I have resided in a two-bedroom, 2nd floor apartment (my son & I) for 21/2 years. I have lived in a few apartment complexes in different states. This complex was the best. My apartment was at the at the border of the complex where you could view Saddleback College in the distance. The Shops of Mission Viejo (mall) was across the street from the complex for an added bonus. The management was wonderful & caring. Over time, he had a management position & still always attentive, kind & helpful with any questions that I had. Whenever there was an issue like a plumbing issue or lighting issue, maintenance was always attentive, available & pleasant. When my lease was up, I worked with leasing consultants, Joe & Tess, what a pleasure. Luke Gallardo was my leasing consultant in 2022. He was so patient, professional & welcoming. Thank you, Luke! This place was the WORST place i have ever had to spend money on. If you are wanting to move to Orange County and need something cheap you're better off renting a room. I had mold in my living room closet within the first month of living here, when I submitted a request we had to do a walk through and appraisal. after that I got no word of construction to fix it, one day I left for work at 5am came back at 4 and my entire wall was missing and a hole going outside covered by a bag was left. no warning... no emails... nothing. all of my items in that closest were riddled with real mold, when I figured out how the insurance worked I ended up having to pay 500 out of my pocket on something completely out of my liability, when I asked how we should handle this I get a rude email back saying "you chose your deductible" as if it mattered when I was NOT liable. Not only the mold though, I had rats in my house, my kitchen within the first 2 months of living there was riddled with rat feces. I submit a request and come home to rat traps in my oven under my sink and around the floor. Thats not even close to all, spiders all over my house. my laundry smells like cat litter and rat feces, my bathroom sink smells like sewage. after getting the sink fixed it smelt even worse. my bathroom sinks handle comes off the sink head. How can they properly track a water bill? i also couldn't find a policy about a limit to guest passes. parking is a nightmare. people complain. street outside is super loud with exhausts and sirens. there is rats in all the bushes outside. They closed the pool for painting right when summer came around. I've seen numerous multiple sheriff calls in the complex. people never move their cars out of guest spots. just cause this place is renovated and cheap doesn't make it at all worth living in. I asked if we can move the stove to check for rats when I first moved in as well. they said they can't and won't do it. Also my closet door already fell off, they have fixed my washer once still smells awful, my sink still smells like sewage. And even after spraying my entire house with spray top to bottom still intestines with spiders. The only proper/good interactions I've had with any of the workers is with Tess and the maintenance guys. read more

Horrible management. Just spoke to female manager about vehicle being towed at 1130pm while visiting a resident from a leasing office space that states no parking between 8am-7pm. She says there is "other" signage which states you need a permit. When asked why there is contradictory signage she said "you just arent allowed to park there" and I should take it up with friend renting the apartment. She also said the 8-7 no parking is prevent people from occupying those spaces during the day to come into the office. EXACTLY- which is why we were parked there at night. Rude, lack of responsibility, unwilling to assist or rectify issues. read more

When we first came to tour kevin greeted us and welcomed us to idyllwillow. We came from out of state so kevin was kind enough to send us videos of the apartment and was always there to help with any questions we had. This apartment complex would not use the "Work Number" employment verification system with a local hospital but only would accept a manager written response. They were very rude to me. This apartment complex is terrible ! They are scummy and money hungry . They put a clause in your lease to force you to pay for the apartment to be professionally cleaned or they will deduct this from your deposit . They will not give back your deposit so be prepared. The parking sucks they tow cars constantly. The concrete is terrible and they rarely do road work. They didn't paint the parking spots so someone hit the side of my car. If you do not give all your keys and parking passes back at the end of your lease they will charge you for it !! It's supposed to be a smoke free community but people are always smoking . The gate does not have a pin pad to come in so getting deliveries late in the day is a STRUGGLE. The in unit washer and dryer is in the secondary bedroom in the 2 bedroom units which is not displayed on the blueprint. They are not worth the money at all. They do not spray pesticides there is spiders everywhere . Packages get delivered to the wrong units because their buildings are poorly lit and hard to find the right building and every building the unit letters are the same. There are no signs to direct which way to drive etc... they only allow for you to have two guests a month which is ridiculous. I do not suggest at all there is better apartments . read more

I would give them 0 stars if I could, they are nice when you are looking for a place. Once you are in they are rude, un helpful and un willing to work with you. Don't bother having guests, they have a predatory towing scheme going, they will not issue guest passes for parking and they will tow and seem to enjoy it. your guest will have to park at the mall or the church up the street. The grounds are awful stinky and un cared for, people keep old furniture and garbage on their patios and walkways. It remind me of Sanford and Sons Junk Yard. All in all this place has nothing good to offer. When you want to speak to someone with authority, they deny it. This company has an issue with lower level staff not caring about the owners investment nor their reputation. This staff needs to replaced with caring and service oriented people. Lived here for 10 months. Apartment price dropped right after we applied and they wouldn't give us the lower price. Ended up paying $3,400 a month for a 2 bed 2 bath. Parking sucked. If you have more than 2 cars (cause you have to live with roommates to afford any apartment now a days) you have to park at the mission viejo mall on the 5th floor for $80 a month which is so stupid. Oh and my roommate had her car broken into and her wallet stolen inside the parking lot! Washer and dryer was in our roommates closet which was super annoying. Dryer handle broke off a week into us using it by one of us literally opening the door. Paid a full month of rent for security deposit even tho they advertised like $600-800. Moved out 2 months ago and we still haven't received our security deposit even after contacting them about it 20 times. read more

