When check fair or need repair please actually check it first: 1. HVAC filters dirty: I just replaced 2 filters on on main burner one intake inside the house on 7/21/2026 and on inspection date 7/24/2026 he report dirty! 2.toilet tanks loose: new toilets was install and perfect working, all three of them were marked toilet tank loose 3. Newly electric range/stove/burner marked unsafe need finger protected!!!!. How you protect your finger not touching the surface 4. CGFI not cover!! Yhis is BS, all outlets dont need child resistive cover 5. Water flow low without test: all faucets in kitchen and bathroom are perfect flow 6. Need sealants on all bathrooms handler: the silicon sealant on bathrooms were inside the contacts so outside dont need silicon sealant because it make the sillicon get mold or dirty quickly. 7. Structure hardzard: the builder built the wood in front of garage for decoration this structure of the house can not be change 8. Garage opener bim loose and harzard: need replace!! You have no idea who is the person doing the inspection no bio. no history of education. when you search for the inspectors bio or any data nothing shows up so they appear as a ghost but speak as if they know all and are experinenced. Take photos that re unclear and of poor quality, Having hired may people for my own firms and built many homes for myself I am very suspicious of why no knowledge is shared about the inspector. If you hire lowyer doctor or CPA or any professional you can get a full bio and NOTHING IF PROVED and you cannot find anything via google or AI about the inspector used.l read more

This is the second time I have used the services of HouseMaster Home Inspection. The first time was in May 2022 when the home I was buying was at the final stages of completion as a new build. At the onset, the home inspector at the time, Bob Edminson, was very professional, competent, and personable. His initial approach put me at ease because I felt like I had hired the right company, and they sent the right person to do the job. He was able to find a lot of issues with the home that the builder was able to fix prior to me closing on the house. His thoroughness allowed me to have a seamless transition into a new built home, which often times can have a lot of problems during the initial years of living in the home. His attentiveness to matters allowed me to live a bit more comfortable because problems that could have been big issues were caught prior to closing. Since my 1 year builder warranty is about to expire. I decided to contact HouseMaster Home Inspection again because they had done such a great job of catching things the first time. In a year, as the home settles, there are often issues that are developing that only a trained eye can catch. Bob Edminson was again the inspector sent to do the inspection. Again, I was very satisfied with his thoroughness, competence, and professionalism. He found areas outside and inside of the house where big and small cracks are/were developing. Areas on the roof of the patio that appear to have been a little damaged. He took pictures and wrote a thorough inspection report and this report was sent to the builder, and they will be sending the trades specializing in those areas to fix the deficiencies noted on the report. Bob's expertise put my mind at ease that problems found would be correctly noted; and I would have the evidence needed from him to pass on to the builder to get things fixed. Overall, I'm extremely happy with the work of Bob Edminson. I'm equally happy with HouseMaster Home Inspection because the entire process of setting an appointment, payment, and reviewing documents was seamless. I've been recommending Housemaster to my buyer clients for several years now. Housemaster meets the builder requirements to do inspections for new construction homes, from pre-drywall to final walkthrough, and I highly recommend those inspections to my clients. While you don't expect to have any issues with a brand new home, the findings might surprise you. Jack did a final walkthrough inspection for clients recently and they were so glad that they had it done. Several issues in the attic were discovered that can be corrected prior to move in. While the buyers will have a warranty that covers everything for the first year, they will be saved the hassle of trying to schedule appointments with the builder's vendors, etc. And who wants to move into a brand new home with issues from day one? He inspected a new build for us and found a couple of safety issues (HVAC) and poor window framing on one window and aesthetic issues with countertops cabinetry and tile. His report was extremely detailed and contained photos that the builder could refer to easily. His inspection had to be rescheduled a couple of times because the house wasn't completed, yet. He had to wait for HVAC installation and gas line hook up and when they were finally completed, he made time in his busy schedule to ensure we received a thorough inspection. Tim Jablonski is not a good inspector. He ignored material information that he was given by the homeowner, what was in the public record and what was available to him at development services. He attempted to impose repairs that neither the City of Tucson or a licensed architect said were necessary. He suggested roof repairs to exposed nail heads that were simply wrong. He attempted to insist that electrical upgrades were necessary to the old part of a residence that was not required by code, the City, the General or Electrical Contractor or the licensed architect that supervised the remodel that added a new master suite and patio. He nitpicked perfectly functional items that had normal wear and tear and suggested repairs were none were necessary. He was also confused as to some of his assessments. Items that were deemed functional at the time of inspection, but with a probability of having to repair in the future, were often recommended for repair at the time of inspection. This type of home inspector does unnecessary damage to seller/buyer relationships. read more

I have waited a week to write this review as I wanted to see if my initial impressions of the service and personnel were as good and as effective as I thought...they are even better than I first thought. From the initial contact with Gary Finch (the actual inspector) to setting up the appointment and follow through with Graham and Clark the experience exceeded my (our) expectations. Every encounter whether it was by phone, online or in person was courteous, informative and pleasant. The inspection was done on time and in a very professional manner. Gary Finch was very thorough in his investigation, answered any questions we had (no matter if the questions were informed or naive) and patient. He provided basic information during his visit and a thorough report in a very timely manner. He is more than willing to assist in any follow up.
