    I have been in this house since 2022 the orignally I rented from home river group…read more since I have been living here I have been unable to get my own water in my own name because of the codes on the water the city of Dallas will not try the water on in my own name. so Home Rover Group left the water on so I could have running water. This was the agreement in order for me to go ahead and move in. then they changed management to Darwin home I asked them to explain the situation about the water to Darwin homes because I don't want to end up with a huge water bill that I can not even get trash put up in this house because of this I have to dispose of my own trash I don't even have city Cans. and because of this Home River Group never charged extra money. I was okay taking the trash and dumping it myself. i signed my lease renewal with Home Rive Group before they transferred management to Darwin Home. Darwin Home agreed to honor my leas. I have paid each month on time and but each month they have started charging extra fee. I have repeatedly asked for an itemized statement and to speak with management. about the extra fee. then they are charging late fees on whatever extra fees. if this issue is not resolved I will be moving out. I will not pay extra money because you agreed to honor my lease agreement signed with HRG. if the extra fees continue I will be forced to move out. I have 10 months left my rent is 1675 On my new lease I sign with HRG. I started being charged 1684. then 1792 each month a different amount. I have not been late and I pay in full until they keep charging extra fees without an explanation or an itemized statement. I even pay a monthly maintenance fee even though maintenance has never fixed one thing in this house or provided an air filter I purchase my own air filter and I fixes everything myself. Plus they sending emails addressed to my son who is not even on my lease. I have constantly asked how did they get my sons name and information when he is not on my lease please remove his information because he has never been on this lease it is and always has been in my name. I have contact the management to resolve this issue several times I am told someone will call me back and never happen.

This company has the WORST communication with their customers. I was renting a house with 3 other roommates in Jacksonville, FL. Our "property manager" never responded to emails, calls, or voicemails. Calling the corporate help number you only have workers that can fix minor issues but can not give you much information. They have to ask property managers for more information but that is an issue if your so -called property manager never responds to you. Let me clarify by saying I went to her with only 2 issues during the year we lived there and she never once helped or pointed me in the right direction. Before move-out they sent a pre-move out inspector (who never entered the home) he told us to spackle and paint over the spackle marks and gave us the exact paint color. We did as instructed and they still somehow charged us for painting all 3 rooms "corner to corner". I emailed multiple people that were attached to our pre-move in email and surprise surprise.. none of them answered to clarify or show EVIDENCE of why the "paint corner to corner bedroom 1,2,3" was required. It seems as though they want to TAKE ADVANTAGE of their customers and somehow "solve" the issue by not responding. I have never experienced a rental company act this way. DO NOT give them your business especially in the Jacksonville, FL area. They may be better in other places of the country but I definitely wouldn't count on it if I was you. Update: the same day that i posted this review a member of their social media team commented on my google review trying to say that the charges were valid but that if i wanted to.. i could email him. So i did. I corrected his response and told him in more detail what happened. He finally understood what i was saying. They left me a voicemail today saying that our property manager understood that the paint color may not have been a complete match due to where it was purchased and for that they would give us the full security deposit back minus what was taken out for utilities. I have now decided on a 3 star review because they finally listened and corrected their mistake. I cannot give them a full 5 star rating because it took me writing 4 reviews on different websites for them to notice me... their RESIDENT. I'm a couple years out of college, it's not like me to fight charges or haggle or things like that but this has taught me a lot and i hope you can take something away from my experiences! Please fight back if something is wrong!!! Don't let these big companies get away with stuff like this.

    Don't fall for the good deal! Moving is expensive and they know no one can afford to put another…read moredeposit down on a house and wait 45 days to get their initial deposit back. They're taking advantage of people that can't afford to move. They raised my rent $325 to renew at the end of my first lease. And if you ever need customer service it's outsourced to India. So minimum cost and service to their residence at the maximum charge. Going up 20% on the cost of someone's lease should be illegal!
