After our introductions Alexandra provided efficient and fast service that I did not get from the other 4 agents I was working with trying to move here to Chicago. I did tell her i was running out of time and needed to move within the next week, the quality of options and the variety if options was exactly what I needed to see as I was getting stressed with the whole "moving in the summer to Chicago". She was very transparent and when we were dealing with difficult realtors she was not hesitant on reaching out for me to find out what the hold up was on their end to really get me in a place that I was interested in. Alexandra would send me morning texts to check on statuses if I was getting emails replied and getting in touch with the home owners. She did a really amazing job delegating my stress and communication with everyone I needed to all the way until i was officially moved in. At times I felt i was probably annoying her and I apologized for being antsy and she told me that everything was ok and that there was no need for me to apologize. Her goal was set to get me through this process as smooth as she can make it for me.. I will be sending all my friends her way and i will not use another agent as long as I live here in chicago!

    If I could give IH less than 1 star I would absolutely do so. Having been a tenant for the last 10…read moreyears, I am more than qualified to leave this review. Having been sued multiple times, you would think IH would do something to change the way it operates. Sadly, it has not. IH does in fact nickel and dime its tenants for EVERYTHING! I currently pay the following fees every month: $9.95 "administrative fee" which is apparently because the water bill is in IH's name. Hmmmm, I am more than capable of saving that $119.40/year and putting the water bill in my own name and paying it, as I do all my other utilities each month. Then there's the $9.95/month HVAC filter fee. What a joke. I certainly know of some HVAC filters that are less expensive than $9.95!! I am charged $30.00/month for a "smart home" fee. Now, a smart home is supposed to be a digital thermostat, which my home DOES NOT have and a keypad on the front door. Really... Come get your keypad, I'll save the $360/year and put my own keypad on the door. Now, I just received a lease renewal advising me that I have to pay $85/month for Comcast internet and cable. Excuse me! Who the hell is IH to tell me that I have to have cable, how much I have to spend for it, and with what provider? I don't have Comcast because much like IH, they have God awful customer service!!! Moving on to IH's contractors and repairs. Over the course of the decade I have lived there, the dishwasher has never worked, not since the day we moved in. Ever. I have requested maintenance twice. The first contractor came out, turned it on and said it works fine. To which I replied, simply because water starts, doesn't mean it cleans dishes. The second contractor actually made an effort, but the dishwasher still doesn't work. The bathtub spout leaks, the bathtub needs to be refinished...again, there are numerous minor issues all of which I handle myself - screen repairs, moldy siding, flaking paint on the exterior, fascia and soffit repairs needed, etc. because their contractors are awful. However, the biggest issue, the roof leaks, and has for years. Several roofing contractors have advised IH that the roof needs to be replaced and IH refuses to hear this. Instead of doing what needs to be done, they put a band aid on an arterial bleed, patched the drywall inside, painted it the wrong color and a year later, we are back to square one. The roof is again leaking IN THE EXACT SAME SPOT! This is how IH handles everything...half assed! When I advised them to come trim the overgrown trees hanging over the garage and tangled in the electrical lines, they told me no. I replied, that's fine, but when storm seasons comes, and the tree comes down, don't say you weren't warned. I trimmed everything myself. I am 56 years old, a retired contractor and I get on a ladder, chainsaw in hand because IH is a slumlord that cares about nothing more than collecting as much money as possible from its tenants at any cost. I am now attempting to speak to somebody about the lease renewal that was e-mailed to me. The lease renewal states to call XXXX at this number or email him at this address with any questions. The number is no longer valid and the email address comes back as no longer with the company. When you call the local office to speak to somebody, you get someone on the phone you can't understand asking you 100 questions who refuses to transfer you to a lease specialist. You may ask why I am tolerating this garbage. I am at a transitioning point in my life where I am paying off a great deal of debt and then looking to move out of Illinois, otherwise I wouldn't be. Fortunately, I can do most of my own repairs, and what I can't, my son can. I have an excellent attorney and will not let IH screw me out of a dime of my security deposit when I do leave. Future tenants beware.

    A total dumpster fire!! This organization is the property manager for a building where I have a…read morecondo. They were hired by the condo board last year and they have been a nightmare from day one. One property manager (who has since been fired) dropped the ball on multiple projects, lied about work she never completed and charged us a bunch of hidden fees, then ghosted us for months. The replacement property manager has dragged his feet on every request made by the building to the point of criminal negligence and only gives weak excuses when he bothers to respond. Their finance people had to be audited because they couldn't correctly manage our finances (their finance director has also been fired). They have refused to pay bills or address urgent repair issues despite multiple requests. If you use them, check their work closely. If you're considering hiring them avoid them at all costs!

There is no phone number to call to that will connect me with my property manager, you can also post question through a portal that clearly is not looked at often, and when I call to ask for information my property manager never seems to be around. TERRIBLE SERVICE. They will be quick to charge and invoice, but not to solve problems that aren't their own.

