My wife and I have been good customers with this company and thought they would treat us right. We did everything we were supposed to do. We wanted to refinance our home and wanted to do a cash out and pay down some debt. The communication was terrible as we had to keep calling to see what was going on. We were originally told we would be cashing out for 20,000 as well as having our loans paid off. In the end we only cased out for 2100 and our debts are still standing. We were shorted over 2000.00 on a credit card bill and will pay that off ourselves but that was not the original agreement. The loan officer got his chunk of change from our hard earned equity and we are left very frustrated and will never again do business with this company. We asked the loan officer several times what was going on and were told that it was above his pay grade to know what was going on. Let this be a lesson for anyone else doing business with this company. Make sure you read everything word for word even though the notary says( no one ever reads this stuff) well we learned the hard way. In the end they made a good amount of money off of our hard earned equity that we have spent almost 30 years acquiring. Find someone that will communicate to you through the process and let you know that is going on. My wife had called the loan officer and he didn't even have the courtesy of returning her call. Why should he as he had already gotten his pay day from our loan and we are left still owing. Please be extremely cautious before doing business with this company. My experience has been marked by neglect, unresponsiveness, and a complete lack of customer service, despite the promises made at the beginning. I reached out to Moe Aljebori months ago regarding a check that never reached one of my accounts. I explained the financial strain this caused and the impact it had on my household. Moe had previously assured me he would support me throughout the entire process, yet after sharing my concerns--even in tears--I received no response. Only after repeatedly following up did he direct me to his assistant, Preston, in December. It is now February 10, and I still have no resolution, no update, and no accountability. My messages were ignored for weeks at a time, and the only time I received a response was when I became understandably frustrated after being continuously dismissed. What happened next was even more unprofessional: instead of providing assistance, Preston chose to argue with me via text, refusing to provide his last name and engaging in back‑and‑forth behavior that was completely inappropriate for someone representing a business. In over 20 years of customer service--including roles with the United Nations, New York State of Health, and now in international cargo shipping--I have never witnessed a representative speak to a customer in such a manner. This level of disregard is disheartening and unacceptable. Whether intentional or due to incompetence, the result is the same: customers--especially financially inexperienced Black customers--are left unsupported, unheard, and misled. Once they secure your signature and collect what they need, you are on your own. Any issues that arise afterward are ignored or blamed on third parties. My husband, a First Class Air Traffic Controller in the U.S. Navy, is currently researching the proper channels to report this situation, and I fully intend to pursue it. This is deceptive, and if it is at all an indication of the values and ethics of the company, I recommend avoiding them entirely. read more

DO NOT DEAL WITH THIS COMPANY!! I received a letter with a refi offer, so I call and look into it. My loan officer was Allen Alaboody. At first, I felt like I was in great hands. Allen assured me the loan would close before the end of the month. After I started submitting documents etc., the communication became less and less. I had to continually reach out for updates. I had been working with Rocket Mortgage, as I had previously had a personal and mortgage loan with Rocket and was close due to close any minute. However, Allen said my house was valued at $15,000 more than the Rocket appraisal, which would obviously offer more money. How could I not go with the better deal. Additionally, Allen told me to NOT speak to anyone but him. I was also hopeful as another appraisal was not needed, which made me very happy as I had previously had 2 done within 30 days. After I started submitting documents etc., the communication became less and less. When I would reach out, I would receive dismissive one-word answers basically saying everything is fine. Labor Day was approaching, and Allen, in a very hostile way, said it's a holiday and underwriting has a lot of closings to do. Making it as though my particular loan is of no importance. I understand this may be true, but a loan officer is supposed to deliver disappointing information, tactfully and professionally. After the holiday, I reached out and stated I really need to know the ETA of the closing, and that if this were going to be much longer, I will need to sign with Rocket. I had been in the process of refinancing for a few months and needed to move forward. Within seconds, Allen called and proceeded to literally yell at me saying how dare I threaten him and that their company had paid a lot of money for my loan processing. I mean screaming at me. Completely talking over me and saying things like, "It's not his problem other companies fell short and that it isn't his problem I have money issues", Sadly, I was trying to get a single word in but could not. I felt like I was being harassed by a bill collector. This is the aggressive bullying I experienced. Finally, I told him his behavior is unprofessional and disgusting. His answer to me was "well, you're disgusting". I had asked Allen if the call is being recorded and that I want someone to listen to the recording. He claims the call was being recorded. However, I do not think it was being recorded. Allen hung up on me. Interestingly enough, Allen did not behave in this dismissive, bullying and harassing way with my husband. Allen's ego outshined his professionalism and basic consideration. I did send an email and spoke with a woman who assured me Allen's manager would contact me. That never happened. Allen actually had the nerve to text my husband to see how he wanted to proceed. My husband replied with how unacceptable his actions have been, and we did not want to deal with him directly any longer, and we were waiting on his manager to call. Finally, Allen talked so fast through the process when he did give me the time of day, that I fully didn't get all the details, such as loan amount, rates, type of loan etc. I kept asking him for these details and he would give me the runaround saying he is waiting for underwriting. Nothing made sense. Here, it was a HELOC loan. I definitely do not want a HELOC loan. This was NOT explained to me, at all. Do yourself a favor and use a credible name company. So far, to this day, Rocket Mortgage has been the only trusting company I will ever work with again. If you comb through some of the other reviews, you will see other people have experienced this same treatment with this company. I am not sure if they had the unfortunate assigning of Allen to their account or not, but that shouldn't matter. read more

