Once again our experience with Luis, our "exceptional" maintenance provider has proven to be consistent!!! I was in the middle of "cooking" which anyone that knows me, I don't do often, when I heard a loud clunk from the kitchen sink drain! I looked in the drain and could not see the disposal but I did see the hoses and pipes under the sink. I called the maintenance emergency line and gratefully Luis was at my door in under 10 minutes!!! He not only helped me clean the water that had leaked but ran to get new parts, replaced them, checked for leaks and POOF!!! Repaired within 20 minutes!! Just moved in and I couldn't be happier with an apartment complex. The apartment that I'm renting a two bedroom one bath was probably the cleanest apartment I've seen and I've seen maybe 10 to 12 different locations in Martinez. I chose Martinez because it's closer to my job after leaving Brentwood after 3 years. The office manager was very pleasant and welcoming, working to make sure residents feel valued and listened to. That day we weren't even going to make another stop but decided to drive a little further to see what was out there. My wife and I both had it on our list. Just hadn't gotten to it. Living at Valley Ridge has been a wonderful experience for myself and my daughter. We find it peaceful and mostly quiet which is important to us. Everyone here is respectful and friendly, including staff! Laundry room is really clean and easy to use. And the grounds are always tidy and well kept. It is pet friendly here too and it makes me happy to see all the cute pets around. :) The pool and lounge area is really nice with comfortable sitting areas to talk with friends or read. The best apartment community that we have lived. We lived at valley ridge for 5 years and for those years we never had encountered any bad experience. Chris- the property manager is the most pleasant, accommodating and always on top of everything. The grounds here are beautiful. The units are so clean and well maintained!! There is a pool area and 2 laundry rooms. Nice layout all throughout. If I was in the market for an apartment I would live here in a heartbeat! However I am not, this review is due to us helping my aunt find a new place to live as she is relocating to California from Nevada. The real star of the show is the office manager, Avey. My wife and I have lived here for going on three years now and we're very happy to call this community our home. The property manager, Chris, is very attentive and always there to help with anything we need. The maintenance manager, Luis, keeps the place well maintained and looking great. With the way that the economy is, I've noticed that other apartment complexes are actually cutting down on maintenance and upkeep. But that's not the case here, we've recently got pool upgrades, nice pavers put in, and overall management is always working hard to keep our community in top knotch shape. Lived here for eight years and can confirm this place is well managed and a homey sanctuary in the middle of an amazing area. Luis is truly a rock star and works incredibly hard to keep the day to day operations way above and beyond most other big complexes of this size. Living here has been an amazing experience. I have lived here for almost 4 years and I have no complaints. They hire the best property managers. There have been a total of two since I have lived here. I think the property manager we have now named Chris has a green thumb. If you drive by you will see beautiful flowers in the front. I believe he planted those himself. He's a good guy but stands on business. Now we have a maintenance guy who is unbelievable. He comes out so quick and can fix anything. Some things he's not licensed to fix but they get the right companies out asap. This is a great community and we all look out for each other. Very quiet place so please don't think you can come here and disrupt our peace. Lastly it's very a clean place and we don't tolerate trash. read more

I've lived here 10 years and in 2 units (a one and two bedroom) and both have been great. I don't have anything bad to say about this place! We have been living here over ten years and never had any problems! However, I will say that Shanice has to be the best office manager we've had (and I've been around for quite a few of them)! She is ON TOP of concerns and resolves issues quickly! Additionally, she's always out and about and available! You often see her walking the property and interacting with residents. She already knows my name, my husbands name and our dog! I really enjoyed my time here and only left because we had a baby and needed a little more space. I picked this place because I was familiar with the area and really like it. It's tucked away but still close to a lot of stuff. I was super happy that Valley Ridge was a great place to rent from as well. They were very responsive when something came up, which wasn't much over a span of a few years. One major issue we had was our AC went out and it took a few days to completely replace but we were given a portable to use in the mean time, they set it up and everything. Luis was even concerned because I had a baby and made sure it was taken care of. Chris is also an awesome property manager. Was always quick to respond and very informative. I've never had a problem with any neighbors, they all seemed nice and courteous. My only complaint would be noise from construction or landscaping can be really loud because the doors are in hallways that seems like it echos once the sounds gets to your door. But I worked from home and was there when that noise was going on. It might not even be a bother to most people. read more