My granddaughter and I rent an apartment here....it is inundated with rats. The management's solution is to set sticky traps all over the kitchen. For the past 2 nights my granddaughter has been awaken by screams from rats stuck to these inhumane traps. She has not gotten any sleep, and is traumatized by the sight of these animals writhing in pain...in her kitchen. Beware renting from this place. She is afraid to go home at night, as she has seen as many a 4 rats running around. Initially when trying to apply for an apartment here, we had high hopes due to knowing past tenants who never seemed to have any issues (other than bug infestation) with living at Idyllwillow. After going on a tour we were even more excited to move in, however unfortunately there were some delays in the paperwork and the credentials needed to make it happen. Time and time again we were told we would receive a call back from them regarding the situations at hand, and time and time again we never received the calls back forcing us to continuously call over and over until someone would pick up. (Sometimes days later. These people do not send or receive contact on the timelines they give you) After not being given an answer regarding our application a whole week after our move in date, we decided to withdrawal our application and requested a refund on the deposit on the apt. Almost another week went by and we had still not received the refund despite leaving messages since they wouldn't pick up the phone (big surprise right?) Finally the manager (I assume because she didn't introduce herself on the phone) called us and with the most stuck up and belittling attitude and tone told us that our refund was processing and that it was a courtesy of them to do that since we cancelled the application. When trying to explain the situation of why we cancelled said application, she continuously interrupted with snarky remarks and sarcastic questions. By far this lady was the most unprofessional and arrogant person I've had to deal with in the housing industry and to see an under 2 star review on here for them doesn't surprise me at all. I Have stayed here and relocated here by choice then once again for mold through my kitchen and bathroom wall caused by a cut pipe that was never properly placed. I was moved a month later (i was told 2 weeks then had to call the day before scheduled move to get answers; told another 2 wks) into another rushed apt. so that they could make profit with their uncomfortable airbnb rental only after we had already spent about 8 months in thag molding apt. This new apt has backwards cabinets. The wood chips from these cabinets flew into my meals over the next few days when i would turn on the ventilation on the microwave because they didn't clean up after. Also my br door is broken off of one of the hinges and i was told that it was not a priority and that maintenance is and will continue to be super busy. Every choice made has been convenient for them and not the tenant. Do not live here unless you have absolutely no desire to ever be home or no desire to stop your kids from destroying the rushed and cheapest priced remodel . I literally see old water damage that is just painted over. And my top neighbors porch has really bad molded wood and water drips daily. Hoping with my luck here that the porch will withstand the rest of my forced and rushed new lease. You know, To be a "Resort" I expected more. we especially pay for more.! Lawn keeping doesn't even change the mulch its looks like a dog park mostly. But the terms and conditions says they are not liable for anything i post. Its always cops in the neighborhood. Parties and large groups. Parking sucks so bad that you can pay to park at the mall but its more expensive and big inconvenience to a 2 car or more tenant. Also met a few of my neighbors that do heavy drugs. Some of the men are creepy and peepers. Dont open your windows at night there was a robbery here on july 4th and the tenants were home when robbed by a neighbors friend that was doing drugs. BE VERY CAREFUL HERE.!!! read more

I applied to idyllwillow a few days ago, with my mother in law as a guarantor. I work in retail and am going back to school, my fiancé stays home to care for my disabled daughter. This next part is the most important part of the story.... My mother in law is a retired doctor, she makes about 9k per month. I make 2,000 per month. We have enough money in the bank to cover our ENTIRE 6 month lease TIMES TEN!!!!....we were STILL denied today! Luke was our leasing agent and he has no clue what he's doing. At all. Not only that but when we went to apply, without prompting, he said "a lot of applicants have an issue with the rental criteria." The way he said it was like he assumed we were poor and wouldn't meet the criteria. He couldn't answer simple questions of ours either... and at the end of the day we were denied based off of my income alone. He didn't take our other financial assets into account, nor my mother in laws income! We even asked if we were able to pay the entire lease up front and they STILL said no! Stay away from these apartments.... They are extremely misinformed at best, and hella shady and discriminatory at worst! We will take our money elsewhere! Just so no one wastes their time... a one bedroom there is 2,300 per month, you have to make almost 7,000 per month to qualify!! And your guarantor has to make 5x the rent and does NOT count as income! Why the hell would I waste my time with a dingy, run down, pretty-on-the-outside but janky-on-the-inside, shady apartment complex if I made 7,000 a month?! Oh and lastly, we asked if we were able to last mother in law as a co applicant and ONCE AGAIN we're told no...... something doesn't add up here. Upon researching, they have renamed their complex several times to try and clean up their act, apparently by these reviews it hasn't worked at all! I would give zero stars if I could... They are Very very rude I lived here for over a year every second I lived there I hated it there. Every time I called for maintenance they would not come fix the problem for over a week I always called saying they have a lot of "work orders" I complained about many different things always rude comments back to me. One of the worst things living here I had a drug attic living under me smoking crack cocaine which is very legal complain to it many times and called the cops many times nothing was solved a lot of the gang members living here also. read more

