    This review is LONG overdue, but here we go…read more I was a tenant at Advenir at the Oaks from 2021 to 2025. When we first moved in, it was a decent place to live, and we planned to stay until we purchased our home. However, beginning in 2023, things quickly went downhill. The longtime staff began leaving, and the turnover rate was unbelievable. Nearly every time we visited the office, there was a new employee. We lived in Building 400, where the conditions became increasingly unacceptable. Garbage was frequently thrown around the building, the area smelled of dog urine, and dog feces were often left on the walkways despite signs reminding residents to clean up after their pets. I became embarrassed to invite friends and family over. The most serious issue began when we got new neighbors and suddenly started seeing roaches. I immediately contacted the office, and pest control was scheduled. I want to emphasize that we are extremely clean people. Maintenance employees often commented on how clean our apartment was, and inspections consistently confirmed it. Unfortunately, the pest control treatments did not resolve the issue. The technician would spray chemicals around our apartment while dismissing our concerns about our young child and would often be in and out in less than a minute. The infestation became severe. There were nights when we felt roaches crawling on our bodies while sleeping, and on one occasion, a roach nearly crawled into my ear. Over a nine-month period, I sent several emails to management. Two attempts were made to bomb our apartment, but the infestation continued because the source of the problem was never properly addressed. I was repeatedly told that no other units were experiencing the same issue, which I found difficult to believe given how clean we kept our apartment. I repeatedly asked to be released from my lease so that my family could find a more sanitary place to live. Management refused and held us to the lease. I even contacted a law firm and Ocoee Code Enforcement, but because we were near the end of our lease, we ultimately decided the continued stress and legal battle were not worth it. We moved out early and paid what was due. I would NEVER recommend Advenir at the Oaks based on my experience. A coworker's daughter was considering moving there, and I showed them a sticky pad I had sent to management containing over 50 roaches of various sizes, including roaches carrying eggs. She immediately changed her mind. The outside of this complex may look nicely painted, but do not let the appearance fool you. From my personal experience, Advenir at the Oaks went from being a decent place to live in 2021 to a complete dump by the time we left in 2025. I have the pictures, emails, and documentation to support everything I experienced. Please do your research and think very carefully before signing a lease here. I would never live here again and would never recommend this complex to anyone I know.

I should have known from day one when our move-in process was delayed (thanks to the office staff) that this place was a major red flag. (Context: My husband and I did everything required of us, got our approval for move-in, and our move-in date was confirmed. Long story short, we never received correspondence from them even after trying to contact them multiple times. We showed up on our CONFIRMED move-in day and were told our application hadn't been approved - even though we had emails stating that it was. My husband had to sit in the office doing paperwork for 2 hours while our moving truck just sat outside, costing us an additional $300+. Oh, how I wish we hadn't gotten approved. But as you'll read below, this company clearly doesn't reject anyone). Here are just a FEW issues with this place: 1). We decided to move to this complex to be closer to our jobs. It was more expensive than our previous place in Mount Dora, but we didn't mind, considering we'd be paying less in gas and have a bigger place (with a garage AND in a gated community - both necessities considering the area). Well, the gates have NEVER worked since we moved in - and based on other reviews, haven't worked for the past TWO YEARS. We were told they were fixed and would be in use after July 4th (to allow residents enough time to get their fobs, by request of "upper management"). Guess what? The gates are still open. Don't classify yourself as a "gated community" when they haven't been in use for YEARS. This leads to the next issue... 2). The number of people loitering around here is astounding, but not surprising considering the fact that the gates are never closed - allowing any and all foolery to just waltz their way into the neighborhood. Incredibly unsafe and disturbing environment. Thank goodness we installed a video security system so we have proof of just how often people stand outside our apartment/cars slow down (and even stop) in front of it in the middle of the night. Security patrols of the complex have barely increased, and of course never seem to be around during suspicious activity. Additionally, "quiet hours" (described in the lease) are nonexistent here. Our surrounding neighbors yell outside WEEKLY in the middle of the night. We have another neighbor who stands outside talking (yelling) on the phone multiple times a week, sometimes as late as 3 a.m. Cars and trucks with loud engines roll through at all hours. Does management do anything about the noise? No. 3). THE BUGS. The pictures I attached say it all. We have found bugs (dead and alive) inside on a daily basis. My husband and I take pride in keeping our space clean - we don't leave food out, always clean/sanitize areas, etc. -- there is NO WAY this number of bugs (or any, for that matter) should be getting in. We have had pest control come multiple times to no avail. We have had FIVE lizards make their way inside in a span of three months. These are truly disgusting, unlivable conditions. My husband has complained about all of these issues multiple times, and nothing has changed. We know nothing will be done and are counting the days until our lease is up (as they will probably try to charge us an exorbitant amount of money if we attempt to get out of our lease). Expecting the typical "we apologize," "reach out to our regional manager," "our top priority" non-responsive response. News flash: Apologies don't solve problems. Actions speak louder than words. Property and company staff: Do better. Bottom line: Do yourself a favor and STAY FAR AWAY from this place. Your wallet and well-being will thank you.

If I can give 1 star I would. Your packages will always get stolen if you don't purchase a ring camera. Valet trash has noooo schedule. The gates that you think will keep you safe only close 1 week out of every month anf when they close your gate code will never work and you'll have to wait on residents to let you in. The other 3 weeks its left wide open for ANYONE to come in. I lost my job and am in the middle of vacating the premises and I was gonna leave quietly... but today was the final straw. I went to the leasing office today to use a mail key, the lady told me she was down to her last one and if she gave it to me and I lost it I'd have to replace the lock... ok that's fair... i give her my ID and attempt to use the key and realized this key doesn't work... I tell her and they tell me I have to pay to replace the lock now. Makes no sense to me... I might be broke but I am not dumb. Your key copy isn't working so that's on me? Funny thing is it wouldn't have been a big deal if they weren't so RUDE about. All in all at this place is nowhere near worth your money it's no wonder it's at 3 stars and you can tell the positive reviews have to be fake because there just ain't no way someone can rate this place even a 3 let alone 5... do not give these people your hard earned money