The Valley Ridge apartment community has consistently exceeded my expectations since I moved here six months ago. I'm impressed with both the complex manager, Chris, and his maintenance technician Luis. Both of them have proven to be friendly, professional, and attentive to any issue that arises. Valley Ridge apartments in Martinez has nice well kept grounds and is reasonably quiet. The apartments that have been renovated are pleasant with up-to-date appliances. That said, the primary downside is the management. Luis, the maintenance person, appears over worked and he is hostile to women. On several occasions, as when my hot water heater quit working, he was so angry that I was actually uncomfortable. Additionally when we moved out recently he denied that there had been pre-existing damage to the bedroom closet door, which he had acknowledged when we moved in. I argued with him but he wouldn't relent until my partner, who is male, reminded him of the pre-existing damage which he then acknowledged. The building manager, Avey, is nice but scattered and very slow to respond to calls. There is no follow up from her unless you call her repeatedly. When I gave notice she told me that she would calculate what I owed (which would be for part of the month). Instead i got a nasty note saying my rent was overdue. I had to remind her that i was waiting for her to calculate what was owed. She then calculated it and gave me several different figures. Anyway, she is nice but very scattered and disorganized-appearing. Don't bother to clean your apartment before you leave as they will charge you for cleaning regardless. I hired a housekeeper to clean my apartment but was charged the entire cleaning fee anyway. Lastly, my car was broken into 3 times while in the parking lot at Valley Ridge. read more

I wish they'd let you rate with half stars, so really 3 1/2. I lived at Valley for just over 3 years, in 2 different apartments. Overall, it was an okay place to live, but expensive for what you get. It is a great location and that was one of the key selling points for me, plus I knew a few people that lived in the complex. I first lived in the pool, in 1BR, it was close to both laundry facilities so that was a benefit, not a fan of the pool noise and it would get hot in the unit. My second apartment was 2BR/2BA at the back of the complex, it was quiet overall, a few neighbors came and went so noise levels varied. I didn't like that the hot water took forever to get to the bathrooms so I had a bucket to capture the cold water so it wasn't wasted. The water bill is divided amongst the buildings and varied month to month so I always felt like I was paying for someone else's usage. They do have a valley garbage service and provide a garbage can for you, I only used it occasionally, but if you don't like taking out the trash that's a benefit for you. As with other reviews, you get one parking spot, I only have one car so parking was never an issue for me and when I had guests, I'd give them my spot and park in an uncovered spot. My first apartment had a parking spot a far distance from the unit, the second one was behind my unit. During 2020 they did have some monthly treats for the tenants which were nice. Luis, the maintenance guy, is great, he responds to the minor repairs quickly and is very nice and respectful. Since it is a corporate property the bigger jobs are handled by Sequoia. They have a new property manager, Chris and he seems nice. read more

I've lived here for about a year now and my experience has been okay. My neighbors are nice and everyone seems to get along. I lived on the bottom floor, so it can get a bit noisy, but that comes with apartment living. I think the neighbors upstairs do their workout videos. Oh well! There are a lot of ways the complex could be better. The laundry rooms are always busy and a lot of the machines don't work. I tried to add money to my laundry card and the machine was down. I had to go somewhere else. Another really big problem is the garbage. The dumpsters are almost always overflowing with garbage. In the summer it smells really bad and it can cause rats or mice. I added a picture of the garbage. This has been going on for months now. It's not a new issue. I also wish the pool would reopen. The manager said it would open soon and then it didn't. It's July and the pool is closed and the manager doesn't care. I moved in here so I could use the pool. I have to use my mom's pool. Louis, the guy who does maintenance, is really nice. He is on time and does a really good job. The area here is nice but there are problems. read more

Valley Ridge Apartment Homes - The garbage problem is bad here! - Apartments Near Me - Martinez, California

