Went to tour last week for my little sister as she is moving to Pleasant Hill. We were greeted by Rafael and his leasing Agent Pia. I came unannounced so I was helped by Rafael who took me on a lovely tour. The pool was well maintained and the grassy area with the little bridge was absolutely adorable. The apartment I saw was well kept and was spacious. Kitchen design was quite nice. Rafael answered all my questions and I was left very satisfied. For anyone reading this: there were 0 actions and 0 resolution of this issue. The management, Rafael, is trying to make it look publicly as if something is happening or is going to change. Please don't be fooled. They claim patrol (which we called a number of times already) hasn't found any violation, because you know, when you play music and someone knocks at your door at 2 AM, you of course turn it off, open the door and lie it didn't happen. And most of the times it takes them longer than 30-40 minutes to arrive and the noise can be gone by then. Or if you have your neighbors burst the music, or the game every now and then - it is difficult to witness unless you spend more time, which they don't. Again, Rafael is extremely biased and is unable to be objective regarding this situation or resolve it. read more

We lived here for years and hoped to remain long-term, but our experience changed because of how management, Rafael in particular, handled repeated resident complaints. When serious ongoing issues developed involving repeated late-night noise, loud music/TV after quiet hours, recurring disturbances, pet access to our balcony, and a strong urine odor from items left outside by neighboring residents, we reported them many times, provided documentation, and contacted courtesy patrol during active incidents. Despite repeated complaints over an extended period, there was little meaningful resolution. We were told some disturbances were simply part of "normal apartment living," even when incidents occurred late at night and repeatedly disrupted our peace. The most frustrating part was not the neighbors themselves, but the lack of consistent enforcement and effective action after multiple documented reports. The property may look fine at first, but when real resident problems arise, management response matters most. If peaceful living, accountability, and consistent rule enforcement are important to you, think carefully before signing a lease here. Management will respond to this comment with some standard template message, making it look like they care, but believe me, they do not. We lived here for 6 years--always paid rent on time, kept to ourselves, and treated the property with care. But ever since the new management took over, things have gone downhill quickly. Crime in the area has increased, and management has done nothing to protect residents. On 09/24, our car tires were stolen on the property, along with two other cars. We later learned this had happened three times before, but management never notified anyone. No warning, no updates--just silence. We only spoke up when it truly mattered, but now it feels like we're being retaliated against. Multiple maintenance staff told us we wouldn't be charged for carpet replacement because we had lived here for over 5 years--but we were still charged after moving out. It felt unfair and personal. We're heartbroken to leave a home we once loved, but we no longer feel safe or respected. Please think twice before moving in. read more

We scheduled a self-guided tour at IMT Apartments and the experience was extremely disappointing. When we arrived, the lock system didn't work--it kept saying "lock not available" even though our phone's location was on and showing us at the door. We tried multiple times, even on different phones, and it never worked. A leasing agent (a blonde woman who seemed to be in charge) saw us struggling and, instead of helping, told us "sorry, I can't" because she had to leave to pick up her granddaughter. About five minutes later she came back out, handed us a paper with a business card, and repeated that she couldn't help. We spent 30 minutes trying to get in with no success. When we were finally leaving, she came out again and admitted she had a key but still refused to let us in, saying she didn't know how the system worked. The lack of customer service is shocking. Even though the property looks nice, this kind of treatment leaves a very bad impression. If this is the level of professionalism from management, it doesn't give me any confidence in how residents would be treated. Zero stars if I could. read more

I've been living here for about four months, and I can't find anything positive to say about this place anymore. 1. There's a giant sign in front of the office advertising "3 Tour Options," but since I moved in, I've seen more people moving out than in. That sign is always there--a major red flag! 2. If you're a fan of spiders, you'll feel right at home here! 3. The utility costs are through the roof--sewer, garbage, and water are all expensive. I suspect I'm also footing the bill for the constant watering of the grass, which happens twice daily (around 10 pm and 4 am). And to top it off, my "view" is just the parking lot! 4. The worst part is the lack of security. Cars are vandalized, and management does nothing to prevent it or communicate with tenants. Just last night (9/9), three cars, including mine, were vandalized. Management knew about it by 9 am, but I only found out at 10:48 am when a police officer called me. The apartment manager didn't reach out, claiming he was "too busy." Their attitude is dismissive--they just say, "it's happening everywhere." Move on! Do yourself a favor and look elsewhere. This place is not worth the trouble. read more

