Great, safe location! Typical rooms and setting for Hyatt House. Some upgrades needed. Initially we booked an airbnb for our last minute trip back to Dallas for a family medical emergency. Long story short, we had to look for a different place the same night we got to our airbnb due to multiple issues. I was excited to see I have enough points to book at this location. The area is our favorite, being so close to bunch of restaurants and things to do. Upon checking in, we got upgraded from a 1 bedroom to 2 bedrooms free of charge. They also waived our parking fee for booking with points (either pay fully with points or half points half cash works too) Our room overlooking the pool, which didnt make much of a difference since it was too cold for anyone to be in the pool. The room was clean, but outdated. Seems like it's a typical issues with Hyatt House where the kitchens don't get much attention from the housekeepers. We barely had 1 or 2 silverwares each for a 2 bedrooms that supposed to accomodate 6 people. Wasn't a big issue, but it just go to show how little they care. Overall, if we are back in the area, we wouldn't mind staying here again. read more

When we travel, we almost always choose the Hyatt brand because of our status and loyalty. We've stayed at many different types of Hyatt hotels around the world - Park Hyatt, Hyatt Regency, Hyatt Centric, you name it. Unfortunately, this Hyatt House location was by far the worst Hyatt experience we've ever had. Room Issues When we first checked in, we were assigned a room that was missing cookware. We unpacked and got settled, then tried to connect to Wi-Fi, but it wasn't working. We assumed it was just a temporary glitch, so we went out to dinner and returned later - only to find it still wasn't functioning. Even worse, the in-room phones didn't work either. We had to use our cell phones to call the front desk, and that's when we learned the entire building we were in had no Wi-Fi. Why assign a guest to a room without basic amenities, especially when the hotel wasn't fully booked? We were eventually switched to another room in a different building. It was on the 2nd floor, and the staircase had a wobbly first and last step, which felt unsafe. The new room itself was in rough shape. The TV in the bedroom didn't work, the bathroom door wouldn't close fully, the water pressure was almost nonexistent, and there was no hairdryer. Amenities and Service Breakfast was a disappointment. They had a DIY waffle machine, but the waffle tasted like cardboard. The potatoes were soggy and the eggs tasted like sponge. When I went to the front desk to request a hairdryer and body lotion, I was told they didn't have any there but would send a hairdryer to the room. It never arrived. Noise Levels This hotel is close to an airport, and you'll definitely hear the airplane noise throughout your stay. TLDR: This Hyatt House location was an unfortunate miss on multiple fronts. I would not recommend it, especially if you are expecting the quality typically associated with the Hyatt brand. Save yourself the hassle and book elsewhere. read more

This hotel was horrible and for a Hyatt is a complete shock. I have been a member of Hyatt for years and prefer Hyatt for it's reputation. Not this hotel, not only a dump, Guests took over the property and had a party from about midnight to about 430AM. No employees were available. Called for help for hours and no one ever answered. Found out that the lobby did not have people that night and highly suspect other nights. Guest angrily confronted the manager the next morning I filed a complaint through the corporate office and the said the GM would call within the day.....still no call When I say "Dump" I am not kidding. 1. The cleaning staff doesn't clean under the toilet seat. Don't ask, this was a surprise. 2. Bedroom door hinge pulling out of jamb-door drags on carpet 3. Coffee packs in the room but no coffee maker 4. No "do not disturb" sign - Asked to not clean room and they did anyway 5. Toilet didn't work and needed to be fixed 6. Towel shelf in shower missing rungs and rusted 7. Carpet torn up between kitchen and dining room 8. Chromecast for Hyatt doesn't work- says we aren't on Hyatt's network yet we are 9. No candy bars at the market 10. No pans in kitchen 11. At this hotel there is no black tea at breakfast 12. Trim Paint worn to wood in both bathrooms 13. Shower door doesn't stay closed 14. Phone has no cord to handset and does not work 15. Party outside my window from -1am to 430 16. No one at the front desk after midnight 17. Wearing light colored socks in the room results in dark colored sock bottoms Needless to say, complaints have not been answered. read more

