    CONDO ON ASPEN CT…read more Condo owners -- if you're wondering why it's taking a while to find a tenant, now you know... Saw a property online to view and contacted this company. Annie emails me to tell me to call her to set up an appt. I call and she answers the phone and asks if I can view the property that day, even though my message likely requests Saturday because that's only day I was viewing. She then tells me to call back the next day to confirm another date. Upon calling, she AGAIN asks if I can come in that day to view the apt. I AGAIN ask for Saturday and she says 6pm, but then gives me a very flaky answer about how she's not the one showing the apts and needs to check the schedule. She then asks me to call back the third day (Friday). My schedule is too busy for this. Saturday was potentially confirmed. Saturday morning, I sent two emails confirming if the appt is still on, as I refuse to show up without confirmation and details for viewing the place. No response from Annie or the guy who was supposed to show the place. No response on Monday after getting back into the office, no response ever.

When we first met Julie and Pete, we could tell right away that these people truly care about their craft and about their clients and they treat them like family through every step of the home buying and selling process. We first started looking for homes early last year and were able to find a home by May last year. We had a lot of factors playing into our situation and Julie and Pete understood our wishes were negotiables and non-negotiables when finding a property. They truly looked out for us every step of the way. When it was time to sell our condo, they were extra sensitive on the matter and truly wanted the best outcome for us and also wanted us to close that chapter in a safe and wholesome way. We sold the condo that was bequeathed to my sibling and I from probate. It was difficult to let go of the property since there were very many memories attached to the place and Julie and Pete were very understanding of the process. They guided us in the right direction from what paint colors to choose to what drought friendly plants that would complement the property to reassuring us that now would be the right time to sell. Come October, we sold the condo and have settled into our property on the Peninsula. I would recommend Julie and Pete with zero reservations, they are absolutely amazing at their craft, wonderful people, and truly treat you like family. My husband and I still connected with Julie and Pete a year after we moved into our property and are staying in touch about home updates, our garden, some DIY's and we feel just as close as we were when we first met them. We interviewed three realtors and we selected Wilson because we agreed with his vision as to how to prepare our home for sale and his assessment of current market conditions. We were very pleased with the decision as we found out that Wilson has a strong team to support the preparation and sales process. A project plan was developed months in advance and for the most part all deadlines were achieved. Luis (contractor) and Priscilia (coordinator) prepared the house for sale on time and on budget. The staging firm did a great job in presenting our home. When necessary Wilson was alway available to answer our questions. The Open Houses took place as we planned months in advance and we were given an update at the end of each weekend. When offers came in Wilson and Cathy (Experttcs) helped us navigate through the negotiation process until we accepted a bid that met our target. We were then introduced to Michele (Director of Ops) and Aldolfo (escrow officer of WFG Title Co.) to guide us through the closing process. Their assistance made the paperwork burden as painless as possible. We were happy with the entire process and impressed with how the Own Team worked together to get the job done. We deducted a 1/2 star because the lateral sewer work mandated by the city was delayed for weeks because the plumber that OWN uses was not available. This caused a delay in closing. My recommendation to OWN is to expand the list of plumbers the company can use. Also, we were assigned an original coordinator with whom we did all the pre-planning. However, when execution time arrived we discovered she left the company. Thankfully Priscilia stepped in and everything worked out fine.

His advertisements were ostentatious. His outfits were silly. However, after mediocre experiences working with some of the Bay Area's (alleged) top agents, my husband urged me to give Stanley a chance. So I did... From the onset of our relationship, Stanley Lo proved me wrong. At our first meeting, I was (pleasantly) surprised & (begrudgingly) impressed by his business acumen. I liked that he was upfront, experienced, well-connected, intelligent, and entirely professional. My husband pointed out that, "He answers his phone every time I call him." -- and it's true! He works all hours of the day. Despite my reservations, Stanley Lo turned out to be one of the hardest-working men I've ever met. Additionally, his dedication to selling my house was unparalleled. In his recent mailing, he wrote: "Behind every escrow is a story -- often a challenging one. Immediately told me that I needed to redo my trust because it was too old. No matter how old the trust is, it's valid as long as the owner didn't do any changes. When we interviewed realtors we were drawn to Raziel because it felt like every question we had was answered and backed up by data-driven analyses. We were also really intrigued by his unconventional process that is extremely involved in the beginning. Coming from out of state we learned so much about the area and what kinds of properties we could expect for our budget in each neighborhood we were interested in. This allowed us to really hone in our search and made the process less stressful because at that point we knew exactly what we wanted and were prepared for the right house to come along. During this time Raziel also guided us through the process of understanding buying a turn-key property vs. something that would need renovations. When we found our ideal property, we were a little anxious because it was an off-market Hillsborough house. But Raziel was quick to move and get us a showing and guide us to make the right offer for the property. It was complicated, as some off-market listings can be, but it was Raziel's strong relationship with the listing agent that helped our offer prevail. We have to say that every time we saw a house and the listing agent heard we were working with Raziel they had a genuinely warm reaction that made it obvious he is well-liked and respected in his field. In the Peninsula's competitive market, we couldn't believe it! As first time home buyers, we were looking for someone deeply knowledgeable who could guide us through the entire process: from understanding local neighborhoods and why buyers might choose one over the other, narrowing down our criteria along with what's realistic in our budget, doing diligence when the right house pops up, and navigating the offer process. We didn't know what we didn't know, and we really wanted an expert. Raziel was exactly who we were looking for! He has a very well-structured process that we loved - touring neighborhoods, looking at past sold homes together, and moving quickly when the right house pops up. I really enjoyed learning as much as I could from Raziel, as he has so much local knowledge that I would never have learned otherwise. For the home we ultimately purchased, he suggested bringing an engineer on-site to take a look at the house before we submitted our offer. He also flagged an unusual item in the seller's disclosure packet that he hadn't seen before and recommended reviewing it with a real estate attorney. We followed both suggestions.
