Since they are in college, the parents are guarantors on the lease. 1. Within a few months the Formica counter top began to peel and they opened a ticket immediately. Still not fixed as of today. 2. In July, the girls were notified of an outstanding payment and assessed late fees. Several phone calls and one letter later and no one has reached out to tell them what this is for. Only that someone would get back to them as they are having "system issues". 3. At some point over the summer, maintenance crews entered the apartment to install new windows and moved all of the furniture in 5 rooms to the middle of each room. Nothing was put back. Girls came back to a mess. We were told this was a one-off, but every unit in the building had the same issue! 4. Also returned this weekend to the clothes washer not working. Put in ticket and someone was supposed to come today to fix it, but no showed. Tenants were without a working machine for two weeks! 5. They rarely answer the phone and when that does happen, its always "someone will get back to you". Only... they don't. 6. This week a new maintenance charge appeared on the account and again, the appropriate parties do not answer the phone. I could go on and on, but you get the picture.

Takes forever to get anyone on the phone...most of the time they don't even answer and their box is full. Save yourself and NEVER rent from them. I finally got someone on the phone to complain and they hung up on me!! The most unprofessional, disorganized, and rude people I have ever met.

    We worked with Acorn + Oak for roughly 3 years managing our rental property, and unfortunately our…read moreexperience steadily declined over time due to poor communication, constant turnover in points of contact, and lack of follow-through. The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.

The property manager, Erin Darnell, made the process unnecessarily difficult and ended up withholding a large portion of my security deposit under questionable claims. I was charged for carpet issues and odor, despite using the cleaning company required by Acorn + Oak, and the cleaning company confirmed there were no stains or pet-related problems at the time of service. I was never informed that the cleaning was considered "unsatisfactory" until after money was taken from my deposit. Erin later claimed a second cleaning was needed, but neither I nor the original vendor were given the opportunity to address this beforehand. Communication was inconsistent, and explanations only came after I repeatedly followed up. I was also charged for mold remediation, even though I reported the issue in compliance with the lease. Despite this, they still held me financially responsible for part of the cost. Although I eventually received a partial refund, it was not clearly explained initially and felt more like damage control than a fair resolution. I have documentation showing the home was left clean and in compliance with the lease. Only one inspection occurred during the three years I lived there, and I was never notified of any maintenance or cleanliness issues at that time. Overall, this felt like an attempt to keep as much of the security deposit as possible. I would strongly caution anyone renting through Acorn + Oak with Erin Darnell as the property manager to document everything and be prepared to push back at move-out. My original property manager was Celeste Sivori, and she was wonderful to work with. She communicated well and was compassionate. She is the reason this review is 2 stars and not 1. I'm truly sad I was not able to work with her for the time I was with Acorn + Oak. From what I can tell, your experience with Acorn + Oak depends heavily on your property manager, so read the reviews about how the property manager you might be working with treats the tenants. Based on my experiences, I would not recommend working with Erin Darnell.

    I would rate them a zero if it were possible. This is one of the most disreputable businesses of…read moreANY type that I've ever dealt with. The house rental was in complete disrepair and filthy at move in. The washer and dryer did not work. The stove did not work. The electric was dangerous and a fire hazard. The furnace did not work. There were holes and plaster spots all over the walls. The window frames were not sealed and were rotted and unpainted. The front door didn't close and lock properly. The home was in an uninhabitable condition, a fire hazard and incredibly unsafe. I am confident saying that, because we hired an independent home inspector and he advised us to find another place to live. His biggest concerns were the safety of the furnace (fire hazard) and electrical (fire hazard). The bigger problem was that it took from August move in until well after the New Year to fix most of the issues, and many were never addressed. Clearly they know how to take advantage of students who don't have experience in dealing with businesses that simply ignore requests. Even the handyman they sent out left his tools, which were never picked up over the entire school year! I would strongly suggest finding ANY other place to live. It took multiple calls, emails and texts to simply get them to put in a portable heater in the winter to replace the broken furnace. Run in the opposite direction!!
