They will take your security deposit and charge you on top of it whether you kept the place clean or not. We kept it spotless and had professional cleaning done once we moved out no pets no carpet stains and they are still charging us our whole security deposit and asking for more. No damages at all and this is how they treat tenants who took good care of their home. read more

The staff in the leasing office is full of incompetent employees. Especially Shaheem. They have tried to take my security deposit and false claims to have not paid last month's rent which resulted in collections. Shaheem has lied on multiple occasions regarding rent payment arrangements and security deposit deductions. I have had multiple maintenance issues living there. This place is terrible. There are better options in the mission valley area. I would avoid this place. read more

If there are a bunch of apartments available don't take it as a good sign maybe take a real good look at what you're spending your money on. There are tons of NEWER buildings in mission valley opening up do NOT come here unless you are okay with random water shut offs, flooding, homeless & delinquents breaking in your vehicles, homeless in the dumpsters, green pool waters, pests in your cabinets, roaches, residents not picking up after their dogs, smoke lingering into your apartments.. need I go on? We have lived here for over 7 years now and have always had great experiences with the maintenance team. This morning we put in a maintenance request because our garbage disposal stopped working. Within just a couple hours Fernando was here to make repairs. He was friendly, knowledgeable, and did a great job. Afterwards he cleaned up so well you would have never known that he was here working under our kitchen sink. I have lived in the complex for a few years and my experience has been great. The very few times I have put in a maintenance request it was answered and resolved very quickly. It is rare to find in unit laundry and central air in SD at an affordable price and I feel a little spoiled having it. Took a tour at this place, absolutely will not be moving here!! Smells horrible everywhere ( urine & just dirty) and something is just terribly off about it even if they try to disguise it, it's obvious. Our tour guide was awesome though. I believe the price is absolutely ridiculous considering the state of their complex. Don't even waste your time having a tour here there's many better options in the area! Good luck!! read more

AVOID living here if possible!! Not worth the price for the trouble and space. If their items break the residence get left with the bill for maintenance coming out! When we first did a tour it looked like a beautiful place but, once we moved in it was a rude awakening. After getting keys and walking into the apartment we immediately noticed how filthy the apartment had dirt on the floor, hair in random places, food crumbs in different areas of the apartment. The first month of being here we were eaten alive by bugs. The sliding door lock was broken and the washer and dryer always have some issue. If you want to live in this complex never think about to have a parking lot ,when you have two bedroom ,and you pay at least $3300 a month plus they want to to pay for water flat bill about $130 even if you are on vacation one month they will charge you same rate almost and if you unreserved parking lot, you will walk at least 2 mile to have this parking!!!!!!!!!!!!!!! My experience living here was extremely negative from beginning to end. There were constant arguments, yelling, and fights throughout the complex, and reporting it to the office never resulted in any improvement. Dog waste was left all over the property regularly, and the hallways often smelled like urine. The overall cleanliness of the buildings and common areas was consistently poor. We dealt with a termite problem in our bedroom that went unresolved for three days, and even after a so-called professional came out, the issue continued until the day we moved out. Sleeping in our own bedroom became impossible. The property often felt unsafe. Homeless individuals frequently walked into the complex and stayed near the parking lot. There was no visible security presence, gates or doors were left open, and there were no measures in place to prevent people from wandering in. Many nights we felt uncomfortable walking through the hallways or to the parking lot because of the activity going on around the buildings. Even though the property claims to be a non-smoking community, people smoked cigarettes and weed throughout the complex constantly--inside the hallways, stairwells, balconies, and outdoor areas. The smell came into our unit often, and management never addressed it despite multiple complaints. Maintenance issues were constant. Appliances and fixtures failed repeatedly, and response times were slow. The police showed up on the property often for different situations, which added even more to the sense of instability. When we moved out, our entire deposit was taken, including charges for repainting the walls, even though both the maintenance worker and the manager told me repainting is done after every move-out. Parking was another major problem. The lot was small, always crowded, and difficult to navigate with only one entrance and exit. Finding a spot anywhere near the unit was rare. This review reflects my honest opinion. I strongly recommend avoiding this property altogether. "The Missions at Rio Vista" has provided a far better experience, is less expensive, and is close by. This place constantly has vacant units, and my experience explains why. read more

AVOLID THIS PLACE AT ALL COST ITS A FLIPPIN NIGHTMARE. this complex will have you pay a little over $3,300 for a two bedroom but will make you add a parking spot or have first come first serve parking that you won't be able to find and have to park 2+ miles away or they will tow you so quick but won't do anything if you tell them about other tenants parking without a pass. They don't do crap about it either. The tenants also leave this place messy and don't pick up after themselves and there's constant dumpster diving and none of these problems get solved. Do yourself a favor and don't move into these apartments because their management team won't do anything about it (Thomas is cool) but nothing will get done here and you're better off going to another complex I swear. read more

