Aren't positive landlord reviews rare? I'm happy to share mine after 3 years of living at ICM's Broadway property. My 1 BR unit was charming and vintage with squeaky hardwood floors and oddly plastered walls, but I knew I was signing for an older unit. Unit was pretty clean upon move in, with the only issue being the windows. Old, rotting wooden frames and a window pane of plastic deserved a call to maintenance. After an inspection, replacement was scheduled. Even though I only called with severe issues at one window, they replaced them in the entire unit with new double pane windows. While I lived there, the building buzz-in/security system was upgraded with an iPhone app, they repainted the vestibules, replaced old wooden doors with glass and metal ones, and began a (noisy) masonry project outside. For all the reviews with complaints about slow maintenance, I certainly didn't experience that. My plumbing and heating issues were answered quickly by professionals (wearing masks during covid). Though a few requests were answered without ever receiving confirmation/scheduling emails, so I just came home to evidence someone had been in my unit. A little unsettling. As I'm discovering at my new management company, not everyone is as good about maintenance, common area cleanliness, and upkeep. ICM was great and I absolutely would have stayed with them if there were a new unit that met my needs. Only complaints: super slow to salt or shovel sidewalks in the winter. My building was right next to a grocery store so the sidewalk in front of the building turned to packed down ice so quickly. Laundry room in the basement never seemed to stay clean and there were almost always machines out of service/not working properly. On the plus side: laundry was free for a great deal of the pandemic to help everyone save some money. I left the apartment a month ago and miss it already. I didn't experience any issues with move-out or additional fees. I'll definitely look at ICM for my next move. read more

Do not be fooled by the positive reviews. Most of these reviews are from prospective tenants and not current tenants. On July 1, I moved into their recently renovated units in Lincoln Park. My experience has been terrible. My experience with their office has been terrible. Most of these people at their office are rude. 1. Mail carriers access to the building For weeks, mail carriers have been unable to access the unit. I have not received any of my mails. I reached out numerous and was met with gaslighting and rudeness. They have refused to provide a timeline regarding when mail carriers will be able to access the unit. For weeks, the gate was locked with no ability to allow nonresident access which is dangerous in cases of emergencies. 2. Dishwasher: My dishwasher was not operating when I moved in. I had no timeline as to when they were going to fix it. 3. AC Water was leaking from the AC which damages my belongings. The repair man came into my apartment and went inside my closet without permission. The leak was in the living room. They left me place a mess. I reached out to Ali multiple times to no avail. We had a really disappointing experience with this leasing office. We called them directly to ask a simple question about a listing and were met with open irritation and a dismissive attitude. Instead of offering help or clarity, they seemed more concerned about the fact that we didn't go through our agent (despite it being a straightforward inquiry). We were spoken to in a condescending tone and made to feel like we'd done something wrong just by calling. It felt unnecessarily hostile and unwelcoming -- especially when we were potential renters just trying to understand the process. No one deserves to be treated like an inconvenience for asking basic questions. Communication and respect should be the baseline for any leasing office. Unfortunately, that wasn't our experience here. Maybe don't include your number and to reach out with questions in your email responses if you actually don't want people calling you or can't take the time to respect a potential buyer. read more

Do NOT waste your time applying to any properties this company manages. The application was straightforward and even showed a green "complete" checkmark after we uploaded the required documents. Then, days later, we were pestered about submitting additional documents that were never listed or prompted by the application system. We later found out that ICM was "extremely irritated" we hadn't submitted those extra documents--even though they were never requested in the first place. Some of these were sensitive files (like pay stubs with full SSNs), and we were understandably not comfortable emailing them. I called the phone number listed in the confirmation email--which explicitly said to reach out with questions--hoping to ask about a more secure way to submit our documents. The woman who answered was shockingly rude and acted like I was bothering her just by calling. When I asked for any alternatives, she gave a flat "No." The only option she offered was to physically mail the documents--which is just as insecure as emailing them. Even worse, these documents weren't even being sent to ICM directly, but to The Apartment Guys, adding another layer of concern about security and privacy. Despite the email saying to contact them with questions, the woman told me I couldn't even speak to ICM until we were approved. Completely unprofessional. Disorganized. Rude. Firstly, ICM inexplicably has 3 or 4 Yelp pages. I'm adding this to all of them for visibility. I have lived with ICM for many years now across multiple apartments and multiple buildings. With the end finally in sight, I want to share what you can expect from them as a long term tenant. It's rare to have a good landlord in Chicago. And if ICM was just average, I wouldn't be writing this. ICM has endangered my life, my belongings, and more over the years. I've had no heat during a polar vortex. Weeks without a refrigerator or access to laundry. Repairs happen at a snails pace. Mold in the ceiling that took over a year to repair. Non-existent upkeep of the building, so entryways, stairs, and more, would be covered in trash. ICM couldn't even be bothered to salt the sidewalks or the back walkways in the winter. You'll usually reach out to maintenance a dozen times on an issue before it gets resolved. I've even had them bring me used appliances they got on the cheap, only to be dead on arrival. (Part of the fridge debacle.) I got to know my neighbors at multiple locations. I have always been in buildings surrounded by residential homes. ICM is loathed in their neighborhoods. There aren't enough trash cans at any residence - so the alleys are a dumpster fire of litter and disgusting trash. They don't take care of the lawns in front of the buildings. They aren't honest neighbors. The folks that run it aren't particularly understanding or useful. If you have an issue, they're quick to ignore you or be actively rude to you. Landlords suck. ICM sucks more than most. Do yourself a favor and look elsewhere. read more