I can't believe we survived our stay here. As another Yelper mentioned, I too, felt like I was on an episode of Cops. One of the nights of our stay, there were a handful of police cars across the street. We locked ourselves in our room, hoping no one would try to barge in. Unfortunately, it was difficult to even lock the door because the lock was busted. We spent two nights here and on our last night it rained heavily. This is when we started noticing leaks and visible water damage; including large amounts of water trapped under the paint, causing it to bubble up. The vents oozed a rust-like smelly liquid that dripped all the way to the floor, and there were wet spots all over. Mind you, we were staying on the second floor with another floor above us, so I don't know if someone left the water on upstairs, there was a leak in the pipes, etc, but it definitely happened right after a rainstorm. Also, the carpet has definitely not seen a vacuum in months - it was filthy, sticky, stained and smelly. When we travel with our family, we like to stay in Hyatt Houses for the large space, more than one bathroom, and the much needed privacy. But this has got to be the worst of the worst of all Hyatt Houses we have stayed at. I think the only thing missing were the bedbugs. We had an extra early flight the next morning and let the front desk know. We just wanted to get out of there. It was a nightmare. The pictures say it all! read more

Oh boy. PROS: - It's hard to find a decently priced multi-bedroom hotel. This was definitely well priced (~$160/night). - Complimentary breakfast was an actual decent breakfast with biscuits and gravy, eggs, sausage, waffles, and packaged goods. - Ample parking. CONS: - We requested a room on the first or second floor because we were with older people and there were no elevators. They initially gave us a 3rd floor. We went back, explained the situation, and they gave us a room on the 2nd floor. We got to the 2nd floor room and it obviously hadn't been cleaned yet. The front desk said we could move to the 3rd floor room or clean the 2nd floor room ourselves. No thanks. - Some people seemed sketch. We were warned at check in to not have loud parties/excessive noise or we would be reported. I guess this is a reoccurring problem here... read more

We drove 5 hours to watch our daughter graduate. Was skeptical at first due to the price and some old reviews. We had the best most relaxing weekend. Got there they didn't have the king / queen I reserved but they upgraded to a double and king which had 2 full beds in one room and a king in the other and a pull out couch. And thank goodness they did because we had an extra graduate that night. Nice location, staff is friendly, rooms clean. Didn't have drinks or a menu like website says. But the breakfast was ok. My 1 star review is based upon Hyatt standards. By other hotel standards, I'd say this is a 2 star hotel. Most importantly, I should note there are NO ELEVATORS. I booked a 2 bedroom suite, traveling with my grandparents and according to the front desk, those rooms are not offered on first floor and they do not have elevators. This should be noted on Hyatt's website/app when making the reservation. The hotel is definitely older, all doors face exterior, like a motel. The walls are thin, you will hear people talking and walking all around you. The grounds are not very clean and house keeping does not seemed concerned. When I arrived to my room the door was wide open and house keeping was finishing. As I went up the stairs, I stepped over food and a grocery bag. By the next day, all were still there. Also, in the parking lot I noticed 3 cars that appeared to be abandoned, all damaged, dusty and looked to have been there for quite some time. Inside the units, are decent at best but there was peeling paint, hair on the towels and pillows and bedding looked worn. I love Hyatts but this is easily the dumpiest one I've ever stayed at. I would compare it to an extended stay motel you can get off the interstate for $50/night. Hyatt would be wise to take their name off this location. read more

Disgusting. The room we checked into was filthy, and worse, it smells as though a dog has urinated everywhere. There were visible stains on the bed, the walls... If you've ever smelled "that" smell, you know it's unmistakable. I'm currently writing this at 3AM, because the ammonia that's clearly burned into the fabrics of this room have permeated everything. And oh, by the way, did they offer to switch us rooms when we alerted them last night? No. They gave my 80-year-old father a spray bottle of counter top cleaner to handle the problem. It's clear they allow pets in rooms. Great. It's also clear they allow pets to treat said rooms as litter boxes, and force guests to remedy the situation on their own. If I'm were not placed in a new room by the morning, I'd rather sleep in my car! read more