This place has been quite the crapshoot. You would know it because I never use that term. Anyway, I somehow managed to live here 2 years, almost exactly, to save money. It seems to be an overall nice community from what I have seen around and from people I have interacted with. But, we have had 6 different renters surrounding us (2 in each: above, diagonal, and across). I wonder why? Let's take a look. They are supposed to make sure that our place is habitable and Luis looked inside our A/C closet for a leak we had. He didn't mention anything about the horrible mold situation inside. We ended up getting reimbursed, only after asking for it, and having to relocate for it to be repaired. When we got in the place there were still rocks laying around from the previous owners fish tank(?) There was moldy dishwasher exhaust. A dirty, old stove. Stinky drains with insects flying out of them. I had a hunch about it until I actually saw one flying out of it. The front door never closed all the way. Fridge insulation was worn down and we had to get replaced twice, which was never a new refrigerator. Found out we really shouldn't have blocked the circulation in the back of the fridge and freezer. We might have heard bathrooms had leaks in the ceiling from the neighbors above. It was not consistent, so we just thought we were hearing things. The foundation of the building was shifting, the insulation in the apartment was gone and ants came taking over the apartment slowly. Luis has improved over time with his mood and professionalism. He was excellent in replacing the water heater immediately as well as the fridge the second time around, without any bothersome questions. He doesn't seem to care about his use of shoe coverings though. Laundry is another issue. By another vendor, one washer broke on me 3 times and was only reimbursed once by the company, WASH. Over time the laundry seemed to get busier but always managed to find time to do it there. People not wearing masks during shelter-in-place and not following the distancing rules all the time. There also was a burning smell one time (as if from a machine) in there but it must have been just me. I reported it and was told it was nothing. Never smelled it again. Had to go to the other laundry room a few times to do laundry. Watch out for a couple who will do about 10 loads on the weekend at one time. Beware. A nice, quiet place generally. You might hear a kid yelling for his pet (I assume) at like 10pm. Or, a neighbor neglect his dog in the townhouse across. If you leave you car doors unlocked, you might lose your raincoat, sunglasses and prescription glasses. People might even take your parking spot randomly if they knew your apartment was vacant for a while. I believe at least 2 different cars have parked in our spot. I think aside from those things, it hasn't been that bad. The most recent apartment manager seems to be handling issues much, much more to code. Trash valet is super convenient. The updated apartment we had when the mold in our apartment was getting taken care of was nice. I also had many residents say their stay (longer than me) was good. I think it just so happened that mine was not as good. And don't think you will be getting electric car chargers anytime soon. Those advertisements have been there for at least 2 years. read more

Each apartment has its own AC and heating system which is very efficient. Lots of closets space. VIP trash service is so handy. The grounds are beautiful and the maintenance is excellent. I just came from visiting a friend at this apartment, and they had no running water. That's right, no running water. So I asked if this happened before, and apparently, in the last 2 years this happened multiple times. However, this is the worst because it was a span of at least 12 hours without water. Water is a basic utility, how is this even acceptable? I took the time to write this review, because I considered moving here, but no thanks. On the plus side, the landscaping is nice and a shopping corner is around the corner, but I still prefer reliable running water. read more

I called valley ridge because me and my girlfriend are looking for a 2 bedroom for us and our future child. We've looked at a few places but they were terrible reviews, we did walk throughs and the management were rude. Valley Ridge was so professional, the person who walked us through it all was so kind and made things so much more less stressful. We did a walk through and it was a quite place relaxing one would say. It only has a pool but to be honest everything else makes up for it including having to deal with management. Update: I've lived here for a few years now and despite the cons, this is still one of the better communities to live and I feel comfortable here. PROS: (no particular order) 1. Responsive on-site management and maintenance! 2. Peaceful, quiet, and safe community. I feel comfortable walking around this neighborhood. 3. Dog friendly - I love my little babies! (very close to dog park as well) 4. Small grocery/shopping center nearby. 5. Week night garbage service. 6. Well kept grounds. 7. Apartment is well insulated from temperature fluctuations and there is central AC. CONS: (no particular order) 1. Visitor parking can be difficult. 2. Appliances are not the best if your apartment has the older ones. 3. Laundry rooms - not enough machines for a complex of this size and they break down often. 4. Inconsistent policy enforcement of "Good Neighbor" and other lease addendum(s) 5. Lease % increase can be very high from year to year. read more

$1500 for one bedroom is a fair price for an apartment nowadays but the area is out of nowhere, nothing is close by really. Appliances are not the newest models, just the standard older models. The one thing i hated most is that when the heater is running i could barely sleep. It was very loud, like a machine running. When we first moved in, the internet cable didn't work because it was too old so we called Anne to have someone to come fix it for us, about a week later we got someone to come by to look at it. The communication here in this place is just unacceptable. For some reason every time we try to call the office, nobody picks up the phone. It's a struggle to get in contact with the office lady, Anne. One time we forgot to set up the payment for rent while we're gone on vacation and came back finding a "NOTICE OF EVICTION" right on our door. Instead of discreetly contact us they slapped a piece of paper on our door showcasing it for our neighbors to see. Where's privacy and professionalism here? The letter was a warning for us, all the months we were never late except for that month when we left for a vacation and forgot. Thanks to that letter, our decision to leave the place was confirmed. Good price for a one bedroom apartment but after we signed our papers, the welcome and friendly attitudes were gone. read more