Property on Pine Grove say's no dogs, but there are dog that poop all over the lawn and it stays there, forever. Never have shoveled, barely salt the sidewalks. This place is trashy and maintenance is unhelpful, beyond rude. Literally trash, poop, and homeless clothes scattered across the lawn. ICM will never do anything, trash company. Also, cops come pretty often for DV on the unit closest to the road on the left. read more

My experience is based off of the 1916-1934 W Winona/5103 Winchester Building. Zero stars if I could. I would not wish ICM Properties on my worst enemy. I could go on for literally pages about the absolutely horrific, unprofessional, and in some cases probably illegal things that happened in my two years living in an ICM unit, but I'll stick with the worst experiences. For one, what started as a small leak in our kitchen that was continually ignored by the Landlords and Maintenance, resulted in our ENTIRE kitchen being ripped out WITHOUT NOTIFYING US. (See attached photos). We went from begging for two weeks for someone to come check out what we thought might turn into an electrical issue, to coming home with a full set of groceries to NO kitchen and all of our electricity shut off. Come to find out, they mistook our unit for our neighbor below us who was scheduled to have her kitchen taken out and replaced. When we confronted ICM about this, they lied and pretended that the damage they originally said was not urgent enough to check for two weeks had become so bad that the whole kitchen had to go- and that there was no time to even call us to tell us what we would be coming home to. We had to threaten legal action in order to get any money back on our rent that month- which still didn't make up for the amount we spent on living somewhere else for the week while we had no electricity, and replacing all of the groceries that went bad without a fridge. Before I go on to my next incident, its important to note that EVERY SINGLE MONTH for two full years, our building received an email that the water in the building was being "temporarily shut off for emergency repairs." If you have to make that many emergent repairs a year, then there is definitely something wrong with the infrastructure and piping/plumbing. A few weeks after the kitchen incident, our bathroom ceiling started to collapse, pieces of the ceiling started crashing to the floor, and there was a pool of moldy water in our overhead light. (Photos attached). We reached out to ICM three times before they finally agreed to send a technician out. The first technician checked the unit above ours and said "there's nothing leaking above you so it's probably just something that will pass!" When the next technician came, all he did was scrape off the mold/old paint, spray a can of sealant, and slap a new coat of paint on the ceiling. Since this was clearly severe water damage that wasn't properly taken care of, the ceiling began to fall in pieces again the next day. There are so many other points I could make like the Fire Department having to be called by tenants for an emergency inspection because every fire extinguisher in the building was 2+ years old, to the COVID cleaning crew they started charging tenants an additional $35/month for repeatedly not wearing masks or gloves in the building during the height of COVID, to the days when they had maintenance guys literally shoveling snow and ice off of the roof with no notice to tenants and no "falling ice" signs on the sidewalks and alleys below, to them harassing us on the daily for virtual tour photos and videos and giving our personal cell phone numbers out to any and all realty groups (ICM and otherwise) and basically trying to make us do the job of selling the unit once we moved out. I genuinely believe that ICM would rather pay out the insurance when this building inevitably collapses in the near future, than bother to spend the time and money necessary to make the building sound and safe. The best part of my ICM experience was moving out. Please STEER CLEAR. read more

Contacted ICM 05/21/2024 to see if they had an apartment available that would be suitable for me. Got a text response from Lillian an hour or two later. Initially, Lillian told me that ICM did not have an apartment for the month that I was searching for. I received another text 05/23/2024, and was told that she had a few apartments available. So I asked to see one of the apartments. On the 24th, Lillian told me that we can meet the next day and she would show me the apartment. I thought it was a bit odd, as she didn't schedule a time for us to meet. I asked if meeting in the morning would be a good time, but received no response. I texted her again the next morning, thinking that maybe she did not get my message a day prior, but still got no response. I only got a response after texting her that I will be posting a review of this experience. Is she just unprofessional? Maybe playing games? Still not exactly sure why I was ignored and treated poorly. read more

