DO NOT USE this inspector. He did not inspect the attic and and did not note on the inspection…read morethat he did not go into the attic. He marked on the inspection everything was fine. after 2 weeks in the home I had bats in the house. I call for the removal and they found roof damage on roof that he also missed and trees hanging over the roof. He refused to be accountable for it. It cost me $4500. The roofer could see the damage from the ground. I found out that there are inspectors who work for the clients and inspectors who work for their referral partner (realtor) he works for the realtor. The home would not have closed if the damaged had been noted. If he inspected your house in the summer, you should have it inspected again maybe the attic was too hot or he didnt want to step on insulation (when ther are beams to walk on). He didnt want to use his insurance because the premium would go up. I didnt order the inspection my realtor did, I found out after it was ordered.

I wouldn't recommend. He did inspection on a home we were selling and told us certain things but…read morethen his report indicated something very different. I asked him specifically to tell me some things he was concerned with so I could address them immediately, he told me it had a couple of cloudy windows was all. But then his report had numerous things that I could have easily repaired but now will have to pay someone to fix. He also didn't appear happy to see that I was present at the inspection, which I have 100% right to be. Not trustworthy in my opinion, much as many business at the lake aren't.

We use this inspection company while purchasing our home. If you need somebody that can point out…read morethat the doors don't shut or that the light switch plates are crooked I highly suggest them. But if you're looking for a company that is going to tell you that the siding was installed wrong, that the concrete slab holding the front porch and roof was not done properly, windows that don't shut but just noted as tight? and when I see they don't shut I'm talking the top of the door is tight and the bottom of the door has a 3 inch yes 3 inch gap. The reason that they are tight is because it was an addition that was not done properly which anybody in the inspection business should've looked up and seen. having three contractors out within 15 seconds that was the first things they noticed. The fact that you missed electrical wires running outside of the house not in conduit just laying in the yard was a big plus to! The fact that you missed electrical wires that were just taped together in the laundry utility area brings me comfort as well. I'm sure there will be a response to this but just remember when I did call about the porch you informed me it was because we had lots of rain recently which would not make any sense considering the report was done before the so-called rain that caused the washout that you said caused the issues. If anybody's looking for an inspection company please steer clear of this one. I look forward to reading your response, I might even post some pictures.
