After doing some laundry I discovered that the vent that should connect to the back of the dryer was not connected. The vent pipe that exhausts from the dryer to outdoors was 95% plugged. This is a HUGE fire/health hazard. I asked the inspector why this was not reported in the home inspection report. I was told that dry vents are not included for a residential inspection, Visual inspection only. Read the fine print in the contract. A visual inspection should have noticed that the dryer exhaust was not connected to the dryer. What else did the inspector fail to see???

After sending my initial inquiry by e-mail, I received a phone call back from Mike within the hour. He was friendly and professional, and was able to schedule our inspection for a date that was only 4 days away from the date that I contacted him. Setting up the inspection was incredibly simple, and I really liked that all the pricing was clearly laid out on the website, so there were no surprises when he sent me the invoice. The inspection itself was extremely thorough, and the report was well-organized with all issues categorized by level of severity and accompanied by digital photos that clearly demonstrate exactly what was going on. Despite including an impressive level of detail, Mike had the report in my inbox within hours of leaving the property. We did everything Nate told us and it paid off. We had 13 showings and 2 full price offers within two weeks of listing the house! Vigilant home inspectors unnecessarily panicked our buyers, which prevented negotiations on remedy…read morerequests, and led to our home sale falling through. They appeared to lack understanding of modern building practices and code regulations. When we offered to provide information on the energy efficient upgrades we made to the home, they were not interested, then listed these value-added items as problems. The remedy request stated recommendations as requirements, stated only certified plumbers, electricians, or carpenters could make repairs, which is untrue, and made several suggestions that were both unnecessary and would make the home dramatically less practical to live in. Nearly every item in the remedy report was stated in a misleading way. Their focus on radon mitigation system upgrades appears to be an attempt to generate additional business for their sister company, which installs radon mitigation equipment. The radon levels in our home have repeatedly tested well below the EPA's recommended level for mitigation and there is a fully functioning mitigation system in place, yet changes were recommended. This company's report appears to lack useful information on the important attributes of the home that other inspectors will often provide. The "vigilance" Vigilant Home Inspectors provide appears to be misguided, worrying potential buyers by focusing on items that will likely never be problematic.