The few things that make 540 okay are greatly outweighed by the negatives Pros: location -- honestly you can't beat it in e. lakeview. One of the safest areas in the neighborhood, and walking distance to everything imaginable, including most types of public transport. They're very responsive for the most part when you make a complain about maintenance or else. They changed my fridge and my oven when they weren't working well. We used to have an awesome building engineer (Enrique, Jerry was perverted creep that spent most sunny days staring at female tenants on the outdoor bench) who was sweet, attentive, and so eager to serve. For some reason management fired him. Cons: when i first moved in it was a nightmare. I almost got a lawyer to get out of my lease. my apartment was left DISGUSTING - mold all over the bathroom, greasy oven, broken parts of cabinets, the railings all around the apartment either falling apart or chipping from humidity, bad need of a paint job, radiators had clearly been painted with wall paint and were constantly chipping away. I probably spent 6 hours myself cleaning so i didn't gag being in my own home. you better believe i'm not lifting a finger the moment i move out and will be using the array of pictures and emails i exchanged with management as proof of why I'm not leaving the place clean - it wasn't cleaned at all for me, why should I exchange the favor? After endless emails and a month of visits from cleaners, the apartment was acceptable. Recently, the nightmare has become very real. We've had MULTIPLE trespassing instances in the building by homeless people. At first just reserved to the vestibule, then actual access into the locked part of the building. This homeless man was just chilling there as if it was his home with all of his belongings. I personally had to call 911 3 times due to this man constantly trying to make use of the building. This past weekend all the packages in the mail room were completely stolen (partly due to management getting lazy about delivering the packages to our units as it's laid out in our lease agreement....the collection of packages was growing out of control in the mail room since no one had bothered to bring packages up for over a week). Management has FINALLY decided to have the vestibule doors lock -- granted after 4-5 911 calls about trespassing and a major theft incidence. This building is much more trouble than it's worth. Go elsewhere, even if it's more expensive. read more

I lived here, and while the bedrooms were huge, the view beautiful, and the location wonderful, ICM just did not cut it. Halfway through our lease term there was an intense rain and our plaster ceiling started melting all over our things. Long story short ICM wouldn't fix the problem until we threatened to withhold rent. Then it rained again and the ceiling melted again. SICKNESS! If you are considering ICM please avoid at all costs. I have never been treated so inhumanely in my life. I had 2, stated defined emergencies, that went completely ignored by ICM. First, my heat broke in the middle of winter during a snowstorm. Since this was 4pm on a Friday (after work hours) I was sent to a 3rd party "emergency line" that did nothing to get maintenance to my unit. Took ICM over 24 hours to acknowledge my lack of heat, in violation of IL state laws and I had to report them. I was able to snuggle my dog for warmth and use the oven for heat. A few months later, another emergency. Flooding in my apartment. Same 3rd party "emergency" line. No response for a week from ICM. They did not care water was damaging all my things as well as their property (can't wait to see if I somehow get fined for floor damage when I move out LOLOL) Also a month after moving in my door broke. Sent to emergency line. Had to pay for a locksmith. I had my key in this scenario but the door was literally broken and there was nothing I could have done differently as a tenant to have access to my apartment other than have someone fix the door. This was not a lock out. I am furious I had to pay for a locksmith when I pay $20/month for maintenance that DOES NOTHING. Even in an emergency. Least of my worries is the CONSTANTLY broken shared/washer dryers. But nonetheless it is a huge pain in my butt. When the machines aren't eating quarters they barely even function without making my clothes moldy and nasty. Lastly, management and specifically, Theresa Lally, is the cherry on top of this rental hellscape. Theresa is incredibly cruel and it is clear we are not tenants to ICM, we are a unit number and a paycheck. It is so sad and disheartening to that we are seen as profit and not as human beings, tenants, residents, and community members that are trying to access a safe and comfortable home. read more