After my stay, I decided to update my review slightly as the hotel turned out better than my first impression. Yes, the exterior is shabby, but my bed was clean, the towels were new and clean, and I didn't encounter any creepy crawlies. Also, the AC worked great - much appreciated when in Dallas in the summer. The wifi did not work, so that was the biggest issue - and may be because the hotel was built prior to the wide use of wifi and not setup to function well across the distributed property design. There is no daily housekeeping, which turned out to be ok, but I think other extended-stay properties in this class can generally function this way, too. I will stay elsewhere next time, mainly because of the wifi issues, and because there are lots of newer options, the hotel exceeded my initial expectations. read more

The only good thing about this place is the location. We had nothing but problems since we got there. Paid for our hotel in advance and when we got there Lakeisha (the manager) was so hateful and told us we didn't have a reservation. She clearly hates her job and needs to find a new one because for the 2 HOURS we waited after a long drive in she treated everybody that came in terrible. She has ZERO professionalism, never saw her smile. Once we went to our room which btw is on the 3rd floor, no elevators. We had BED BUGS in our bed! So they changed us to a new room which was much nicer but as we were checking our new bed for bugs we saw that the blankets were moldy, stained with red juice and blood stains. So we asked the front desk for different blankets and they said they didn't have any to offer. Water pressure was terrible. No USB ports. They offered us 10k Hyatt points which almost a week later still aren't on our account. They said they would give us back the $100 deposit, hasn't happened yet. We stayed here for our 4-day Dallas weekend. When traveling with kids, having a 2-bedroom, 2-bath suite is CRUCIAL!!! WE LOVED STAYING HERE and have mentioned Hyatt House Addison being our "go to" hotel when coming to Dallas. Likes: -Separate buildings made it feel more like a condo as opposed to a hotel. This resulted in a VERY quiet stay! -pool, basketball court, fitness room among the amenities. -FREE breakfast. -2 bedroom, 2 bath suite -kitchen includes: full-sized fridge, 2-burner cook top, dishwasher, microwave, plates/bowls/cups, utensils, pots/pans. -modern room, nice finishes -clean! -close to restaurants -priced right Dislikes: -Separate buildings meant a walk to get breakfast... in the RAIN -no oven. Brought a frozen pizza but no way to cook it. -I didn't have much interaction with staff but the one particular instance that I recall was when one of the coffee pumps was out and instead of making the lady reach over and get it, I helped her out and handed it to her... and didn't get a "Thank you." At check-in, I mentioned that my elderly father-in-law was staying with us. The concierge immediately said she would change our room to a 1st floor as there are no elevators. The manager is amazing, he's the nicest guy ever, kind, courteous. And the front desk receptionist Joleeta Green is awesome. She works so hard. We came in at 10p and got our keys. Woke up next morning and she's up and bright and happy. Definitely would stay here again. The area is safe, the hotels a little dated, but they did a decent job with the renovation. Wow! It's been AT LEAST 4 or 5 years since I've been here and came to back to see a lot of changes. A few upgrades have been added and the rooms are spotless just like they were before. Hyatt House Addison is just that, vacationing in a comfy and roomy home like suite. For us, it will be 8 nights so I have gotten settled in and am enjoying myself. The breakfast here is AMAZING! Made to order omelettes and scrambles with ALL sorts of veggies and meats, waffles, fresh cut fruit, real bacon and sausage, Steel cut oatmeal w/brown sugar and all of the other toppings, breads and bagels, 4 different juices, milk, silk and almond milk. The hotel is surrounded by many, many restaurants, movie theaters, and shopping centers as well. Come check out Hyatt House Addison if you're ever in the area. You won't be disappointed. read more

It's ok-ish for the price but when I checked the guy who was very nice in told me that Hyatt members would get free parking so I signed up and I was still charged for parking at almost 10% of what I paid for the room. Customer service at this location is beyond reprehensible. They were threatening and verbally abusive, refused to help and very irate. I would strongly suggest finding somewhere else to stay if you are looking to be treated with respect as a paying customer. read more

