apartment and think this is generally a decent place to live, but I have a huge issue with the maintenance staff. I live in this community and my washer has been broken for an extended period of time and it is not acceptable. I first reported it on 12/7/10. The maintenance man came on 12/8/10 and told me it was broke, he would order a new one and it would be here in a week. I called to inquire about the situation on 12/14/10 and was told that it would be in by the END of the week. It is now SATURDAY 12/18/10 and we still have no washer. My husband called this morning and was told that maintenance guys don't work on the weekend. The girl in the office then called the maintenance supervisor who said he never promised we would have the washer in a week. It appears I have imagined my conversations with the staff! I have already gone to the laundry mat once, and it looks like I'll be going again. So, I'm not getting my money's worth out of my rent (I pay for an apartment with a washer). I've also had to spend out of pocket money at the laundry mat. If this is what Simpson Property Group is all about, I can tell you that I will never live in another one of thier properties. This Place is run by a bunch of schmucks! they will do everything they can to screw you, and since they are a large, nationwide firm, they think they can get away with it. The resident services group is run by a bunch of women whose only answers to your questions will be, "that's what the computer says" or "its our policy to charge you 10% of your monthly rent per day that your rent is late" (i.e. if your rent is ten days late, your rent is now double for that month) or "i dont know." these women will be disrespectful to you, will lie to their superiors to cover their butts and will even lie in court to the judge! This is quite possibly the worst place that I have ever lived. From the atrocious parking situation to an over taxed less than responsive maintenance department this place in intolerable. My husband and I are living at Horizons at Rock Creek. pros: the locations is very convenient to the mountains, mall and roads. Cons: The parking is terrible. We have to park up on the hill and walk down the 2 story lawn. Always stepping in dog poo. Also the bird problem leaves the apartment complex unhealthy to live in. The maintenance department is less than helpful. The pool is usually taken over by teenagers and the buildings are not well taken care of. The management leaves you feeling with disappointment. We would never recommend a place where garbage is left in the garages with birds and rats find a home. read more

So the apartments were nice and the recreation center is good too. My issue with the place was the management and their customer service. Some of the rudest and unhelpful group of management that I have ever ran across. I lived there for six months and was planing in longer but was turned off by how the place was ran and the structure of the lease agreement is some what a predatory contract since there is no end and they can change their rates on you. The maintenance crew and the parking that is available is horrible. I also agree with what Cheri k said about they punish you if you live there for any length of time. They charge you a fortune at the beginning and at the end, they all of a sudden have these new charges that they want you to pay, which weren't even in the original lease. The place is constantly falling apart. The first year I lived there the pool was closed, the next opened heated, the third the pool was again closed to some pipes bursting. The hot tub was never available for long until that also broke down. For the price, I felt they nickled and dimed me to death. An elderly neighbor seriously injured herself after ice maintenance requests were repeatedly ignored. Do yourself a favor if you're considering Horizons and when they drive you around in the golf cart to show off the property, walk through a different area by yourself and see the general disrepair 1st hand. When you pay 1k a month for a 1br the least they can do is shovel the damn walks and make sure my plumbing works!!! read more