I lived here for 4 years!The units are over priced and expect to pay around 250 extra for water, garbage and sewage. The pools are never heated like I was told. The apartments are tiny not even room to storage a broom. The shutting off the water constantly. You can hear your neighbors talk, open and close cabinets, doors. They are constantly having work done around the property which is annoying. They are blowing leaves early in the morning. They make me put down lights in the balcony and a little fence that I had around the big edges in the balcony. I put them because I was scared my little dog or kid would fall from the balcony. One time they contacted me that my neighbor downstairs could hear us walking. In that time it was only me and my husband living there (no children) Do you want us to fly? We didn't even use shoes inside. Maintenance guy (Jose) is rude. I heard him on the phone talking about his helpers and using bad words.The "gym" is a joke. Not even properly ventilation. For the price the charge there is not central AC. There is only one AC in the living room. Only works if you are next to it. I had to sleep in the leaving room in the summer (it gets hot). The only good thing about this apartment was the location. But at the end we have to leave because car burglary were constantly. They wouldn't spend money in putting a Gate!! But they even start renting the guess parking. Leaving little free parking. The last straw was that after we left we were charged 1,200 dollars, after being there for four years. We left some items in the garbage like everyone else does daily. They charged me 300 for it. And they send me pictures with half of it wasn't even mine. I am happy to pay it for it, but I should have had split the bill with the other owners of the rest of the stuff. That charge you monthly to report you to credit bureaus. If you pay rent on the second of the month you are late! You can get a much better place for cheaper. read more

Okay, I had to update. I had some time to calm down and really work on my inner well-being. I would like to say, I do apologize for popping off because it doesn't feel good when one bad apple of a staff gives me so much grief regarding my religious belief. The reason it took me so long to leave a review is because I knew already in my bones, something doesn't feel right to do it...until now. My experience living at IMT has been very peaceful. However, the only thing I do not like is one person who told me to remove my religious items on my patio that I practice and it keeps me at peace when I meditate. Maintenance has been good, but it's not their fault at times appliances do not work. It is what it is. Rafael...he is AMAZING! I mean, if it was not for him saving the person who was sending emails to John and I that was unnecessary, oh boy this would not be edited. He really cares about your needs and I feel so bad at times that this man has to be the saving grace for one employee that cannot communicate nicely and effectively. They try there best to keep all of your deposit even after you leave the place in the same condition when you moved in, they also told me that if you lived there for at least 2 years they wouldn't charge you for the paint needless to say they charged me 350 dollars also they charged me for the floooring which again was in the same condition when I moved in 150 dollars was charged so you owe me 500 more dollars and no I will not recommend IMT to anyone of my friends and I hope everyone read this you guys suck read more

Worst rental experience I ever had. Some (but not all) staff incredibly rude and as evidenced by the defensive responses to honest reviews, although I believe the problem lies in the greedy and untrustworthy nature of their corporate owners. Water shut offs constantly and without notice most of the time, to the point where we lost track of how many times it happened over at least 12 times in a period of under a year. While working from home during a pandemic, this was a major concern for me. I understand that water leak issues may have been out of their hands, but for all the costs associated with this "luxury apartment" I would rent elsewhere where I would not have to deal with this issue. There was never a credit that was listed in the water bill for the extended times that the water was off. These utilities are also the most expensive I've ever paid in a rental unit. They do not allow you to make an appointment directly with maintenance, rather they show up on their own time after you place a work order. This was difficult because it would often be interfering with my work schedule, and I was not comfortable to give permission to enter my unit when I was not home. Do not expect to get a full deposit back. They will use the deposit to bankroll their maintenance budget. Mind you, I left my apartment in excellent condition including deep cleaning inside and out of every nook and cranny but still was charged a mandatory 200 cleaning fee and paint. If you have carpet, good luck! I also had to pay for them to "professionally clean it" even after I had that done myself before move out. If anything was dirty or stained or broken I would admit to that in the review and agree with the deductions, but that is not the case and all of these charges were ridiculous and unfair considering the great shape the apartment was in when I left. I have rented apartments all over the state for a decade now and have never been forced to pay this much on move-out. Beware: They will bring a black light to your pre move out inspection at least two weeks before you even intend to move out so even though you are still living in the apartment with your boxes and furniture be prepared to sign a statement requiring you to pay all the fees I mentioned above. Take pictures of EVERYTHING before you sign the lease, and if you were on unemployment due to the pandemic, just started a new job, or you are a non citizen with legal residence in this country, the rental application and huge deposit will make it nearly impossible to rent. I would recommend going elsewhere. Towards the end of the lease there were several questionable characters who appeared to be unhoused loitering and sometimes even walking or biking through the apartment looking very suspicious. I attribute this to the proximity to Bart and the walking trail, but it started to make me feel unsafe to walk alone at dusk. To add insult to injury I had my car broken into in the assigned covered parking lot the final week of living here. The pool is closed on Sundays. Why? For those of us working Monday-Friday jobs, it would have been lovely to take a dip or BBQ on a Sunday. So strange. The only saving grace is close access the the Iron Horse walking and biking trail. read more

