    So far we have had our Air conditioner broken - took this company a whole month to replace the…read moreunit, August in NC, 90 degrees with 3 kids; Windows and window mosquito nets were sun damaged, nets were changed but windows weren't, they stated it is cosmetic issues, so now I can't see a thing through my den window. Next our dishwasher broke, it's been 2nd month, a guy identified the pump was dead, changed it, it broke again in a week or so. They same guy said he will be replacing it as many times as we call but the main issue is with plumbing, so we need someone to fix that first. I have asked management but received an answer that the first they have is dishwasher guy again. So I will have a pump back and who knows when, still nothing scheduled, for plumbing. We live here for 4 months only, so far it's been a real pain. Something you would expect from a company who doesn't really care for you and the property they manage.

All the extra tips and information and open communication was wonderful. They were always my advocates and were flexible with their schedule since I do not work a generic M-F 9-5 schedule to make sure we could see a house I was interested in. I highly recommend CDR to all future homebuyer!

Constantly upselling me on non-value-add services, then blamed future problems on me not buying them. Coincidentally, maintenance costs then increased substantially. I had approved 99% of what they threw my way but had to start taking a closer look. One example: Tree trimming bill for $2,187.50. Asked for quote to remove them, they added 5 grand ($7,708.59). I drove out to the property with a tree company (licensed, bonded, and insured) and they did all the work, plus more, for $1,200. Bob was ostensibly receptive, but during a phone call, I asked for quotes to be reviewed by someone at Alarca. Bob flew into a rage and said, "don't tell me how to run my business", and threatened to ban me from using Alarca's maintenance (ironic). Later, he said he was just scared of a lawsuit. Reading other Alarca reviews from tenants, owners, and employees, I get why lawsuits are top of mind for Bob, but he projected that onto me. He frequently took feedback personally, and it got tiresome. I tested inflated costs in other areas like painting. I contracted the painters, met them at the property, inspected their work, and paid them. Including the cost of my time, this was done at roughly half the cost Alarca was trying to charge me for the same work (and I was still paying them to do the work I was now doing). If you look at A1RPM job listings, they pay comparable to what I would pay. But then you look at what A1RPM is charging YOU, and you see the spread that the owner is making. And who owns A1RPM? I looked it up on bizpedia and Bob owns it. Oh. Then there were the operations. Alarca bought PG Management Group, owned by Pam Greene. Initially excited, as Pam had a lot of experience. But this didn't translate into alleviation of the issues I had. Pam was more about making someone feel like an issue was on track to be resolved but when push came to shove, it was a lot of 'Oh really? Sorry you feel that way'-type of communication. On a positive note, Roz (my main PM point of contact) was great. In 2024, the total occupancy fell to sub-90% due to long turnovers. They'd be "completed", then they would come back with more, delaying the marketing. Statements suddenly stopped being automatic. Accounting issues became more frequent, and their solutions less sticky. I'd have to follow up constantly. There were tons of instances of these. I was tired. May 30th, asked for a call on how to part ways amicably (plan was to do this over 6 months). June 3rd, Pam says agreement terminated in 30 days from next full month, didn't want to meet. Asked again for meeting, no response. June 9th, called again, no answer. At this point, time was running out so I had to quickly change plans and find a new PM ASAP. June 13th, followed up again, no response. June 16th, called again (left VM). Called Bob (left VM). Finally, Pam calls me back, says I could make an appt on some website for a phone meeting. Moot point now, just needed them to work with my new PM. I talked to another investor (one I had referred to Alarca), and he told me he was just terminated because he asked too many questions about expenses. Oh. Transition to new PM was a mess. One example: they sent me the SECDEP, I sent it to my new PM, then Alarca told my new PM they sent me $785.51 more than they did, implying I had stolen it. I had to produce bank statements to clear my name. Like pulling teeth to get them to respond, finally admitted to sending the different amount, and said they were holding the $785.51 for a lawn mowing invoice. OK. The company I signed up with (Alarca 2014) and the company when I left (Alarca 2025) could not be more different, despite having the same ownership. In short, the trajectory I was on with Alarca was trending towards significant financial losses. My new PM company immediately turned the sinking ship around.

I was a quiet, respectful tenant with no kids or pets, and I left the apartment clean and in good condition. After moving out, I was shocked to receive a bill for cleaning, carpet cleaning, painting, countertop resurfacing, bathtub resurfacing, and blinds -- all normal wear and tear that every landlord is legally responsible for under North Carolina law (N.C.G.S. §42-51) and the lease agreement. When I tried to dispute the charges, I was sent back and forth between the on-site office and BH Management's billing department. Nobody wanted to take responsibility. I even went to the office in person, and the representative, Ivy, told me "maintenance isn't free" and that I was supposed to leave the apartment "spotless." That's not how landlord-tenant law works -- tenants are not required to paint or pay for regular maintenance after move-out. To make things worse, my experience with the property manager was deeply disappointing. The first time I went to meet her, she kept me waiting for over 40 minutes while she was chatting and laughing on the phone. The second time, after I mentioned that I manage landscaping crews and my partner handles client accounts, she made a very inappropriate and racially insensitive comment: "Oh, that makes sense." During my time there, the refrigerator was broken for nearly two weeks after move-in (causing food to spoil), and the closet door was lying on the floor for days before being fixed. I never received any compensation for those issues. Now, after leaving the unit in good condition and following every procedure -- even returning the keys early -- I'm being unfairly charged for things that are clearly the property's maintenance responsibility. I've attached and shared documentation proving all of this, including legal references from the North Carolina Tenant Security Deposit Act, and I will not be paying for charges that are unlawful and unjustified. If you're considering moving here, I strongly recommend reading the lease carefully and knowing your tenant rights. Once you move out, expect little accountability and a lot of runaround.

George the property manager is very courteous when I need advice. To me, personally speaking the team is great! I live in a semi gated Townhouse dwelling and it's safe here, the neighbors so friendly no crime to my knowledge and no drama. Even though I'm renting, I told George I would like to be the first perspective buyer if it go on the market. He obliged and said will let me know. Hopefull I will be a longstanding tenant. I treat this propery like it is my own with respect. I retired from New York and lived in Charlotte going on two years. Grew up in a house and this one here feels so close to home!

Now, Bottom Line is raising my rent, charging extra fees which doesn't make sense like paying for their internet for the company to use, and they are charging me an extra month on my rent. My original lease started on 8/15 & ended 8/31. This new lease starts on July 1 so why am I losing a month? I tried calling these people and they either doesn't answer, passing you on to other people who does not return calls. I would mess with this company in any kind of way.

    **Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.
