I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.

These people performed an inspection on a house, and they over exaggerated everything, they made my…read morehouse look like a wreck, they stated plumbing was leaking just if a had an old water stain, everything that had a old water stain was leaking, i do admit they are thorough to the T but they costed the sale of the house, the buyer and seller both lost out!!! these guys say that if a unit is over there recommended life span , it should be replaced, there's a point when OVER exaggerated is not good. they showed drips from plumbing in the pics, and upon further inspection no leaks were noted, they showed water stains under the eves of the roof edges saying the roof was leaking , i cant see any of these water stains, it seems as though they photo shopped pics, they broke the pool leveler float, didn't say anything but shut the water off so the pool wouldn't over flow, they also have tons of other service folks that they recommend in there reports probably for kick backs, these guys are too much and will kill the deal!! BEWARE!!!!!!!!!!!!!!!

Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link. He was responsive and helpful, even though he didn't need to be. Turnaround time was also good. I hired them and they were out for the inspection within a couple of days. The report came same day. There is no motion light in the bathroom, it was simply a burned-out light bulb. The inspector should be able to tell a standard single pole light switch from a motion light switch. 2.) According to the realtor, the Inspector scared the potential buyer away from the property because of a past leak. The leak was professionally repaired, mitigated, and restored. The inspector informed the buyer that the mitigation/restoration company put harmful chemicals in/on the walls causing the buyer to walk from the purchase . Does the inspector realize they use safe anti-microbial agents these days.