I have been living here for over a year, and I love it. I have been very impressed with the speed of the service requests on the few occasions that something needed work. The grounds are lovely, the location is walkable and feels safe, and parking is never an issue for guests since there are plenty of guest spots (at least in the lot near my apartment) and street parking. In the office, Mele has always been very helpful and responsive. I highly recommend this complex. read more

Defending their mistakes as part of the critical jobs they do...oops, you will actually owe more than that; oops, we didn't send the form we said we'd send; oops, I didn't take the time to look at the 16 pages you sent us, I just looked at 2 pages and asked again for the rest... Oops IMT, Mele, and Rafael...you lost business. Complaining tenants or other concerned prospective tenants, call corporate...818-784-4700 and 800-925-0212...just don't expect much from there, either, if you've looked at their BBB complaints! I absolutely love my apartment. I am close to everything, Bart, freeway access, Downtown Walnut Creek, Downtown Pleasant Hill, Shopping, iron horse trail etc. The staff is amazing and so sweet. Claudia, Mele & Lanie all welcome me with smiles whenever I pop in the office. Anytime I need something fixed, Jose and Kenny are always prompt and friendly. My neighbors are really nice and always greet me & my dog when we are out on walks. I am also grateful the landscaping is well kept and beautiful. I took a big leap of faith choosing an apartment I had never seen (moved from Denver for work) but the staff made the process seamless from start to finish. I've been an IMT Pleasant Hill resident for 2 years now. We've had some of our best moments while living here. The apartment complex is great, with plenty of guest parking (so you never risk your guests getting tickets for visiting you), a few minutes drive to the downtowns of Walnut Creek and Pleasant Hill with plenty of shopping, dining and grocery stores options and just great weather throughout the year. The summer is particularly awesome thanks to the nice pool and barbecue area - we've spent lots of weekends not needing to leave the complex. It's a great commute to the city too - it takes exactly 8 min from the far side of the complex to get to bart. The team servicing IMT Pleasant Hill is truly awesome - Mele, Stacie and Lanie were very helpful with every request we've had. Jose and Juan are great with maintenance - most of our requests were serviced the same or the next day. P.S. I love our corner unit for the reason that it has no trees blocking the view and gets plenty of sun all year round. read more

