For the most part since I moved in here the living space is "okay". Do I love living here? No. Do I live here because I'm looking for the "right" play to move to 100% yes! Finding the "right" home isn't easy. You have to do your due diligence and talk to people. Don't be afraid to ask as many questions as you need to before you move into an apartment. The one thing that has been such an issue is my living space since the moment I arrived on scene the day of my move. They've had to do a lot of work here from day one and although there are still things that I'm not happy about overall it's a stepping stone for the next chapter! However, the maintenance staff as a whole they're decent for sure but a few bad apples in every bunch! I have called numerous times and have spoken to the staff over and over again about my heating system and why do I have to pay so much for water when cold water is always more of a factor then hot water. I shouldn't have to rush a shower! Hot is Hot and cold is way toooooo much! Keep the kids closer to home! Parents if you choose to allow your kids to run around with out parental guidance go do it elsewhere! The driving is VERY limited when kids are NOT being guarded! The cars OWN THE ROAD here in IMT not your children! We have playgrounds for that. What if a driver hits a kid who is unsupervised then what?! Is it the driver's fault? When will the parents take full responsibility when they leave your house to play it is still up to you to make sure they get home safe! Breezeways!! We have plenty of OUTLETS here for kids but we have apartments with doors and inside those doors are people who are renting that space and they work different hours daily! Be more aware and understanding when teaching your kids if you want to play at a friends house and you knock just knock. Don't yell and scream and bang on other doors. I saw two kids tell another neighbor to F*off and mind you they were knocking on everyone's door while waiting for a friend to come out to play. I do not write review often, however, I wanted to take a moment to give attention to Kendre at IMT Cool Springs for her immaculate customer service and friendliness. If you want to ensure you have a 100% positive experience with IMT, you need to work with Kendre. She went above and beyond to help me find my apartment during my move--she understood the stress I was under and took initiative to go the extra mile. She worked tirelessly to find me an apartment that fit my budget and lifestyle. She is professional, understanding, warm, and amiable. She treats you like a human being, not a number. Kendre is sincere and wants to make sure you are exactly t where you want to be. She embodies exceptional customer service, and in my mind, gives the company a very good reputation in the community. IMT Cool Springs is a beautiful apartment complex. Well maintained and they pay attention to details. The interiors are updated, clean, lots of natural light, and very open concept. I am so happy here and am not looking to move any time soon. I have seen reviewers complain about maintenance delays or management customer service. This has NOT been my experience. I have only needed to place one maintenance request so far, and they were here the same day. My hope is to live here as long as I can. Its proximity to everything makes it a contender to live anywhere else. I am so grateful to Kendre, and the rest of IMT staff, for making me feel at home. The community is beautiful, well maintained, and incredibly peaceful. it truly feels like home the moment you drive through the gates. The maintenance team deserves special recognition. Work orders are handled quickly, professionally, and with real attention to detail. You can tell the team takes pride in what they do issues aren't just patched, they're fixed the right way. One of the biggest reasons for my positive experience was the outstanding maintenance team, led by Jeff, the Service Manager. Jeff consistently went above and beyond to make sure maintenance requests were handled quickly, professionally, and correctly the first time. It's obvious that he takes pride in his work and genuinely cares about the residents and the community. His leadership shows in the quality of service provided, and it's something that really stood out during my time there. The property was well maintained, the staff was friendly, and I always felt like concerns were taken seriously. When we began looking at apartments and homes in Franklin, we were concerned that we wouldn't be able to find a place that had enough space for the price since we were moving from a 3 bedroom, 2 bath home on 5 acres. Whenever I met Kaitlyn at IMT Cool Springs, it was like a breath of fresh air compared to all of the other places that we had visited and priced. She was super helpful and walked me through the process, accomodating our service dog, need for extra storage, a new income stream that was yet to start, etc... We just keep thinking about the blessing that it's been to have gotten such a deal for move-in. We relocated mid-January and payed about $800 for January Prorated, February Discounted, and all the app & admin fees! Thanks to Kaitlyn, Parker, Amelia, and Dameion, we found the place that we were looking for in a prime location, at the right price, and it felt SO EASY. Super grateful! read more