Wow Is all I can say. I have lived here for over 3 years already and I can't tell you how much I like it don't get me wrong the parking does stink. However, powerlessness families have cars. Parking I feel has gotten better since the new parking stickers. I have had nothing but good customer service from maintenance to property management. I mean maintenance even came to my home on Christmas cause I put potatoes peels down my garbage disposal and fixed it right away with no complaints. I believe the customer service that my family receives from all the property managers is by far top-notch. Kind caring helpful I work from home and use the scanner in the leasing office and am treated by Biannca with a smile and asks if she can help or Marco and even the people in the front desks. They used to be Renew which is the worst Apartment in my life. We reported the management that we saw a rodent multiple times in our kitchen, but they never took any actions at all. I realized that it was not only us, but also other tenants. Health Department should inspect all of apartments. I don't recommend to move in there unless you don't care to be sick. After we moved in and shared some of the concerns/problems with the property manager "Bianca Garrett" she completely changed face and responded very rudely, ignorantly and very unprofessionally, of course she changed after we moved in! It is very surprising how someone so unprofessional, so rude, so fake, inexperience and zero customer service ability can be a property manager of 400 units project!!! Property manager Bianca Garrett is not even qualified to be a lease sales representative, so lazy and so ignorant to the job. The few young lease sales representative in front are nice kids but can't do much, they just report the problem to the manager, Bianca Garrett and she is of no value. She has absolutely no interest what so ever and experience to handle residents' problems or concerns. She is far from qualified to be a property manager, and zero costumer service understanding!!! Laud cars drag racing dangerously with loudest exhaust and loudest music, especially late night. Hardly we can get good night's sleep. Some really questionable residence, skid row type. Apartments are so overcrowded to help them with the rent, local thieves. Dogs barking from early morning, all day. Parking is a nightmare. They have very limited parking with very overcrowded apartments. Infested with large roaches and rats Building material is old, cheap, mixed with poor ventilation and it has strong mold smell, we could clearly hear the neighbor talking or snoring all night! Plus a very rude, ignorant and very unprofessional property manager Bianca Garrett who doesn't have time to hear tenant's concerns! Honestly not the worst place if you are a family and commute to work, but if you are a young professional I would look somewhere else. I work from home, and with the way my unit is set up my room has a sliding door that directly faces the parking lot/central area and also faces Marguerite Pkwy. Everyday I constantly hear police/ambulance sirens (there's a fire station / hospital right across the street), people revving their engines or playing bass-boosted music in the parking lot all day (and night), and families letting their kids play and scream without supervision right outside my unit. And I'm on the second floor, I can't imagine how loud it is for the people downstairs. I've rented at many apartments, but the constant loud noises from neighbors, the parking lot, and the road itself are just too much and take away from the "peaceful living" I wanted when I chose this place. The layout of the apartments make it feel very cozy and intimate (kind of like a nice summer camp) with a lot of open space right outside the units, but this backfires heavily and makes productivity impossible when that space is being filled with loud kids or people blasting music. Also, there is a huge lack of parking and it's very difficult to get parking for guests. if you want to buy extra parking, they make you park it off-premises in the garage across the street which is a huge pain. This might be a much better experience if your neighbors are singles/quiet and your unit is away from the street, but I just got very, very unlucky. read more

DO NOT MOVE IN!! The property management is truly awful and do not care about you at all! They are constantly looking for ways to make more money off of you, even if you're a broke college student. Chantel is honestly the worst manager, she tried to charge us for another month's rent since we didn't give a 30 days notice on a FIXED lease (for those of you who don't know, that isn't required for a fixed lease and it was illegal of her & the team to try and charge that amount). Once I got my lawyer involved, the charges were "waived," but really they were caught doing something unlawfully and would've been brought to small claims court over it. The apartments are tiny and are always having issues (stove fan didn't ever work, bathroom sink constantly clogged, trash fee was ridiculous, took the maintenance team months to fix a laundry washer and stair lights ((makes you wonder what they're doing all day on those golf carts)), and so many countless other things). Literally the only positive thing about this place is Brett in the leasing office. My guy, if you see this, LEAVE!!! Find somewhere better for yourself. I stayed here for 2 years from 2018 to 2020 and it has been far the best apartments I have ever stayed at! The staff is amazing and on point with all there work! They do everything possible to help you in every way they can! Peter the manager is the most Professional and the fastest manager I have ever done Business with and he went out of his way to help me when ever I had problems and either fixed them or directed me to someone who would get the job done. I'm sad I had to move but for everyone looking for apartments this group of employees knows what there doing and won't be disappointed. read more
