We had two inspections done for two different houses using this company. The first, I apologize for the lack of professional behavior of the seller. I unknowingly subject the inspection team to someone who refused to get dressed! The seller was in his underwear and flat out refused to get dressed. The seller wasn't even supposed to be in the house, he lived in a different state and drove in the night before the inspection. Even the sellers realtor was mortified! The inspection went on, we refused to reschedule- after all that- the seller disclosed more information about the house that left us no choice other than to back out of the contract. Funny enough, the same team ended up doing the inspection for the house we bought. My father-in-law met them at the house to review everything with them and they joked about the crazy Texan from the first house. The house we ended up buying had a bunch of minor problems that we are slowly addressing. The report they provided is my hit list to fix around the house. Per my report, electrical seemed to be the most pressing issue and we had an electrician give us a quote even before we owned the house. The detail that goes into a home inspection is incredible. Some things are easy fixes and others may require professionals to fix. I appreciate the thoroughness of the inspection. Dad appreciated the levity and joking about the previous situation. The report comes with pictures of any issues they noted, as well as an easy to follow summary with red triangle alerts for the most pressing items that need a professional to handle, a blue tool icon for things that a handyman could fix for us and a minus icon for projects that we could do ourselves and/or get a handyman for. As with any inspection- no one catches everything. We discovered a leak in the roof near the chimney after buying the house. All in all, I was pleased with the inspection and report. read more

You get what you pay for. Two inspectors (one does the outside and the other does the inside inspection). Thorough and knowledgeable! In fact after our inspection I needed to call a few companies regarding some possible repairs and the experts said the same thing that Inside & Out Inspectors said in their report! Had an inspection today with this company. On New Years Day. The inspector showed up 15 minutes early, and true to their google reviews, they are excellent. He took his time and was thorough and showed me each issue as he came to it with photographs and detail. Did a full home inspection and wind mit and WDO in about 2 hours. But definite didn't rush it. We are in the process of purchasing a home, and relied on Inside and Out to show us the good, bad, and the ugly of our potential purchase. Our realtor recommended some others, but upon reading other online reviews, we knew we had to go with these guys. The other reviews don't lie about the team's attention to detail, thoroughness, and honesty. A team of three guys arrived early (Joe, Bobby, and BJ), and they took their areas of expertise to investigate. The inspection lasted maybe 2 hours. They had all of the gadgets, and we purchased some additional inspections based on their website's recommendation. No issues, but money well-spent. These guys really know what they're doing. If you're in need of any inspections that Inside & Out Property Inspectors Inc. are certified to do. Then don't hesitate to call and schedule an inspection. The women (as I called back a few times) who helped schedule were welcoming and assisted with all of the questions that I had before scheduling. We're buying a used Manufactured home and wasn't sure who to use, after calling several companies and checking out reviews we decided to use "Inside & Out". BJ one of the inspectors who was out was very professional, he greeted us as we arrived a few minutes late and was already hard at work. My wife and I had our daughter with us and even though kids can be annoying neither BJ or PJ (great little duo) had any complaints with her tagging along. After they were done assessing the house we briefly discussed some of minor things they noticed, which was great. They both went into great detail and explained different things we would notice on the report. They even stated several tips that would help with some of the minor issues that were found. Overall it was a great experience and great people. Don't cheap out on any inspection just to save a few hundred dollars. As the little minor issues these guys assessed and made of us aware of that other companies might not of will save us several thousands in the long run. Don't cheap out! These guys are great and the software they send your report with is even worth the extra money you spend. My favorite part that gained much more respect is the little things notated as possible safety issues for a child. Which they didn't have to do or make us aware of but since they noticed my daughter they did. For that they earned much respect, because they didn't just do the minor work that was needed but went above an beyond. Stay away from this company. I used them for my home inspection and was sent a report that was over 80 pages of some important and MANY unimportant , trivial things. They seemed to want to pack the report with anything they can to impress with a ridiculously long report. I might even go so far as to say there was even some question about the validity of some of the points that were made.For a first time buyer it can be unmanageable . I'm prompted to write this review because we loved the house they inspected. At our realtor's suggestion we spent the money for an inspection from another company. Wow! What difference! Things were clearly explained as to their importance. It was as if a different home had been inspected. We did buy the house and yes there were repairs to be made but nowhere near what the original report had stated . We've been in our place for a few months now and it's wonderful. Easy to setup inspection online. Wasn't there for inspection. Inspection report was very thorough. Overall, no issues.

This company is great at cashing checks, but actually inspecting the house they are horrible. We had an inspection in April. We closed on our home May 30th. We noticed the roof was leaking after 2 weeks of moving in. I called a roofer and he found multiple areas along the roof with rotting wood. Turns out the drip edge was installed wrong and the 11 year old roof was rotten along the perimeter in some areas. One leak over the laundry room, could only be fixed with buying a whole new roof. The inspectors also missed previous termite damage, MAJOR lack of insulation and more rotting wood in the garage attic entrance that only required a flashlight and a look around. Honestly, I believe they never even explored that attic entry. BJ the owner, told me he would come back and reinsulate the attic space between my master bedroom and closet since there is nothing there, but that was back in August and have never heard from him again. He also informed me that I could put claim in to his insurance for the roof, but he failed to inform me after months of me following up with his insurance company, that its a preexisting condition and not covered. The insurance would only cover claims that happen after closing. It only paid out a maximum of $3000 with a $500 deductible, but with a new roof costing $17,543.00 every little bit helps. The claim was denied. The stress that this has caused us for months and the amount of money still being spent to fix all the things the inspectors failed to report is staggering. All in all, between a whole new reroof, repainting of three ceilings, this inspection company's neglect has left us thousands and thousands of dollars out of pocket. It is sickening that there are no consquences for this company besides getting a bad review. DO NOT USE THEM. read more

I was impressed from my first phone call to the final report. They listened to what was important to me, explained what to expect and delivered. Two inspectors, Jamie and the owner BJ, did a thorough inspection and documented everything, including pictures. In just over an hour I got a professional, detailed report that my builder will use to do the punch list before closing. It also provided education and information about things important to know about the function and care of my home. Horrible! First off we are the seller and I know things are always found on inspections! We had our buyer use this company to inspect our home and they of course found things of concerns. Interesting things happened after we got home after the inspector left before ever getting any information on what was found. First thing we found was the inspector ended up pulling up a piece of our floor and broke the click lock tabs off! WTH! The floor piece was where one floor meet another,but just needed a divider installed to cover up a small gap less then 1/8 inch. Now we will have to replace a big part of our flooring in a bedroom. Next we found our kitchen drain just so happened to leak the day after the inspection when we washed dishes. Are you freaking kidding me!! How can a new drain that is less than 6 months old randomly start leaking! The HVAC was inspected but not very good telling the buyer the over flow safety switch needed to be install because there wasn't one well just so happened there was one just not right in plan sight.Our AC went out a day later and it was due to the inspector damaging the wire that runs to our outside unit and it was shorted out causing fuse in the air handler to blow! There is no telling what else we will find. I would personally never use this company for buying a house unless you want stuff to be broken after close and move in!
