He, along with the entire team at the leasing office, are amazing! I had a lot of random questions since I was moving without seeing the unit first and everything was just as described. The maintenance crew is also friendly and amazing! I worked with Angel and Freddy so far and they are great! I know that one thing I was worried about was noise (really loud neighbors in previous rentals), but I haven't had any issues. I am so glad I made the decision to move to Village at Baldwin Park. No one should have to pay $3100 a month (my friends pay $3600!) and deal with ahole neighbors cutting through your tiny little area, ruining the furniture that you purchased to make the area look nice (and protect my kids), POS residents sneaking up behind my children while they're playing IN OUR LITTLE TINY SECTION THAT WE PAY FOR and scaring them, being creepy scary pedos all bc they're too lazy to walk 500 extra feet to the pool. Trust that they can definitely use that exercise. Not to mention how obscenely *dirty* these residents are. Beer cans and garbage all over the pool, garbage all over the grounds, inability to throw garbage away at the dumpster bc it's full so often and the fact that the a/c units cannot handle Florida summers (in our townhouse, there should be 2 ac units but that's not happening) and my unit rarely is under 79° during the day. This place is not worth the money they're currently charging bc I am not getting my money's worth. I was WAY more chill when I paid $1,000 less every month.

He did what was requested of him and so much more. On one occasion he was off and heading to a dinner date with his wife and I called him for an emergency. He not only fixed the emergency but he also assisted me with other things in the apartment. On another occasion I requested someone take a look at the AC vent in my bedroom. Daniel came and he not only fixed the vent but he also noticed inconsistencies in the AC unit power. He spent over an hour servicing the AC and maintained a very friendly presence. The property manager Nikki and the maintenance manager Carlos have a great team put together here. Everyone in the office and maintenance staff are kind, responsive, and hard-working. Maintenance: The whole property is constantly being well-maintained and improved. Everything from preventative AC servicing and changing AC filters for you to common areas being cleaned regularly and even larger projects like resealing the windows for better energy efficiency, etc. I've had a few emergencies while living here (one time my AC broke, and another time my stove was malfunctioning), and Carlos or another staff member promptly answered the on-call maintenance number & fixed it very quickly outside of business hours. Even for routine maintenance requests, this team is on top of it! Always fast, always considerate, and always a great job done. No half-assed repairs. Leasing office: On the office side of things, I've had a great experience too. When I wanted to change from a 1 bedroom to a 2 bedroom unit, the office staff kept an eye out and helped me get a GREAT unit at a good price right across from my previous one. On the rare occasion of a package/mail mix up by whoever the deliverer was, the office corrects it and contacts the residents to let us know. There are consistently little resident appreciation events, holiday events and a Christmas gift wrapping station, game nights, and food trucks that they arrange for us. When negotiating lease prices at move-in, they gave me a discount as a healthcare worker! They've never raised rent by more than $15-20 dollars each year since I moved in; some years there was no increase. There seems to be a lot of care and pride taken in their work and most of all it feels like you're really getting what you pay for: a luxury apartment. Amenities/miscellaneous: The amenities are well-kept and clean. There's a loading area for moving with a dedicated padded elevator which is really nice to have. The two buildings are beautiful and comfortable. The package delivery Luxor lockers are secure and very convenient, I've never had a package stolen or go missing. The sound-proofing is maybe the only thing lacking BUT -- this is an apartment, not a house. You'll have neighbors living all around you and you WILL hear them from time to time, that's just how apartments are. I don't think Dwell is any quieter or louder than the average apartment complex. From some negative reviews I've seen about Dwell's noise, it seems like those are entitled people with unrealistic expectations... Overall, most residents are quiet & respectful and tend to be middle-aged working professionals. Location: This is such a great location to live in Orlando. It's only a few minutes away from the 414/i-4 junction which is so convenient for any commute and you usually don't hear any traffic noise from the apartment even though the highway is just down the road. Just 5-10 minutes north of downtown Orlando, 30-40 minutes from Disney/Universal/International drive, 15 minutes away from Winter Park, and close to several AdventHealth & Orlando Health hospitals. There's a Chick-fil-a two blocks away! ;) I wish I found Dwell Maitland sooner. It's been a joy to live here! The team here makes life less stressful with all the things they take care of automatically and I'm so blessed to have been taken care of by them for the last 6 years!

My customer's delivery ended up being 30 minutes late as the Apartments have no building numbers and very discreet apartment numbers with no maps or guidance signs. While I was at these Apartments walking around lost for 30 minutes I also encountered two other delivery people completely lost while delivering to other customers who lived in these Apartments. Unacceptable for an Apartment Complex that considers themselves "high end" to have no building numbers, signs with apartment numbers, or any navigation signs.

Maintenance has come out and changed 3 different parts on the AC unit, but they refuse to call an actual AC company to properly diagnose the problem. It's clear the maintenance staff doesn't know what they're doing, they just keep swapping parts and making us wait for deliveries each time. The office only reached out by email once last Friday and again on Saturday, and that was only after I tried repeatedly to speak with the manager, Vertulie Pierre-Louis. She has shown no real intention of solving this problem, just gives excuses and dodges the issue. During one conversation she literally cut me off and said "this conversation ends here" without offering any real solution, just more waiting. They provided 2 portable AC units, but they don't cool the apartment at all. On top of that, the manager told us we should be grateful because they don't normally even provide those. Meanwhile our electric bill has gone up from running these portable units all day just to survive the heat. When I asked to escalate this to the Vice President over the Orlando area, Vertulie's first response was to say she doesn't have a boss and that she is the only one in charge of the office. When I pushed back, she said escalating to corporate wouldn't make the parts arrive any faster, making it clear she has no interest in actually resolving this, only in stalling. This has now gone on for over two weeks with no real fix in sight.

There all various amenities from the 2 pools, 2 workout areas, media room, several office spaces, coffee, game simulator and more. The tenants here are mostly friendly. The staff is also very friendly and accommodating. Maintenance requests are worked very quickly. The grounds and common areas are well kept. All of this is nice as it should be for a place that is only a couple years old. I really hope it continues, but cracks have already started to form. The gas grills at the main pool do not work, and the hammocks are also unavailable.