I moved here in July, moved from Sacramento to Walnut Creek/ PH. I knew nothing about the area and was moving for a job. Rafael (Community Manager) assisted me and my mom with a virtual tour! There were 6 units available at the time I was moving and they had a promotion and everything got leased very quick! I ended up signing a lease for an apartment I never viewed or saw, but I love it! It can be tricky at times moving from far away and not being able to see the amenities and the area in person, but I've lived here for 2 months now and it has been fabulous! The pool and bbq area are maintained very well! The grounds are maintained by maintenance and they are great! The community is very mellow and quiet, it definitely is a plus. The laundry is not in unit but the laundry room is very nice and you pay for laundry with an app (no coins) it's very easy. Also being on the first floor or second floor you have hardwood through out the unit which is hard to find most 2nd floors have carpet in all of the unit! There is also good walking in the area for your fur babies as well. You are a less than 10 min walk to Bart (2 minute drive), this is very convenient. The location is amazing because you are less than 8 minutes to Walnut Creek and less than 8 minutes to Concord, you are smack dab in the middle which is a MAJOR BONUS!!!!. The only (hard part) about living in IMT and any other apartments in this area is the central air, BUT all the apartments I toured had central air so this is VERY common in this area. When it gets hot, it's hot, but when it's not hot, it's great. You can totally buy a portable AC unit but realistically you probably will only use it for about 2-3 weeks the whole summer (the heat wave 102+ degrees) IMT prices are very very very reasonable and they seem low for how great the community is. Do Not let the 600 square feet 1 bedroom scare you because I can fit SO much in my unit. I have a 7 seater sectional, a coffee table, a tv stand and tv, a desk as well and it doesn't feel cramped, it feels like a home! I can also fit a queen size bed and 2 night stands and a dresser and still have plenty of room! THE WALK IN CLOSET IS AMAZING! Very very hard to find in apartments! The layout in these units are great as well. Maintenance is also very quick and prompt and they are great people! I am so happy and excited to live here at IMT! I highly suggest leasing here and talking with Rafael, a 1 bedroom for less than $2,100 is very UN COMMON and it's a STEAL! Update: This is the first time any apartment I've lived at actually reached out and genuinely tried to address my concerns, as I usually get some generic "according to your lease" answer. Staff called back to apologize for my troubles and gave me some different options on what I could do in each situation, and I didn't know I could reach out for noise complaints even during "non quiet" hours which puts me at ease. I'm adding extra stars just for the fact that they didn't try to avoid and ignore my concerns and that made me feel a lot more comfortable. My only advice to someone looking to move in here, pay attention to the location of your apartment before moving in! I'll probably stay here another year but I'm choosing a different building and maybe try to get a corner one next time. Original Post: Claudia is my absolute favorite person to work with. She's such a sweetheart and always answers all my questions without making me feel bad. Lanie is also super nice from the interactions I've had with her so far. Mele can be nice, but my honest feedback, she seems to always be stressed, anxious, and/or angry everytime we speak...she can be very demanding and I sometimes don't feel comfortable asking her questions because her answers come off condescending like I should know better. She seems nice, just a little overworked. I think the office needs more staff to support the amount of work they have on their plates. The one thing I absolutely dread about my new home is how incredibly easy it is to hear EVERYTHING going on in the apartments around me and how thin the walls are in EVERY part of the house. I didn't realize this at the time I got the apartment as I couldnt visit it in advance of my lease signing, but there are 7 apartments around me in my building entrance area and I can hear conversations as if I am in the same room. There is a woman next door that is constantly crying, and sometimes early in the morning at 6 AM I wake up to loud music. My dog is constantly freaking out and I can barely leave him at home because he barks when he hears the neighbors and the neighbors have already left a note on my door about it. I have no idea which apartment it is coming from since there are so many around me and I don't know what to do about it, but it is heavily affecting my sleep and comfort. If it weren't for that I know I'd renew this lease in a heartbeat because I got it at a great price and the location and interior is beautiful, but unfortunately I don't see myself having a peaceful time here. read more

I wish I didn't feel like it was necessary to write this review to warn potential tenants... But do not live here unless you like having no hot water once a month, see other tenants reviews as well. I've lived here for one year (May 2020-May 2021)and have regretted it ever since. The younger maintenance guy and it's proximity to BART are the only reasons I'm giving this place a two star rating and not a one star. The water is constantly shut off due to "emergency plumbing issues," you can go days without hot water (and still be charged for it) because the "hot water mainline" is broken (FYI there is no such thing as a hot water mainline). In the past two months there have been two water shut offs. In total, I've lost count how many times the water was shut off and they have never offered any compensation or support, just an email from their no reply email address just telling you that there's no hot water/water. I've sent messages to the corporate office and have received no response. I've never lived in an apartment complex, let alone a "luxury apartment," that has had so many issues. I've lived in cheaper apartments that were nicer than this one. Also, they "renovate" amenities around the complex but let's get straight to the point - these renovations take forever and are hardly noticeable. The large laundry room on the 225 side was closed forever for "renovations" and the entire complex, both the 225 and 255 side were left with only 3 washer and dryers. I have stopped doing my laundry here because the washers and dryers are cheap and it takes the card readers 10 times to actually read my card. The one time my boyfriend spent the night, his car was broken into and his stereo was stolen. I've also had packages stolen from the mailboxes Best to steer clear of here and pay a higher rent somewhere else. I'm over not having water every month and still paying for it. read more

The process to lease when you have no history of renting is a hassle. They want you to provide a lot of information from the co-signer and they want you to turn it in before 6pm (their closing time). Not only that but you need to provide a lot of information within a short period of time. You and the co-signer have to make 4 times the amount of rent or else your application gets denied. Which means they want people with money staying at the complex. No thanks, I will take my business else where. They need to change the renter verification policy to make in more inclusive to all renters (experience or no experience). It's a joke that I have to give out a lot of information about a family member even though they are not the one's renting. Just a hassle and not worth giving out a lot of information. Avoid this place. I am going to try Diablo instead. read more