Great experience going through the process of completing the necessary paperwork to rent the apartment. Avelina received multiple calls from me asking for help navigating the paperwork, and she was gracious, patient and flexible. She returned phone calls promptly, and helped me resolve any problems. In a nutshell (not worth the premium rent this place charges) Lack of peace and privacy Very Corporate and Inflexible A year or two ago I would have rated Valley Ridge Apartments around a 4. In the last 6 months I have really grown frustrated and annoyed, as have many of the residents that I speak to around here despite managements claims that they have only heard good things. I will give the fairest most honest review possible as of 3/31/17, and I will review again after move out once it has been determined how they are about deductions from my deposit. Here are the positives: -Excellent neighborhood within close distance to all nearby freeways, safeway shopping center, and briones regional park which I love for jogging and hiking. -Depending on how you look at it they allow dogs. This is awesome if you own one, but not going to lie that dogs barking by unattended residents at 8a.m. on a Saturday morning isn't a good time (so this will be in cons as well) -Well kept landscaping -Prompt maintenance and emergency service (like locking yourself out as I've done 3x) -Convenient website to manage your account - Occasionally they throw bbqs for the residents. I've never been, but its a nice gesture - They give miniature cakes on Xmas (I'd prefer paying less rent) - They do other cute things like once a breakfast on the go at the office (for me though it just seems like a marketing ploy when you aren't trying flexible when residents have real needs and concerns). Here are the negatives: - Extremely pricey (currently I pay around $1900 a month for a one bedroom apartment (granted they call mine a "private entrance" because it doesn't share a doorway with someone else, and because I have a door across from the laundry room I pay for the "convenience"). Bottom of the line it's expensive. - Parking sucks. We all have 1 assigned covered parking spot, but hopefully you don't like to have friends over, because there will be nowhere for them to park. Additionally people will own multiple vehicles and keep them in the visitor or temporary parking spots for weeks to months at a time. I place a complaint for someone parking there motorcycle for 5 weeks so far, and after contacting management 3x, they finally responded after I contacted them in regards to moving out, yet the motorcycle is still claiming an entire visitors spot. -Constant construction. I think that this is them biggest issue. We literally have been dealing with some sort of construction for the last year. From them unnecessarily redoing the pool and jack hammering it up starting at 830 am, to them painting and having people in my back patio for days at a time, to them painting the parking spots further limiting the already limited parking, to some sort of dry rot construction, and the list goes on. Additionally they have landscapers that run lawn mowers and leaf blowers beginning at 8:30. Overall, if you like your privacy or peace of mind I don't suggest this place. There is often a dog barking or construction being done. I think that aside from the lack of privacy the thing that bothers me most is the corporate inflexibility. I had put in a 30 day notice to move out that would have me move out on the 8th of April. All month this complex has been dealing with painting, and construction, but I have been happy to be leaving it all behind, so made no comments to management until today. Today was the last straw. Yesterday we received a notice on our door of more construction to take place on the 4th involving my unit, then today a notice on my carport telling me that I will not have parking due to painting on the 3rd and 4th. Of course it is always "sorry for the inconvenience", but never action taken. I want to be able to meditate damnit, and additionally they couldn't even wait to do the construction on my unit until I was gone 4 days later. Now I'm forced to move out of my apartment with construction going on without being able to park in my spot. So I requested that they give up 6 days and allow me to move out on the 2nd to avoid the construction, the painting, and the lack of peace and there response was that they couldn't do it, because I am asking them to give up $400, and because I have not made prior complaints. I don't see it that way. I see it that you are forcing me to pay $400 for to be exposed to additional inconveniences, despite me having been there for 3 years without complaint, and with rent going up every time I renewed. read more

