There IS a difference in property management companies. Pioneer is the best property management company I've worked with in the Denver area. The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. Stay FAR away! To begin, they are impossible to get ahold of! Once I did get ahold of someone I was then passed around between four different people. Once we got our application in it took over 7 days to process & get approved & I had to continuously check up on it, I felt like I was doing the work. I would ask questions & get different answers depending on who i was talking to / what day it was We signed a lease for a place we were super excited about & then a week later we were told that the owners of the home had pulled out/ never signed our lease (they took their time relaying this information), thus leaving us with NO WHERE TO LIVE, when we were moving in the next 3 weeks!!! The company basically said tough luck, made a bunch of excuses, & then left us to figure it out on our own. Possibly the worst thing that can happen when planning a move. I hired Pioneer Property Management as a landlord to lease and manage my rental property in Denver. I had been self-managing this property for more than 10 years (with only 1 vacant month in those 10 years when self-managed), but have less time to manage it annually as I used to. I hired Pioneer to take this burden off of me, and pay them accordingly. PPM was highly rated, and I expected to work with the best in Denver. Unfortunately, my experience was the opposite; and resulted in me cancelling our contract after more than 3 months of it being empty, extremely poor communication from the PPM team, slow to action on requests, and failed to execute their part of the contract. I strongly advise caution when considering this company for renting a home. Their income requirements are excessive, and they burden renters with numerous fees that should be the landlord's responsibility, such as lease writing fees and monthly service charges. Communication is subpar--they don't respond within 24 hours as their voicemail claims. To top it off, the price of the house we applied for dropped twice during the time we toured, applied, were approved, and signed a lease for another home. The system automatically generated two confirmations. But, when we drove one hour to get there, no agent showed up. We tried to contact the company, but we couldn't talk to any real person. I am currently pursuing legal action against this company for their negligence, breeches of contract and inaccurate charges in "managing" my property. For a few examples, the previous tenants they put in place and were responsible for in my property damaged my brand new expensive roof and created an eyesore by installing a satellite dish without permission (see photos). Not only did they not catch this as they should have, they did not intervene in any way after I pointed this out to them immediately when it happened. They did nothing. Then, when the tenant left, not only did they not address the issue, nor hold the tenant appropriately responsible for the damage and returning the roof to its original condition (and they returned their deposit!!), they sent an unskilled person to do a shoddy bandaid repair of the damage, and THEN CHARGED ME FOR THE REPAIR. The 30-year roof now is compromised to water and leaking, and still they haven't addressed this issue. When I pointed out these fraudulent charges, they immediately deleted me from their online portal, therefore not allowing me access to the documentation and invoices of charges. Further, these same renters stole expensive property from my residence, for which there is photographic evidence (before and after) and for which they confirmed had been taken by the tenant, and they would not address the issue nor hold them responsible, as they should have done to comply with their original management agreement with me. This is all on top of the fact that they charged a few thousand dollars for this "renter transition" and did not even list my property for rent online or look for a new renter during the 6 weeks before the planned departure of the previous tenant. It was listed for rent only 10 days before their departure. And because of this, my property sat empty unnecessarily. And I'll stop with this one (among other examples), another example is of the WAY over-inflated repair costs they try to charge owners. When a limb broke off of a large tree in my backyard, they told me it would be $8,000 to remove the limb and trim the entire tree... I'm not even making this up, as hard as it is to believe(!!!!) Even though it was a large tree, ridiculous! Luckily I stopped them and their highway robbery, and brought in a licensed and insured arborist I had used in the past, and he did the entire job, including some other additional shrub removal, all for $800!! I do not recommend them to manage your property in any way. So many other good companies who will actually do their job for property owners. Run to anyone else but Pioneer! Happy to give more documentation and examples of their negligence upon request as we have gathered up all of the evidence at this point. read more

