She is completely inept, would change the gate keys without telling me and so I missed a meeting bc I was locked outside of the apartment. Oh... and... yeah. My BATHROOM ROOM COLLAPSED INTO MY BATHTUB. That doesn't just happen folks, it's complete mismanagement of the property. Over the years I've had my parking spot taken, blocked by maintenance, hot water shut off without notice, BEES in my apt (from an infestation of the unit next to mine?), and yeah my bathroom products destroyed by a collapsed ceiling. read more

As a tenant for nearly 2 years we had 0 issues with Louie Properties. They were always responsive to emails, notified for any event on the property, and promptly fixed any issues for the property. They were a breath of fresh air from our last property Managers. Moving in was easy, they came to walk us through and reminded us to take videos/document anything and to bring up any early issues asap. Moving out they had everything planned out, they even offered a pre-walk through (apparently this is standard?? but not something we've seen from other PMs ever), they were always kind & professional. You can also just go see them in their office with any questions and they're there to help. Had interaction with this lady called Ching Louie before. Very unprofessional and rude. She did not disclose that the property was a NNN rental until we spent lots of time and energy. When confronted about this seemingly intentional withholding information, she became very rude and almost yelled at us while we were at the property. My son and three friends were looking for a rental house near their college. There were several challenges with the boys all studying abroad last semester and therefore most of the communications needing to be online. In addition, being that the house is in the area near the awful raging LA wildfires, we had issues getting renter's insurance. However, Ching and Michael were courteous, patient, helpful, understanding and guiding throughout the whole process. I met Ching for a tour, and she was so positive and helpful. We then finally met Michael in person yesterday during move-in, and he was EXCELLENT! I've had some good landlords and bad ones. Louie Properties is among the good ones. Always helpful and prompt. Whenever there is an issue needing to be addressed, it is handled in a reasonable amount of time. Greatly appreciate having a landlord we can trust. My only suggestion is to start accepting rent payments electronically (Venmo, Cashapp, Paypal, etc.). Checks are ancient technology from last century. Also, accepting rent in Bitcoin is a HUGE must. I don't know where these good reviews are from because since Louie Properties took over our complex, nothing seems to be fixed. We've had a wash room out of service for almost 2 months before they had finally fixed it. We've requested the water damage coming from the upstairs unit to be serviced, never happened. Had a problem with a leaking pipe in the ceiling, Ching Louie themselves helped coordinate a plumber to come and take a look short notice. The next day, Cheryl organized for Mark and Danny to come and fix the damage the leak caused. Cheryl was very responsive and quick, and actually instead of just fixing, Mark and Danny left the ceiling looking better than before. Dream team for sure in such a short amount of time. read more

If you cannot return the courtesy , please do not request it from your customer. Rental property not as expected, and seemed very poorly kept/maintained . Louie Properties-where to begin.. My apartment in Pasadena was managed by Louie Properties. I lived there for two years. First year seemed to go "ok". Second year- not so much. I'd like to believe my situation was more of an owner problem than a management problem, but I can clearly tell you that the individuals who run and work at Louie Properties lack basic professionalism. I lived in a mid-century unit with "wall units" for ac/heat in Pasadena. Very cheap wall units. The units broke during the coldest time of the year- December/New Years (it also broke multiple times within my 2 year stay). It then stayed broken for approximately two months. In those two months, my roommate and I facilitated maybe 10 visits total from icey hot ac (using our own personal time to take time off or work from home). Not to mention my roommate was deathly ill and they did not seem to care to expedite the process without CONSTANT follow up and threatening further action. There was constant back and forth struggle between owner/management and icey hot on whether to replace the unit or to just buy parts to fix the unit that kept breaking over and over again. One wonders- from a pure cost-benefit analysis, and what point do you decide to just replace the unit to avoid future repairs??? Never will know. Not to mention my roommate and I had to constantly follow up with Louie Properties for a basic response to our repairs such as heat/ and bathroom ceiling leaks so bad that the ceiling started to wilt. I can pull e-mail strings and calls of the many times we've had to follow up with them for a basic response and no replies for days, sometimes a full week. I'm not really sure what the folks are doing over there. It was not until we threatened with the law and further action for basic living habitability that they decided to act. And here's another fun story of when they sent icey hot to install our new unit VVV Our new unit came right as Covid-19 was spreading across US (for the first wave). Icey Hot sent a sick tehcnician to our home, to install a heater in my room first. So sick- that he had to leave mid-install and myself and my roommate had to attempt to help the solo technician left install the units. Needless to say they had to return an additional day. And- I got sick as a result of the sick technician sent. Was it covid-19??? we will never know. Apparently the tech was concerned because his wife was exposed to covid in her teacher position. Nice. I will say, Louie (Ching) did act and reimbursed us 1/2 month rent (after I demanded it several times) and money to get a hotel the weekend the sick individual came to our home (a little too late to be honest- after already being exposed- I assume this was to avoid being sued). At this point of the install happening I had already decided to move for multiple reasons. I just got word from the roommate who is still deciding to live there , that the ac has broken again, just in time for the heat wave in the inland area. Although Pasadena has its charm, this management company is really a sorry excuse for a business. The difference of professionalism/ timeliness of repairs and basic human decency at my new apartment is NIGHT and DAY. Unfortunately most renters do not have the choice of their management company but if you happen to come across this as a potential owner/renter, I'd look else where. You'll thank me. read more

