I would not use again. I found a broken window in my garage behind a blind that did not work. All…read morethe windows I try to open in the house are really stiff and very hard to open and close. My toilet hardware was so corroded in the master bedroom I hade to cut the bolt to replace the leaking tank. I found rotted cabinet base board in kitchen, most all of the locking hardware was mismatched. I could only lock one door due to all the other doors had different locks that the owner did not have keys to. Due to the heat it took me 5 months for find the garage window that was broken. I reached out to Karl and he I told me the inspection was good for 30 days. So make sure you do your own inspection within that time. Not sure why I paid for an inspector if i need to do one myself. That's what I though I paid Karl to do. He also told me there was no access to the attic due to duct work. This I later found out not to be true it was just a piece of insulation for the access hatch. You would think a home inspector might know this. Not sure it was Arizona summer time. Hence I did not notice the garage.
