I contacted Tanque Verde Home Inspections for an 11th Month Inspection of my new home, to make sure any issues present I missed would be handled by the builder under the one-year warranty. They were exceptionally kind and friendly, even when I had to reschedule twice due to coming down with Pneumonia. My inspector, Mechelle Cross, was incredibly thorough in inspecting my home, checking every nook and cranny, and her eagle eyes spotted issues that I must have walked by a hundred times without noticing. You could really tell she takes her job very seriously, and, without her, literally dozens of issues, some quite significant, would have ended up going unclaimed, and I would have ended up having to fix them on my own dime later, once they eventually would have gotten too bad to miss. She was also an absolute delight to talk to, and always willing to explain everything in detail whenever I had any questions. I really can't imagine a better inspection experience. To top it off, I received the all-important inspection report that same evening, and it was everything I had hoped for - incredibly detailed, with multiple clear photos of every issue, with both a summary report and a full 56-page beast that left absolutely nothing open to interpretation. One really nice thing that I hadn't expected is that their site also let me put together a custom repair claim document to send to the builder in addition to the inspection report, with fields for personal notes and comments. It really was the cherry on top. Long story short, I had an absolutely great experience with Tanque Verde, and honestly can't recommend them enough. I'm a first-time home buyer and didn't know much or really at all in regards to what to do during a home inspection. Checked out their website and menu of services available(many) and the tutorial on what each service encompassed and what was not covered. My choices were not only easy to decide but were very informed due to their website menu. Additionally my inspection date was set within 2 days time. Payment was made thru their website. Very easy. Curt S. performed the inspections - he was thorough, informative, had no issues of myself trotting around asking questions(sometimes twice), watching his lap top screen for the sewer scope test and answering questions on items out of the scope of what I had originally requested. Curt also showed me the pictures he was taking along the course of his inspection. Quite a few attic pictures showing the fact he had checked out the entire attic. When Curt was finished we did a walk about to go over everything asking if I had any additional questions......I did. Curt had a fun sense of humor the entire afternoon. I am not a fan of home inspectors..... Curt was exceptional. I am a single woman who received a informed inspection with all my questions thoughtfully answered. I am currently having a house built in the Tucson area. I wasn't sure if I wanted to hire my own inspector for the pre-drywall walk-through. This was partially because I thought my builder is a reputable, higher-end national builder. I had observed the entire construction process and had already noted what I wanted to address with the builder during our walk-through. As the lathing process progressed, I really started to notice mistakes, damage, incompleteness and overall sloppy workmanship. I started to question the overall quality of the construction. When I got an email from the builder to schedule our walk-through, I was a little surprised. It was still missing a window; and the lathing was far from complete and exhibited quite a few discrepancies. I decided I probably should get a professional, independent opinion. I quickly started reading reviews of local home inspectors in the Tucson area. I decided to go with Tanque Verde Home Inspections. I selected Tanque Verde Home inspections because both Michael and Michele are veterans; and because of the comprehensive, well-organized information on their website. I asked my agent inquire about availability (fingers crossed) and get a quote. They were able to schedule for later the same week with very short notice. Thank you! Michele was my inspector. She was friendly, professional and knowledgeable. We systematically walked the outside of the house. She confirmed my concerns with the lathing (tears, missing chunks of foam board, loose wire, etc.). She caught things I wouldn't have thought about, like unsealed foundation post tension hardware and exposed rusty nails protruding. Inside the house she noted missing fire stop, cracked studs, insufficient sealant around windows to name a few. She also pointed out some things the builder did very well. I was impressed with the systematic method of capturing pictures of discrepancies and linking them to specific categories in an app on a mobile device. The app also served as sort of a checklist...quite nifty. A link to the electronic report was emailed out in less than 24 hours. A PDF can also be downloaded. I highly recommend doing a pre-drywall inspection and Tanque Verde Home inspections. Sorry for the long windedness. read more
