Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. I needed to hire a land surveyor, so I could obtain a plot plan for permits for a new deck and…read morefence. I felt unsure of which companies to contact, so I asked my township for their recommendations. My township emailed me a list of survey companies that other residents have used, and Allegheny Land Surveying was one of those companies. From that list and other recommendations, I contacted several survey companies to determine their availability and prices. Only two companies were available. Compared to the other company, Allegheny Land Surveying had slightly earlier availability and a slightly lower price, so I hired them. I coordinated this job through their business manager Cindy, and she was always friendly and prompt in her communication. I paid a 50% deposit at the time of the appointment booking, and then I paid the remaining 50% when they completed the fieldwork for the survey. Please note that they accept only checks and money orders, NOT credit cards or electronic payments. My Certified Boundary Survey included the following: county research, field work, staking with iron rebar and wire flags, PA One Call, and a certified plot plan. I had worried that the snowy winter weather would delay my survey, but Allegheny Land Surveying stayed on schedule, and they started my survey exactly on time. Two employees arrived at my house at 9:20 AM, and they finished at 10:45 AM. One employee, Zack, politely introduced himself to me at the beginning of the appointment, and he thoroughly explained the stakes and boundaries at the end of the appointment and wished me a great day. One business day later, Allegheny Land Surveying emailed me a PDF of my plot plan, which I will now use to obtain permits for my new deck and fence. They are also mailing me hard copies of the plot plan via snail-mail. Overall, I feel very thankful for Allegheny Land Surveying's availability, pricing, courteous personalities, and high-quality survey. Tip: If you anticipate hiring a land surveyor for a spring or summer project, then I highly recommend that you hire the surveyor in the winter, because the surveyors can get very busy starting in March.

I had a dry-fit retaining wall that was sagging alarmingly, so I contacted DiMarco. Jim asked for…read morephotos, he couldn't make an accurate appraisal so he stopped by within a day or two. He gave me a plan on what he would do, and I could tell he knew his stuff by virtue of remedying causal factors for the leaning, including improper drainage. I also had him look at a 1957 original kitchen exhaust blower that was now a dead end and fall hazard, wanting it taken down -- which I couldn't do safely on my own -- and a frustrating area where water would come into my office when it rained hard with a lot of wind. Jim said all the right things, and I was very happy with his quote. He communicated well via email about when he could come. He and his crew showed up and did a fantastic job. They bricked in the gap where the exhaust came out, properly insulating and sealing as they did so, and painstakingly addressed the likely factors in the water intrusion. I would hire him again in a heartbeat. I wish I had had him work on my chimney a couple of years ago instead of a certain other company who overcharged me and reneged on a necessary service they had promised but carefully not included in the contract. He would have done a better job and charged me less.