IMT has been an amazing place to live at. The staff is extremely nice and Mele was great! the location is amazing with up to date amenities as well as plenty of parking. I have been living here for over two years now. In the last 6 months the water has gone off constantly for the same plumbing issue over and over again -- at least 5 times now. Every time they mention it's fixed and every time it has broken after. And you get no warning, an email goes out and 30 minutes later your water is off. Hopefully you're an avid email checker or you're SOL. Water availability issues have spanned multiple days more than once. Dogs are barking 24/7 and there is always some sort of maintenance going on that has our parking availability diminished. And the complex has NEVER offered any sort of compensation or support, just an email from their "noreply" account basically telling you to deal with it. The complex is clean and safe (although there has been more homeless people in the area since covid) and the guest parking is good when there is no maintenance but the incessant ongoing maintenance is overly annoying. You would think the extra couple hundred of dollars you spend on rent at IMT vs the other neighboring complexes would equate to a better standard of living but it doesn't seem to be the case. read more

I just renewed my lease for 3rd year. It is a very organized, quiet, and calm place to leave. The management team (Lanie, Mele, Stacie) are very responsive. Sometimes they are very rigid on the IMT rules but generally, they are doing their job great. The maintenance team (Jose and his friends) are super nice and very responsive. I always got back from them immediately for urgent things and less than 2 days for normal issues. The location is great, close to BART but not noisy at all. We've been at IMT for over 2 years and it has been a wonderful experience. Property managers are professional and easy to work with. Very few maintenance needs , but when something came up we got a speedy response and resolution. Nice, safe neighborhood and property is very quiet. Easy parking for guests is a big plus. I absolutely loved living here! The staff were very cheery and professional, the apartment itself was gorgeous, the community was well maintained, and best of all, it is an easy 10 minute walk to the Pleasant Hill BART Station. I frequently had to go to Berkeley or San Francisco, and the ability to access BART with no hassle was amazing. It is a wonderful tree-lined walk, too; the Iron Horse Trail is on one side of the street, nice townhouses on the other side. Great location. We lived in a second-story 1BR and it was great for the two of us. Very comfortable with a nice balcony. The community itself was beautiful, too. And you cannot beat the parking at this place. We were given one assigned parking space with the option of paying a small fee for a second one, but we never needed it because the unassigned guest parking spaces were so plentiful. We have never had any issues with instantly finding parking right outside of our unit, even late at night. We have had multiple guests come over at once and they were all able to find parking without much fuss. If you want a comfortable, convenient, well-run apartment that is walking distance to parks and BART, this is the place! read more

This was a great apartment complex and I have no complaints about it, honestly. I would have stayed longer (I was only there six months), but I ended up getting a job on the East Coast and had to move across the country rather quickly. Quick run down: Perks: Lanie and Mele in the office were great and easy to work with, very understanding, helpful, and honest. Always a pleasure to see them. Beautiful grounds, around the corner from the Iron Horse trail, less than 10 min walk to BART, and easy to access downtown Walnut Creek and other places of interest. Pet friendly- lots of cute dogs! (and no, I didn't experience any negligent neighbors and dogs barking) Good neighbors- I didn't hear my next door neighbors, but they did introduce themselves and we were friendly. My upstairs neighbor did not have carpeting and unfortunately I got a LOT of noise from him initially upstairs that woke me up a lot. I approached him about it and when we realized we had completely opposite work schedules (he worked nights), we worked things out with each other so it was no longer an issue. Thank goodness for good neighbors! Safe area, I never worried about my safety. Maintenance seemed on top of things- I only had one request while I lived there (dripping coming from the sink pipes), and it was fixed immediately. Updated floors and cabinetry in my apartment, which were sleek and beautiful. Parking is included, covered, and guest parking is also available for free. Cons: it's expensive AF. Honestly, this is par for the course in the Bay Area, especially in a nice complex like IMT. But for nearly $1700 a month for a 380 sq foot studio apartment (with an additional $100-200 a month in utilities), things add up fast. I did find that I had little to spend on anything other than rent. Just keep this in mind as you are looking! I Love me new place! Near walking distances to a lot of food joints. Everyone is very friendly. Dog friendly was a plus for me. The Laundry is always clean. I'm glad I found this place. read more
