They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. It was very old and somewhat updated, however the air conditioning system was terribly old and did not properly cool our small apartment down at all. They told us to get blackout curtains to help. We were living in 85 degree temperatures all summer. we had a cockroach issue and had to have maintenance come out several times for random things that should have been taken care of before we even moved in. For example, the hot and cold water in one bathroom was switched, the sliding screen door was never on its hinges, our bathroom fan never worked, and the dishwasher was falling out of the counter. Not to mention our disposal not working, drywall dust everywhere upon move in, and them taking 2 plus weeks to fix our washing machine. They were going to increase our rent by over 200 dollars so we were thankful we already made the decision to move to a different place that is way better for the same price. We were charged a flat rate of almost 300 dollars for cleaning afterwards which negated all the time we took to deep clean the unit. maintenance was fairly responsive and the property manager was usually available to talk to Which is why I say it wasn't a terrible experience with them. but the property was terrible and therefore I would not recommend them at all.

(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! Over the past year, one of their managed rentals turned into a nightmare for our entire neighborhood. The tenants terrorized the area--constant disturbances, property damage, police visits, and general chaos. Calls, complaints, and pleas from multiple neighbors fell on deaf ears. H & H did nothing--no intervention, no accountability, no follow-up. Just silence while the community suffered. If you're a homeowner, do not entrust your property to H & H unless you want it destroyed. And if you're a potential tenant, know that any property managed by them comes with baggage. Either way--stay far, far away from this company. Their utter disregard for both the properties they manage and the communities around them is disgraceful.