The location at 540 W Briar place is AMAZING but sadly the management is just awful. Let me just begin that this place was really nice to allow me to move in so fast. The first year i didn't have any issues and the few issues i had, they were fixed/resolved in a timely matter. However, the second year has been horrible. They have a maintain guy named Jerry and is the most disrespectful guy ever. He yelled at me because my main key for the building wasn't working and he screamed at me and told me "i was using it wrong." Like using a key is rocket science, right? It ended up being the actual lock. He never apologized. I later found out he had screamed at another girl. He's an ass. The main girl, Wendy Lau, has ZERO idea on how to manage a building. I honestly think this may be her first job out of college. Which would be fine if she would improve. The washing and drying machines are SUPER OLD. They eat your coins, the management won't give you the change back and sometimes they don't even dry... If and when you want repairs in your apt, expect A) to call you a liar or "not find anything wrong." or/and B) Take about 2 weeks to send someone out. They have two elevators and one of them has been out of order for a year. These apts are not worth this much trouble. Not to mention the money. The rent is expensive and for what? washer and dryers that don't work? an elevator that doesn't work either? To be called a liar and some low-life to yell at you? I am SO HAPPY i get to move out of this place soon. Oh ps- when I got my apt, my stove was rusty and gross. With a bunch of dried up macaroni and cheese. I don't like pasta or cheese so they weren't mine. When i move out, they expect me to "have it clean and it perfect condition." This place is a joke. They need to hire new people. read more

432 W Surf St Other than the great location, this was the worst place I have lived. The management company was the worst company I have ever had to deal with. Just flat out rude people that would try to deny you the basics. I could go on and on about the details but I feel like I have wasted enough time on these people. But here's a quick break down just so you know to never rent from this company. Moved in to a completely filthy apartment. Dirt everywhere, broken windows. Sinks, shower, and toilet did not drain/flush. They told me they would give me $75 to hire a cleaning crew. I ended up paying about $200 and it wasn't even completely cleaned. Fridge shelves were broken. Rats, roaches. Any time anything needed maintenance, they would take 3-5 days to get to it. Coin op washers and dryers would break all the time without refund. You can't turn off the radiators so it is always hot in the winter. Always. They simply told us that they don't have enough people working for them to keep up. read more

I lived at 540 for 2 years on the 9th floor and loved it! I met some great people in the building. My rent was only $890 for a studio which is amazing that area (I got a good deal when I first moved in). I renewed my lease for 2 years to lock in that great price, but unfortunately had to move to Atlanta for my job. The elevators do suck. That was the worst part. I know there was some issues of people stealing packages in the mailroom as well. I've never experienced the laundry room since I did my laundry at home. I had zero bugs on the 9th floor as well! read more

540 W. Briar Place is definitely to be avoided. Could probably be a really great place if ICM Properties weren't the ones managing it. One of the bigger issues my roomie and I faced was mold in our unit coming from a leak in the floor above. We let ICM know about this several times, and it was clear they were disinterested in addressing it, as they let it sit for months. But - of course - they decided they wanted to "fix" it once my roomie and I didn't renew our lease and the prospect of having to sell the unit came up. They just painted over the mold. So, it's still there. Good luck to whoever gets that unit. Among other issues: tenants seemed to be very unfriendly (including all of the cockroaches in the lobby, stairwells, laundry room, and gym). ICM does not communicate anything to you - maintenance will show up almost at random. Once your unit goes for sale, realtors will blow up your phone (seriously, who gave them my number?) telling you they have keys to your unit and will be coming for a showing the next morning - couldn't tell you whether or not ICM was involved in that, contacted them and asked but got no response. Also have no clue whether or not these realtors are actually coming into my unit throughout the day while my roomie and I are away. None of the bathrooms have ventilation - hence, it's almost impossible to avoid mold (and the windows are sealed shut with ICM's favorite tool - paint). The building is unbearably hot year round. All indications of structural damage in your unit are painted over, so chips of paint fall year round as well. The front door to the lobby is always broken, and there's no security - which of course leads to mail getting stolen, I've had an ex trespass quite a few times... It's not good. Not good at all. It's been an awful experience, and my roomie and I are very glad to be parting ways with this building and ICM. Seriously, just read the numerous 1 star reviews for ICM Properties and stay away. Everyone's been having the same issues for years...not sure how ICM is still in business. read more

i have been VERY happy with ICM because they ALWAYS fix every i ask and not only do they fix things around the apartment they do a really good job. (ex: fixing toliet, stove burners, oven, cabinet handles, etc.) ex: -some light bulbs were hard to reach and hard to get out of sockets and they ended up changing/replacing EVERy light bulb in the apartment. ex: -the windows were old and cold air was getting in through the cracks. ICM replaced EVERY single window with a brand new window. (even the windows that were fine) -----the best part is that they come within hours or the very next day! i never have to ask twice or ask them to redo something. the workers are always very friendly and professional! ---i couldn't have chosen a better realtor read more
