I was told after the walkthrough to sign off a checklist. I was told specifically these were estimates only. I got a bad feeling which I should have trusted. I preferred the other buyer who put actual cash in my hand to lock in the deal. When I told the company I wished to move forward with the other buyer, I was told that I had signed legal documents and they slapped me with a lawsuit. My neighbors knew the market at the time, and one of them buys and sells homes for a living. He said he could have gotten me much more but couldn't step in with the suit in place. Due to medical needs, my parents have needed to sell their home and move into something more accommodating. I've been helping them look into companies they could go with to sell quickly without the hassle and without the realtor involved to make it easier on all of us. We stumbled on I Buy SD .com because they were suggested by our neighbor who was curious about the company as well. I initially really liked the company because they were San Diego specific and seemed to understand the area. I had already been researching Opendoor and I BUY SD gave us a slightly better offer. So it seemed too good to be true (and it was...) Come the day before we were supposed to close escrow, I was helping my parents with everything and we get a call. I couldn't believe what I heard on the speaker phone. I Buy SD.com said that: sorry, they had to lower the house price by $80,000 less than the signed contract stated and close five days later than the signed contract stated in order to close now. I was flabbergasted. This is a company where contracts were already signed and paperwork already in place and they chose to drop this bomb and force the house to be a lower price, likely knowing that we had to close or else the new house wouldn't go through in time. Talk about shock and regret. Now we've realized they said several things in the process to us that turned out to not be true, like they were sending a design time to measure the house and it actually ended up being other investors!! That feels really deceitful to me! I wish I had never stumbled across this company and I wish I could have kept my parents far away from it. What kind of company does that to people the day before you're supposed to close escrow? I definitely wanted to write this review as a big BUYER BEWARE! I would never ever wish this experience on someone else, not even a mortal enemy. The stress, pain, and suffering this has caused us is absolutely beyond words. I have been in tears ever since this happened and I'm not sure how to even recover. On the I Buy SD.com website they claim they want to help San Diegans sell their houses as painlessly as possible but from this experience we had it really feels like the exact opposite :( read more

Their mode of operation is to make you think they will pay high price and before the date of actual close, the will let you know that they cannot offer what was discussed. They will then lowball you and if desperate will accept any price.... Dont do it. One more thing , as a former realtor, if the buy does NOT deposit earnest deposit, the contract is NULL AND VOID. This is their loophole so if you try to pursue legal action you will not have such the case. read more

f you're looking for professionals who stand by their word, I would advise staying away from I Buy SD. They do not honor their offers. I initially spoke with Tom and explained our situation--he provided a fair and reasonable offer. I let him know I would discuss it with my husband and get back to him. When I followed up with Tom about a week later, he said he needed to finalize the numbers with his boss and would call me back. However, instead of having the decency to call, he simply sent a text with a significantly lower offer than what was originally quoted. When I questioned the change, he made excuses, blaming it on the company having 14 properties sitting on the market and losing money. This was both unexpected and very disappointing. read more

Just completed closing on my parent's home and cannot sing enough praises of "I buy SD/GG Homes". My senior citizen parents had received a notice that the city would be putting my parent's home into receivership due to severe neglect and disrepair in less than a month. This was a world turned upside down crisis for my parents and I live on the other side of the country. Once I became aware of the notice we were looking at the reality that we did not collectively have the money to make the repairs and once the city put it into receivership and made the repairs, the house would have to be sold to pay the repair costs as well as legal costs. The city had also deemed the house uninhabitable and we had nowhere to turn. I was put into contact with Matt of "I buy SD/GG Homes" from a relative and within a week Seth visited the house and made my parents a very fair offer, which they accepted. Bottom line there were no surprises from "I buy SD/GG Homes". Everything Matt, Seth, Olivia and Jessica did, and stated, from the beginning went just as they said. The offer was never changed (again a very fair offer considering the condition of the house), and "I buy SD/GG Homes" came through and now my parents are in great shape financially and ready to begin a new golden chapter of their lives free from any financial worry for the first time in their lives. BIG HEADS UP: First of all, this company has the highest profile in San Diego by virtue of their endless TV ads and mailers with random lowball offers indicated on phony checks. As such, there's a huge marketing budget that first needs to be covered in buying your house. And, because they are obviously busy, their attitude in presenting an offer is take it or leave it. Not to say they aren't nice...they are simply making low offers they hope will be accepted by desperate people. This appears to be an example of bait and switch methodology. I would imagine their strategy is always the same: start by quoting the inquiring seller a compellingly high number on the phone, and email a contract example with that information. Of course, that's not going to be the final number after they do a cursory inspection. Expect a number at least 10% below their initial quote, with a litany of things they would need to remedy to make it sellable so that they will profit in reselling. Understandable, but just disappointing after all the back and forth blather we weathered. This "process" seemed like a huge waste of our time, given the lack of actual candor. The gist of their pitch is the elimination of selling costs and realtor commissions, which is valid, but I actually think it makes more sense to find a realtor who can suggest and implement improvements with you, then list the property as high as is reasonable, and negotiate the commission rate. The other thing to try is to precipitate a bidding war by calling EVERYBODY you can find in the house flipping business--of which there are MULTITUDES these days--and see where it goes. When the federal reserve starts lowering the interest rates soon, the feeding frenzy will make selling at your target price even easier. Melissa N.
