The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

The property needed lots of repair work and the cost of maintaining it was piling up. I reached out to a few investors in the area regarding selling the property and was extremely grateful that I connected with Nick from the Pittsburgh Property Guy Team. When I spoke to Nick, I immediately felt comfortable. He was very professional, knowledgeable and friendly and offered solutions. Thanks to him, the entire process was smooth, quick and easy. He kept me updated every step of the way from the time they made an offer to close. It was a pleasure doing business with the Pittsburgh Property Guy Team and we highly recommend their services to anyone.

I debated for a long time whether to write this review because I don't take public criticism…read morelightly. I work in commercial real estate and have spent more than 10 years working with brokers, agents, and property professionals. Ultimately, I felt that sharing my experience would help others make a more informed decision. Unfortunately, my experience with this brokerage fell well below my expectations. Communication started out well, but once my home was listed, it became increasingly difficult to receive timely responses or proactive updates. I often had to follow up multiple times just to obtain basic information about showings, feedback, or next steps. I wasn't expecting constant communication, but I did expect responsiveness and guidance throughout the listing process. I also followed several recommendations regarding marketing and presentation that, in hindsight, proved ineffective. After changing brokerages, my new agent immediately recommended staging, professional photography, video marketing, and a more proactive marketing strategy. Showing activity increased significantly after those changes were implemented. One of my biggest concerns involved the brokerage's handling of my request to shift the property's marketing focus from selling to renting as market conditions changed. I was provided information regarding Zillow's rental listing capabilities that I later confirmed was inaccurate. Because I relied on that advice, I believe the property missed valuable exposure to prospective tenants during a critical period. When I eventually raised my concerns with the supervising broker, Danielle Seals, I initially appreciated her willingness to listen. However, I ultimately did not feel my concerns were meaningfully addressed, and after following up with additional information by email, I never received a response. This review is not about the fact that my home didn't sell immediately. Markets change, and no brokerage can control that. My disappointment stems from the overall client experience--communication, marketing strategy, responsiveness, and how concerns were handled once they were raised. Every client's experience will be different, but I would encourage anyone considering this brokerage to interview multiple firms and ask detailed questions about communication, marketing plans, and broker oversight before signing a listing agreement. Unfortunately, based on my experience, I cannot recommend this brokerage.

My property lines were obviously skewed on Google Maps and realtor sites and I was having an issue with someone possibly dumping into my yard. I tried to determine my residential property lines on my own by going through Allegheny Records and getting a metal detector to find monuments. Could not find anything. When I was getting quotes, I got a wide range of quotes from neighbors and businesses. I initially chose Arpenteur because of their good reviews and Joan gave me the lowest quote from anyone. When it was time for my appointment, Mark and Scott arrived early and got to work quickly. Once they had gotten their markings, they walked the property with me and asked where I would like to see additional monuments. Turns out, there weren't any to begin with which explains why I couldn't find any. Mark and Scott were exceedingly friendly and helpful, and now I have a completely different picture of where my property is. I would highly recommend anyone who is in a dispute or just wants to know how far their kids can play to call up Arpenteur and get their lot surveyed.

I asked him what the back of my property had to do with the persons that ordered the survey as the back of the property is not touching theirs. He was rude and dismissive to any questions I asked and basically said there to get the information needed for their survey. He also was not able to determine the starting point of the survey accurately, which seemed odd since he is a surveyor and should be able to read the map.

Our home was listed, and wanting to sell we decided to put the price at the lower end of his recommendation range, trying to ensure it would not sit. Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. John Perry stepped in and was very professional and completed the rest of the communication and tasks. We would not recommend using Bobby West as a realtor.

Scott guided us through he whole process was very patient with us and explained everything without over explaining. He helped us at every step of the way was always quick to reply and easy to contact and kept us informed. Scott also had great contacts through him he helped us pick a quality mortgage broker, home inspector and everything else we needed for the process. Scott was also extremely knowledgeable about the houses we toured and was able to point out things I never would have noticed or known to ask about. He was able to adapt as we figured out what kind of houses we were actually interested in and guide us to more like what we wanted. We toured a lot of houses and made two offers in our Journey and Scott was reassuring communicative and effective the entire way. Every weekend he would set us up to tour homes with an itinerary and a plan also including and getting us information on homes we found ourselves that we liked. Scott was a great Value as a realtor but more importantly to me he was just a very good person. I felt like i could trust him to actually have mine and my Wife's interests at heart. I never felt pressured by him and the man knew how to make us feel comfortable in the strange situation. He was easy to talk to without it ever feeling awkward or like an obligation even on our 10th or 12th house toured. He was fun to talk to while keeping us on track through all the tours and making good use of our time. He helped us weigh the pros and cons of the places we visited and helped us understand everything through his knowledge and experience. I'd highly recommend this group and Scott in particular if you are in the process of buying a house.