We have stayed at this hotel four times in the last six years. They started off VERY strong, and we absolutely loved coming here, however, our last two visits were progressively worse. We were there for two nights last week. We booked for a regular king suite and we were placed in an ADA accessible, queen suite. (We have specific reason as to why we require a king.) Upon calling the front desk the moment we entered the room, we were given the stereotypical "We're not sure why this happened, we'll have the manager give you a call tomorrow and compensate for it not being a king bed." Not only did the manager never call, the wall in our bathroom was atrocious. The bathroom faucet was extremely loose. There was no DVD player as advertised. There was mold in the shower and the bathroom fan did not work. Part of the carpet border on the bottom of the corner of a wall in the sink area was coming off. The window treatments were not light blocking light their other rooms; they were automated shades with a remote, that we eventually figured out, but there should have been instructions. Also, I don't necessarily have an issue with being in an ADA compliant room, however, one of the reasons we used to book there is for the really nice shower; the non-ADA rooms have a clear glass shower door and this one had a very cheap shower curtain that wasn't even hanging on all its hooks. Again, I generally don't have an issue with things such as this, but we booked with them to stay in a place nicer than our own home, and were very disappointed with our most recent visit. Upon checkout, the manager said he was not aware of our initial call and was very blasé about not being placed in the type of room that we booked. We don't want to look else where on our next yearly visit, but because of the last two less then good stays, were going to have to. Our stay two years prior to this, I found a huge cockroach in my room, caught it and took it to the front desk. EW! This place seriously has a bug problem. Last night there was a bug in my bathroom and I had to call maintenance to come get it, it took them 49 mins to come to my room. I came back to my room and I was cautious to look for bugs again and look again, and there it was another one. No wonder I couldn't sleep well last night as I thought I was hearing bug crawling around in my room. I am transferring room but if I find another one in the other room, all hell will break loose. I was here for 3 days for a meeting and my stay was overall comfortable. Cons: - Hot water issues: Perhaps a bit of an older building, so I had trouble getting hot water in my room to shower. The water would be tepid at best and I had to ask maintenance to come check. Turns out, they had to turn up the furnace overall and on top of that I had to wait for the water a good TEN minutes for it to get hot enough (as a Californian who has been hard-wired by drought to conserve water, this made me cringe). -No food directly near hotel, you need to walk about 10 minutes to hit any restaurants. Keep in mind these are Texas-size blocks when looking at maps for things nearby and the streets aren't super easy to cross with heavy traffic. Pros: -Great customer service, I took the complimentary shuttle (within 3 mile radius) a few times and always got service with a smile -Spacious rooms with full-size refrigerators and oven/range -Good "bang for your buck", paid about $100/night -***Hot breakfast included INCLUDING OMELET STATION with a real live person making you an omelet! If I could give this hotel 0 stars I would. My experience at the Hyatt House Addison 4900 Edwin Lewis Dr with Tasha/Lakisha Davis was the worst thing ever. I called and tried to book a room and she was rude and kept putting me on hold and couldn't provide any real information. I should've took it as a sign to not book. I proceeded to book a room online because it was faster. I arrive around 5:00, check-in was supposedly available starting 3:00. There were several guests waiting around to check-in who informed us that they were told that no rooms were available to accommodate their 3:00 reservation. I also was told that there were no rooms available and I'd have to wait an additional hour. I waited and got the hotel key roughly an hour later, so I wasn't able to check-in until after 6:00. When entering the room, I noticed that the room didn't fit the description online as far as the number of beds I had chosen and it had an awful smell like moldy furniture and old carpet. I go back to the front to try to change the room and I see that Tasha/Lakisha is outside smoking a cigarette and then she runs back to the front desk when she sees me approaching the counter. She told me she couldn't give a different room and that she couldn't give us our money back even though we chose to not stay at the hotel. Lots of pros and cons about this place, check out the list below. I had a good experience overall thanks to the prompt and responsive actions of the staff- they were phenomenal! The original room I stayed in had some wifi connectivity issues which were resolved shortly after I notified the front desk. Then I noticed a lose cover for the A/C unit which created an annoying rattling sound. Additionally, I had some really noisy neighbors that moved in upstairs. When I notified the front desk about both issues, they immediately assigned me a new room on the top floor. The rooms here are very spacious with a living room, kitchen (fridge, microwave, dish washer, oven, stove, etc.), dinning room table, plenty of desk space, queen bed, small walk-in closet, and two large flat-screen tv's! The rooms were so comfortable that I didn't want to leave! Granted I was there for almost a week so staying indoors during the entire time would've driven me crazy! I'm a little traumatized by this hotel. I almost didn't review it just because I didn't ever want to be reminded of my visit here. Everything started out okay. The front desk staff was friendly. When I got to my room I thought it was cute. I even told my colleague that it was too bad we weren't staying longer, we could enjoy having a kitchen. Everything was fine that night. The next morning is when everything went from good to terrible. As I was about to get in the shower, I see a giant cockroach walk out of the big closet and go across the room and under the bed. I know roaches are more common in some places, but I will never be okay with them in my hotel room. I wanted to scream but I really needed to get ready for my meeting and get out the door. I showered and got ready as fast as possible and tried not to think about my little roommate. As I packed my bag I made sure to shake out everything just in case he had some friends. I'm finally about to leave the room and walk over to the living room area to grab the rest of my stuff. At that point I see 2 more roaches by the door. They appeared to be in the process of dying, as they were on their backs and slowly moving their legs, so I'm guessing they had just sprayed. As I walked outside to the lobby area I saw another dead one on the sidewalk. Clearly this place had recently sprayed and has a problem. I said something discreetly to the person checking me out. I didn't make a scene because I was trying to keep cool and prep for my meeting in 30 minutes and I didn't want to upset an entire room of people. The person working the front desk just sort of shrugged and said "Sorry." No offer to get a manager, she said it with the same enthusiasm as she did when she asked if I needed a receipt. The thing is, I wasn't even trying to get something for free. I was out there for work and my work had already paid for my room. But act like you care, maybe throw me some points or not but just act like you care. I have been traveling for work for 8 years and up until now I have never seen a roach in any room I stayed. Nice hotel rooms with bed and breakfast , decent gym and pool. Really convenient that you can walk down the street to the bars or restaurants. Only cons to this was room servicing coming into the room and cleaning while we were trying to sleep and then opened the bedroom door waiting for us to get up and leave and that pool wouldn't open on time because the maintenance would be done right before open time or at open time. read more

