    Erin came out to inspect a house for us (buyers). He was professional, detailed in his…read moreexplanations, and thorough in showing us where the issues were located (if accessible, and if not he had detailed pictures). After he is done inspecting he emails two reports, one with every detail in the inspection and one as a summary. In the summary it marks items that need to be addressed immediately, normal wear and tear, and just questions that may be valuable to ask the seller. They also work with a pest company to inspect for problematic bugs like termites as an additional service to purchase. I believe the price of the inspection and termite inspection (as of June 2020) is good value because of the detailed nature of the inspection and coordination of the two services. As a buyer or seller, I would use PHI again and would recommend to other buyers/sellers. I noted there was one exceedingly negative review here on YELP. I can't speak to the gentleman that did that particular inspection, but I will note that my experience was the exact opposite of what that reviewer described, and the circumstances of that reviewer are questionable (having another inspector do the initial inspection, fixing items, then hiring a second inspector to come out and claiming he came out 3 times even though they weren't satisfied with his work). My suggestion would be if you're worried about it, possibly request that Erin is the one who comes out to do your home inspection. This was during the CoVID pandemic, and he wore a mask the entire time and maintained social distancing guidelines.

It was great to find Porterhouse Home Inspections, it's evident that they are extremely knowledgeable in their area of expertise and they helped to fill in all the gaps and questions we had about the condition of the home. They were easy to reach and they promptly got back to us in order to get us scheduled for an appointment, even with our last minute needs and our hectic schedule. They were dependable and on time. Most of all, we love how much they understand the importance of how big of a moment this process is for their clients. Purchasing a home can be very scary, but it doesn't have to be, especially if you have the right people on your side, Thank you so much Porterhouse Home Inspections for your professionalism, and for your high level of knowledge.     UP DATE UP: KIA'S…read moreNEVER SHOWED UP TO FIX MY AC THEY INSTALLED 2 1/2 years ago. After fighting with them for 3 weeks to come fix their mistakes. I finally called CARES HOME SERVICE. The owner was very friendly, he heard my story and came out ASAP. My coils are rusted very badly, due to Kia's not installing a drain tube when installing. CARES HOME SERVICE fixed the pipe they put in (they used many small pieces soldered together) so due to their messy pipe I lost quit a bit of Freon that CARES HOME SERVICE topped it off. all of my ducts had to be replaced because they were full of water from condensation due to no drain hose. This has costs me so much money to have fixed and had to buy 3 portable swamp coolers due to no AC. I am a female widow senior citizen living on a fixed income. DO NOT LET KIA'S AIR & HEATING IN YOUR HOME, THEY HAVE NO IDEA WHAT THEY ARE DOING. I HIGHLY RECOMMEND CARES HOME SERVICE OUT OF MARANA THEY TOOK VERY GOOD CARE OF ME AND MY AC IS RUNNING LIKE A CHARM NOW.

    In the spring of 2019, KIA installed a new roof heat pump unit on a new addition (single room) to…read moreour home as we knew the current A/C unit would not be effective enough to cool this addition. We also insulated that new room very well, in the walls and in the attic so that room was the coolest room of the house in the summertime. In July, of 2023, the unit stopped working so we called KIA back out. The unit was still under warranty, but KIA recommended to install a kick starter to give the unit extra umph to kick on. We had no reason to not believe that was a good option. Unfortunately, KIA charged us $495 for this "quick fix", after it was done and if we had opted to use the warranty, our cost would have only been $5 more or $500 and we could have had the compressor replaced. Add to that, the kick starter part costs less than $30, which was why my husband agreed to the fix. My husband was furious and left a few choice words with the office. Fast forward to this morning....we had our main A/C unit replaced last spring and the company came out to perform a 12 month check, at no charge, and while they were here, we had them do a pre-summer service check on the unit KIA installed that is now 6 yrs old. They immediately asked us how old the unit was. He had a hard time believing the unit was only 6 yrs old but the photos they showed us were absolutely horrendous, revealing incomplete, shoddy work and an original preinstall metal collar still attached to the unit that should have been pulled off during a post install start-up check. The unit was improperly placed on the roof, with a pipe hand bent and installed at an incorrect angle, no divider sheet between fresh and return air flow, a 3-4 inch opening for fresh air intake only which made the unit work harder and exposed holes between the unit and the roof that allowed anything (including a swarm of bees) to enter into the air shaft and eventually thru the return vents into the house last summer. Finally, we were told that the unit may only last another 3 years, if that, due to the poor install. The sensor that tells the unit to pause during operating with regards to freon needs, etc, was literally dissolved and unrecognizable. The insulation tape that was used as needed in the install was the type that is for temporary fixes only...not the mastic backed tape that should have been installed and gets a stronger bond during our hot summers. Also, the kick starter that was installed, by the owner himself, was not even securely wired and was barely receiving the electric current needed to turn the A/C on. It is really a shame that those in business in the area and have been here a long time would do such bad work & prey on their customers...you can't say, "oh, he must have had a bad day" and go about your business. This was an install and a repeat visit. Both incidents were poor workmanship and work ethics. How many customers that have companies come out and fix their A/C issues go up into the attic or on the roof and look at the work that has been done. We expect these "experts" to do a professional job, especially since it wasn't free and if we knew how to fix the problem in the first place, we would have done it ourselves. It also speaks volumes that by not utilizing our warranty option, poor installation would have been the cause of the manufacturer needing to honor the warranty and I am sure KIA didn't want that knowledge out there in the industry. Also, reporting to the ROC has a limitation on time passed to file reports on shoddy work or we would have filed with them. If there was a negative star review rating, that would have been more appropriate to use for this company. SHAME ON YOU KIA!
