The location is great since it's just off of South Kansas Expressway and is right next to the James River Freeway, and is within walking distance of several local restaurants. The apartments themselves are beautiful, and the lake in the backyard is a great place to walk and relax after work or on a day off. The barbecue grills next to the gazebo are open to everyone, and are always open to have a cookout. The local wildlife includes a population of ducks and geese living by the lake, and a turn-style feeder by the gazebo lets you feed them. It's a good hang out place for families, friends, and small children. The apartment interiors are clean and kept up to date with new appliances and open living spaces. Apartment staff are always friendly and helpful, and neighbors are generally quiet and pleasant. The only downside would be the laundry facilities, which could be busy at the wrong time of day, but aside from that it's very scenic and is a great place to live.

Since I was signing a lease in October (out of their leasing season which is April-September, I was limited to two lease options: a 9-month lease or an 18-month lease. I thought the 18-month lease made the most sense, but because I was unsure if I would stay for a full 18 months, I asked what the options were if I wanted to terminate the lease early. I was told the only things I would have to do would be: 1. give 30 days notice and 2. pay the buyout fee. Fast forward one year later, my husband and I had bought a house and reached out to the office to put in our 30 days notice. I was told by the front desk that wasn't an option, because they only allow 2 buyouts per month. She let me know they already had 2 buyouts for October, November, December and January, which meant the earliest I could buy out of my lease was February. Since my lease ended in April, it would have cost me more to buy out of the lease in Feb than if I just paid through the rest of the lease. They were not flexible on this at all, regardless of the fact that it was never mentioned to us or listed in the lease. When I asked where it was written in the lease I was told "It's not in there, but that's how we've always done things". This conversation coming from the same person who I spoke to initially when signing the lease and asked about the termination steps. If there is 1% of you that thinks they might need to terminate your lease early, find a different spot.

Pool area is nice, very ambient, but there are so many other amenities that make the place well worth the money. Gift wrapping (all year long), business center, free event room, they sign for our packages, there is an ok ( not fabulous, but it's close and it's pretty much all that one would need) gym, nice jacuzzi, free video "rental", sun tanning, and always helpful staff if you need something, especially good for people who are new in town. John, the maintenance man is great. He comes over to fix what ever is needed, he is very responsive. He is super nice, very positive and has a very nice personality, no matter how silly or minor my issue has been, he has been able to fix it and be super cool about it ( in the past I've seen people scuff and give me attitude because the problem is minor- most likely because I'm a female, but not John). I'd say John has been the best, most responsive maintenance person, of course that is also with the help of the office staff who do their part with the communication. There is plenty of parking, even for guests.

As long as Sandy is the Manager of Pebblecreek Apts, this review is germane. She is the glue that holds the complex together and provides consistent, efficient operation. The two story, complex was built in the 80's, but it's been consistently cared for--thanks in no small way to Sandy's constant oversight. The complex is surrounded by brick, metal, and wood fences, but the three entrances are not controlled The apartments are on the City Bus Line, a stop is just outside the main entrance. Some apartments have laundry hook-ups and many have fireplaces. There is a well-lite, clean, laundry facility as part of the main office building (your central mail pick-up.box is also located on the outside of the main building. Sandy has a good crew, from the grounds and maintenance guys, to the pleasant front desk/office. The dwellers are a mixed lot--working stiffs, social security recipients, to college kids. (Serious college students, because this is NOT a loud party complex.) Complex offers a variety of extras, from free monthly suppers, to free Saturday morning breakfast , to a monthly bingo affair--plus a small senior discount on the monthly rent. It has a well-maintained pool and rarely used tennis court. Personally I wished the tennis court had been removed and a exercise building installed in it's place. (New) High Speed Internet provided free; as is garbage collection, water and sewer. You pay electric which provides your heat, A/C, stove, frig, lights, and hot water. You will have sufficient parking (open), although the concrete parking lot and brick entrance does need some attention. Pebblecreek is part of the much larger, Wooten Management Company. Occasionally, the corporate dull knives may make some less than stellar decisions. Example, I would have willingly paid my rent by automatic draft, but why do that if it costs me extra (processing fee?) to do so? One year we had an unusually warm, early spring/summer. Even though many area pools had adjusted their opening dates, Wooten wouldn't. But overall, Sandy seems to humanize and moderate corporate heavy handedness. If I was looking for an apartment, I would certainly take an in-depth look at any that Sandy manages. She's a superb Manager. And for location and cost competitiveness Pebblecreek Apartments are worth a hard look.

They know you only by an address. The property I lived at --village club--went through at least 15 property managers in the 6.5 years I lived there. Pretty much as soon as I would establish a rapport with one, a new one would start. The last summer I lived there, my toilet was backing up into my bathtub. So I was wading in sewage to take a shower. They took their sweet time to fix it, and by that time I was just done. They refused to give me any kind of break on the rent. Accord them, sewage in the shower wasn't life threatening. The most important thing for prospective renters to know is that the five star reviews you see on any given platform are 90+% LIES. Wooten gives a $120 rent discount on a months rent when a tenant renews their lease in exchange for that tenant writing 6 positive reviews. If that isn't deceptive business practices, I don't know what is. Don't rent from Wooten.