When i called his bluff, he never sent it, but continued the harassing messages. He recieved one wanring. Next message or call, and I will contact police and an attorney. This company is a joke! They started off really good in helping but once they got you locked in, well they take their time in getting things done. They are not honest at all, instead of them telling me upfront that they can't give me the loan, they prolonged the process for months. I waited 3 months and still did not get approved. Trying to contact my loan officer Joe was impossible. You would call and leave messages and it would take days before they called me back. I am so glad that I decided to go else were to refinance my home. As soon as I switched to a new company, my refinance was approved within 2 weeks. I refinanced to do a house repair. They lead me on about how much I can get back to do the repairs, and lied about getting a grace period. The immediately sold the dept to another company that didn't provide that grace period, and now I can't get a loan for the repair, I'm behind on payments due to the unexpected transition, and I'm going to have issues with keeping the mortgage due to the repairs being necessary to keep insurance on the house and I lead the conversation with that. They aren't a trustworthy mortgage company. Avoid them. read more

If you are contacted bt Independence Home Loans....RUN!!! The process is quick, but that's it!! Adrian Fernandez was quick to assure me everything would be handled. I even asked "what if the appraisal comes in low?" He stated he would handle it and everything would be fine. This was the deciding factor of me using Independence over my now previous mortgage lender. BIG MISTAKE. Brooke Hubbard was great. Other than that, I would not recommend Independence Home Loans to anyone. At the end of closing, only 3 of my 5 credit cards were paid off and 1 personal loan. REASON: My appraisal came in low. Guess everything couldn't be handled as Adrian had assured. Then they FedEx checks for YOU to send to the creditors. That means A....you pay for overnight mail or B....you wait for snail maile then the additional 7-10 business days for the check/s to clear and post to your account. At the end of the day, I could have had the same results with my old mortgage company (Rocket Mortgage) with better after closing customer support. Higher interest rate, undisclosed terms, Yield Spread Premium scam, $5800+ up from $2600 in closing costs, increased my amount requested by $8000 to cover all the loan costs, address correct in only one section, military service listed as No, minimum 1st distribution of over $50,000 (not a line of credit when they force you to take out money like a 2nd mtg) left messages with the broker, Jose, without any reply. 3 days later, I get a call from a different broker from this company. This marks the third time in six months that this "veterans benefit provider" has sent notification which could best be described as an advertisement for relieving one self of home equity and refinancing has arrived at my house and being opened. so I have asked for a third time to be removed from their mailing and contact list. I've been given assurances that this time will be the charm. There's a special place in my heart for anybody any company that promotes a business a special one that's described as a veterans benefit, which in a Predatory practice not only on veterans but also related to and finance. The experience has left me feeling burnt. I am the opinion that the institution should have its license removed to operate in the market and it should be noted publicly that this is one of many institutions that perform predatory practices targeting veterans it would be honorable to simply marketed exactly as what it is. They are a banking and finance company that specializes in refinancing loans. Found out they are somewhat of a legalized scam company who don't really handle very many mortgages, they actually scam people for person info and cash after tricking people into believing they can get a loan. And they hit your credit report while they are taking money from you that you didn't agree to pay. These people really should be in prison. read more