No morals and poor business ethics. I was going to lease a retail property from them and had everything arranged for the business. Ching sent over the contract and we had agreements via email and phone conversation. She congratulated me on the lease, and in the meanwhile I paid for furniture, contractors, designers, equipment, and city fees and permits. I spent over $10k in preparation for this anticipated space. Two days before the start of the lease, she and her associates stopped responding to emails and phone calls. Four days later, after numerous calls and messages, she cowardly gets on the phone and tells me they no longer want to rent it to me. She says I can't do anything about it because no contract have been signed. What she did was criminal, because other forms of promises are legally binding. One day you will screw over the wrong person that will refuse to cut their losses and you will be stripped of all you have. To all potential renters, especially commercial properties, beware of this company. They are nothing more than scum behind their fake, friendly smiles. read more

I called Louie properties on a listing that I saw on Trulia. Eric was the agent that was listing the property and I made an appointment to meet with him at the home. My husband and I were interested in leasing the home after viewing it and sent in our application. Eric told us that he would get back to us within a day or two and we didn't hear from him at all. After the 3rd day my husband contacted the office to ask for Eric. He wasn't available so we spoke to the broker and told him our situation and he stated that he would let Eric know and get back to us shortly. We didn't hear from Eric or the broker at all. Why would you list a property and ask us to submit an application and have no common courtesy to call us back???!!!! We both have excellent credit and are more than qualified so it has nothing to do with us. All we ask is that they let us know what's going on and follow up with us to let us know if the owner agreed to our terms or not. Is that too much to ask?!!! I don't think so!!!! How are they still in business??!!!!! Ugh!!! Hate unprofessional businesses that do not do their job efficiently. read more

