My Experience at IMT Hyland Hills Apartments -- A Cautionary Tale We moved into **IMT Hyland Hills Apartments** in October 2024, expecting the "premium" unit we paid for. What we received instead was a far cry from what was advertised: * The unit was **never cleaned prior to move-in** -- we found **leftover food and hair in the washer**, and the bathroom was an eyesore with **mismatched finishes** (plastic, copper, and stainless steel). * We were promised stainless steel appliances, but were given **cheap plastic substitutes** until weeks of persistent complaints led to a replacement -- long after we had already paid the premium rent. * The **washer didn't drain** properly, requiring multiple spin cycles, and the **water pressure in the kitchen** was barely usable until I pushed hard for it to be fixed. Beyond the unit itself: * The **pool and grill area** -- advertised as 24/7 -- is **almost always closed**, meaning the amenities we were paying for were inaccessible. * **Maintenance is slow and ineffective**, despite being hyped as a major benefit during move-in. * We experienced **black mold** in our bathroom -- under the sink, in the toilet, and on the walls. Maintenance handled it poorly, even going as far as **breaking our cabinet door and falsely claiming we did it**. Thankfully, we had video proof. * **Air conditioning barely works**, and the walkways are **rarely maintained**. * Despite the **friendly front office staff**, the building itself is **too old and too expensive** for the bare minimum it provides. As someone who previously lived in high-rises, this has been a major downgrade. Less than a year later, **I'm breaking my lease and moving out immediately**. If you're considering moving here, I strongly suggest doing your due diligence -- and keeping all documentation. I've saved **every receipt, email, and video** for when the inevitable shady move-out charges appear. This was one of the worst rental experiences I've ever had. We moved in back in November. The office has been easy to work with and responsive. Maintenance has been very quick to resolve the issues we've had. The apartment itself is nice and feels safe. It's a bit difficult to walk around the complex due to a lack of sidewalks and paths, but there's great views of the mountains and golf course. You can hear some street noise from cars racing on Sheridan, but from my experience, neighbors are considerate and friendly. read more

IMT Hyland Hills has delivered the worst maintenance experience I've ever encountered. I lost a full fridge of food because a maintenance worker destroyed it. I then confirmed a time slot with the maintenance manager, hired someone to be present in my apartment to ensure it didn't happen again -- and they never showed up. No call. No email. No explanation. It's June 18. This started on June 2. My freezer is still broken. They've come out multiple times using non-OEM parts that didn't fix anything, and only now are switching to OEM. That should've happened from the beginning. I've spent money trying to protect myself from their own negligence, and I've been completely gaslit in the process. Maintenance is unresponsive. Management is worse. There has been zero accountability, no resolution, and no care for the resident experience. This isn't just unprofessional -- it's unacceptable. read more

if you are a woman, I would never recommend even checking it out. There are a lot of sexist people that live here and if you bring it to the office his attention they do not care and want to blame you and will threaten to cut your lease and make you homeless if you report your fridge, freezing stuff and not able to keep your food just cold and be able to eat. They get mad and say you're yelling at them. For how much this apartment cost you can't have a camera. There are no working cameras. I have loved IMT Hyland Hills since the moment I moved in. From my initial property walk through with Susan, to move in day with the rest of the team, they have all been an absolute pleasure. They are kind, responsive, take excellent care of the property, and are honestly fun to be around. The property has received a ton of upgrades, my favorites being the new club house and the NEW LIGHTS all around the complex. Even getting home at horrendous hours, I feel completely safe walking to my apartment. The maintenance team is unmatched. They take every maintenance request very serious and even the outside vendor team for pest control has been a blessing to me specifically. (Gotta love wasp season, but they took care of it in less than 12 hours!!!) I can't speak highly enough about this apartment complex. It really has been home for several years. read more

The complex is extremely well lit (nearly too well lit, I had to get black out drapes!) and they keep the property nice and clean. Great pool and workout rooms too. Golf course views are amazing here. Maintenance staff is on top of their game. Tons of dogs with is perfect for animal lovers.

While I was living at this apartment, I had to make over 30 maintenance requests. My toilet would run constantly, there were leaks underneath the sinks, bug problems, my dryer wouldn't work and our heat and air would never work. No matter how many requests I made, nothing was ever fixed correctly. Other issues I experienced is that there was never any parking near your apartment. I paid for the amenities but the pool was never open, even though it was supposed to be open all year around. The valet trash would never pick up the trash. I also had the worst move out experience. They did not give me my security deposit back and charged us over $200 for 2 minor carpet stains that were only visible when they ripped up the carpet and not visible to the eye. I've moved every year for the last 8 years and have always received my security deposit without any issues. Do not recommend. read more

Maintenance here is responsive and usually takes care of issues w/i a day. The location is great with many apartments backing up to greenspace. McFall park is just across 93rd Ave and is a great place to walk your dog or just take a walk. The complex is close enough to 36 to provide easy access but not so close to hear much of the traffic noise. read more

This place sucks. My garage was broke Into and things stolen from here. The office said crime is on the rise so it's not our fault. I asked for a deadbolt to be put on the door as my garage is now unsafe. They said no as they don't recommend you keep anything in the garage as it's not meant for storage..... these people are idiots and this place sucks. If you wanna live someplace where management doesn't care about your issues and all your stuff gets stolen from the places it's supposed to be secure, then sign a lease here! Gym doesn't exist, hasn't been open since I moved in in December, pools are closed except one as they just opened it. Mail never gets put on lockers so it's not secure at all. This place does nothing to help you they just want your money and tell you to F off. Do not live here. This place sucks! read more

