    This motel used to be an eyesore here on 11Mile. It looks much better since the current owners took it over. The lobby looks updated and although it's small, it's cozy and inviting. The building and lot looks better and all of the doors are covered in this faux wood panel. They have plastic lawn chairs for guests. There was one food truck offering at the event. We thought about trying out a walking taco. The parking lot regularly features small concerts. We went with my parents to spend some time with them, along with a few of their friends. There was some bad called Reefer playing and it was free for guests of the hotel and to the public. The motel is very active and seems engaged in the downtown activities and does some good for the city for sure. The entire main parking lot was set up for the conference. I think it's a cool thing what the motel does for locals as well as guests.

    This previous seedy motel is now a cute trendy boutique motel. Upon arrival I was instantly drawn to the abstract wall mural. The center of the parking lot is a fun activity area including picnic tables, lawn chairs, hammocks, fire pit, and lawn games. It's a great place to read, play corn hole, or picnic. The receptionist was very helpful at checkin and recommended things to do in the area. Our first room was smokey, so they upgraded us to a room with a kitchen. I loved the quirky motif. The rooms were clean. The bed was comfortable. The housekeepers go the extra mile.

    My uncle once said "There are mess ups and there are f***ups".... And this hotel f***ed up big time! Long story short, they double booked our room and since there are no dead bolts (only an electric one that opens with a working key) the men started coming inside! Before I start my explanation, let me start with the good: -This hotel was a nice attempt to convert a motel into something more modern. The room still felt like a motel but the newer furniture was a nice touch -Staying at the hotel gives several perks at restaurants nearby like discounted meals. Ask the front desk for details -There are daily and nightly events like live bands and car shows. There are also yard games! -Walking distance from local bars and restaurants The Bad: -Toilet ring in toilet on entry -No full length mirror and the only mirror is in the bathroom (not ideal with 3 girls getting ready for a special event) -Lighting is not the best (especially for makeup) The f***up: We were a room of 3 girls, had just checked in and were sitting on the bed talking about "the new" sex trafficking operation where they give key cards to men to rooms with girls in them, so you can only imagine our surprise and fright when the door opens and 2 big men are on the other side. We all ran to the door, held it closed and asked what they wanted but the men weren't responding and kept trying to come in. After they kept trying to come in and THEM shouting this is our room, one finally left and said "be right back". One of us rushed to the phone and called the lobby. The guy at the desk said he accidentally assigned the key card to our room and told them a different room number... that didn't make sense because why would they even try to come in our room?!? For our scare, he apologized and offered to give us a hot dog. We didn't feel the hotel was taking the situation seriously enough because now we were scared for our safety at night knowing that anyone with a working card could come into the room. We also didn't have options for other hotels since it was Marathon and Sweetest Day Weekend. We decided to go down to the front desk to reexplain the seriousness of our experience. This time a lady was at the desk adamantly apologized. Her apology was sincere so that made us feel better, but best believe we took advantage of the free hot dog AND put a chair under our door lock every night!

    Updated bathroom clean and nice but the glass shelf tilts and everything falls in the sink.

    We enjoyed this hotel - clean, well appointed, fairly quiet and updated. Easy parking and breakfast is next door. This area has a lot of great places to explore. Convenient to the Detroit airport, car rentals, Detroit museums and restaurants. The town of Royal Oak is adorable and full of tree-lined residential roads and homes with character and verandas! Fun to take a walk or shop.

    I admit to being just slightly conflicted about writing this review for a few reasons. This old roadside motel is cute from outside, the vibe very colorful and charming from the street. The phone and text staff were professional and accommodating at every step. I was happy to have "contact-free check in" with an easy to use downloadable ap and room key on my phone. I was looking forward to my stay for a family event close by. That is all. The marketing promise is "trendy", "retro", which is arguable,, but the claim Is also "gorgeous, modern", which is absolutely false. The photo online is laughable. And the complaints in 4 year old reviews that managers claim will be rectified immediately? Still the same. I would like to believe that you cannot say you are a hip chic re do unless you actually accomplish a hip chic redo. This is still a pretty gross roadside hotel and the only updating is the contactless keyless entry via text and the very high rate. So, arrival. Then it all went hugely sideways. The room was very small, not a problem. But oh my god. Unhealthy, my husband describes it, "I couldn't shower there or even take my socks off." Luke warm water at best. We never had any hot water at arrival or the next day. See my photos if you can stand it. Filth behind toilet and shower curtain. Cracked tiles, gross grout, mold. The smell of mold. Filthy windows full of bugs and spider webs. Disgusting bathroom with no place to set toiletries, threshold loose. One bedside table. No clock. No radio. Tiny TV. No fridge or microwave. I mean, this isn't a "vibe", Hotel Royal Oak is, sadly, a dump. I mean puleeeeze. Terrible towels, horrible pillow, lumpy bed. Past guests dirty socks in empty cupboard where an old refrigerator or mini bar used to be. What in the world is this???Batteries gone from remotes. Incredibly loud heating/cooling unit. Rusted obsolete non functioning hot water baseboard heat laying on floor and on wall. Furniture plastic and very cheap. Worst coffee I've ever tasted in my life from a machine in the lobby, one sip and spit. (Great tip: Head over to locally owned Atomic Coffee at Main and 4th for a Lavender Latte and a blueberry cream cheese croissant which was more like a fat pie.) Here's the saddest part: I considered not writing a review. But the hotel texted and asked my opinion so I sent the photos from my room. The staff member texted back that I should have asked to change rooms and gotten an upgrade. I said the room should not have been so filthy, and I was on my way to an event. Why would I expect another room to be better? I got another response, including that "other guests appreciate the vibe", again like it was my fault. Yes, I appreciated the refund and I acknowledge it here, but it does not buy off the fact that this hotel is selling $200.00+ per night rooms that are falsely advertised as modern and clean. Why did they put me in such an obscenely filthy room? I was supposed to "appreciate the vibe"??? Gaslight much? I cannot explain the many rave reviews here except to say that perhaps people are now accepting such grossly inferior accommodation for such inflated prices. Or maybe there really are renovated sections of this hotel where there is hot water and someone cleans the rooms? I leave this review in hopes that the hotel will clean itself up, deliver on the promise of modern and clean, stop blaming the customer, and I thank them for the refund for this horrible experience. Meanwhile, stay away.