I hired Pioneer to handle one of my rentals last year and have now hired them for my 2nd property. Ultimately I think their service pays for itself, and I think hiring local professionals to do what they are good at makes good business sense for me. In particular, where I would typically have a month or so of vacancy between old tenants and new, they have worked hard to get my properties re-rented right away. That decrease in vacancy period by itself pays for a significant portion of their fees for me. They have also have gotten my rental rates in line with the market, and they keep them in line, which is critical and another HUGE benefit of their service. I need to add to the review below. I have retained a dozen property management firms over the past 20 years. Recently, my family had serious long-term health issues, requiring a great deal of attention. We own several properties in Colorado, Utah and Arizona. The ones NOT managed by Pioneer were aggravating, stressful and time-consuming to say the least. Pioneer handled all problems during this traumatic time for us, and never missed a beat. Pioneer is unquestionable honest, knowledgeable, professional and creative. They have the ability to professionally present and argue alternative points of view and logically explain courses of action. I used their credit evaluations on tenants on a few properties in Arizona which resulted in higher quality tenants like those developed by Pioneer. They absolutely are the best Property Management company I have ever witness. They are head and shoulders above the other ones i used. Pioneer Property Management, especially in the long haul, proved to be the most efficient, proactive and detail-oriented company in the business. Not the cheapest, but by far the best Value. Hands down one of the worst management companies I've ever rented from. They charged us 1700 dollars to do touch up paint, install a broken door that was broken when we moved in (as it was noted on our move in paperwork), changing light bulbs, replace towel bars that were broken when we moved in, as well as 80 dollars to mow when the lease end date was April and the lawn was in perfect shape when we did our final walk through. We also spent over a 1000 dollars having the place professionally cleaned and carpets cleaned per our lease agreement. This company is the epitome of "slum lords". DO NOT RENT FROM THEM. You will never see your security deposit back. Also notice how all the 5 star reviews are from property owners not tenants. They only care about making sure the owners are taken care of not the people who paid their mortgage for 5 years as they raised the rent almost 6000 dollars over that 5 year period. When I moved in the property was listed at 2400 when I moved out they wanted almost 3000... someone explain how they can charge me that much more with ZERO improvements to the house itself. Richard and his team are kind of bumbling around it seems. I went through I don't know how many points of contact in a little over a year as an owner working with Pioneer. I promised one point of contact by the owner yet still got emails from varied people. Serious lack of follow through on many things. Also a lack of communication a couple of times when something needed maintenance and the only way I found out was the bill at the end of the month. Being as I am no longer working with them, it seems futile to try and converse now when problems where not taken care of when they actually arose. If they had done their job to begin with, there would be no need to try and refund my money now in the hopes of a better review. Know what you are getting into as a tenant! This management company make up a number of fees to create revenue out of thin air: - charging flat rates for water, sewer, trash, that are significantly higher than what bills actually are (looked up a few properties, 50%+ margins in some cases vs actual avg. on bills) - lease preparation and administration fee of 15% of one month's gross rent - they use copied and pasted documents, prep has no correlation with rent charged. - Also seem to still accept application fees after several apps have been submitted, wouldn't tell me if apps for property had already been put in. aka, be careful applying as management companies will do this to make revenue off of application fees. read more

Although he could not find in his records any history of the specific repair being done, Shannon went above and beyond to send a repair man out to fix the issue without any cost to me. I managed my own properties for 15+ years, thinking this was the most profitable way to go. But as life got busy, my attention to management waned and profits and tenant quality suffered. I found a awesome property on Zillow for $900 a month. Ad stated a drive by and a filled out a online application was required before the property could be shown. The zillow ad said 1,518 sq feet and had a picture of a "bonus" room/den. Drove by that same day and saw a rentmedenver.com sign for $1300 a month for the same exact property. I was thinking that was a huge difference but I really liked the property so I went to the rentmedenver.com website and the listing was lowered to $950 and stated it was 518 sq feet (no bonus room picture) so I went ahead and applied so I could at least go see the property. I also noticed there was no way the rental could be 1,518 sq ft as stated on the zillow ad. After I applied I hadn't heard anything (have steady job(s) and excellent credit and rental history) so I went back to their website the next day to see if it had been rented/taken off. The listing on their website was changed to $1300 again (it was $950 less than 24 hours ago at the same url). I have a feeling they are just seeing how many applications they can get at a lower price and then raising them again. Or who knows....they might of just wanted my information to steal my identity in the future (super happy they don't have my SSN). Long story short, I would not do business with these people. Too many inconsistencies and shady postings. read more

We have been renting from Pioneer Property Management since we moved to Denver almost four years ago. From the very beginning they have always gone above and beyond and have been great to work with. If we have any issues, which we have had very few, they quickly respond to our requests and make sure everything is resolved quickly. They quickly installed locking mailboxes when we heard that there had been some mail thefts in the neighborhood (we never had an issue but they wanted to prevent the possibility) and helped us deal with an issue with the water company when we were over billed, and these are just a few examples of their proactive approach to property management.