I have been a resident since September, and I have absolutely nothing but great things to say about the promptness of the staff and the responsiveness of the maintenance crew. I've had a few mishaps with Amazon, the staff will step away and help me sort through the parcel issues. When I've sent in maintenance requests, the team is ON IT! They also do follow-ups to make sure that your issue is resolved instead of just immediately closing out the tickets. They are professional, knowledgeable and personable. Would not recommend. Lived here for a year...... my apartment was pretty inside but there IS NEVER anywhere to park. Always had to park far away from my house. Our neighbors above us were ALWAYS loud.. I understand people have kids as do I, but they were always running around, stomping, didn't matter the time of day. Called office at least 15 times during our lease but NOTHING was ever done. The staff isnt very nice and maintenance projects going on since we began living there. I have lived here for 7 months now and in that time I have had a motorcycle stolen from my own garage, along with broken windows and 4 other break ins along with shootings in this complex. I lived in this complex for approximately 3 years, two of which were under previous management. Some of the issues I will describe carried over from the previous management but some are very specific for the current management. 1. They specifically ask you to sign a No smoking within 25 ft of any building, yet they do not enforce it. Therefore, if you happen to live by a smoker and you don't happen to enjoy smoke you are out of luck. There will be a strong smell in the halls and you cannot have windows open. 2. They charge a $25/month valet trash service. This results in people leaving trash outside their door for days and it makes the halls smell awful. 3. They charge a pet rental fee of $35/month and a nonrefundable fee of $350, this does not seem like a lot but when coupled with the rent it quickly adds up. Also, you will constantly find dog waste in the green areas around the apartments. 4. They charge a lease break fee of 2x monthly rent. Based on the average rent you are looking at a fee of $2800+. Most people do not plan on breaking a lease, but in the end, if you need to, be prepared to pay a very large sum of money. They will not provide any flexibility despite events such as a major pandemic. 5. Parking is a huge issue. This will force you to get a garage ($85-$100/month) just to not deal with trying to find parking. 6. Renovated apartments all have wooden floors which are great...except if someone lives above you. You will hear every step they take, every time they vacuum, and every time someone drops an item. This will force you to have a fan to create white noise so you can sleep. 7. Water bills are always high. There was a month where I mostly traveled and was never home and the bill was exactly the same. Therefore, you do not pay for use, you subsidize the use of every resident in the complex. 8. In the affordable, non-renovated apartments, they use very poor quality materials. They ACTUALLY paint the countertops and the bathtub. The bathtubs will peel because the paint does not like to be submerged in water. The countertops will stain because white paint can absorb colors. This of course makes your apartment less attractive. But the worst part is that they will charge you for REPAINTING the bathtubs ($65) and the countertops ($285). Essentially, they make you pay for their poor choice of materials. 9. They will try to nickel and dime you out of your security deposit. Including charging you for the stove drip pans (all 4 for $32) that are no longer "new". Despite the fact that wear and tear is part of the rental business. The location of the apartment is great. But now there are tons of new options in the new downtown Westminster and across from the mini-golf course. Options that are brand new and around the same price and hopefully will treat you better than IMT at Hyland Hills ever treated me. If they post their phone number below asking for me to contact them. Know that I have spoken to Amy, Sue, and corporate a number of times and they do not provide satisfactory solutions. Therefore, they are only doing it to pretend like they care and to seem like they are actually making changes...which is false. read more

Ever since it changed to IMT as the management company it's been a total mess. It took them 2 months to fix my garage door, but they refused to credit me for the time, and when my apartment got broken into, their idea of "secured" was to nail a broken part of the door jam over the deadbolt section, which allowed it to get broken into a second time. The are lazy, unresponsive to maintenance needs, lacking in care and compassion for their tenants, and way overpriced for what you get. read more

I just sold my home in the midst of an unprecedented seller's market in Denver. I planned to live in an apartment for 1 year while exploring my next (and final) home. I selected IMT Hyland Hills because of the units' generous floor plans and the pleasant, helpful staff. The third week in my unit, I noticed my apartment wasn't heating up very well. The thermostat was stuck on 64, despite my raising it to 70. I talked with Susan Esparza at the office and she assured me it would be taken care of ASAP. Well, 10 minutes after I arrived back at the apartment, Josh Waits, the maintenance specialist, was knocking at my door. He located the problem and told me he needed a part which he would pick up during his lunch break. He assured me he would return between 2-4. By 2:15, Josh was back at my unit replacing the old part and restoring my furnace to normal. I haven't lived in an apartment since 1981. Having just sold my most recent home, I was very apprehensive about apartment living. I have only been in my unit for a little over 3 weeks, but Susan and Josh have made it an extraordinarily easy and pleasant transition. If 5 stars is the highest rating I can give, I'd give them both 6. Their customer service has far exceeded my expectations. read more

I've loved here since March and have has nothing but issues since day one. When we first moved in the maintenance man shorted our electric and we didn't have lights for 2 days. Then we had a continuous issue with our sink leaking underneath which I took 20 phone calls and multiple people to get that fixed, only to find out the bathtub from the unit above ours was leaking water in to our bathroom. The most recent issue has been our water heater, it went out and maintenance came in and claimed they fixed the issue but the heat and hot water didn't work all night long. We called again the next morning and another maintenance man tells us we need the entire thing replaced so the plumber comes and does that. Well it has only been a week and now there is an issue with the new water heater and it can't be fixed until 3 days from now. No hot water & the heat barely works. It's going to get below freezing tonight. This place is your worst nightmare. They change way too much for apartments that are falling apart. The staff can care less. read more