    Christen review…read more I found the Nicholas Ryan Team and was immediately in contact with Nicholas Ryan. He then set me up with Christen on a consult call. I live out of state, so I needed a trusted team to sell my tenant occupied condo on the North-side of Chicago. Not only did Christen sell my home in the off market and at list price but she went OVER and BEYOND to work with my tenant (who started out slightly disgruntled). By the end of it, the tenant, Christen and myself were working together! Christen brought us both peace in the middle of a pandemic! Since I was not able to be there in person, Christen and her team took care of *everything* making sure the new buyer has a freshly painted + cleaned home on closing day. I told Christen many times and will say it over and over. She is a true angel, not only as a realtor, but as an extraordinary human who wants nothing but the best for all involved. I have loved living in the building and working with Aaron. I would recommend him to anyone. Working with Aaron: - Hands down, Aaron has been the best, most accommodating and helpful Building Manager I have ever worked with. - Texting or emailing him always resulted in my questions being answered quickly. - He told me how everything was flat out, without additional selling or sleezyness that I have seen with other building managers. - I ended up having to move out of the building before my lease was up (Not because I wanted to! I would have stayed for years) and Aaron went above and beyond in helping me through what could be a VERY stressful situation. He was amazing. With the Building: - It's an old hotel from the 1920's which added to the charm for me. Knowing that, it's an old building, but they have done a great job updating the apartments and the one bedroom I loved in was redone right before I moved in. - There are small quirks about the building and apartments but you are always going to get that unless you live in a brand new construction for 3 times the cost. - I always felt safe in and around the building as a younger lady living alone in a one bedroom. - Whenever I needed something fixed, the building engineer, Ahmed, was there within 24 hours fixing it just after a quick text. It was super convenient. Overall, If you are looking at this building, do it. It's worth having someone great to take care of things that come up and to have a great old building with lots of charm in one of the best parts of Chicago.

    "To live in a "Pod" is to live in a college dormitory; except instead of having a resident advisor…read more(who cares about you and enforces the rules) you have a negligent property manager, D. Enders, (who does not care about your rights as a tenant to live in a peaceful manner). And instead of paying a fee that said dorms college has priced fairly you have a unit that you have moved into already overpriced and the slumlord nature of Podmajersky/Soda Pop Lofts L.P. will every year raise the rent without having a reason to raise such as updating appliances or the structural nature of your unit." -Me. That is right, I have been living in a unit at 1718 S. Jefferson St. for 2 years now and I am thankfully able to move out at the end of May. Included with my complaints of the services that Pod provides (or lack thereof, rather) are that I unknowingly paid for my upstairs neighbors ELECTRICITY for a total of 19 months. This has turned my living situation for the last 5 months of my lease into a feud between the paper thin floors of the building of my neighbors and myself with Pod never stepping in and mediating the situation. It would be nice to have an untroubled living situation but apparently that is just not possible. I have spoke with Podmajersky about the situation above and they have refused to step in and be of assistance, even though many rules in the lease have been broken and reported. Outside of that, the windows of the unit are about as leaky as a garden hose made of mesh in the winter and it took all of 1.5 years to fix a lock on our back door. This two problems drove my heating bill 20% higher than it needed to be. I have a broken window on our front porch that still has yet to be repaired. The window was broken before moving in. The window and door have been reported to Podmajersky, but only the door lock was fixed (after possible embarrassment during tours for possible future tenants). From what I have seen in pictures and tours, the achilles heel of Pod, inc. is the complete and utter lack of storage in the units. In our nice and spacious apartment we have a single closet for storage that is 2.5' wide x 3' deep x 6' tall, making our "office" a storage unit of unsightly boxes, instruments, and other miscellaneous gear. This is not a complaint, merely the truth. If looking at living in a Pod, be aware of the heavy amount of pictures taken using a wide angle lens to open up the space that isn't actually there when seen with the human eye. Please be aware that your rent (which said earlier is already steep) will be either raised or you will be told to move out. Lastly, be aware that you will be putting your money into a system that is single handedly putting a chokehold on an otherwise beautiful neighborhood in South Chicago and does not care what happens to the non-Pod-owned-property or historical population. For that matter, they own so many open plots of unbuilt land that this area will over time be a complete monopoly by every stretch of the word. It is sad that after living in one of their units for 2 years as a faithful tenant who does nothing but good and is responsible with bills and rent is being treated like a person who moved in and lived here for one month then told "sorry, this just isn't working out". Podmajersky, of all the relationships I have had in my life you are the worst girlfriend I have ever had and if any of my friends try to get your number I will go out of breath by telling them that you are a bad person to "get into bed with" and you are just looking to take his/her money. Everything said within this review is 100% truth and trust that I am merely looking out for the well being of future renters, for people to have an honest viewpoint of what you are signing onto. If you need to read any other reviews, please see the men's bathroom walls at The Skylark (incredible bar) which have more than plenty of renters writing their distrust/disgust with the company or other Yelp reviews that average out to this company having a 1.5 star rating overall on 18+ reviews. Would you eat at a restaurant with that rating? If no, then why in the world would you put money every month into anything that poorly reviewed?     I began looking at their loft spaces online. Their website promoted them as active concerned…read moreleaders in Pilen. This is complete bull. They are more like slumlords. I called to ask about a few specific units and where they were in relationship to the Fisk and Crowford power plants. They had no idea what I was talking about. I gave them the addresses of the plants and they still had no idea what I was talking about. These plants have been operating without pollution controls since the 1950s and are responsible for why Chicago, and Pilsen in particular, has the highest asthma and asthma related death rates in the entire United States. I'd rather not live next door and would rather not waste my time and theirs looking at those units. How can they sell their image as community leaders if you don't know anything about the area and obviously don't care about it? The clean up of these plants are the singular largest political issue facing Pilsen in city hall. It would be nice if the Podmajersky, who is profiting hugely from gentrifying this neighborhood, would also take an active roll in helping to make it a more breathable place for their renters.