Super huge rooms. I had a suite with two bedrooms and a kitchen. Front desk clerk was cool and check in was efficient. Their breakfast was exceptional featuring custom made omelettes however the configuration of where they put the food creates problems with people getting in each other's way and hogging up the counter space fixing their plates. If you're someone who wants to workout when they travel note the fitness center is nothing to write home about. As people are focused more on health and fitness it puzzles me why the major hotel chains aren't upgrading their fitness facilities. read more

This was by far the worst Hyatt I've stayed at. We booked a 2 room suite. We had already told the front staff that we were two families with 2 infants and needed 2 cribs. When we checked in the girl at the front desk checks us into a room on the 2nd floor (hotel has no elevator) and then tells us she has no one available right now to take the crib upstairs. So me and my hubby had to lugg all our luggage, strollers, and cribs upstairs. You think she would have used common sense and assigned us to a room on the ground floor! Now about the 2 room suite, one room had a king size bed and the bed was so big that it blocked the door from closing. The other room had 2 full size beds, but the door handle malfunctioned and so the door wouldn't stay closed!! So neither family could close their doors and when the kids cried, they all woke each other up!! Not to mention - no privacy at all. Next about the breakfast, standard american spread with a make-to-order egg station. They ran out of oatmeal within 1 hour!! (who runs out of oatmeal). The egg station was in the middle of the breakfast buffet spread, so that completely bottle-necked the line of people trying to get to the other stuff!! It was old and dated, furniture was damaged with ink pen scribble everything. Weird smell that was heavy the entire time I stayed there about 5 night. A/C had real issues. TV had may 20 channels with nothing ever really on. House keeping came once in 6 days. Thick layers of paint, dirty iron and ironing board. Yelling heavy walking above and around. I really would not stay again. The staff was nice but the accommodations were just really subpar. There are some pretty pictures here maybe there are different rooms I didn't see. read more