Carl was absolutely fantastic! He helped me with a few things around my apartment, including changing a tricky light bulb over my sink, rescreening my patio door, and even taking care of removing a dead mouse from my patio (which I was very grateful for). He was incredibly kind, professional, and just genuinely pleasant to work with. It's not always easy to find someone who is both efficient and personable, but Carl really went above and beyond to make sure everything was taken care of. Moments like this remind me how happy I am to live here. I'm so thankful to be part of a community where people are responsive, helpful, and truly care about the residents. It makes such a difference in everyday life. I love this area and the space I'm in. It's so convenient, comfortable, and well taken care of. I've lived at this community for 2 years and going on my 3rd one and I still love it. This is by far the best apartment experience I've ever had. The staff here is top notch and if you have any questions the respond back immediately. My 2 favorite people are Eric and Adria, they always greet me with a smile and make me feel welcomed. Things are not perfect but if we ever need maintenance they address it quickly. My AC went out on a hot summer night and a tech was at my door within 10 minutes. I have made a few friends here, the residents are nice and respectful. The grounds are well kept. IMT bought the property a couple of years ago and the have made significant improvements. I can tell they are a good company and I hope they keep the property for a while. I continue to feel appreciated at this place and I recommend it 100%. I have been apartment hunting in the Brentwood and Cool Springs area. imt Cool Springs has my attention. I have not moved in, yet. I haven't moved in yet and I am impressed enough to leave a review. I have visited the property twice, made contact several times (both by phone and email). Amelia has been prompt, responsive, and patiently answered every one of my questions. My second visit to the property was met with the same enthusiasm as my first. I met another staff person at the office. It was really nice to see that same friendly, professional, and attentive demeanor. The property is well maintained. I was really checking it out. They are in the process of renovating apartments and common areas. Their attention to detail is noticeable. I have lived in four states and I like to find the best in an area. The community is well maintained, quiet, and conveniently located near shopping, dining, and the interstate, which makes day-to-day life much easier. The office staff has been professional and responsive whenever I've had questions or needed assistance. Maintenance requests are handled in a timely manner, and the team communicates clearly about what to expect, which I really appreciate. My family lived here for a year before we bought a house. I can't speak for others' experience, but we have nothing but good things to say about our time there. Our Leasing Agent was energetic and helpful, not only when we toured, but after we moved in. They have a Resident Services staff to answer any questions and help with any issues after you move in and their maintenance staff is on top of everything. I don't think we ever put in a maintenance request without it being dealt with that day. If you're thinking of moving to Franklin and especially the Cool Springs area, I would look into living here while feeling out the area and deciding where you want to be permanently. While I am thankful to finally be in a house again, our experience living in an apartment while we found our forever home was exceptional. read more

I've lived here for the past year, and (for the most part) I love my apartment and love the location. Close to I-65, and great walking trails all around the neighborhood. Nice amenities & beautiful grounds. The maintenance team has a large staff & they're very helpful and professional. I would also like to thank Darlene for keeping the amenities and offices looking clean at all times! The leasing office has a great team on deck. I'd like to give a shout-out to Jake, in particular. He has been a great help and is willing to go above and beyond for future AND current residents here! If you're a fairly broke, working-class Gen-Z/millennial, this is a great option considering most of us will likely never be able to afford a house in Williamson County :) The Californians might, though. read more

I've lived in apartments pretty much most of my life and this is one of the best ones I've ever been in. I have no idea why those this place has so little stars. I love my apartment. The service is always good. They're always here when I need them I don't understand what the problem is. Really somebody 3 star this place because it doesn't have coconut water? About that thing about not having the apartment available: When apply and approved, you pick your apartment. it's pretty simple There's no such thing as not having it available. So, I have no idea what that's all about. That should be removed it's impossible. If you want a nice apartment, these are great places I've been here for 4 years. After 2.5 years of living at IMT Cool Springs I have just moved due to needing to relocate for work. I can honestly say that my entire time as a resident with IMT was an extremely positive experience. From Jacob H. in the leasing office always being extremely helpful and responsive with the move-in process and any other leasing related issues, to the resident services team being very helpful with the move-out process. I will certainly miss all the great amenities that are so well kept, and the quick responsiveness from maintenance to address any (albeit very few) issues that may arise. I lived at IMT Cool Springs last year and still visit often since I have family living there. I really love the walking trails they're peaceful and a nice way to get outside. The location is super convenient too, close to shopping, restaurants, and everything else you need. The community itself is always clean and well-kept. At one point, my family had a small pest issue, but the community manager, Michelle, handled it right away. She made sure pest control came quickly and even followed up to make sure it was all taken care of. She's really helpful and genuinely cares about the residents. All in all, it's a great community with a convenient location, nice outdoor spaces, and management that actually listens. read more

I have lived here for over a year and absolutely love it. My favorite part of living here is the beauty of the grounds. There are so many walking trails and if you feel like venturing out, there are hiking trails that back up to the property as well that you have quick access to! If you are a runner or biker the concrete paths lead to a path off of Carother's Pkway which takes you all over Franklin. The apartment is within a few minutes of 65 and the great thing is that it is located on the opposite side of 65 where all of the shopping traffic is. This makes the area peaceful and quiet yet you still are within 5 minutes of almost any store or restaurant that you name. I highly recommend this place! read more