    Booking.com responded to my request claiming Hotel Royal Oak denied my stay adjustment.

    My company booked me to this hotel and I was very excited since I used to live nearby and passed by a few times and loved the look of the outside. Check-In with text was a breeze but as soon as I opened the door I was shocked at the state of the room. No hotel matches it's photos but this was a unclean tiny dim lit room with a bed that would better be described as a cot. The stains on the headboard seemed to be dirty handprints and the bathroom had stains in the tub and floor to the point I decided to shower at my nearby local gym. I went immediately to the front desk to see if they had another room since I thought my company booked a bigger bed and it was supposed to have a fridge and microwave not just the wires where they were. The front desk person was asleep at the desk at 6pm so I said "hello" and he didn't stir. I went back to my room and texted the help line and my phone immediately rang. The front desk person was rude and insisted I was never in the lobby, I laughed him off and ate dinner accepting that I needed to find another hotel. He then called back again and said I was only in the lobby for a few seconds and that my reservations were not for the larger bed, continuing to reaffirm that I wasn't in the lobby long enough for him to wake up. I spent one night there where due to a mirror but the door and cheap blinds I watched the other guests smoke and talk outside and got no sleep. In the morning I texted and asked them to cancel the rest of my stay, they told me to contact the booking group. Booking.com was very apologetic and thought my request was reasonable considering the stay, hotel Royal oak declined my request and blamed it on the booking group. So I was charged $300 for a one night stay in a dingy hotel and the person via text was not apologetic again blaming me for not waking the front desk person when I came in the lobby. It's really disappointing to see them using the clout of a fun neighborhood to take advantage of people. Like many others I wish I could give them a 0 but a 1 is the the lowest rating!

    DO NOT BE FOOLED into thinking this is some hip and upscale hotel. This is a cheaply converted motel. There are a few pieces of modern furniture, carpeting and sinks thrown into painted and fixed rooms that are still old, cruddy and dirty. The motel looks like a ma & pop DIY (do-it-yourself) project rather than the upscale hotel they are claiming to be. This would be okay if they were charging ma & pop prices. They are charging Marriott or Sheraton prices when they should be charging Motel 6 prices. There is no elevator so you will have to struggle to get your luggage up the dangerous cement stairs with unsafe railings. The walk from the room to the office was down a dark and creepy looking corridor that looked unsafe. It is not in the best part of Royal Oak, but I did see a police car cruising by. I was not sure if my car was safe in the parking lot. The late night staff member was a tall Black guy with a very bad attitude! Maybe he could have provided better customer service if he was not busy talking on his cell phone. I am sure there are code violations that the City of Royal Oak could find if they inspected this place. The whole time I was at this place, I kept envisioning the Bates Motel. STAY AT THIS PLACE AT YOUR OWN RISK!

    LOVE the kitschy vibe of this hotel. I did have an issue but EMILY WAS ALL OVER IT AND FANTASTIC. I fully admit that I'm a hotel snob and this hotel is just perfect for a stay for work or for sure coming into town just to enjoy the local atmosphere. Holly was also OUTSTANDING. They have to be the best in customer service, in my hotel experience. (Which is a lot) if you're hesitant to book, don't be. You won't be disappointed. Thank you HRO for a great stay, even during my less than desirable situation to be here lol. We will definitely be back.

    The spiffy bath products. I did love the way the body wash smelled.

My daughter particularly enjoys the stuffed toys and puppets. I enjoy the atmosphere and fun crowd. The music is great and so is the food. They have one of the best funnel cake trucks with amazing fried Oreos, sooo good!!! Treat Dreams has an ice cream truck with their famous flavors. The ice cream cookies are the absolute best!!! They have an eclectic variety of food trucks that look and smell mouthwatering. But they could use more seating, it's very limited compared to the amount of people eating the goodies. I love the adult beverages available to purchase through tickets. They have a ginormous variety of beer and mixed drinks, plus some of the money goes toward different charities and good causes. It's ten tickets for $20, but this year I noticed you may purchase individual tickets. I prefer this option! Tickets are $2 a piece, so most beers cost around $6 or three tickets. I got the Griffinclaw pumpkin beer. It was amazing! Very pumpkin forward with a nice spice aftertaste. Most of the mixed drinks are between three and four tickets, cheaper than most bars. I've even seen some for two tickets. The parking can be challenging. We were able to find a good spot and only paid $3.00. But I wonder if it gets more challenging in the evening hours. I bet this a fun time at night. This is a great event when paired with the Funky Ferndale fair. I look forward to next year.
