We purchased a new build and appreciated Dave's knowledge base and generosity with his time to explain things and make recommendations. Based on this experience, we pretty much decided that we would get a home inspection for any and every new house going forward. In addition to discovering any problems, missed items, or potential problems within Dave's work scope and getting a reality check on what are acceptable building practices (some surprising and disappointing realizations here), we now have a (legally useful) baseline of the house in case those same items we brought to the Builder's attention for correction or concern might become an issue later. It also provides a bit of a checklist reminding us what we need to address after the fact ourselves, because several of those items our Builder will not be addressing. In our case, tensions were a little thick with our Builder's Realtor who basically all but told us that if we asked for too much or became a nuisance that they would cancel the deal and sell the house to someone else, and so the Home Inspection report provided us a way to impartially address things without being accused of being the "difficult customer". I was hesitant to get a home inspection, when purchasing my new home. I'd obtained a home inspection when I bought a previous house, which was a complete waste of money, as the inspector had overlooked many major (and costly) issues with the home. I'd heard similar stories from other family and friends, and the house I was buying was a new build... so I assumed that there shouldn't be any issues. I could not have been more wrong. I chose House on the Rock based on the good reviews, and I was not disappointed. Inspectors vary in terms of thoroughness and completeness. Dave is the most thorough inspector I've ever dealt with (and I've met a couple.) He does not just provide an inspection; he provides an education. He noted some things that needed to be addressed, but he also let me know things that might be a problem in a year, 3 years, and 5 years out. They were not all the kinds of things that I expected the buyers to address, but when you're purchasing an older house, knowing these things is really helpful. During the inspection process, he provided wonderful service. His inspection was so thorough that I and the realtor had a few questions (...does this need to be addressed? How much of a problem *is* that?). We just finished building a new home at Southern Springs by Del Webb in Spring Hill, TN. Based on other reviews, we wanted to give him a try. Dave was incredible! He met with us several times prior to his final inspection, and each time, we had to reschedule due to our house not being complete enough to inspect. We finally had Dave come out yesterday. He spent 3 hours going over every aspect of our build, including a lot of time outside, looking over everything. We received a call from the inspector while he was still at the residence. He have us an overview right there and asked if there was anything we wanted him to look at while he was there. Very polite, knowledgeable, professional people both in the office and in the field. We were able to save ourselves a huge headache because of the inspection, and they handled the other parties complaints expertly. (Complaints were because all defects were found).