WARNING!! Louie Properties is a wolf in sheeps clothing! Ching Louie smiles and lies to your face, promises you one thing, and then goes behind your back and does the exact opposite! My apartment was flooded from their upstairs unit and they NEVER fixed it! I've been displaced for 6 months! The roof caved in on my bedroom, my bed, nearly all of my personal belongings. There is no Bedroom ceiling, Kitchen Ceiling, and the bedroom walls, kitchen walls, and the bathroom walls need to be fixed. They left me with a disaster zone covered in tarps and popcorn ceiling particles to deal with. They refused to clean and never fixed it! They did not put me up in a hotel, and they stopped paying for my temporary housing when I went to the city to have them check the popcorn ceiling for asbestos. They do not care about your health or well being. After 3 years of living there, multiple plumbing issues, gas leak for 8 months that their handyman made worse It's clear that they don't care about your health only mini quick fixes. We had mice, and they shoved them down the pipes from the upstairs unit so that they could try to show the unit, and sent the mice into mine! Then they made me kill the mice myself! The neighboring units have had the same problems and they never fixed the pipes with flooding. They have another unit in the building. BEWARE before renting though Louie Properties. They left me sick, sinus infections, and bleeding out my nose, ears, throwing up, displaced and a nearly broken finger from the move, and have not reimbursed a my out of pocket costs, medical costs, cleaning and replacement items due to the flood that their upstairs unit caused! NEVER EVER EVER RENT FROM THEM! I never write bad reviews. I've stayed quiet for 6 months it's time to let people know how horrible they will treat you if you rent from them. She dodged most of the issues we brought to her stating that it wasn't her responsibility; apparently, only playing bills was her responsibility. Her lack of knowledge resulted in a rise of cost in a communal insurance the owners pay. We quickly flagged a fault in her monthly report with services we didn't receive (that had a separate billing addresses from ours on the receipt). I looked over the all the reviews and I guess I got lucky. I have been a client of Louie properties for over a year now and never had any problems. Every time I come into the office I'm always greeted with smiling faces. Everyone is prompt and diligent in their work, and always cheerful. I had called in inquiring about a space I wanted to lease, and was able to view the space the next hour! I had submitted my application and heard from them the very next day! I had the keys to my new space within that same week. They were VERY prompt and kept up with me right away. Was working with them in an attempt to lease a property they managed. The communication on their end was very spotty, I was the one constantly reaching out to see where we were at with everything. The owners decided to lease the property to a different applicant so I started looking for a new property and then about a week later Louie Properties calls me and tells me the applicants backed out. So I agreed to move forward with them and each day was "We will get you the lease agreement shortly" until three days later, still nothing so I went and pursued another property. They did eventually send the agreement but I had already moved on with another landlord. I don't have any experience with them as landlords mainly because I didn't even make it that far with them. read more

My experience with Louie Properties has been nothing but excellent. Louie Properties manages 2 of my properties, each having 6 units each. They search for tenants, collect rent, fill maintenance request and helped with the purchase of the properties. Ching is a very knowledgeable person with over 30 years in the industry. Her husband has worked with the likes of Barry Berkus and currently works for Marshal Lewis, two very very accomplished architects. Both have been greatly helpful in the maintenance and purchasing of the properties. As for the bad reviews. Not too sure what happened however there is a lot that goes into property management. First and foremost, this review is coming from the perspective of a property owner. If you are a tenant looking for a lax, lazy, and incompetent property manager who won't be riding your a$$ over a late payment or a violation you're on the hook for, then I suppose you've hit the jackpot with this one? Ching and her team are professionals at the following: 1. evading every form of correspondence from property owners requesting information and status updates on their property. You can call and email numerous times; hell, you can even visit in person requesting to see documents pertaining to your property! Don't expect a response. Not even a generic "Received. Thank you" government employee response. Seriously. 2. Assisting shady tenants with securing new leases that serve the best interest of the tenant, with a complete disregard for protecting the interest of the property owner. God forbid you make Ching's team do real work and actually have them look over a tenant's proposed lease agreement to see if there's anything in it for the property owner, or if the protections are still in place. 3. Don't expect any kind of meaningful advice / strategy from them on trying to make your property more competitive in the marketplace. If you played Monopoly enough times you could probably pickup a few pointers that would be more helpful than what they could provide. 4. Every now and then, they'll send you a mysterious invoice for their hard work of collecting a past due rental check and cashing it on your behalf for you (even though a contractual agreement for such service never existed in the first place). 5. Customer service - what's that? 6. They make Spirit Airline's Customer service look GREAT! Sure, their rates may be the best, but the old adage "you get what you pay for" definitely holds true here. Everything the bad reviews are stating are simply true (they wanted me to put down an obscene down payment [probably in an attempt to steal it later], and are dishonest/unresponsive at best). Renter beware! Sometimes I wonder how a place that has such a bad way of conducting business can survive during these times, well somehow this place louie properties has found the secret. I had to deal with this place for an entire year. Whenever I had a problem, they would make excuses. One time my roof had a leak and was flooding my master bed, it took them 3 weeks to finally send someone, the person they sent was unlicensed and very rude. So I found my own contractor and paid out my own pocket. I got 15% of my deposit back when I moved out, had to take them to court and fortunately the judge ruled in my favor. I've been living in this apartment for almost a decade and we never had any problems before Louie Properties took over management. Despite the rent being ridiculous for a 1 bedroom apartment Louie Properties always manages to get the cheapest plumbers, electricians, and handymen to basically hold the apartment together with paperclips, gum, and duct tape. __________________________________________________________________________Update: They have improved a lot since the time I posted my last review.