We have been living here for three years and absolutely love it here! The apartment and complex are clean, quiet, and friendly. Our family loves being in this wonderful community, in a beautiful quiet neighborhood, and enjoy coming home to a peaceful setting. One of the things that has meant a lot to us over the years is the management staff. I've never been anywhere else that has such a caring, receptive staff and great service. They truly care about the community and manage the units diligently. Anne is always on top of everything, and is warm and friendly, and Luis is knowledgeable and fast, and just as amazing. We could not ask for a better team. We have lived places where management did not care and did not address repairs or other requests timely or thoroughly. That is not the case here. Here at Valley Ridge they are proactive in keeping everything up to date, in working order, and at a high standard. Recent upgrades are a bonus too. Living here has become a nightmare... So much so that I spend as much time away as possible. The rent is horrendously overpriced (almost $2000 for a TINY 2 bedroom apartment? This is Martinez!), there's tons of drama between neighbors being idiots and breaking rules, but even after being reported, nobody does anything. I've left countless notes on people's cars to tell them to STOP PARKING IN THE FIRE LANE. It's illegal and dangerous as hell! But our leasing agents never do anything about this, even though it's right under their noses. I've also sent countless emails that include their license plate numbers, especially the repeat offenders. It's a smoke-free complex, meaning you have to go to the parking lot in order to smoke, yet I look out the window all the time and see people walking along and puffing away like it's nothing. Really? Many people walk their dogs off leash, or allow them in the pool area, or into the laundry area, all of which is against the lease. The most violating thing I've been through was having my car broken into countless times. Two nights in a row it was robbed, and I can always tell that people have been in and out overnight (once it was in broad daylight). My roommate also had her car broken into several times. We reported all incidences to management, who either didn't respond (Andrea - typical) or would give a "sorry, that sucks!" It's absolutely horrifying that we have NO security, personal or otherwise. One morning on my way to work, there were two people breaking into a car. I called the police and reported the incident to office, and heard nothing again. It happened again, and the same thing. Yet they 'repaved' the parking lot - which actually meant putting another thin layer of asphalt over the old stuff, which in effect made it black, smelly, and show how many cracks and dents there are in our parking lot that they did absolutely nothing to fix. They made handicap parking in the worst, most inconvenient places so that anybody who actually IS handicapped won't be able to use them. How sweet! Nearly every time we go to do laundry, there's someone who has claimed all of the washers, and takes their time which means putting you off your schedule and you'll have to come back later. Hmm. There are tons of free-roam cats in the complex too, which is against the lease. People feed neighboring cats and it's proven to cause injury in the case of having a dog who dislikes cats. Even after speaking to the leasing agents about this, they have done nothing to stop it. All we've gotten is a "Yes, you're absolutely correct that this is against the lease." ... Cool. The only reason we moved here is because they accepted dogs of all sizes. But once the lease is up, we're gone. read more

Management: We are all happy (manager) Melissa is GONE!! The woman was rude, inattentive and never in the office during office hours. On the other hand, the current assistant manager JENNIFER B. is excellent! Very responsive, always in the office, helpful, friendly. Couldn't ask for a better manager. Not quite sure why she was not promoted to manager yet. She is the best one we ever had here! Maintenance: Maintenance staff is ok, they do come and fix stuff right away. Not sure what the other reviewer is talking about regarding his fridge. I never had to wait longer than a day to get something fixed. The grounds are nice and clean. This is a complex that allows dogs, I have one and pick up my dogs poop, but other residents don't always seem to do the same. Now the poor maintenance person walks around with a huge garbage can and removes the poo every day. Pool area is ok, the pool is a bit dirty, could be cleaner, water is cold, not heated. Laundry rooms are not so good. They are only clean one or two days of the week, the rest of the week they are dirty. Somebody always turns the water heater to low temp, so you wash your stuff in cold water. Maybe a lock on the water heater would fix that. I lived in many apartment complexes over the years and this one is a good one. It's safe, clean enough, not too loud, people are friendly, great location, good management (as long as Jennifer is around!!) One thing I do have to mention though is: the price is high!! TOO high for Martinez. Expect $75 rent increase each year. If you think you don't get a rent increase if you sign up another year, think again....you will get hit with the increase. Long time residents are moving out now, as their rent is getting too high. Paying nearly $1700 for a two bedroom apartment in Martinez is ridiculous. You can get a cute house for that. If Valley Ridge could lower the rent or keep it steady and not hit residents with a rent increase at every renewal, it would get a better reputation overall.