Drug deals on parking lot, dog crap every where, people smoking weed on common areas, people parking on parking reserved parking spots, people living trash on hallways, you named it and its here now. This apartment complex is a mess. When I first moved in 2019 everything was brand new and beautiful. I loved it! But as the years went on and IMT took over, it started to look very run down and not taken care of. I've had multiple items stolen on this property, there are homeless constantly raiding the garbage with nothing done about it, trash is left constantly in the hallways and on the floors. Rent is of course going up maxed out as much as possible every year but none of that money is being used to improve the quality of life here. I finally moved out in 2025 this year and after 70 days have still not received my deposit back that is owed and in writing to me because they sent the check to the wrong address and it was cashed despite providing all updated information. No accountability taken and extremely unprofessional. If I could give zero stars I would read more

brandon akana is a terrible manager he discriminates on the employees, and he has a problem with people that have section 8, he doesnt have the tenants best interest at hand at all...he is very bias... i was served an eviction notice because the security guard was being a complete werido recording my daughter and niece they asked him to stop. were talking about 2 teenage girls getting out of a lyft and suddenly notice that theyre being recorded, thats called harrasment... the security guard even tried to hit my niece for asking him to stop recording her... i emailed management too let them know what had taken place, he waited until i payed my rent and gave me a notice. read more

If you like smoke in your hallways, dogs constantly barking, and not a move-in ready apartment this is your place! Once we moved-in the apartment's AC was broken and took over 2 days for them to fix it. Which was comforting considering it was July at the time. They state that they manage the dogs barking on the balcony's however everyday it seemed like a different dog was barking. I asked to let them know and it would only stop for a week before they're back at it again. Then we had a neighbor that would smoke cigarettes and cigars in his apartment that would stink up the whole floor and hallways. Me and multiple residents talked to IMT about doing something about it but that never stopped so luckily I was moving out. So if you have kids be careful with the second hand smoke. Lastly, I wish management would be more transparent with their charges when we moved out. There was really no communication and they just emailed a bill that made no sense. We had to go in person to sort everything out and even they had to take almost a week to "look it over" just to be able to explain their own charges. read more

6 year renter. Very high risk place to live. Spit shined and deceptively fancy decor in the high visibility spaces. Going on a tour? Ask to look around. Ask the people that live here what they think. Go off the beaten path. Visit off hours when the homeless are still sleeping in our garages and stairwells, and eating out of our dumpsters and showering in the pool bathrooms. Take the back stairwells instead of the clean front elevator they walk you to. Tons of break-ins and theft. Little-to-no security. When things inevitably do go wrong, there is a lot of confusion, useless support, and very little accountability. There are no systems (and I mean absolutely none!) in place for how to manage a tenant emergency, thus staff are untrained and unable to help you whatsoever. They don't care that your things got ruined or your stuff was stolen, they only care about making sure they don't have to be held accountable. They advertise "24/7 maintenance support", what they mean by this is, that the number will go to the poor fool who drew the short straw and has to hold the phone. When you call because you've been robbed for the third time, the sleepy responder you just woke up by calling the after hours number will ask if it's really important because he would have to get out of bed and drive an hour to help me. I get it, it's my fault for living here. It's my fault for thinking that the third owner in 5 five years might make the place better. We are on year six living here. We've been broken into 3 times, car broken into once, storage broken into once, garage broken into once. We have had 3 piping disasters that have flooded the apartment and ruined our things (guess how high our renters insurance deductible is now... we might as well not have any). We've witnessed a hit and run once and recorded a motorcycle theft once. We've spoken to the police who come help us over the years and they have informed us that they are often called out to this complex. It's a hot spot. The apartment complex has given us compensation exactly zero times. Once, and only once, (back on our first owner, the only decent one), they forced a plumber they hired to fix a pipe next door to pay damages for the stuff he ruined in our apartment when the pipe burst. We've been told we can't use our own security to protect ourselves and our things (like a camera) because it would infringe on the privacy of our neighbors, but then they buy a bunch of new gym equipment and immediately install security cameras... because it's their stuff they want to protect. On top of all that, they have lied to us. Brazenly and to our faces. When we were being moved into a new unit because of renovations, we asked for a key to the patio storage, since there wasn't a lock and it was on ground level. The sales manager we asked must have forgot herself and thought we were newly moving in and told us sweetly that we didn't need to lock it because they never have trouble with break ins. She said that to us! The couple who has been robbed here three dang times already, and have learned to be careful. So be prepared, the sales team will say whatever to get your money. We can't even simply blame crime in the area, one of our thefts was because the building manager and maintenance manager had the locks changed on our storage unit (without telling us) and then left it open and unlocked. By the time we found it, we had been picked clean. Sporting equipment, holiday items, irreplaceable photos and mementos gone. Other qualities that make this a toxic and garbage place to live: -all amenities closed during pandemic, yet there was no decrease in the cost of rent -water shut offs occur obnoxiously regularly, bad pipes -they will do what they are legal bound to do to function and no more -cockroaches all over the outdoor paths at night -ant infestations -parking is super tight, and there is nothing set up for visitors... hope you don't have friends -bad air circulation and terrible insulation (our summer electric bill for a 1 bed apartment averages $300/month) -it's clear they devote very few funds to maintenance, get used to the 'take a poke around and see if that fixes it first' sort of responses (we have literally found plastered over cardboard they used to fix an old hole). -desperately poor security We know things happen. No place is perfect. What it comes down to is how management handles these situations and what kind of support you are offered. And in this case, this place fails utterly. I would give this place a negative rating if Yelp allowed. However, my neighbors are nice (and also suffering from floods), and the location is good. read more