I normally love Hyatt House hotels. The kitchenettes are convenient, the staff is generally well trained, and they tend to be well located near suburban office parks. The Addison Hyatt House has location going for it but not much else. The design feels dated, the staff is disengaged, and the hotel is poorly maintained. My room has a toilet that constantly runs, a cordless phone that does not work, spotty internet service, and, on top of that, is smells like chalk dust. Too bad. The location is very convenient to a plethora of nearby restaurants. Just minutes to the tollway provides great access. read more

My wife and I stayed here for 9 days for our Christmas vacation and we had the BEST time here. They have one of the best breakfast buffets I've ever had, including made to order omelettes each morning and real eggs made however you like. We are Hyatt regulars and this Hyatt House Addison is one of our favorites. The rooms are super spacious, clean, and they have full kitchens in each unit. The maids are amazing and the grounds to the property is flawless. The front manager, Steve, is very professional and took care of us our entire stay. Stayed here in a double room suite for an event at the Addison Conference Center. One room has a king bed and the other has a queen. Each has a bathroom and its own tv. There is a living room area with a couch (pulls out to become a bed) as well as a desk, dining table and a kitchen area that is fully stocked with the basics to cook. With so much space, it would be a great place for a group/family to stay, especially for the price. The double room and rest of the room would provide comfortable space for 2 to 6. Everything was no longer new but still fairly well maintained. No complaints. Breakfast was pretty good relative to free breakfasts. Varying among the days we were there there was ham, sausage, waffles, pancakes, fruit, cereal, juices, cottage cheese as well as omelettes made to order! Very nice. I would definitely consider this place again if I were in the Addison/Dallas Area. read more

I was converting the sofa into a bed for my children to sleep on when in pulling it away from the wall I saw a large cockroach wriggling behind it! When you see one roach there are surely more, and it was disgusting to find under the place my kids were supposed to sleep. I killed it then took it to the front desk asking for a refund as I refused to sleep in a hotel with active roaches. The man behind the counter indicated he understood why I might be "upset" but that this was a "water bug" and not cockroach and "wasn't due to filth". I was shocked that he refused to acknowledge what was clearly a cockroach. He then started to say that he could not offer a refund without the manager present, and that I would have to "come back in the morning". I asked why he could not call him and get this authorization over the phone but the man stated, "he won't give me the authorization over the phone, he has to be here, and he will be in the morning". At this point it was close to 9:40 and I didn't want to go through the hassle of having to locate another hotel and then come back in the morning. I asked him due to the state of the room and inconvenience to me and my wife and very tired children waiting in the car for him to please request the manager process the refund now instead of in the morning. Again he refused, stating this had to be done "in person". I then called the corporate number and while I was on hold with them he stated that he had called his district manager and she would authorize the refund. This process took over an hour and showed that it was possible to issue a refund without "a manager being here" and having to wait until the next morning to come back in person, and that the whole thing was a lie to refuse to help facilitate my request by the front desk staff. I will never go back to Hyatt House in Addition! Terrible service, and they refused to acknowledge a roach problem! read more

I have stayed at this location twice and at the end of the day, if you want a home away from home, this is the place. What I like about this place is it is like an apartment. You get a good size room, very comfortable bed, good size living area and kitchen is fully stocked. By that I mean there are plates, pits/pans, glasses, all the cooking utensils you need. I've used it for a weekend getaway with the significant other as a chance for us to get away, cook, relax, feel like we are out of town but still just a few minutes from home. My only issue with my last stay was that we were in the last building as far as away from the front office and the Wi-Fi reception was bad. It was very spotty. And one of the things we wanted to do was eat dinner and watch a movie. Needless to say, no movie watching that night. I have stayed there before and the Wi-Fi reception was better, if it is important to you, just make sure you stay closer to the middle or near the front office. The lobby is newly redone and breakfast is good. I could see where it could get a bit noisy because some people do like to linger outside. It is extremely close to places to go out and eat, there is a super Walmart about three minutes away on the Dallas tollway and getting in and out of there is very easy. The staff is very nice. If you're looking for a place to stay in Addison and want it to feel kind of like an apartment, a home away from home, choose this place. read more
